Ok fine I guess, but when I tried contacting them on the day of arrival they told me the accommodation is in Scotland and not London. So I had to scramble on the flight to UK to find a legitimate hotel and this "company" refused to refund my money despite multiple confirmation emails stating the property was in London. Shockingly, despite Expedia selling me a room under false pretenses in another country, they claim the property manager will not respond to them so they can't do anything. "

Dining room opens onto wooden decking above the garden, perfect for summer meals and watching the kids play in the garden. Garden features 7m trampoline (new safety netting installed June 2023) and climbing frame with swings, a slide, monkey bars and pirate tower in play area with soft rubber chipping underfoot. Closest tube is Ruislip Manor (Piccadilly and Metropolitan lines) which is 500 meters/7 minute walk away and Ruislip Gardens (Central line) is 1km/18 minute walk away.

- "Poor communication re checking in and a change I attempted to make. The flat had a horrible smell of cannabis that permeated the entire building. When I asked for this to be addressed immediately, it never happened. There was mold under the faucets in the bathtub and stains on several of the pieces of furniture. The neighborhood did not feel or appear safe and the exterior looked nothing like the pictures in the listing. There were several lights out in the hallway as well as the flat and this went unaddressed when I asked for it to be resolved. We ended up departing 48 hours after we arrived due to the above and thus had to take out another property for the week that we were visiting. Overall, this was a very poor experience and would not use this property owner/manager again. "

Flat is situated on the top floor of the building with a lift right from the bottom floor entrance door (no stairs needed to access lift). Entrance to the flat is separated with large corridor, utility rooms on the front with the washing machine and dryer.

- West Ruislip tube station is 2min walk (timed exactly) and bus stop is opposite the station. This is the last stop on the central line that connects you to everywhere in London. Additionally Hillingdon and Ickenham stations (Piccadilly, Metropolitan lanes) 10-15 minutes walking distance.
- Parking is not available in residential building, however there are several off road free parking in the near by area.
- There is storage for bicycles.
- Area is a very peaceful quiet area with nearby woods for walking and close to Ruislip Lido.
- Shops and restaurants within short distance.
- The area has the perfect balance for having easy access to busy London life but also the 'suburb' countryside life.
- Uber is operating well in area, Heathrow airport is 20 minute by car, or a bit longer by tube.
- Close to A40, M25, North and south circle lines , M40 motorways to access around to UK by car. Central London 35-40 minutes to drive by car.

I would be happy to communicate on wats App , keeping the place clean and tidy is a must, quiet times are important to keep for the landlady and for guests too.

Private use of an a fully self-contained compact guest annexe, as pictured. You will have your own private entrance onto the property and to the Annexe from outside so you can come and go easily.

This annexe is attached to our home. There is 1 step to enter the annexe but otherwise it’s on 1 level/no stairs. Peaceful residential street, I arrange parking for our guests.

The facilities are well equipped with a good sized shower in the en-suite, mini kitchen/kitchenette , workspace (desk/chair), TV and streaming (Prime & other apps), exercise equipment, iron/ironing board, full length mirror, hairdryer, toiletries: everything you need if you are working away in the area, or attending events in London - we are 5 minutes from the tube if you wish to leave your car. You also have plentiful outside space to enjoy your downtime.

The kitchenette offers facilities to prepare simple meals vs a full kitchen (there is no oven/hob for example, there is a fridge, microwave, toaster & kettle, crockery etc).

For our guests’ convenience we provide tea, coffee, milk, jam, butter etc so you can easily prepare breakfast or snacks.

Our guests tell us they appreciate how private and quiet the annexe is. Enjoy using the dedicated space for you in our summer house or patio to work, eat, or just relax.

We are minutes walk from several supermarkets if you wish to self cater or a choice of good quality cafes and restaurants in a safe, walkable, village-feel neighbourhood.

Walking distance to Ruislip and Ickenham high streets, close to tubes and good access to Central London (20 mins by train, 30 min by tube), Wembley, Uxbridge and on bus route (no 278) to Heathrow - all about a 20 min journey.

Sole use of the guest annexe (bedroom, en-suite and kitchenette), plus use of a courtyard garden with table and chairs - we aim to give you private use of this space during your stay.

We live in the main house which the annexe is attached to: there are no shared inside spaces and you have your own access to the property and your unit through the garden.

Sorry but we cannot accommodate pets, no smoking (both inside & outside), visitors by prior agreement.

As this is a compact space we are set up to host solo guests: we levy a penalty for unauthorised overnight guests of £200
