- "This property is excellent for a target market of people travelling for work who just need a functional place to sleep and aren't fussy about the conveniences and luxuies usual in holiday let properties. We were happy with our stay because we had full days planned and were only in the property from 10pm to 8am each day, but I wouldn't recommend a holiday here if relaxing at the property would be part of the plan. The staircase is too steep for anyone older than 65ish or younger than 7ish. Despite the listings claiming it could accommodate up to 7 - we were a group of 3 - there were only 1 or 2 of many basic items of crockery/glassware/mugs etc so a larger group would not be well served (fortunately we hadn't planned any meals here - but we couldn't even all have a cup of tea at the same time!). There are no bedside lights and very inadequate curtains if you don't want to be woken at sunrise by light streaming in through gauze. Arrival communication was sketchy, we were only given the instructions an hour or so before the check-in time, long after we had left home, so I was unable to include this in my pre-holiday preparations and had to access the email from the doorstep, and then when we got into the property all we could access was the corridor as all the bedrooms were locked with individual keycode locks and we had not been given the codes. It was very nice that the hosts provided free teabags, coffee granuals, milk portions, biscuits and butter portions, a welcoming and friendly touch."

Our self catering holiday home, Cosy Corner House, is perfect for those wishing to visit family, to explore Kettering and the Northamptonshire area or for simply relaxing after a hard days work. - "Overall the accommodation was ok and relatively clean. However, there were a few issues. The door handle fell off the living room door, there was a sweet on the floor that my dog nearly choked on, a towel on the roof of the conservatory and the conservatory door was very hard to shut." - "The house was not as per photos. On arrival we were greeted by overflowing bins which is a health hazard (rats paradise). Inside the property there wasn’t a very pleasant smell and everything was dirty. Stained bedding included the mattress protector. No bags in bins and the main kitchen bin was disgusting. All cutlery and crockery dirty aswell as the draws. Leftover food in cupboards and dirty socks in cupboard under stairs. We had to clean the kitchen before using it."

- "Wet towels in washing machine. All cutlery & crockery & pots & pans were dirty & had food stains left on them, we had to wash everything properly. Leaking gutters which caused flooding in the kitchen had to use the towels to dry the floor. Unable to have a bath as no bath plug. Cooker need’s updating as cooks very slow & is very old. No oven gloves, no tin opener, no cooking trays. Main front door need’s replacing broken pane by lock on the door with just a piece of wood covering, door very weak for security."

After about an hour all the radiators went off and never came on again the whole time we were there we were cold the whole time. The temperature was set at 20 degrees...we sent him a photo of the temperature gauge with rarely went above 17 or 18 degrees The host said our comfort was important to him.... clearly not enough to turn the heating up!"

We offer flexible check-in and check-out times, however where we have guests coming or leaving the same day we may apply usual check-in times after 15:00 and check-out times before 11:00.

There is a keylock box available so collecting the key and access anytime should be possible. You will need to return the key to the keylock box when you checkout. We require you to provide your arrival and departure timing to agree checkin and checkout times so we can coordinate with other guests. If you stay beyond your agreed check-out time you will be liable to pay for an extra night at your average nightly price.

The cleaning fee covers cleaning and preparation of the property for your stay as well as a set of fresh linen and towelling provided for each guest. This includes one set per your stay, should you require additional towelling or linen please request this or if you have opened a fresh pack even if you use only a few items there will be a charge of £30 per pack - each pack contains fresh linen, large and small towels.

Any sort of parties, gatherings or events are strictly not permitted, the property is for accommodation purposes only for the guests staying. This property is located in a residential area and guests are asked to refrain from excessive noise or any activity that would disturb

the neighbours. If it's been reported that there are any parties or events or noise disturbance then you may be required to leave the property immediately without the remaining nights being refunded. There is a charge of £500 if any evidence of a party, gathering or event at the property have been found exclusive of any charges relating to damages or additional cleaning costs to get the property in good order again. We trust you will respect the property and neighbours during your stay.

You are required to keep the place reasonably clean and tidy - no dirty dishes left over or excessive rubbish to be disposed of as this is not included in the cleaning charge. If the place is very messy or untidy or there is excessive rubbish to be disposed of then we will need to request an extra cleaning fee.

There is a strictly no smoking policy inside or in any outside spaces (which includes garden spaces, balconies, terraces or patios) belonging to the accommodation, if this policy is not adhered to a charge of GBP 150.00 will be applied
