- "Excellent!" - "The best hotel in the Hamptons! Luxury hospitality without pretension. Quiet, simple and the only one worth the price tag. You will pay the same if not more at any other local hotel and receive the worst service. It would be so easy for Roundtree to just rely on the high summer months to make money and rob you because they can, but they don't. The whole team works with an integrity uncommon to the area. Easy walk to everything in town and while they don't have a restaurant or bar they make up for it in complimentary F&B. It's almost better because it keeps the choas out. "

We were there on a cold rainy summer weekend, and I was uncomfortable with the cold air that was fan-fed through vents throughout the house. Also had minor problems with the television in our room, and the darkness in the closed (no light). Breakfasts on both mornings were excellent. - "Fantastic as always!!" - "The property was in a great location. Walk to the beach. The unit we stayed in was also very well organized, and mostly clean aside from the floors needing a good mopping, they were at least debris free which at least kept the ants at bay. The huge shower was a plus! A couple of suggestions, blackout curtains or blinds would be helpful for people who are hoping to get a restful sleep during their vacation. The blinds were completely transparent (light filtering blinds) and let in a lot of sunlight. Needless to say, we were up when the sun was up and didn’t get much of a restful vacation. Second, while the sleeping arrangements looked very beautiful, and well maintained, both sleeper sofa mattress and main bedroom mattress were very uncomfortable. Investing in a memory form mattress topper is an inexpensive way to make a more comfortable stay for your guests. The patio was also very well done however it was not utilized since there wasn’t an outdoor grill. It would have been nice to have had dinners outside on a grill so that would be another suggestion, to invest in an outdoor grill. The decor was also very nice but a lot of it was not functional in terms of storage. In small spaces, utilizing the limited space you have is key. I’d rather have had more functional storage rather than decorative pieces throughout the unit. With that said, our stay went well enough with most days spent on the beach. Please invest in blackout curtains and mattress toppers. "

Quaint, but not claustrophobic, 2 bdrm (dbl bed in each), 1 bath Amagansett cottage with additional outdoor shower on swimmable bay-fed pond with awesome views!
Steps to bay and famous kite boarding/windsurfing beach. Surrounded by sand dunes and natural preserves. 2.5 miles to the ocean (although only 1 mile as the crow flies). It feels like you're in another world, but you're only a 6 minute drive to the Amagansett village and a 12 minute drive to East Hampton or Montauk.

One double and 4 single kayaks make for a wondrous adventure: put kayaks into the pond across the road and take curvy inlet to the Harbor and bay. Bluestone patio out front (where greetings at friendly neighbors abound) with water views, and sand dune side yard with deck, picnic table, umbrella, lounge furniture, herb garden, propane gas grill.

Flowers and greenery will have grown in for the season and you will truley enjoy my magical 'bliss abyss.' Watering flowers is part of the deal, please. I have mostly repeat renters. My regulars loved the place and area so much they bought a place around the bend! Electric base-board heat (mostly not needed), cable and internet. Must use cleaning svs at least every 2 weeks.
No pets, except maybe a small dog w/ extra security deposit and prof cleaning).
I am currently only looking for a seasonal renter to start July 1 and go through Sept. 6th for $20,500 for full season!! If I have to break it up: July- $9500

The entire house was cooled in August by one window mounted a/c unit and the house was extraordinarily hot when we arrived. The two very small bedrooms had multiple fans. The TV did not work. The house had the appearance that the owners simply left the way it was when they departed the day before, refrigerator filled with food, and there were multiple personal hygiene items throughout the house. On the plus side the geographic area is beautiful with wildlife abounding. The owner was cooperative and easy to work with. The outside shower is a real plus."

We loved the apartment, and the amenities - though it was too cold for the pool. The proximity to the beach was unmatched and the services they provide (chairs, umbrellas, towels) are so nice. Because we were so close to the water, we could fall asleep to the sound of waves and enjoy coffee on the porch overlooking the ocean in the morning. Just a note - you sign a contract with the resort saying that they can give you an alternate room if yours is compromised - this happened to us. They gave us an almost identical unit to the one in the photos except the view wasn't the same. For the price, it would’ve been nice to have what we booked but it was totally out of their control and they were VERY kind and accommodating. The room we got was fantastic! All the staff were very friendly and kind and seemed to really care that we had what we needed. The stay was 10/10. We would love to return. "

The steps and hallway outside was littered with crumbs and crackers. Bags of garbage were outside. The beach was best part from what I could.l see The pool was small and very old.
