An ideal country getaway- a great base for exploring local attractions including Oxford /Cotswolds. There is ample parking on the driveway and a large garden. The hosts, Sarah and Tim live at the property - the only rooms shared with them is the hallway and kitchen (for breakfast).

Children are welcomed over the age of 7 but we do not have any facilities for them.

Hairdryer in both bedrooms and an iron and ironing board available on request. Use of washing machine and tumble drier. We ask for £5 per load please.

We want our guests to enjoy their stay with us and we ask that our home is treated with respect. Accidents can happen but if anything is damaged or broken during your stay please let us know.

We have a friendly cat called Lola. She isn’t allowed upstairs and won’t go in your lounge unless you invite her in! She is not able to go outdoors on her own as she was repeatedly attacked by another cat, so we ask you to be mindful of this and make sure doors are closed behind you. She has access to a safe area outside.

Our Victorian Gothic cottage on the Thames Path is ideal for walkers. We are in the conservation area of Wallingford, two minutes from the Market Square, with a wide choice of coffee shops, restaurants, a theatre/cinema and buses to Oxford, Henley & Reading - an ideal stop for those walking this National Trail.

Christmas Cottage is a stylish home with a country feel, conveniently located a few steps away from the amenities of the pretty market town, Thame. The accommodation is comprised of a country style sitting room and dining room area, a modern kitchen which leads to a small, secluded courtyard garden. Upstairs is a beautifully beamed bedroom and a bathroom. Street parking is available. The Cuttlebrook nature reserve is close by for quiet walks and the Phoenix trail a few hundered meters away.

Other things to note
Note that there is a bath with a shower attachment but no separate shower unit. Also if you are well over 6' you may have to duck occasionally upstairs - all part of the charm of the country cottage! Also, the property is not suitable for infants or children. Thank you for reading the house rules to keep the cottage as lovely for future guests!

This is a very spacious Grade 2 listed one double bedroom cottage, with exposed beams and Horton stone walls, refurbished to a high standard. Downstairs there is a large sitting room with two comfy sofas and armchair, and a kitchen/dining room. Upstairs is a double bedroom with bathroom en suite. It is perfect for cosy weekends away from the hustle and bustle of life!

The cottage is a very spacious one bedroom space which offers off road parking for one car. There is a patio area with table and chairs. It is fully equipped with all the essentials to make your visit as enjoyable as possible.
The garden area belongs to the farmhouse and is a private space.

Adwell is a tiny hamlet just 30 minutes from Oxford and the cottage is in the grounds of the Adwell Estate. This is a gem of a place in the middle of the countryside where you can relax, go for walks around the extensive private grounds, and yet it is a stone's throw from Oxford, and only 40 miles from London.

The space
The cottage is in the middle of the farm at Adwell and you are well away from the hustle and bustle of life. You will arrive in the old farm yard of the estate and the cottage is a conversion of one of the farm buildings.
On the ground floor the cottage has a sitting room where you also eat, a small kitchen and a twin bedroom. Go up the quaint spiral staircase and you have a double bedroom, ensuite bathroom (without shower) and a further room which can be used either as an office (it has fabulous views over the lakes of the estate) or a child's room.
The cottage is suitable for a family with 2 children, although it is pretty remote so not great for teenagers who want to go clubbing! We often have 2 couples staying to get away from it all!
Thame and Watlington are the nearest towns and they are about 10 minutes away by car. Thame in particular has several restaurants and pubs, and Oxford is nearby with masses to do.
Outside the cottage there are chairs and tables for relaxing when the weather is fine.

Other things to note
Dogs are welcome but there is a £15 charge for the duration of your stay.
You are welcome to walk around the lakes on the estate, and there is a private drive which you are welcome to walk or bicycle on.

Forget your worries in this spacious and serene cottage. Nestled between the hustle and bustle of Oxford and the beauty and calm of The Cotswolds, the Cottage provides a newly refurbished home from home to stop, relax and explore the surrounding area: Blenheim Palace and Woodstock (7.5 miles), Soho Farmhouse (8 miles), Bicester Village (8.5 miles) and Clarkson's Diddly Squat Farm (12 miles). The Cottage sleeps up to 2 with a king sized bed (and additional sofa bed in the downstairs living room).

The space
The Cottage is in the grounds of Rectory Farm House (our family home) but is fully detached with its own private entrance and outside patio area, as well as gated off street parking. It is situated in the beautiful and peaceful village of Steeple Aston and surrounded by stunning countryside and well situated for some fantastic local walks, including several that you can take straight from the doorstep.

As you enter the Cottage (which has been recently refurbished) you enter a small hallway with hanging space for coats. On the right of the hallway is a bright and spacious living room with a comfy sofa and foot stool. The additional sofa can be turned into a double bed if 2 guests would prefer separate sleeping areas. The living room also contains an inside dining area and access through the patio doors to the terrace where you are able to sit outside and enjoy the views of the garden. From the left of the hallway is a well equipped kitchen with oven, induction hob, microwave, toaster, kettle, fridge, washing machine and dishwasher. Just off the kitchen you will find the downstairs bathroom which includes toilet, sink and a fantastic walk-in shower.

Continuing through the kitchen you ascend the stairs up to the first floor. At the top of the stairs is a large landing area with a desk and chair if you need to work during your stay. Off the landing is a small upstairs bathroom with bath (and shower fixed above), toilet and basin. In the other direction from the landing is the master bedroom with king sized bed, ample wardrobe space, a comfy chair for relaxing and beautiful views to the garden.

PROVISIONS

Within 10 mins walking distance of the Cottage you will find a well stocked shop / post office, our local village pub, The Red Lion and a lovely cafe, The Grain Store in Middle Aston.

The nearest larger supermarkets can be found about 15 mins drive away in either Bicester, Banbury or Kidlington. Alternatively, you can arrange for supermarkets to deliver to our address.

There is a strict NO SMOKING policy in both the Cottage and on our property since it is our family home. Thanks for your understanding.

Be careful and use the handrail provided when going up and down the stairs

Sorry but we don't allow pets in the Cottage. We do have our own dog who is able to freely roam around the garden (but does not have access to the fully enclosed patio area that the Cottage enjoys). We would kindly ask that if the gate to driveway is closed when you arrive that you please shut again after you have driven in so that our dog does not go exploring around the village on her own!

The Snug is a one bedroom cottage, with one bathroom with a large shower, it can sleep up to 2 people, the bedroom has its own clean style, with one double bed, large open plan living, kitchen, dining area and a sitting room with TV, a snug, cosy place for two.

The space
A communal garden can be found at the back of the property, it is lawned and is available to all guests that are staying at 152 The Hill. When you step outside the property, you are metres away from a newsagent, a butcher, a deli, a chemist, restaurants, pubs, a little further down is the Co-op shop. It is a brilliant place to stay as a base to explore the Cotswolds, with many places to visit.

The Coach house, a lovely brick cottage built ~1880, has been renovated to provide an open plan, stylish interior. Upstairs sleeps 5 people with a downstairs bathroom. The historic city of Oxford (easily accessible by bus) provides plenty to do and the Thames and Cotswolds are lovely walking areas nearby.

The cottage has it's own patio and garden area with trampoline. There is table football, games and books. Off road parking available. It is situated in the grounds of the owner's home.

It is an open plan property, so please note there isn't a door separating the bedroom upstairs from the stairs and living room downstairs.

There are several local restaurants within easy walking distance - including Bhoomi Kitchen (0.4 miles), included in the Michelin Guide 2022. There is a great Lebanese restaurant called Beirut as well as a Greek restaurant and a Japanese take away. There are also pizza and burger places, four pubs and a number of cafes including Jacob and Field's (0.6 miles) with lovely breakfasts/ brunches. We also have two desert places in Headington including Heavenly Desserts - an American style diner which is a great hit! There are a number of supermarkets within walking distance including Waitrose (0.6 miles) as well as a small Waitrose in the Shell garage closer by.

The airport buses from Heathrow and Gatwick have stops that are just a 10 minute walk from the house providing easy and comfortable access to the coach house. The buses from the train station (U1, X8 and 280) stop at the top of our street (a 2 minute walk to the house). The stop to request is Headington Girls School.

Gledston Cottage is a 17th Century listed cottage located in the heart of the pretty North Oxfordshire village of North Newington, 3 miles from the centre of Banbury. Built in the early 1600's it is quirky and full of character with an enclosed south facing rear garden.
