Cobweb Cottage is a 16th century thatched cottage set in a beautiful garden in the New Forest National Park with ponies at the gate. The guests have direct access via the drive and garden pathway to their ground floor private bedroom which has its own entrance doors and overlooks the garden. The guests have their own ground floor cloak room with walk in shower. Guests are able to use the table and chairs on the lawn outside their bedroom where the only noise they will hear is the birds singing.

The space
Ideal for walkers, birdwatchers and cyclists. Salisbury is 11 miles away and Bournemouth and the beaches are only 18 miles away. Market towns of Fordingbridge and Ringwood within 5 miles.

Guest access
Guests can use the main drive into the garden to access their accommodation which has its own double doors into the bedroom.
They will be the only guests at the property.
They will have access out onto one of the lawns at the property where there is a table and chairs for their use.
Guest's cars can be accommodated in the drive.

A car is essential for getting to Cobweb Cottage and exploring the area as there is no public transport.

This self contained guesthouse is perfect for escapes to the New Forest. Situated in the New Forest National Park 'Forest’s Edge' is great for anyone who enjoys the outdoors.

Our guesthouse is very comfortable with a sofa, arm chair, king size bed, bunk bed & trundle in one room. There is a separate kitchen & separate shower room with toilet & basin.

The garden is huge with lots of seating. We welcome dogs & we are close to Peppa Pig (Paultons Park) and the beach.

Cats not allowed.

The space
This holiday cottage is perfect for families. There is a king size bed for parents and a bunk bed and trundle bed for children (which can also take adults). All beds have high quality cotton linen and down duvets and pillows.

You can relax on the (brand new as of Nov 24) four seater sofa and separate arm chair and watch the 43 inch flat screen TV which has Sky Q, Freeview, Netflix and Amazon TV.

The separate kitchen is kitted out with an oven, which has ceramic hot plates under glass. There is a microwave, slow cooker, toaster, kettle, fridge with freezer and utensils. We provide pots and pans etc. We also provide tea, coffee, sugar and milk (1 pint).

The shower room has a shower, toilet and basin. Towels, shampoo and shower gel are provided. We have an ironing board, iron and clothes horse. If you require washing or drying of clothes we will do that for in our house and will deliver your items back to you as soon as we can.

We accept dogs that are well behaved and ask that they don’t go on the furniture (3 dogs in total).

Forest's Edge has it's own private entrance and is situated behind the guesthouse garden gate, which your car will be parked behind. The garden is for your use only and separate to the main house garden (our garden). The garden is very large and big enough for a game of bat and ball, football or any other sport you wish to play. If you have a dog it is fully enclosed so that they won’t wonder off. The trees and shrubs are mature and are beautiful in the Summer and Autumn.

All year round there are ponies in the field one side of us and sheep in the field the other. You can occasionally spot the family of deer or a few stray foxes.

We love our little part of the New Forest National Park and welcome you to stay anytime.

We both work full time and so to enable us to clean the place we ask that the check out on weekdays is 0930 and 10 am at weekends (the site says 0900 but it doesn't allow us to change it to half hour checkouts).

We have a separate room across the courtyard from the guesthouse that can be for two extra guests (for 7 people in total, not including infants). This is available to book via a separate listing. It's called 'Forest's Edge Guesthouse & Garden room'.

Two car spaces are available for guests and there is a side entrance where guests can come and go as they please. Free parking.

It’s a self check in to the Annex via a key box.

If you’re planning on a cycling holiday we have a building you can lock your bikes away in (next to the guesthouse). we have cycle maps in the property. Please request the code to access the store room to lock away your bikes.

The Garden Cottage is a self-contained cottage with its own entrance and use of the kitchen garden and tennis court in the spring/summer. A very well equipped kitchen/sitting room with comfortable sofa, a bathroom/shower and beautiful double bedroom upstairs. In a beautiful part of Hampshire for walking, cycling or a few days exploring local towns/villages. An ideal working from home environment too with excellent wi-fi. Wonderful views over our garden and the Basingstoke Golf Course.

The space
• Guest access: The main house and cottage are set back from the lane behind electric metal gates with plenty of off road parking in the drive. The cottage has plenty of privacy away from the main house and hosts. There is also storage space available for bikes if needed in the tack room.
• Hall: The entrance to the cottage opens into a hall where you can hang your coats and boots after exploring the vast number of local walks and attractions.
• Kitchen: Very well equipped kitchen with a fridge, microwave, cooker, toaster, kettle and Nespresso coffee machine and everything you need to prepare and cook meals. A table and chairs provide a space to enjoy any home-cooked meals during your stay or equally offers a peaceful area to work with fast WIFI provided. There is also a small TV in the corner of the room (which has all Free View channels) and a comfortable sofa.
• Bathroom: A good sized bathroom with a powerful shower and heated towel rail. We provide good quality fluffy towels for your stay and luxury bathroom products.
• Bedroom: Upstairs the beautiful bedroom is decorated in stunning neutral tones. The comfortable king size bed with luxurious Egyptian cotton bed linen will give you the perfect nights sleep. The bedroom has glorious views across the garden and has a seating area with two comfortable armchairs to curl up in and enjoy a good book. The bedroom also has a new 32’’ Smart TV so you can enjoy Free View, Netflix films etc (through your account) or connect with your laptop etc from the comfort of your bed.
• Garden/outdoor seating- in the spring/summer guests have the use of the kitchen garden with a table and chairs to enjoy. It is a sun trap for the morning sun and perfect for breakfast or evening drinks. There is also a hard tennis court that can be used in the summer with prior arrangement.

Guest access
A car is advised for your stay due to the rural location but not essential and there is plenty of safe parking in our drive. Several guests have arrived by train then used local taxis very easily for the duration of their stay.

Other things to note
Due to stone flooring throughout the downstairs area and fairly steep stairs we say no infants and children for safety reasons. However, if you wish to stay and have a young baby (roughly under six months and not yet crawling etc) please let us know as we have hosted couples with very young babies in the past.

The space
With original, character features, this 150-year-old Grade II listed cottage has been recently renovated with a charming modern country interior.

On the ground floor you will find a cosy and calming living area, with a TV, DVD's, Netflix, Amazon Prime, Disney, books and board games available to use.

The country kitchen has cutlery and tableware provided, with a Nespresso coffee machine and blender. Cleaning products, a dishwasher and a washing machine are available to use. The adjoining dining nook is furnished for a cosy meal for two overlooking the garden and a small bathroom downstairs where you will find the boiler. This dining table can be extended and used as a comfortable workspace if needed. The garden has two levels, a lower courtyard and an upper grassed level with a lounge seating area, surrounded by plants and greenery: a mini oasis.

At the top of the stairs, you'll find the bedroom, designed for deep relaxation. This room is equipped with a Kingsize bed, fitted with luxurious quality sheets, a full-length mirror and inbuilt cupboard for guest use.
The main bathroom is ensuite to the bedroom overlooking the garden, with another inbuilt storage cupboard for toiletries, a bath to relax in and a floating monsoon shower.

Guests will have access to all areas of the house, however personal belongings will be locked away in certain cupboards.

Free Residential parking is available close to the property, please let us know the number plate prior to your stay in order to register your car.

The Cottage is in the centre of the village within the heart of the New Forest, next to shops, restaurants and pubs. It has a cosy open plan layout with parking for a small car outside. It is suitable for couples, families, singles and friends. Situated an 8 minute walk from the railway station, there are great walks, cycling (with hire available in the village) and horse riding near by.

Car Park space on property is fairly small, if you have a large car please use the car park over the road. (Please be sure not to park in the Day Lewis Pharmacy parking area)Also please note that the shop in front of the Cottage will need access to the bin area, so please dont block with large cars or bikes.
I have left a parking clock in the Cottage for use in the carpark. Please return it to Cottage after use, ready for the next guest if needed. Thankyou.

The Lodge has been newly renovated, giving 24sqm of self-contained studio style accommodation, with modern fitted kitchen and bathroom facilities.

Located on the ever popular Stockbridge High Street with it's host of shops, pubs and restaurants, it also sits in the heart of the Test Valley with endless opportunities for those who love the outdoors.

The space
The main living space is divided into two, comprising a vaulted seating area directly accessed via the entrance and a bedroom area to the rear with an adjacent shower room.
There is a sofa bed in the living area which can be utilised on request in addition to the double bed if required.

There is also a fully fitted separate kitchen.

The property is well appointed with great facilities including Wi-Fi and Smart TV.

Externally there is a handy covered area, adjacent to the front door, for boots and outdoor clothes as well as a couple of bike racks.

The property benefits from it’s own access and parking, although the access is quite narrow there is also plentiful parking nearby.

Bourne Cottage is a charming, cosy, timber-clad cottage set back in the grounds of a stunning 19th century Georgian property. It sits in the pretty village of Hurstbourne Tarrant surrounded by beautiful countryside providing walks on the famous Test Way. There are a number of really good pubs close by to choose from. Stonehenge, Highclere Castle and the Bombay Sapphire Distillery are near as well as the quaint market town of Stockbridge and the city of Winchester with its beautiful cathedral.

The space
Bourne Cottage is a quiet, comfortable, self-contained timber-clad two storey property with character and charm.
On the ground floor it offers an open plan living room and kitchenette with a dining area. The cosy lounge area has large L shaped sofa, a coffee table and tv, complete with Netflix and dvd player.
The kitchenette is well equipped and offers a range of teas and ground coffee/cafetiere, a freestanding (countertop) combination convection oven/microwave/grill (no hob), a toaster and some fresh bread, butter, jam/marmalade/honey plus granola, cornflakes and some milk to get you going. There is a dishwasher, fridge and washing machine in the kitchenette if required.
Upstairs, the bedroom has an elegant, walnut sleigh bed with a sumptuous feather and down topper, beautiful cotton bed linen and blackout curtains. There is plenty of storage with hanging and drawer space.
The bathroom has a bath and shower over the bath with large bath sheets and lovely hand soap and shower gel.
Both the bedroom and bathroom look out towards the beautiful walled garden.
You are welcome to take your coffee or drinks and sit outside if you wish. The garden has access straight out onto a public footpath and rolling fields.
Use of a fire pit and Weber bbq in the garden can be privately negotiated. If you fancy surprising your partner with fresh flowers in Bourne Cottage (supplied by a lovely inexpensive local florist) please let us know.
There are many great pubs and restaurants nearby which Helen would be happy to advise you on including the Jack Russell at Faccombe, The George at St Mary Bourne and the Fox at Tangley.

Guest access
There is private parking in the gravel driveway for one car with additional free street parking outside the property. Helen will be happy to advise on local taxis. There is a bus stop outside the George and Dragon pub opposite for local bus services. You can wander through the village to the church and playing fields with various local walks from there or directly from the garden onto the hills behind. You are welcome to enjoy sitting out on the table and chairs in the garden. There is a local shop in walking distance.

If you have horses they can join you! With private arrangement locally you can bring your horse or horses during your stay to enjoy superb off road hacking in an area of outstanding natural beauty. Horses are provided with self contained paddock accommodation with post and railed fencing, separate access and mains water. Hard standing is available for vehicles during wet weather. Onsite tuition can be arranged with Kate, a sport horse rehabilitation specialist and ex racehorse retrainer, in a large arena with an excellent surface, located in a peaceful yard and gentle natural environment. Hawthorns Cottage is located down a quiet path in the pretty village of Pikes Hill, on the edge of Lyndhurst. The cosy cottage has been recently renovated, and has lovely light rooms with plenty of period features. It's in a quiet location, with easy access to the amazing New Forest countryside, as well as being close to the amenities in Lyndhurst - including pubs, tea rooms, gift shops, restaurants, takeaways, bus tours and the New Forest visitor centre. A really great location for a holiday.

The space
Hawthorns Cottage is a characterful Edwardian end of terrace cottage in the beautiful and tranquil Pikes Hill area of Lyndhurst, in the heart of the New Forest National Park.

With parking in a layby on the side of the road, a small gravel ginnel leads to the cottage.

Through a gate and into the front garden, this is a pretty and enclosed area, with gravelled area and a bistro table and chairs. With the benefit of direct sun throughout the morning, this is a lovely spot for breakfast.

Entering through the front door into the small hallway, you turn left into a good-sized bright sitting room, with stripped floorboards, open fire, SMART TV and comfortable sofa and chairs. A door leads to the good sized kitchen/diner with a dishwasher, gas hob and oven, Belfast sink and lovely handmade wooden kitchen units. Off the kitchen is a small larder, containing fridge freezer, and a separate downstairs toilet/cloakroom, which also contains a washing machine. A highchair is available.

A stable door leads to the enclosed rear garden, which gets the afternoon and evening sun. The garden has a small patio area, with dining table and chairs, as well as a lawn and well stocked flower and herb beds. There is a small shed with room for storing 2 bikes if required, as well as separate gated access down another ginnel to the road.

Upstairs the cottage has a very large double bedroom at the front of the house, with large wardrobe and chest of drawers. This room has plenty of room for a travel cot, which we can provide (though guests will need to bring bedding for this). The smaller second bedroom has twin 3 ft single beds. The luxurious bathroom has a beautiful D shaped bath with a fantastic rainhead shower, a toilet and sink with vanity unit.

The house is old and full of character, but has the modern benefits of double glazing, gas central heating and cooking, and a shiny new bathroom.

Location
The cottage is in a fantastic location – 10 minutes walk from the centre of Lyndhurst, known as the capital of the New Forest National Park. Despite the proximity to the town, the house is extremely peaceful, and a 1 minute walk in the opposite direction leads across the cattle grids and into the forest itself, with ancient woodlands, heaths and bogs, and the world famous New Forest Ponies.

The cottage is very easy to get to, situated only 15 minutes from the A31/M27 trunk roads. The nearest mainline station is at Brockenhurst, 5 miles away, with direct trains to London Waterloo, Manchester, York and Bournemouth.

· Stairs are relatively steep and narrow, as would be expected in a cottage of this type. A stairgate is provided at the top of the stairs if required.
· Parking in a layby on the road outside.

The cottage is in a very quiet residential neighbourhood and therefore isn't suitable for a party weekend!
The nature and location of the cottage means it is suitable for small groups, couples and families. It is not suitable for contractors' accommodation.

The Coach House is a lovely 2 bedroom cottage, set on the edge of a village in beautiful countryside. It is close to Stockbridge, Winchester, Hungerford, Marlborough, Stonehenge, Salisbury and Highclere Castle. Good train access, nearest station 3 miles. Great for walking and cycling, with a good village pub 5 minutes walk away and a renowned Thai pub 15 minutes walk away.

The cottage is separate to the main house and has one bedroom with a double bed upstairs and another with twin beds, a bathroom, large sitting room and kitchen downstairs. The sitting room opens onto a terrace area and the garden.
