There are two steps up to the kitchen which is a very light room with windows along the two outer walls. Here you will find garden furniture, an umbrella and a Weber charcoal barbecue.
The bedroom overlooks its own pretty, little garden which you can access through double doors. The Stable Cottage is a delightful one bedroom cottage overlooking The Brede Valley to Winchelsea and the sea. Set on a working arable and sheep farm. Adjacent to the Woolroom Cottage and a term time only Nursery. Guests can enjoy lots of walks on the farm, plentiful bird life, including barn owls. The property is close to the historic town of Rye, Camber sands beach, Winchelsea beach, Battle Abbey and Bodiam Castle.

We are close to the historical town of Battle where the Normans landed in 1066, 4 miles to the seaside town of Bexhill and 8 miles to Hastings. We are close to Lewes, Charleston Festival, Seven Sisters National Park and Glyndebourne. You’ll love our home because of the cosiness, the people, the location and the very comfortable beds. Our home is good for couples, solo adventurers, business travellers, families (with children), and dogs by prior arrangement, we love dogs as much as you do.

The space
Parts of the house were built in 1645 so as you can imagine, the kitchen has a low ceiling and the stairwell going up to the main bedroom has a low spot. The rest of the building is Victorian and therefore has high ceilings and lots of space.

For the last 120 years, the house has been various shops including a shoe and repair shop, an oil store, a bakery and a post office. We purchased the house in 1996 when it was the village post office and it required extensive modernisation and we set about creating the perfect get away for travellers seeking a cosy retreat with history right on the doorstep.

Although the cottage forms part of London House it has its own entrance, parking and garden but we are on hand if you need anything. The garden is part of the original one but we fenced it off in order to create a separate one for guest's personal use. It has decking suitable for dogs. It is also safe and secure. Please note, we do not use our side of the garden when we have guests staying.

The whole of the house is available for you to really feel like you are home from home.
We provide 2 tv's with Free view channels upstairs and downstairs.

There are two beautiful bathrooms and a cosy lounge to relax in.

The breakfast room overlooks the decked garden and our visitors always say how much they enjoy sitting there in the mornings watching the birds coming to the bird table.

We welcome pets - particularly dogs, and there are plenty of woods and fields where you can take long, safe walks with your furry friends. As it takes our cleaner slightly longer to prepare for the next guests after dogs have visited, we ask for a daily donation of only £6.50 per day per dog which is due upon arrival. (We leave a dog purse in the kitchen) We donate this money to an animal charity at the end of each year.

PLEASE NOTE DOGS ARE NOT ALLOWED IN THE BEDROOMS

Other things to note
London House dates from the 17th Century when it started life as a cobblers shop. It was then home to the village post office for many years, at the time combining both the shop and a home for the post master and post mistress behind. Today the shop area has been skilfully converted to provide very tasteful accommodation for up to 5 adults.

With its central front door, it is a classic building with rooms leading off either side from the hallway. Downstairs there is a very comfortable front room with traditional fire place fitted with an electric stove. The kitchen found behind is well equipped and there is a small breakfast room off the kitchen that opens onto a patio garden that guests can enjoy. Also on the ground floor there is a double bedroom with a shower room. Upstairs there is a magnificent bedroom suite with vaulted ceiling and exposed beams fitted with a double bed. The room also has a single bed so the layout can work for a family with a young child. The en-suite bathroom has a bath with a shower fitted above.

Ninfield and beyond
London House is in the small village of Ninfield East Sussex, four miles west of Battle and three miles north of Bexhill on Sea. Located along a quiet lane it is a mere 150 metres from the local pub so just perfect if you want the option of eating out on the occasional evening!

Ninfield is just perfect for exploring East Sussex with Herstmonceux Castle and the Observatory Science Centre within a fifteen minute drive to the west and of course Battle Abbey ten minutes away to the east, the heart of 1066 Country!

The magnificent Abbey is so central to the town of Battle and a visit here takes you to the heart of 1066 Country. The Abbey was of course founded by William the Conqueror on the site of the Battle of Hastings and today is an English Heritage site. When William died he left many gifts in the Abbey that include his royal cloak and a portable alter used on his campaigns. Today the Abbey has a wealth of interactive displays and a cafe that offers wonderful views across the battlefield.

Three miles to the south, Bexhill on Sea has retained the qualities of a traditional Victorian seaside town and English life at the start of the last century. Like Eastbourne it benefits from some of the best sunshine in the UK and is rightfully known as being part of the sunshine coast. It is filled with Victorian and Edwardian architecture and is possibly most famous for the De La Warr Pavilion located right on the promenade. Originally built in 1935 in now familiar art deco style it was subject to a complete redevelopment in 2005 and today it very much continues with that style and vision. The Pavilion is certainly worth a visit especially the bright and stylish cafe bar and restaurant t where seasonal and locally sourced lunches are served every day.

Three miles east from Bexhill Hastings Old Town is full of historic buildings and quaint streets and is particularly famous for its beach fishing fleet, the largest in Europe. Much of the tradition has been kept and the net drying huts are today preserved at the top of the beach and sit amongst the many fresh fish stores at the foot of the cliffs. The Shipwreck and Coastal Heritage Museum is also found here and worth visiting; we carry a link under our ‘Places to Visit’ section.

The Gardener's Cottage forms part of the old grounds of a Victorian stately home. Our guests say this is a truly magical place with a unique energy. The property is hidden surrounded by its own plot of land giving the feel you are in the countryside however you are only a 15 minute bus ride from the end of the road into busy central Brighton.

The space
The house was built end 1800s and has a contemporary feel with new and old. It used to be the Gardener`s house of the Withdean Hall estate, hence the name. It is a gated house and there is free parking just outside.


Front Garden: You come into the property via the front garden.
Back Garden: There is a secluded walled garden which is exclusively for your use to the rear of the house. It has separate access via the living/TV room.

Kitchen: There is a very large kitchen opening out to a private patio. This is the heart of the house. It has sofa seating as well as dining facilities. The kitchen includes a large range cooker, double fridge, dish washer.

Bedroom : This large double room is downstairs with king size bed. It has surrounding views over both gardens.

Living room: Views and access to the back garden. Large corner sofa that can be converted to a sofa bed.

Bathrooms: Downstairs with walk in shower/wet room.

RESTRICTIONS
We are unable to accept Hen parties or Stag weekends, and hosting large scale parties.

It is an early 19th century fisherman's cottage that oozes charm and cosiness. Attached at its side is a smoke house that the fishermen would use to prepare the days catch of fish. Made fully residential in the late 1970's, both the smoke house and the cottage have been recently converted into this snug hideaway for holiday makers. The conversion retains the cottages rustic character while having been transformed into a special and stylish holiday home experience.

COTTAGE DESCRIPTION
From the moment you enter, you will set your eyes upon the living rooms center piece the original early 19th century stone fire place newly restored and equipped with a with a wood burning stove. The room has solid wooden floors a 2 seater sofa and antique wooden chair. There is a 32" LCD TV with built in DVD and Firestick. The living room also contains a wooden dining table that seats four. Accessed by patio doors, is a small private courtyard which can be lit by fairy lights, the courtyard is equipped with a portable barbeque and four chairs and table.
Located in the lower part of the old smoke house, the kitchen is compact and equipped for all needs containing a four ring ceramic hob cooker, washing machine, dish washer, an under counter fridge freezer and microwave. There is also a kettle, toaster and stove top espresso maker. The kitchen has a supply of spices, herbs, oil & vinegar, tea, coffee and sugar.
On the first floor you will discover the atmospheric bedroom with a vaulted ceiling from which hangs a vintage chandelier. The room contains a small built in cupboard and a TV, DVD and Freeview. the comfortable king size bed can be easily detached into two single beds. From the bedroom you have access to the bathroom, now the top floor of the smoke house. Here you will find a walk in shower, toilet,heated towel hanging rail and basin with mirror bath cabinet containing a shaver point.

The cottage is ideally suited for two adults as it contains one bedroom with en suite bathroom. Towels and bedsheets are provided. Free WIFI is available in the cottage.

We are happy to host up to two medium sized dogs there is an extra cost of £25.00 per booking. We do require notice of pets being bought to the cottage. We can provide bowls and beds.

Do also be aware that as this is a coastal town there is naturally a noticeable population of sea gulls and sometimes they can be noisy.

The cottage doesn't have any dedicated parking. Parking is available in the Hastings Council carports, there are 3 approx 5 to 10 minutes walk away from the cottage. There is a loading bay on The High St for dropping off your luggage. Everything in the Old Town is within walking distance and a car isn't need in the local area.

Our home was built in 1840 and has quirky, wonky walls and floors and original beams. It's full of character but also full of new mod cons - a Sonos system throughout, a new bathroom with bluetooth speaker in the bathroom cabinet, a brand new boiler, and wifi throughout. It also has a new kitchen with induction hob, coffee machine and other useful gadgets. Please enjoy our Vinyl, CDs, DVDs and numerous books. We are slowly doing up our cottage - keeping its traditional and original features but all with a modern twist. We've built most of the furniture and fittings ourselves. We love living in central Brighton and are big fans of the social bicycle scheme. We cycle everywhere! Our home has a small outside space, big enough to sit outside with a glass of wine.

The Theatre Royal, and many other concert venues and museums; shops, restaurants, beautiful Queens park with its lake, cafe and wild life, (recommended) or the park on the Level that hosts a cafe, skate park, and bank holiday events including farmer's markets, antique fairs, and fun fairs Seasonal, winter ice skating, not to be missed in the grounds in front of the romantic Royal Pavilion especially wonderful at Christmas.

During the festive season from late November, Thanksgiving onward the accommodation will be 'seasonally' decorated, finished with a beautifully decorated tree for Christmas completely ready for the holiday season.

The accommodation offers the luxury facility of street parking right outside the accommodation when available, or in close by adjacent streets. Guest permits for this facility can be bought for a nominal price. Please ask. However, the on street parking is free from 8pm in the evnings to 9am until the next morning so why not take advantage of this facility of parking.

There is however, 'free' on street parking five minutes walk away for weekend guests booking the accommodation, Friday evening through to Monday morning until 11am, with no restrictions. More information on enquiry or booking the accommodation.

Interesting 'themed' pubs with live music from local bands, and restaurants are located nearby on every corner of Hanover approximately a minute walk from the house. Buses run conveniently every few minutes to any centrally destination including Hove actually!

Hanover has it owns unique 'quintessential' seaside charm and your visit to Brighton will definitely start here. It is on a hill, but the hill if on foot can be avoided. Information provided on enquiry or booking the accommodation.

The pub, the Dover Castle at the end of the road, and other local pubs on Southover Street, such as the Geese and the Grays also provide frequent live music and open mikes nights especial at the weekends. Also many of the local pubs on Southover Street adjacently close to the accommodation serve delicious Sunday lunches and other interesting menus. You don't even have to venture into Brighton to have a good time!

Turn right out of the house onto Southover Street and turn right again across the road and a really useful inexpensive, convenient, local shop can be found recommended for its original organic produce and relative low prices!! No need to waste time going to supermarkets when only visiting for a short time...

There are 'two' local public swimming pools, within five to ten minutes walk of the accommodation plus concrete tennis courts close by in beautiful Victorian Queen's park with its beautiful clock tow and arched entrance - The secluded park itself offers a wonderful peaceful setting with a large pond and cafe close to the waters edge, good for a lazy afternoon or a picnic and great for children, perfect for watching wildlife that live there- recommended, which only the locals know of, (we are always amazed how lovely it is) and a world away from the famous busy tourist Brighton beach, but which again is only five minutes leisurely walk away if you want a complete quick change of scene down to the beach for a dip in the sea or a walk on the pier.

'Brighton Level' is also just on the doorstep. The vibrant park has excellent children’s adventure area, skate park, lovely cyclist’s cafe and Vegan cafe. Always a relaxing place to sit in the sun and watch the diverse people of Brighton in the summer months.

Brighton with its wonderful history and diversity, culture, and distinctive cosmopolitan feel, the city has something to simply offer everyone. Come see for yourself, you certainly won't be bored whatever the weather. There is plenty to do and see. Visitors always want to return again and again, and never want to leave

Alternatively, spend a day at the races - the accommodation conveniently close by to Brighton race course, with it panoramic views of the coast.
If considering a day at the races, please check dates and time of meetings to avoid disappointment. Ladies day is always fun!

Ten minutes from Brighton station, you can travel to London by train and be in the London within one hour by high speed rail. Alternatively, reach other Sussex coast seaside destinations also easy to access by train.

Should you have any 'additional' guest requests, we could facilitate, including flowers for an anniversary; delivery of your favourite daily newspaper; providing chocolates or a bottle of wine for that extra special celebration - please do not hesitate to ask.


Our mission and mission statement is to ensure that you have a ‘memorable’ time spent here in Brighton, and enjoy the accommodation and what is has to offer so hopefully you'll make a return visit or recommend our hospitality to others to enjoy.

The pretty patio style garden offered with 'outside living' on two tiers, with palms and seating areas unique to Hanover with its quirky design is definitely not suitable on the 'upper tier' for 'unsupervised' toddler age children due to the nature of the natural terrain.

The accommodation however, is strictly offered only on condition of a non smoking basis/


Please note that the accommodation and the patio garden is set on two floors and may not be suitable for younger unsupervised children - young children should be supervised at all times.

On enquiry and subject to booking the accommodation, please can all guests advise of children's ages staying to discuss any child proofing and potential hazards. The accommodation may not be suitable for children under three years old.

Please be aware by opening the windows on the second floor this could be considered a child hazzard of any age.

Guests have access to the whole house and the patio garden, and are welcome to use all facilities.

Evening free on street parking available close to the accommodation. Free weekend parking five minutes walk from the house. Please also ask about guest on street, all day, parking permits which are available for a nominal price.

It is the responsibility of the main guest booking the accommodation to provide and facilitate to pass on all house rules and additional information to their fellow guests booked to stay at the accommodating. Key will be provided only to the main guest booking the accommodation.

Keys will only be provided to the guest making the reservation.

One night stays are 'generally' reserved for business travelers accepted Sunday through to Wednesday.

We have a small library of books on local history which guests are welcome to peruse.

Dinner table can be extended to seat six comfortably .

Younger children must be supervised at all times on the stairs, living room fire and in the patio garden.

If there is anything we have forgotten, please don't hesitate to say so we have the opportunity to put it right.

On arrival provided is our complimentary 'welcome hamper' with essentials incle uding milk, tea, coffee, sugar and basic continental breakfast for your convenience.

On late arrival, the code to the lock box to access the key to the accommodation will be only provided on arrival to the accommodation for the safty of the accommodation and the guests.

On departing from the accommodation please place all used towels in readiness for washing in the washing machine and place all rubbish/recycle/trash in the relative bins outside.

We also ask that you kindly leave the accommodation clean, tidy and as found in readiness for future guests. Failure to do so may result in further charges being applied to your account. Cleaning charge is for linen refresh and for freshening up the accommodation.

Strictly no parties allowed at the accommodation.

Everything is built on 'trust', in the Airbnb community so everybody is happy and everybody is treated with respect. Disregard of these rules lets the Airbnb community completely down.

If the property is not left as found and in clean reasonable order, then a £50 surcharge will be deducted from the deposit which includes the oven.

All breakages or damaged must be reported and will be deducted from your deposit, failure to do so will deprive the next guest of the accommodation facilitates and the best experience.

£100 find for lost keys

Little tip about parking in Brighton's narrow streets is to go in partially forward and then out of the space then reverse back into the space, this process will make parking far easier in tight spaces and it works!

Windows left open on the upper floor with unattended children are not suitable for any age as there are no child locks on the windows

Situated on a leafy country road within easy reach of local shops, cafes, takeaways, country pubs, public footpaths and public transport this cosy period cottage is full of character. Close to several historic and National Trust properties, guests can also reach Tunbridge Wells, Glyndebourne and Lewes in under 25 mins, Brighton and Eastbourne in 40 mins. There are several golf courses and fishing lakes nearby. This cottage is perfect for couples or a family.

The space
The cottage has been sympathetically decorated to reflect its original charm, with a log burner in the lounge, just perfect for cosy evenings in after a day's exploring (initial logs included). The beautiful garden is ideal for sitting out and relaxing with a cup of tea in the morning or a glass of wine in the evening.
There are two bedrooms, one with a double bed and one with two singles, a separate small kitchen with oven, hob, microwave, fridge and mini-freezer and a breakfast room. The bathroom has a shower as well as a bath.There is free Wifi, TV (freeview) and heating.

Guests will have sole access to the cottage but the garden is shared. There is ample parking, which is set securely behind electric gates.

Other things to note
Please note that this cottage has some low ceilings and doorways, which, though adding to its charm, may influence the choice of some guests.
For people with mobility issues it might be worth noting that the cottage is a couple of steps up from the garden. The cottage interior is on various levels (there is a small step into the lounge and 4 steps down to the kitchen). The bathroom is on a halfway landing up to the bedrooms, which are on the first floor.

There is ample salt pepper olive oil vinigars stock cubes & herbs. Individual marmalade’s and strawberry jam. Some tea’s coffee’s & sugar, some treats an a home made cake. I hold 5 star food hygiene rating. Foil and cling film are provided.
The lounge/diner has comfortable seating and table 4 chairs. Free WIFI, Smart Free View TV, Netflix & iPod Station.
Outside - Relax in the decked garden with table & chairs & bench. Cushions under the stairs. In the shed there are 2 fold up loungers. The garden is a lovely sun trap come the afternoon.
Please note the house is not suitable for little one’s crawling and walking up to 3 years of age due to the stairs not able to safely take stair-gate’s.

Guest access
Full access to house and garden space, with private car parking for 2 cars at the rear of the property, (Estate rules say NO COMMERCIAL VEHICLES ALLOWED). Access from the front or back of the house, via a key safe situated at the front of the house. Keys for back gate, garden door an front door. The doors are turn locks inside, use key outside to lock.
Key safe lock box number will be given a few days before check in day.

Other things to note
It is our high priority to keep you our guests and our neighbors safe while you are holidaying at Gem of a Home.
Under no circumstances is an Electric Scooter or Bike to be bought into our property. Also please note no EV car charging is permitted. Thank you. There are charging points round at Asda and other places.
Myself and my husband do all the cleaning unless we are away then we have Lucy come and do it for us. At each change over we are vigilant to Hoover and clean
the inside of all bedroom draws and wardrobes then use antibacterial cleaner in them. We wipe over the coat hangers in the wardrobes. The headboards are cleaned along with all surfaces and under beds. We wash and change the mattress protectors every change over. The pillow protectors are washed monthly also each pillow has 2 pillow cases on each one, and both of these are washed every change over. We always put a clean shower curtain up every change over.
The bedding is removed from the house and previous washed bedding is used to make up the beds. Bathrooms kitchen and lounge are thoroughly cleaned every change.
All doors an handles are wiped down along with all surfaces. The boiler is on for hot water and heating. HIVE Heating thermostat inside lounge door.
On departure day please remove all bedding including all pillow cases, and the top mattress protector, to the bath for easy pick up thank you. All washed on 60c. Each bathroom has Shower gel shampoo conditioner and hand wash. A small selection of toiletries are in each bathroom should you forget to bring one of yours.
Please note the house is not suitable for crawling up to 3 years of age children due to the stairs not able to safely fit a stair gate.
