This home is all about location! It is the second home in the community just steps from the clubhouse, restaurants and lakefront. Vacation living doesn't get any better than this! A four-bedroom, three full-bath home plus den that sits on the 18th fairway of the golf course. Over 3,000 square feet (with more space in the lower level) there's room for everyone to gather or to spread out.

This 4,500 sq. ft. home has five large bedrooms on three levels permit guests a sense of privacy while just steps away from the 1000 sq. ft. LR/DR with 55" smart TV and wood burning fireplace, the picturesque sun porch with 43" smart TV, and large deck with Weber grill, outdoor heater, lounge area and outdoor covered dining area.

On the main level, you will find the large primary suite with king bed, walk-in closet, and large master bathroom. The main level also includes the LR/DR, spacious kitchen and pantry, sun porch and a full bathroom.

Located on the upper level is a family favorite - the custom-built nautically themed bunk room that sleeps four and provides an area for younger guests to play games or just relax. All beds are adult sized. Just in case. We have plenty of children's toys, books and games available, so you can leave yours at home.

The lower level offers three additional spacious bedrooms and two full bathrooms. One bedroom with two queen beds and large walk-in closet, a second bedroom with a queen bed and walk-out access and a third bedroom with a king-sized bed.

Abbey Springs is a private gated "residential resort" consisting of 400+ upscale homes and town homes on 300 acres surrounding the Abbey Springs Golf Course.

Our large Clubhouse and activity center houses an Olympic-sized indoor pool and hot tub, locker rooms, an outdoor pool and separate kid's swim area, a newly renovated fitness center, the Abbey Springs pro shop, and an arcade / game room with a ping pong table, pool table, air hockey table and plenty of video games for kids of all ages.

The Abbey Springs Clubhouse also offers four outdoor clay tennis courts with group and/or private lessons available as well as three pickle ball courts.

- "This house had a fantastic layout for a family or friends vacation. There are lots of spaces that are very conducive to spending time together, or to break off into smaller groups. There is a very large open gathering area, a large deck with a fantastic grill, a very nice kitchen stocked with essentials, four full bathrooms, five bedrooms, and an enclosed back porch. Another plus is a secluded, main floor master suite. Great extras - There is a closet packed with toys, a credenza stocked with games, a nintendo in the enclosed back porch, two 4 passenger golf carts, plenty of beach towels and toys for the beach. The hosts seemed very accomodating, but we really didn't need to reach out to them for anything. The Abbey Springs development had so much to offer our group - indoor and outdoor pool, health club, pickle ball, a golf course, driving range, a beach, playground, a casual grill and a fine dining restaurant."

The house is close to the pool, club house, and beach especially with the golf cart. The owner was very accommodating and responsive. Our guest house is located on a picturesque 5 acres, next to a woodland forest. We also run a bird sanctuary on the property, Georgia's Place Bird Sanctuary, which makes this a paradise for an animal lover! We are happy to give guests a tour of our sanctuary. There is a large deck and fire pit for an enjoyable evening, and a walking trail for wildlife enthusiasts!
We kindly ask guests not to bring meat onto the property as we are running a sanctuary that promotes compassion for all animals. We do have 3 vegan cookbooks in the kitchen for you do enjoy!

Enjoy staying at a secluded corner unit with wonderful views of the golf course from an upper deck & walk out lower patio. In the warmer months, you will have access to one golf cart for fun & easy access throughout the community. We make check in & out easy with keyless access. If nobody is booked the same day, we are happy to accommodate early check in and/or late departure. Our family visits the townhouse frequently & has put many special touches to the place. With that in mind we hope you find it as comfortable, welcoming & kid friendly as we do.

The bright & open first floor plan gives way to a living, kitchen & dining area that is fully stocked with everything one might need. The dining room will comfortably seat 6 people in additional to a highchair & booster seat if needed. The living room sofa is equipped with a queen pull out sofa for extra guests. You'll be able to enjoy a new weber grill & outdoor patio furniture right off the kitchen on the deck. You might get lucky in the mornings or evenings & get greeted by deer or other wildlife. The 1st floor bedroom offers a comfortable queen bed & black out shades. You'll also find a pack n play in the bedroom closet.

The lower level has its own separate cozy family living area with a walk out patio. On the patio you can enjoy sitting around the fire place at night taking in the beautiful scenery. Also located downstairs is the second bedroom with two queen beds & a closet full of games & kid's toys. We have also supplied beach towels, coolers, pool/beach toys, & 4 Tommy Bahama beach chairs to take with for a day at the clubhouse pool or lake.

You will be able to take advantage of the dining at the clubhouse, yacht club or pack your cooler for a picnic at the lakefront picnic tables. Grab lunch at the clubhouse while overlooking the putting green, range & outdoor pool. In the evening, enjoy finer dining at The Yacht Club with a breathtaking sunset lake view. Reservations are highly recommended. We are happy to do that for you or you can call the number on the Abbey Springs website. In the summer you can also enjoy sitting outside The Yacht Club by the fire pits & enjoy the live entertainment on most weekends. The restaurants are for members & guests only.

The townhouse is located 5 minutes from downtown Fontana & 15 minutes from downtown Lake Geneva. Downtown Fontana gives access to the public beach, renting a boat/pontoon & local favorite restaurants (Chuck's Lakeshore Inn/Gordy's Boat House) & coffee shop (Coffee Mill). Downtown Lake Geneva has a wonderful selection of shopping & restaurants too.

The Lake Geneva area offers year round fun. Fall is a wonderful time to see all the gorgeous foliage & stunning views around the lake. Apple picking & Halloween events are also a fall must. In the winter months, you are a short drive away from Mountain Top at Grand Geneva, Alpine Valley Ski Resort & Wimont for those wanting to ski. On the lake you can also enjoy ice fishing, cross-country skiing & ice skating. If we have had enough snow, there is even sledding nearby. And don't forget the annual Ice Castles!

You will have access to two parking spaces with more parking available at the clubhouse. Abbey Springs does charge a daily amenity fee for all days of the stay including arrival & departure. You will need to provide all guest information prior to arrival to ensure the appropriate guest amenity passes are available. The townhouse is family managed & fully licensed STR23-00033.

Everything inside was so well thought through with great quality and every amenity needed. We had such a nice welcome with cold drinks in the refrigerator, a personal welcome card and basket and saw there was so much attention to the details which made us really feel like we were on a resort holiday! Our cozy condo at Abbey Springs has everything you need to enjoy your get away! Abbey Springs is a luxury 5 star gated community right across from Geneva Lake. As our guest you will have access to all of the amenities this members only community has to offer! The use of our golf cart will allow you to explore the grounds with ease.

Our first floor condo is tucked away in a quiet wooded area. The fully furnished screened in porch is waiting for you to enjoy a cup of coffee and watch for deer. Our deck box is stocked with beach chairs, floats and sand toys, ready for our guests to use!

Guests will have full access to all of the amenities Abbey Springs has to offer. Spend time at the private beach, soaking up the sun at the outdoor pool, relaxing at the indoor pool and hot tub, playing tennis, basketball, bocce ball, pickle ball, fishing off the private piers, enjoying the state of the art fitness equipment at the recreation center or playing arcade games in the clubhouse.

There are also three restaurants conveniently located on the resort if you don't feel like cooking in our fully equipped kitchen.

THINGS TO NOTE:
• Golf cart is available approximately May-September. Renter will be required to sign an additional agreement before being given access to the golf cart key.
• Washer and dryer in home.
• Driveway parking available for 2 vehicles, with additional parking in the overflow lot by the clubhouse as needed.
• Upon entering the neighborhood, guests will need to check in at the security checkpoint where they will issue access cards and parking pass(es). No more than 6 guests will be allowed onto the grounds of the community. Guest passes for community amenities are included in the nightly rate.
• This home is equipped with two (2) external security cameras. The first is mounted over and actively monitoring the driveway. The second is mounted on and actively monitoring the garage.
• The Abbey Springs community provides the indoor and outdoor pools, hot tub, sport courts, arcade, fitness center, beach, lakefront park, and restaurants. We generally expect them to be open and available year-round (besides the outdoor amenities being available seasonally), but their availability is at the discretion of the community. As such, host is not responsible for the lack of availability of any community-provided amenities.
