This self catering accommodation over four floors sleeping 4/5 comprises a welcoming entrance hall with coat hooks and worn stone steps leading down to a study, cloakroom and sitting room all with underfloor heating.
The cosy sitting room has 32" Smart TV and period fireplace, sofa and easy chairs in which to relax. Study with desk and chair and WIFI for those of you who need to keep in touch with your office.

The house is in a prime location right in the oldest part of Stamford a stone's throw from the centre. Opposite the house is a green with mature trees to look out on and the town Meadows are literally a few minutes walk away.
The house has been set up with a focus on your comfort (Egyptian cotton sheets, snuggly White Company throws for all beds), a large velvet sofa in the lounge for relaxation with all the essentials such as Wi-fi, 2 x TV's (including Netflix & Iplayer etc)

The kitchen is in the basement & is newly fitted in July 2022. It has a washing machine, tumble dryer, dishwasher, microwave etc along with all you need should you wish to stay at home to cook a meal. There is a Sage coffee machine for a freshly ground cuppa & an instant hot water tap for your hot drinks/cooking convenience.

The house is on 4 floors with the master bedroom & bathroom on the top floor. The master bedroom can be configured with a double bed or 2 singles so let me know your preference once booked. There is a TV in this room too so works well if you have children who are old enough to have their own space, leaving you to use the 1st floor with 2 bedrooms, a separate toilet and the main lounge/TV all on the same floor. The first floor has a large double bedroom with a King size bed and there is a smaller room which has a queen size bed.

The house is a period cottage (c.1600) so its features are its character but also come with some limitations such as some of the ceilings are low in places (but certainly not throughout). The stairs to the top floor would not be suitable for the infirm, elderly or young children who are unsteady on their feet.
Its location could not be more ideal if you want to walk in to restaurants, cafes, bars etc & also for the Town Meadows & Burghley Park. Rutland Water is a short drive away for nature, water sports & its bird sanctuaries.

The cleaning fee covers cleaning and preparation of the property for your stay as well as a set of fresh linen and towelling provided for each guest. This includes one set per your stay, should you require additional towelling or linen please request this or if you have opened a fresh pack even if you use only a few items there will be a charge of £30 per pack - each pack contains fresh linen, large and small towels.

Any sort of parties, gatherings or events are strictly not permitted, the property is for accommodation purposes only for the guests staying. This property is located in a residential area and guests are asked to refrain from excessive noise or any activity that would disturb

the neighbours. If it's been reported that there are any parties or events or noise disturbance then you may be required to leave the property immediately without the remaining nights being refunded. There is a charge of £500 if any evidence of a party, gathering or event at the property have been found exclusive of any charges relating to damages or additional cleaning costs to get the property in good order again. You are required to keep the place reasonably clean and tidy - no dirty dishes left over or excessive rubbish to be disposed of as this is not included in the cleaning charge. - "The accommodation was a perfect location from the station and to walk into the town within a few minutes, everything easy to get to including Burleigh House grounds.We arrived for a week, during the heat wave and did find the cottage very warm and uncomfortable even with the windows open. However the managing agents ordered two fans for us when we requested some, which eventually arrived on our fifth night after they chased Amazon. We were very impressed with their quick response to our messages and also sorting out the rubbish bins that were all full when we arrived and starting to smell in the heat.We briefly sat in the little garden but because the only door to it is through the glass front door it did feel a little unusual but understand that this is the design of the building.The showers need a little attention. The downstairs shower tray fills with water, the plug hole probably needs unclogging and a deep clean. It looks like there has been previously leaking as the surrounding skirting board look water damaged.The upstairs shower over the bath has a very sensitive mixer tap and the water can be very hot.Apart from these minor flaws we had a lovely time, in, a pretty cottage in a really peaceful area. Thank you for letting us stay"

This lovely detached house is conveniently located about 25 minutes walk from central Stamford, and has local shops including a post office, convenience store, pub and takeaways within five minutes walk. There is off-street parking for 2 cars as well as unrestricted road parking outside the house.

There is a generous kitchen dining area which opens onto the garden, with an adjoining utility room. Downstairs there is also a separate lounge area, as well as a study which contains a double sofa bed. There is also a downstairs separate toilet. Upstairs you will find four double bedrooms, the master offers an ensuite shower room. There is a separate family bathroom which has a bath.

This house is fully open to our guests, with no restricted areas. Entry is via a key safe. There is offstreet parking for two cars, as well as unrestricted parking on the road outside the house, with no restrictions.

There is a park area for children within one minute walk of the property. There is also a Chinese takeaway, fish and chip shop, pub, post office, convenience store and Hairdressers within five minutes walk. Waitrose supermarket is approximately 15 minutes walk away, not far from the centre of town.

Spacious 5BD/4B retreat in Braceborough village. Perfect for groups of up to 10, with modern comforts in a charming rural setting. Braceborough Spa, rising in the grounds of Spa House, was used as a bath-house from at least the early days of the nineteenth century until the outbreak of the Second World War in 1939. The waters have a high concentration of calcium carbonate. Spa house was built in 1841 although there was an earlier cottage on the site which is still in the grounds and maintained.

We offer flexible check-in and check-out times, however where we have guests coming or leaving the same day we may apply usual check-in times after 16:00 and check-out times before 10:00.

There is a keylock box available so collecting the key and access anytime should be possible. You will need to return the key to the keylock box when you checkout. We require you to provide your arrival and departure timing to agree checkin and checkout times so we can coordinate with other guests. If you stay beyond your agreed check-out time you will be liable to pay for an extra night at your average nightly price.

The cleaning fee covers cleaning and preparation of the property for your stay as well as a set of fresh linen and towelling provided for each guest. This includes one set per your stay, should you require additional towelling or linen please request this or if you have opened a fresh pack even if you use only a few items there will be a charge of £30 per pack - each pack contains fresh linen, large and small towels.

Any sort of parties, gatherings or events are strictly not permitted, the property is for accommodation purposes only for the guests staying. This property is located in a residential area and guests are asked to refrain from excessive noise or any activity that would disturb

the neighbours. If it's been reported that there are any parties or events or noise disturbance then you may be required to leave the property immediately without the remaining nights being refunded. There is a charge of £500 if any evidence of a party, gathering or event at the property have been found exclusive of any charges relating to damages or additional cleaning costs to get the property in good order again. We trust you will respect the property and neighbours during your stay.

You are required to keep the place reasonably clean and tidy - no dirty dishes left over or excessive rubbish to be disposed of as this is not included in the cleaning charge. If the place is very messy or untidy or there is excessive rubbish to be disposed of then we will need to request an extra cleaning fee.

There is a strictly no smoking policy inside or in any outside spaces (which includes garden spaces, balconies, terraces or patios) belonging to the accommodation, if this policy is not adhered to a charge of GBP 150.00 will be applied

No pets are allowed unless shown on the listing as permitted or expressly agreed with the owner.

Lost keys, damaged keys or getting locked out will incur a charge starting from £100 for replacement depending on the type of key and time required or getting you back in the property if you have locked yourself out.

Guests have use of an entire suite / a light, spacious bedroom in our annexe, just 10 m from a 16th century Elizabethan cottage in the very heart of Stamford. (High St. is barely 1 min walk away but the street is quiet, as it is an access only road) The annexe has a private entrance with 2 secure locks. Parking - free on site.
Private en-suite bathroom & shower. Wifi, TV, microwave, kettle & light breakfast are provided (cereals/ fruit)& guests are welcome to use our cottage kitchen & laundry.

The space
The guest suite is above a domestic store and workshop. It is bright and airy, the 2 windows curtained with extra-thick lining fabric for night-time light exclusion. The room has a remarkably comfortable King sized 5ft. bed with medium mattress, covered by a luxurious Hypnos alpaca mattress topper for added comfort!

There is also a 3ft single extremely comfortable Hypnos bed for a 3rd guest and it is currently possible for us also to add 2 or 3 floor foam mattresses for a 4th child, although the space then becomes a little restricted.

Small fridge provided (in workshop below) and tea/coffee making facilities. Wifi and TV (connected by Wifi) are also available.
There is one flight of stairs to reach the guest space.
We do ask guests to kindly remove all outdoor shoes BEFORE climbing the stairs to the guest suite to avoid unsightly stains on the carpet.

Guests are welcome to sit in and enjoy our beautiful, albeit small, garden, with use of a marble dining table with chairs.
Our fully equipped kitchen is available on request.

We live in a Victorian town house and your double room is light and airy with a private shower room (no bath, and not en suite but just a few steps away across a small landing). It is a five minute walk to the town centre with its great choice of shops, pubs, restaurants etc. Public transport links are also nearby and we are a two minute walk to the local Waitrose store.

Please note that although your bedroom is on the ground floor, there are steps up to the front of the house into the bedroom and stairs down to the breakfast room.
Please be aware that we are very close to the town centre situated on one of the main roads into Stamford, and your bedroom is at the front of the house, and the windows are Victorian, so you may hear loud traffic noise and people walking past at times.



Breakfast is served in the kitchen / breakfast room on the lower ground floor. I am happy to provide your breakfast from as early as you would like it , up until 9.30am.

We are happy to offer advice and assistance if you would like it.

Other things to note
There is no off street parking but you can park on the main road outside our house which is free and has no time restrictions. At busy times of the day you may have to go up the street a bit if there is no available space right outside the house .
The room is spacious so there is room for you to bring your own travel cot/bed if you wish.
We have a dog (a goldendoodle) but she is not allowed anywhere near the bedroom.
Continental style breakfast which includes fruit, yogurt,choice of cereals, juice, tea and filter coffee is provided, please just tell me the night before roughly what time you would like it.
Gluten free options are always available, please let us know in advance.


Cyclists are welcome to leave their bikes in our enclosed courtyard garden to the rear of the house.

Please let us know in advance roughly what time you will be arriving so that I can make sure I am here to let you in. If I have had nobody staying the night before I can be flexible with check in time.

Double room with queen sized bed on the ground floor guest wing of a beautiful house a short walk to Stamford town centre. The wing has 2 rooms with its own separate entrance. There is ample off-street parking. Tea, coffee and wifi is provided. The room has its own en-suite with shower; bedding and towels are provided.

This is our private home. Room for Airbnb rent is in a private wing with own access.

We are sometimes around, and will say hi if timings align. However, the majority of the time communications will be through the app and you can check in and out with a lock box at your convenience.

We have had some poor experiences with people booking on others behalf. Please, we will only accept bookings from the Airbnb account holder where they are the staying guest.

The cottage is located on a private lane with free parking. Stamford's stunning historic architecture, quaint independent shops and fabulous pubs are moments from the door. Short walk from the railway station. The cottage is ideal for a couple or group of 3. Being in town, there are daytime background noises of a a nearby laundry and occasional workman in the area but people don't generally find these a problem.

The space
Living and Eating

There is an open-plan living and dining area on the ground floor. There are two sofas, an armchair, TV and DVD player. The kitchen is fully equipped and there is a small dishwasher. There is a dining table to seat four.

There is a stairs with handrail.

Bathroom

White suite with shower over bath. The toilet is in the bathroom.

Sleeping
There are two bedrooms upstairs: one double and one with 2 foot 6 inch single bed.


Misc
The cottage is styled simply with some Ikea style furniture but is comfortable. Free wifi available. There is a free private parking space available outside the cottage. There is a TV in the double bedroom and a TV and DVD player in the lounge. There is washing machine (no dryer).

Guest access
You have full access to the whole cottage and your car will be by the front door.

Other things to note
The cottage is a small one room space downstairs but most people accept this and find it works well for short stays. We have a privacy film on one window as the lane outside is used by the George staff to go to work and we don't want you to feel exposed. The parking space is next to the cottage front door. The lane to get down to the cottage is quite narrow but most cars can get down OK.
