There was a few problems, which we highlighted in a letter we left at the property. 1} the dining table was unsafe as the legs were unstable. 2} The bedroom doors did not shut fully. 3} Although we found a short cut to the beach the information says the bungalow is next to the beach.4} The fan extractor although the light came on the fan did not work. Despite the few problems we found we enjoyed our stay in the bungalow and will stay in the bungalow again when we next visit Sutton on Sea."

WALKING DIFFICULTIES?
I'm sorry to say that the cottage (being 200 years old) is not suitable for people with walking difficulties due to the steep Master bedroom steps, However, the downstairs bedroom located on the ground floor maybe suitable.. You know best and what you feel comfortable with.

- "The cottage was perfect for our stay and has a great location for long walks on the beach with the dog. Plenty of dog friendly places to eat and drink. Could not fault it really. My only comment would be to update the parking info as this is now £5 for a full day (not £2), but you can park above the car park on the road all day for free if there are any spaces. In addition, bin collection seems to be at 6.30am not 7.30am, but this just needs updating. Overall a great weeks holiday. Thank you"

Completely refurbished and opened in August 2022, this beautiful bungalow sleeps 4 people (plus baby/small child) and is dog friendly. It is a 5 minute walk from the high street and 10 minute walk from the Blue Flag beach.
It has an open plan kitchen/lounge/diner, comprising an entrance area with space for coat and shoe storage, a fully equipped kitchen with large breakfast bar and integrated appliances including: fridge/freezer, induction hob, oven and microwave. The seating area has a sofa, two arm chairs and a wall mounted 55" smart TV.
Moving through to the back of the property there is a dressing area with plenty of drawers and hanging space for clothes with good lighting a large mirror and hair dryer. A utility cupboard houses a washing machine.
The shower room offers a large sink, toilet and large walk in power shower.
The two tranquil bedrooms overlook the garden. One is king sized and the second a twin room with 2 single beds, both rooms have drawers and peg rails for storage and wall mounted 32" smart TVs.
Outside to the side and rear of the property there is a private, enclosed gravelled garden with two patio areas and plenty of seating and lighting. To the front is a grassed area with a boat feature. There is parking for two cars available on the private driveway to the front of the property.
This property has the use of a beach hut on Sutton on Sea's central promenade in return for a donation to The Marfan Trust. Please enquire about availability when booking.
All towels and bed linen are provided for your stay. A high chair, travel cot and blow up single mattress are available for use on request.
Please note that the charging of electric vehicles is not permitted at the property. However, there are charging points in the centre of the town at Marine Avenue Car Park.

Only things that I would mention is the heating seems to have a mind of its own so one minute its chilly then the next red hot with no in-between especially now its getting colder. Also there seemed to be a lot of cobwebs and spiders about and the bath grouting could do with a bleach in places but apart from this it was lovely and clean. Walking distance to shops, cafes, bars and restaurants etc many are dog friendly. Also, wildlife areas, 2 FREE childrens paddling pools - so much to see and do in all directions.
Flexible accommodation set over 2 floors but with everything you need on the ground floor making it suitable for the less able. Sleeps 4 - 6 Kingsize bed, double bed, sofa bed, and optional single bed.

- "This maybe dog friendly But you have to go out the only door then through a gate. The garden was well kept. Only down side was the bathroom the wooden duck board had not been clean or taken out for the bottom of the walk in shower to be clean it was disgusting. It also had a lack of crockery if there had been four of us there would have been a problem. With regards to being near the beach it is a good 25 minutes walk away. Great area as it was a short walk to the beach so we left the car behind some days. I would recommend the walk to Sutton on Sea and a stop at the Ice Rock cafe - amazing food..We had brilliant weather but if it is awful the book, toy, game library room is a really lovely touch."

- "This is our second stay here at Marai Eton. Everything as expected,great base for our short stay. We had an issue with the hot water and heating but a phone call was made and this was resolved quickly Thankyou to the owners for dealing with the issue! The home has everything we needed for 2 adults,child and dog.The beds are comfortable and clean,we had really good nights sleep....i must buy one of the mattresses you have! The area is lovely and quiet with it being February and out of season not everywhere is open but you won't get the hustle and bustle of the busiest times of year, Trusthorpe it's self is lovely, people are so friendly. Quick walk round the back through caravan park and you are on the beach. Sort drive to Sutton on sea,& Mablethorpe.We did a trip to Skegness and I noticed that they now have signs on shops which allow dogs or not! This must be a new thing as last year we couldn't go in alot of places in Skegness with the dog..Cold brisk weather,but excellent stay,The Marai Eton will be on our list again for next year."

Donna Nook seal breeding grounds are very popular to visit, with around 200 seal pups born each year, and you will also sometimes see them at Sutton on Sea just offshore or even sunbathing on the beach.
Inland are the market towns of Alford, about a 10-minute drive, and Louth, about 30 minutes’ drive, both with a range of shops and regular markets. Louth is well known for its range of small food shops selling local produce as well as three markets a week, the perfect shopping experience for the designated chef to show off their talent. Good walks and cycle routes throughout the area with miles of unspoilt sandy beaches to stroll along. Shops, pub, restaurant and beach 1.4 miles.

- "This property is only 10 minutes walk from Mablethorpe beach, but you would never know you were at a busy resort. It’s tucked away safely behind a barrier a few streets from the beach and it was so peaceful, just what we wanted. The host went above and beyond in terms of communication and was super helpful. Couldn’t have asked for a nicer welcome. The house has everything you need for a comfortable stay. If I was being nit picky, a tv in the bedroom would have been nice, but that’s a personal preference. It’s neutrally decorated, has few frills, but because of that you can relax knowing there’s nothing to damage. Our dogs loved the garden, very safe and useful for midnight emergencies. Outside tap is very useful for sandy puppies. A short hose would have been useful. Bed linen etc was spotless, the duvet is very warm, so if you like it cool, take your own. Would I stay again, absolutely."

We are 5 mins from the beach so you can park up and carry whatever you need for the beach day. The garden is safe and secure for pets. The cottage is 2 bedroomed. One king size with an en suite shower room with toilet and sink and one bedroom with bunk beds.
The kitchen diner has all usual white goods plus dishwasher washing machine plus 2 air fryers

Kings cottage is 5 mins walk from the beach. It is pet friendly with an enclosed garden to the back, which is accessible through patio doors leading from the kitchen. It is gravelled for ease when cleaning.
There are no parking restrictions on the street outside the cottage, and there is private off-road parking with a garage to the left.
The cottage includes a lounge with large TV), a kitchen diner with dishwasher, fridge freezer, washing machine and all the usual small electric appliances. Also downstairs is a bathroom with a bath and overhead shower toilet and sink. There is also a portable mifi supplied.
Upstairs is a king size bedroom with ensuite bathroom (shower and toilet) and another smaller bedroom with a bunk bed (sleeping two).
It's in a quiet area but central to shops, amenities and close to the beach. Less than 5 mins away. And the high street shops arcades and dining places a short walk away. Besides this we have a new leisure Center opened with swimming pool gym and sauna etc also near by is an inflatable water play area at one of the caravan parks which is very popular
There is always lots going off in the bars every night live acts etc.

Dunes Cottage is a single storey cottage that originated as outbuildings & cottages associated with the brick-pit which was in a nearby field (long since filled in with sand). It is a lovely, spacious space with a very welcoming and cosy feel.
The cottage has two bedrooms - one double and one twin. Parents of small children please be aware that these bedrooms are situated at opposite ends of the cottage as shown in the layout image. The double bedroom is sited at the far end of the cottage near the family bathroom and the twin bedroom is accessed from the hallway as you come into the cottage.
The living room has an electric fire, TV, DVD player and overlooks the completely enclosed private garden. A seperate dining room has patio doors leading out to the patio to the front which hopefully guests with find a bonus in the summer months with the outdoor space more easily accessible from the cottage.
The large kitchen is very well-equipped with washer, fridge-freezer, electric cooker and hob, microwave and all crockery, glassware, pans and cooking utensils. We really do go the extra mile to ensure that you have to hand all the kitchen bits and bobs that you take for granted at home - aiming to make your stay as easy and enjoyable as possible. There is also a breakfast bar with high stools ideal for sociable kitchen time.
The spacious family bathroom has a bath and a karge walk in shower.
To the rear of the cottage there is an enclosed patio area with table and chairs and also a raised area with a table and two chairs which is perfect for a cup of coffee in the morning sunshine.
All bedding, linen and towels are provided. There is a smart TV, a DVD player and digital radio. The cottage has Wifi at no extra charge and a selection of DVDs, books and games.
Dogs are very welcome but please do mention them when placing your booking, and please bring, or ask for, extra throws and blankets if they are likely to sit on the furniture.
Guest access
The whole cottage is yours for holidaying. There is a large garden with a circular gravel drive that has fences or walls on all sides and is secured by a gate leading from a single track road. Both the cottage and the garden are completely private.

Please note that we are located in a rural area. Some fields in the surrounding area are agricultural land and some are used for grazing cows, sheep and horses. We have no control over the management and workings of the land, therefore at certain times there may be harvesting / ploughing / seed-drilling which may create a slightly less tranquil noise level for an hour or so.

A modern, spacious, well-equipped, dog-friendly, 4* Visit England-rated holiday home set in a fantastic location near the Saltfleetby-Theddlethorpe Nature Reserve. The peaceful location & high quality accommodation provide the perfect setting for a relaxing getaway. The beach is just a 5 minute wander away, Mablethorpe is a 3 mile walk along the beach or a 5 mile car drive, Louth & Alford are 20 minutes away by car with Skegness, Cleethorpes, Lincoln & the Lincolnshire Wolds within easy reach.
The space
This beautiful space was built in 2016 on the site of an exciting holiday let that we've run for a few years. It is amazing! It offers guests exactly the type of space, comfort, style and tranquility that we hoped for.
Garden Lodge has 3 bedrooms. Upstairs there is a double bedroom which has a private balcony overlooking the sand dunes. There are two chairs on the balcony for that relaxing morning cup of coffee whilst watching the day begin in the most tranquil of ways. Also upstairs is a twin room with a single futon which acts as the bed for the 7th guest. Both rooms have ensuite shower rooms and TVs and hairdryers.
Downstairs there is a twin room, again with TV and hairdryer, which is close to the amazing family bathroom. The bathroom has a bath and a huge low level shower cubicle, as well as a heated towel rail to keep your towels snuggly and a shaver point.
The living space downstairs is open-plan with comfy seating for 7 and patio doors opening out onto the enclosed garden. A gorgeous solid oak table in the dining area will comfortably seat 8. The kitchen is very well-equipped with dishwasher, fridge-freezer, electric ceramic-hob cooker, microwave and all crockery, glassware, pans and cooking utensils. We really do go the extra mile to ensure that you have to hand all the kitchen bits and bobs that you take for granted at home - aiming to make your stay as easy and enjoyable as possible. The washing machine and tumble dryer are in the utility room, which also has it's own sink and is an invaluable place for drying off doggies and kids after a long sandy beach walk!
All bedding, linen and towels are provided. There is a flat-screen TV, a DVD player and a CD player and digital radio. Also we have Wifi at no extra charge and a selection of DVDs, books and games.
For those warm afternoons and evenings we supply a BBQ and a bag of charcoal as well as sun loungers and a some outdoor games.. as well of course as buckets and spades for the daily trip to the beach!
Dogs are very welcome but please do mention when booking that you are bringing furry friends with you.

The entire building is your's for holidaying, as is the private enclosed garden in front of the Lodge. There are two private, off-road parking spaces available for guests.

This is the perfect base for discovering the Lincolnshire coastline alongside other coastal towns such as Skegness, Chapel St Lenoards and Sutton-on-Sea, with attractions nearby.
Stepping into the bungalow into the hallway, you can kick off sandy shoes and wander through into the kitchen with everything you need to cook a good meal such as an electric oven and hob, fridge, mini fridge, microwave and washing machine. Moving through into the dining room with a spacious dining table to enjoy a family meal, a corner sofa . The lounge is set to the rear of the property and offers comfortable seating in front of the TV (with Sky TV and Netflix). With handy access to the garden via the patio doors. The double bedroom is situated just off the lounge with plenty of space to hang your clothes in the hallway wardrobes. Completing the ground floor there is a bright and airy bathroom with shower over bath and WC. Heading up the steep staircase to the first floor is the twin bedroom, please note due to this being a loft conversion, head height is restricted.( not suitable for the infirm or very young children.
Outside is a spacious enclosed garden, relax with a cold drink and enjoy a summer BBQ or play some outdoor games on the grass. There is off-road parking for two cars.

This property has been upgraded, re-furbished and refurbished in May 2021. The tasteful and calming interior provides stylish accommodation and is a perfect family retreat to explore the Lincolnshire Wolds and stunning coast.
