Wayside cottage is an end of terrace property, which is 150 years old, located in the historic village of St Osyth. It is situated in between the village centre, where you will find all the necessary amenities, and the lake, where you will find water sport activities, scenic walks and bike rides. The cottage has been completely renovated to retain all the original quirky features of wonky ceilings, old exposed beams and original gate doors. The rooms are cosy and inviting. All of the windows are double glazed but there is an element of road noise at certain times of day that is out of our control.

Our quaint cottage will host four guests comfortably, however we can accommodate five by adjusting the single day bed, in bedroom two, to become a double. We can supply an additional dining room chair or high chair if required.

We will provide continental breakfast supplies, sufficient for your first morning, consisting of tea, coffee, milk, small selection of individual cereals, orange juice, bread, butter and jam.
There is a charcoal BBQ in the outside storage for your use in the beautiful garden.

On arrival you will find a chilled bottle of wine in the fridge to welcome you to Wayside Cottage.

We are very dog friendly and our Hugo ( chocolate Labrador ) loves the local walks so please bring yours and enjoy the fantastic walks avalible.
We only live a few miles up the road and can offer any advise on the local area, restaurants, dog walks, cycle rides, days out at near by local beaches, villages and of course Dedham the Constable Country etc.
Wake boarding, kayaking and paddle-boarding is available to rent on the local lake which is only a 1 minute walk away, where you will find which not only has two wakeboard Cables with jumps but also boasts the largest water inflatable obstacle course in Essex !!

With the St Osyth Parish boasting to be the driest area in the UK, only receiving on average 507mm of rainfall a year a Priory and a history of Witching there should be plenty to keep you entertained :)

Outside there was a large terrace with a view of the tennis court, gardens and nearby woods with very large trees. In the evening the sound of all the birds roosting in the trees was impressive. The peacocks on the estate also provided some entertainment strutting around, displaying their feathers and squawking. The noise was a bit of a surprise at first but did not detract from the general peaceful ambiance of the surroundings. We did a few walks around the estate and visited the local church. A trip to Sudbury to visit the Gainsborough museum and house, and for shopping. We really enjoyed our short stay and would definitely recommend Belchamp Hall Stables."

Anchor cottage is a delightful period Grade 2 listed, three-bedroom cottage situated in the heart of The Anchorage, once known as Mersea City. It was built circa 1575, and is the largest of three terraced fishermen's cottages, nestling alongside other period buildings in The Lane, and next to a very small chapel.

It has three bedrooms, a large double, a twin room and a ground floor single bedroom. The bathroom is also on the ground floor.

A large sitting/dining room provides plenty of space for five people indoors and there is also a lovely sheltered patio, with summer house, for alfresco dining.

Please note, being a 'period' property there are some low ceilings, some with beams, some low door heights and the stairs are quite steep too.

There is a private garden with BBQ area that enjoys the sun at most times of the day.

The Lane is a popular local walk with little traffic so lots of peace and quiet.

Being only 150 metres from the water's edge it provides ideal access to the water for paddle-boarding, kayaking, crabbing and swimming. Most of the island's bars and restaurants are situated in the anchorage so it's only a short walk to find food and drink hospitality. Well behaved dogs are welcome.

A large luxury Mongolian yurt secludedly perched on higher ground with extensive views over the delightful rolling Constable Countryside of the Box River Valley. While romantically ‘off-grid', the yurt is decked out to the highest standards of interior comfort being fully carpeted and triple skinned to ensure the log burner creates a warm and timeless snug for couples or families to lose themselves in. Being on the edge of an area of outstanding natural beauty, and with immediate access to a four acre wild meadow, there is lush green nature in abundance under Suffolk's large open skies. The Yurt
On a raised wooden platform the yurt is eighteen feet in diameter creating a generous interior living space with full underlaid wool carpet. The walls and roof have two layers of canvas with modern insulation in-between keeping it warm in lower temperatures and cooler in higher ones. There is a classic brass ended king-sized bed with matching bedside tables and solar reading lamps, a three-seater Laura Ashley sofa and a trundle bed that breaks out into two sturdy full sized single beds.
The Cabin
Next to the Yurt is a wooden structure containing the essential amenities.
The Kitchen - with uninterrupted open views across the valley, it features a generous worktop with a four-ring gas hob, large butler's sink (with cold tap), fridge/freezer, phone charging point and all the necessary cooking implements, crockery and cutlery.
The Shower Room - with a luxury lavatory, gas powered hot shower with large tray and wash basin with cold water.

Outside
WOOD FIRED HOT TUB. On an elevated platform with views over the valley is a new Royal Tubs Delux wood-fired hot tub for soaking away lazy days. There is an extra charge payable with one day’s usage including sufficient wood and a full pre-clean with fresh water being £75 with additional days charged at £35. Takes approximately 90 plus minutes to get to temperature dependant on how warm or cold the ambient air is. PLEASE NOTE this wood fired hot tub has a wonderful organic off-grid feel, though unlike electric ones it doesn't work instantly with the flick of a switch and it doesn’t have jets. It requires regular feeding with wood and stirring and is wonderfully relaxing and enjoyable.
There are a private lawned area which contains a sunken firepit, marble dining table, two large wooden benches, two sun-loungers and a BBQ. Beyond is a four acre wild meadow to explore. Parking is off the road at the start of the path that leads to the Yurt.

Cottage Walk Through

This bright and airy cottage cottage has an open plan living area with a high vaulted ceiling. A big, comfy sofa and armchair encircle a cosy wood burning stove.

Up a couple of steps is the split level kitchen and dining area, the kitchen is very well equipped and laid out. There are views out onto one of the finest remaining examples of a Grade II listed, brick and flint barn in Essex – it’s impressive and really quite beautiful.

Along the corridor is the shower room and a very charming bedroom with a king-size bed, French wardrobe and plenty of storage space.

The lane outside is tiny and very quiet and the property is surrounded by fields and open farmland.

This is a really cosy and comfortable place to relax, unwind and enjoy the peace and quiet of the countryside. It’s close by some great visitor attractions, some interesting towns and villages and offers a perfect mix of countryside and culture.

The Gardens

This self-catering cottage has its own enclosed garden with fruit trees where you can sit and enjoy the peace and quiet of the countryside, there are tables, chairs, and loungers supplied and a BBQ if you are in the mood.

Outside

The Stables is situated near the little village of Great Maplestead in some delightful countryside on the Suffolk/Essex border.

Bikes are provided for you to enjoy exploring the tiny lanes that meander round the countryside and inevitably bring you to a pub. (maps are supplied if you need any extra help with that)

Step out of the cottage and you are in lovely rolling countryside with miles of footpaths, ancient woodlands and pretty hamlets to explore.

On your walks through the bluebell woods, you might come across herds of fallow deer and other wildlife and there is even a protected badger set nearby.

Close to Great Maplestead if the famous Round Crusader Church, the round design was based on the fourth century rotunda of the Church of the Holy Sepulchre in Jerusalem and the roof is pyramidal in shape – very beautiful and unusual.

Castle Hedingham is just a few miles away with its Norman keep, which was built in 1140. It’s now a visitor attraction and weddings venue and they have a great programme of events throughout the year, from jousting events to music festivals; from theatre and falconry displays to film screenings and classic car shows.

It’s quite funny to be visiting the ancient village pub at these times and have a lot of serf’s, men-at-arms and knights jostling around you for a pint.

The village itself has some lovely medieval architecture, a tearoom, post office, a couple of good village pubs and a village shop, selling artisan breads and other local produce.

Sudbury, a nearby Market Town, has all the shops you could want including the lovely Gainsborough’s House Museum dedicated to Thomas Gainsborough the famous portrait and landscape artist of the 1700’s, The Quay Theatre and walks along the old railway line or along the river and the water meadows.

You can walk or cycle to the pleasant village of Castle Hedingham and there is also a farm shop nearby with a tea room and lots of delicious local produce.

Green Credentials

The Coach House was renovated to comply with strong historical restoration building regulation and local and reclaimed materials were used were possible.

The logs for the wood burner come for locally sourced responsibly harvested suppliers.

Al waste water is managed on the property.

We have bicycles available and maps of all the local footpaths in the cottage to encourage guests to explore car free.

We have a badger set at the bottom of our land and the entrances can be seen from the footpath. There is also a herd of fallow deer that lives in the hedgerows around us and we had a baby Muntjac sleeping under the apple tree in the cottage garden last spring.

We have vast array of birds in the gardens such as pheasants, partridge, moorhens, woodpeckers, and hawks can be seen regularly hovering to catch mice on walks.

We have spotted a large variety of butterflies on our lavender hedges over the last year.

Local Area

This is particularly beautiful countryside area, very rural with rolling fields dipping down into the nearby river tributaries of The Stour, along which you will find tiny historic villages with names like Foxearth, Cavendish, Clare, the three Belchamps ‘Otten’, ‘St Paul’ and your own ‘Belchamp Walter’.

Long Melford, which was the most inland Navigable part of the River Stour – made famous by John Constables English Landscape masterpieces, lies just 20 minutes away by car and is a bustle of pubs, restaurants, antique shops and beautiful buildings – it is the longest Medieval High Street in England and one of the famous unspoilt Medieval Villages of Suffolk, like Lavenham, Kersey and Clare.

There are very many wonderful churches to visit like the unique round Crusader church at Maplestead and the majestic Wool Churches that dot the area.

There are wonderful stately homes to visit like, Kentwell Hall with their World famous Tudor re-enactments and Halloween Screamsville events – the impressive Melford Hall with its ornate onion towers. The Italianate Palace of Ickworth, the marvellous Helmingham Hall with it fabulous gardens and many more.

There are very interesting museums like the amazing Museum of East Anglian Life at Stowmarket, the museum is set in 75 acres of Suffolk countryside, with 17 historic buildings and almost 40,000 objects to view.

Moyses Hall, one of the oldest Medieval buildings in Bury St Edmunds, which houses a variety of collections on art, local and social history, the Suffolk Regiment, the Red Barn Murder, crime and punishment, death and witchcraft, and of course medieval life.

West Stow Anglo-Saxon Village, which is what it says, plus a museum and restaurant.

Gainsborough House in Sudbury, which explores the life and art of Thomas Gainsborough. One of the greatest artists of his age.

Flatford Mill where John Constable was born and where he painted many of his masterpieces like ‘The Haywain’. There is an interesting exhibition to his work there, and you can stand by marker posts where he stood to paint his masterpieces. There are also lovely riverside walks from here and you can hire rowing boats in Summer to take a picnic on the shores of the Stour.

The area has much to offer with its rural charm and unspoilt villages and just pottering around by bike or car to discover another little gem or pub is just a delight.

Further afield you will find castles and the best of the unspoilt Suffolk Coast – about 70 minutes by car.

Cottage Walk Through

You enter the cottage into a large downstairs area almost split in two by beams to provide a lovely dining area which extends into a very well equipped and impressive kitchen. To the right on the other side of the beams is a large cosy sitting area with a big wood burning stove to relax in front of and French doors opening out onto the sunny enclosed garden.

The beautiful broad wood floor and the ancient exposed beams, clearly show the age of the cottage and create a special atmosphere for guests to savour.

Upstairs there is a large double bedroom and small double bedroom, in between them is a lovely bathroom with a bath and a separate shower.

The Cottage is in a quiet cul de sac of wonderful ancient houses, so there is no noise from passing traffic and there is unrestricted parking in the lane.

The Garden

French doors lead out into the sunny garden, which has a patio area for dining outside and a lawn to lie on in summer.

The garden is completely enclosed, and lit up at night for you to enjoy a drink before venturing out to explore all that Saffron Walden has to offer.

Outside

Miller Cottage is in a quiet little lane, just a few steps away from the centre of Saffron Walden, where you will find excellent artisan bakers and lovely tea rooms, cafes many interesting pubs and lots of good restaurants. Saffron Walden is a picturesque Medieval Town particularly rich in historic buildings it has had a market on Tuesdays and Saturdays since 1141, offering a wide range of stalls from fruit and vegetables, to olives, bread, whole foods, fish, flowers, antiques and collectables, clothing, jewellery and more, The market has achieved awards for being ‘The best small market’ in the Great British Market Awards. Jamie Oliver lives nearby and is an enthusiastic shopper at the market.

Local Area

Some of the outstanding features of the town are the beautiful St Mary’s Church, the Old Sun Inn, the Eight Bells Pub, the Cross Keys Pub and the Saffron Walden Museum, which is a Natural History Museum with everything from Mammoth tusks to Mummies, The Castle Keep ruins and the stunning Bridge End Garden with its immaculate Victorian Gardens and huge Maze are close by. There is also The Fry Art Gallery and the attractive Common, with its mile long turf labyrinth and there are even local Vineyards that can be visited.

The town is host to many arts and crafts venues, such as the Saffron Screen, a hugely successful Cinema, a state-of-the-Art Concert Hall, as well as literary, music and maze festivals. A visit to the beautiful Saffron Walden Library, Fairycroft House Arts and Media Centre, Saffron Screen, Saffron Hall and Fry Art Gallery will fill you with enthusiasm and appreciation of the many activities that are on offer in this lovely little town.

Close by is the wonderful Audley End House and Gardens. This is the perfect retreat for a great day out with so much to do and see.

The countryside and tiny, picturesque villages around Saffron Walden are a joy to explore.

The Imperial War Museum at Duxford is just a 20-minute drive away and this offers a really amazing experience.

Cambridge is another short drive from the cottage and there are some lovely markets towns nearby to explore like St Ives.

The key code access means you can let yourself in as late as you want after 3pm - if you would like Helen to personally show you round please arrange this with her and it would have to be between 3 - 6pm, but she is a busy nhs person so may not be able to meet you.

You can find a place to park in the little lane that we are on, usually opposite the cottage.

Helen provides you with a lovely Breakfast Hamper, fresh flowers and a bottle of Fizz to help you unwind. There are basics like coffee, tea, sugar etc in the cottage.

The house dates from around 1750 but has been quite extensively extended and modernised. Located a few hundred metres outside the village of Ickleton, it is very well placed for the Wellcome Sanger Institute, Hinxton (2 miles), Duxford Air Museum (4 miles) or Cambridge (approx 10 miles).

We have a comfortable, cosy sitting room available for guests, with television.

Our "main" bathroom - as shown in the pictures (it's not en-suite, but it's very close to the bedroom) - is exclusively for guests, hence we show it as "private". In addition to the "main" bathroom there are two other toilets available for guest use.

Also - our normal checkin window is 5 pm to 8 pm but if you would like to arrive earlier or later this is usually fine - please just check with us a little in advance.

We are home most of the time and can assist with requests etc if needed.

We have two young Burmese cats... the Burmese are known as being the friendliest of all cats. However, we can easily keep them away from the parts of the house which you use, if you prefer - just let us know!

A (painful) former guest wants me to warn you that there may be feathers in the soft furnishings.... Your own dining terrace plus 2 sunbeds and daily use of the Tennis Court and outdoor Table Tennis by arrangement when available. The swimming pool will be heated and available every day from 9am to 2pm and very often again in the afternoon during July and August. . If your stay is dependent on pool or tennis, please ensure I know this from the start so there is no disappointment. Chisholm's was originally the housekeeper's cottage for our family house, and is romantically cosy rather than cool modern spacious. It has been completely renovated with 2 bedrooms, one double with an excellent en-suite shower, and the other with 2 single beds with an en-suite bath and a shower over. It has a kitchen/sitting room with a round dining table, log-burner and television and wifi. There is a desk in the hall which is ideal for a laptop, or to write or even revise!

Chisholm's is the perfect place for a romantic, private long weekend away, just an hour's train journey from Liverpool Street, or for 2 couples or a family to spend some very special time in comfort and an enviable country house location which would be difficult to match.

We provide board and card games, books, and with a bit of notice, a high chair and travel cot for stays over 4 nights. HOWEVER, please don’t be surprised or disappointed if you let me know 24 hours beforehand that you want extras and I can’t provide them - this is a family-run Airbnb, not a world class hotel! There is no porter, doorman or room-service!

As well as Chisholm's, you will be very welcome to enjoy our beautiful 8 acre garden. There is also a tennis court which you are welcome to enjoy by prior arrangement, and a well-equipped beach hut is available to rent at Frinton beach (30-40 mins drive depending on season) - please see my other listing. The garden has several seating areas, including a sun terrace with table and chairs for you to sit and read the paper with a cup of coffee and listen to the church bell chime on the hour, and the endless birdsong. We would simply ask that you respect our family privacy as we will yours - there is masses of room for us all! Please do note though, it is a 4 person cottage. 5, even if one of you is a few weeks old, IS A SQUASH! You've been warned - and we can't accept 5 guests in future. HOWEVER, we do have a lovely Pavilion, with a kingsize bed and bathroom, tv and kitchenette which is opposite the cottage. If you'd like to bring more than 4, this is sometimes also available - please just ask.

With advance notice, we are delighted to light the log-burner.

A full manual is in the cottage. Local interest includes towns (Colchester, Sudbury, Bury St Edmunds) museums (The Munnings Museum at Dedham, The National Horseracing Museum in Newmarket) beaches (Frinton, Aldborough) pubs and restaurants. There are also excellent gardens to visit, including the Beth Chatto Garden, Hyde Hall and East Bergholt Place, and fabulous walking and cycling through the Constable country of the Stour Valley.

Chisholm's is 5 miles from Colchester, and is only 50 minutes to an hour by train from London. However, there is no village shop and I can’t recommend the pub - there are excellent pubs and shops within 4 miles or so, but a car is advisable.

We will try to accept all bookings we are comfortable with, but one night bookings can be very difficult for us and so we ask that you agree to a £40 surcharge for a one night visit and £20 for a 2 night booking. Thank you.

We have a small dog who has proved very popular with almost every guest. I trust her as much as I would trust any dog, but please do not let your children touch her unless I am with you - she is extremely tolerant but does not deserve to be frightened which could make any dog react. All common sense things! - thank you for your consideration.

Our garden is open to the public and groups on certain dates - please be sure you are happy with these.

We acknowledge the seasons: At CHRISTMAS (from mid-Dec) - it will feel festive and special with a decorated tree - the perfect place to wake up to a stocking!

I am sorry that we have to have so many house 'rules' - we are absolutely delighted to host you but each 'rule' is in response to a bad experience! We absolutely are not trying to make you feel ill at ease, just to encourage civil guests. If you think any single one of our requests might make you feel uncomfortable, please think very carefully about booking as there is sure to be somewhere else where such antics won't matter! Thank you so much for your kind understanding on this - we love hosting the vast majority of our guests but the rare exception really has ruined it for all of us.

Guest Names - would you please send all the full name of each guest who will be visiting. Thank you.

**4 people maximum, regardless of their ages

To this end, if you turn up with a dog and/or an extra "infant" you forgot about when you booked for 4 adults, I reserve the right to cancel the booking with no refund.

** No surprises please!

If you mean to bring your nanny, a stranger or dogs, please don't forget to run this by us. If you don't mention any of these and we don't feel able to accommodate them, please accept that you run the risk of having the booking cancelled without a refund on arrival. The last family who did this persuaded me it would be fine and I lived to regret it - lesson learned!

** Could I please reiterate, as some guests have become very relaxed over this.... We are a private family home, not a hotel. There is no Room Service nor Concierge facility. You will receive all the information you need for the wifi, the gate code, the directions, everything, in an automated message 48 hours before your visit - please read these before hounding me. We will do our reasonable best to help you but if you lose your phone on the beach or have a bumble bee in the cottage, you are as capable as I am at sorting this out. I try to be available by phone FOR EMERGENCIES but I might not be able to jump straight to it. I am sorry to have become much less patient than I used to be on this but I receive far too many completely unnecessary calls and messages these days, sometimes 4 or 5 a day just checking again that I'm sure that the dog I said no to last week isn't welcome now after all ....or, where will the key be for our stay in 2 weeks time - I hate saying no, but I have a family life and I don't appreciate being bombarded completely unecessarily. Thank you for your consideration!

** NUDITY: We are delighted to share our family garden but keep some clothes on regardless of your age please - we are amazed by how many people seem to love wandering around without a stitch on, and I'm sorry, but NO!

**LOG BURNER: If I am here, I will be delighted to light the log burner as I always do if I'm around, but I hope you understand that I can't promise this - it used to be a lovely surprise for guests but has become a stress and headache now if I'm not here. Please accept that I will do my very best and if I'm here, it will be lit for you. If it is really important to you, and you decide to ask anyway, please accept a £10 charge.

** DOGS: Sadly, after a bad experience, we no longer accept dogs. Many apologies to the vast majority of our guests whose dogs were immaculate - we are happy to consider any returning guests with a returning dog, which will be at £3 per night as usual, but we are sorry that we can't take any new dogs.

PLEASE IGNORE OUR ANIMALS only stroking them if we are there with you. They are extremely polite and gentle, but if provoked or hurt, like ANY live creature, humans included, they could react to protect themselves. We will not take any responsibility for this - they are totally trustworthy if ignored.

**. SMOKING is not allowed in the cottage or anywhere on the premises please.

**.GUESTS: Please ask before inviting ... We will be happy for you to have them but no more than 2 cars please, and if you have guests to swim, there will now be a charge as we have welcomed so many of our guests' friends and families this summer!

** HONESTY BOX: We are sorry that we no longer provide this or alchohol as it has been rather taken advantage of.

** HEATING Please also respect this. Guests sometimes leave the thermostat and radiators all on full, with every window wide open because it is unbearably hot. Open the windows by all means, but not when you are roaring through heating oil! Thank you.

**POOL - Please ask at the time of booking if you would like to use this. Please ensure that you roll the cover back very gently, and put it back again afterwards. There are sunbeds and your notes will tell you where to find cushions and so on. PLEASE BRING YOUR OWN SWIMMING TOWELS! Please see the note above about guests...

**. Chisholm's will be set up for you as if you are trusted houseguests and friends so please treat it as such, and leave it as you would leave a friend's house who had clearly gone to trouble for you! Please use mats and coasters where provided and don't allow young children to play unattended. Please don't move furniture around, or take blankets, chairs etc etc from the house into the garden - we are only too happy to provide these if asked, but will provide the appropriate thing, and not Chisholm's which is for indoor use only.

**. If you've asked to use the tennis court in advance and we've agreed, please ask your children to be considerate of us and our neighbours who may well be relaxing in this rural idyll. Thank you.

**We are very lucky to live in a rural idyll. This means that there is no cinema in the surrounding villages, nor drive throughs, nor even a shop or pub or taxi rank in our own village. If birdsong, lowing cows, and the sounds of a local farm aren't the vibe you are looking for, please don't come to us and then mark us down on location!

The space
Relax into the big comfy sofas and you will realise that actually you don’t want to go out, just being here sitting right now in this chair is exactly what you want: Relaxation has arrived!

This is a comfy cottage full of eclectic character and quirky features, downstairs it has a historic brick floor with Persian rugs, a stunning inglenook fireplace with a massive open log fire ready to go in it – above which hangs the old poacher’s gun we found hidden away in the barn – a big farmhouse table for friends to gather round and sofas and chairs to relax into.

The well equipped kitchen has a tall Fridge with a 3 draw Deep-Freeze there is also a dishwater in Orchard Cottage.

Upstairs there are two lovely large bedrooms with large exposed beams, and with peaceful views over the Orchard and onto the countryside beyond.

One bedroom with a Kingsize bed (without a footboard you tall people will be happy to hear) and one bedroom with a Kingsize and a single bed, again no footboards.

There is also a pretty shower room upstairs and exposed beams everywhere, a wonderful high vaulted and beamed ceiling and lovely reclaimed wood floors.

Orchard Cottage was created out of the old hay and pigeon lofts that made up part of the long Eastern wall of the old enclosed farm quadrangles first built in the 1720’s. It is our biggest cottage on the Old Grove Farm and where this all started and the template for all the cottages on my website was created. The walls are soft red brick from the original 1720’s build, with some lime-washed hand plastering.

This is a very cosy cottage where you can lose yourself not just in the tiny pretty lanes around but just by relaxing in the sofa and enjoying the massive log fire.

There are lovely walks straight from the cottage – or take one of my bicycles – my favourite takes in the church and the hidden river valley and upstream to the local pub which has its own macro brewery and does some very tasty food.

Reduced rate for 2 guests using just one bedroom outside High Season.

Please note that if you put in the number of guests as 2 then it is assumed you will only require one bedroom.

If you want to use 2 bedrooms then you should put in the number of guests as 3, because outside High Season this cottage will have a reduced rate for 2 guests using only one bedroom reflecting the saving made on laundry and cleaning.

The Gardens

There is a lovely mature orchard garden at the front of the cottage where guests can laze around under the apple and pear trees and have a BBQ in Summer, we have put out a nice table with a bench and chairs onto the patio directly outside Orchard Cottage with flowering plants beside it for you to enjoy watching the sunsets in privacy.

There is a large courtyard with a big open sided cart lodge barn were guests can pull out a BBQ or sit in the barn which is is lit with fairy lights and candles and watch the night skies.

There is also a small herb garden off the courtyard where you are welcome to take any herbs you wish.

There is also an acre of Orchard and lawn with a pond at the back of the property where I have established some peaceful private areas with tables and chairs or benches and where I have planted some very rare apple trees. This is an ideal dog exercise area.

There is a dog washeing station here and fluffy white towels for pampered doggies. There is also a dog litter bin.

You can walk directly from the gardens onto footpaths leading to the Church or Pub. The pub has been awarded the best pub in Suffolk by the Telegraph as a real pub.

The South Suffolk Cycle route runs past the cottage and I provide bikes for free.


Local Area

This is an exceptional cottage where you can enjoy the wonderful unspoilt rural countryside of Suffolk, explore the wonderful Medieval Villages like Long Melford, Kersey and Lavenham and best of all come home to a place where you can enjoy every second just relaxing in.

Orchard Cottage is one of the six cottages which make up part of the double quadrangle that is the old Grove Farm. It’s on the sunny side facing the Orchard garden and countryside.

We have a very large private car park and a big dog exercise Orchard so the cottages can enjoy even more peace and quiet and dog owners don’t have to walk bleary eyed down the country lanes first thing in the morning.

There are 12 bikes for the free use of the guests.

There is a smart TV, Dab / bluetooth radio, books, games, magazines, local brochures, OS and other maps, and a folder with our special ‘What To Do’ insiders guide to the local area.
Bikes: there a number of bikes available for you to explore the local country lanes for free.
There is a washing machine and dryer in the walk-thru which is for the use of the 6 cottages on the old Grove Farm. There are also deck chairs and carpets for the gardens and Orchards.

Baby: Cot and high chair provided (please bring babies bedding).

Dogs: Well behaved Dogs are always welcome.

You have the front garden directly infront of your cottage to enjoy.

There is also an acre of Orchard next to the car Park, where your doggies can run around, there is a shallow pond there, so we have made a dog washing facility with fresh towels in case your doggie goes for a swim or a long muddy walk :)

We supply bikes for you and a map of a nice route to take, passing by our favourite Pubs.

There are BBQ's for you to use, but we don’t supply charcoal.

Price reductions for less than full capacity of 5 guests:

It is assumed that guests booking will be couples, therefore 2 guests will only have access to one double bedroom.

3 and 4 guests will have access to 2 double bedrooms.

5 guests will have access to the extra single bed in the second double bedroom

If you want to use more bedrooms because you are not couples then please adjust your numbers accordingly as we try to keep the prices down by offering these reductions in price for guests booking less than the full capacity of 5.

'The Cabin' is a comfortable two bedroom cottage on Mersea Island, near Colchester, a few steps from the sea on a much sought after quiet lane.

There are two double bedrooms, one with a Super King bed the other with a King size bed and a bunk bed.

There are great walks and bike rides either along the sea wall or on the beach, and some fantastic seafood eateries.

Mersea Island is off the coast of Essex, 9 miles southeast of Colchester, just one hour from London.

The space
Mersea still has an air of the past about it, retaining it's traditional sailing boats and fishing fleet. In the summer months it has a very active water sport scene with paddle boards, windsurfers and kayaks available to hire, we also have a kayak available for a small fee.

Seafood plays a large part in Mersea life with 'The Company Shed' and 'Dukes' on the sea front and a great fish and chip shop & 'The White Hart' a new hotel and restaurant in the village a 15 minute walk away.

On land there are numerous walks and a nature reserve on East Mersea where the coast has a totally different feel.

Mersea is also has its own red squirrels which were introduced in 2013.

The house is decorated and furnished with high spec and comfortable furniture including a Super King bed in the master bedroom & a King in the second room with a Tempur dual sprung mattress, medium on one side soft on the other, great quality linens and super comfy sofas.

Guests have access to the whole house but not the garage. There is a kayak to hire.

The EV charger is a three pin plug charger from the garage. The code will be given on receipt of a £10 extra services fee per charge through Airbnb.

Bikes are a great asset and everything is in cycling distance so try and stay parked and cycle! We accept well behaved dogs but not upstairs or on the sofas!
