Outdoor Space: Step outside to the oversized pool deck! Four comfortable seating arrangements to include a fully shaded porch with a large dining table perfect for lunches or al fresco dinners! Lounge in the saltwater pool and enjoy your favorite tunes on the outdoor sound system (sonos). The spacious sundeck for those wishing to soak up some vitamin D and oversized umbrella area with cozy lounge provide options for everyone! Pool towels and a few rafts are included. Pool is heated when possible (cannot be heated if nighttime temps fall below 62), you are not paying for pool heating it is simply an added bonus we are happy to extend when Mother Nature cooperates.

Cooking at the Cottage: The modern kitchen is open and bright with a large marble island to gather for morning coffee or afternoon happy hours! Brand new GE Café appliances were installed for the 2023 season. We’ve tried to stock the kitchen with everything we think you might need as we know some of the best memories are made when sharing a wonderful meal. A 36-inch Blackstone grill is available for use (please note propane is not included, though you are welcome to use what is in the tank) for evening cookouts.

Rest Well: Premium white linens are included for each of the beautifully appointed bedrooms.

Before booking the cottage, we want you to be sure that it is the perfect fit for your vacation. This means we want to be clear on our policies before booking. Please take the time to read the information below that you are agreeing to when booking.

1. We like to celebrate too, but you are booking this property understanding that no more than 6 guests are permitted. “Parties, events, receptions, festivals, meetings, commercial use, or guests above the registered number are strictly prohibited”. Animals are not permitted in the house or on the property due to life threating allergies. Please note that breaking these important house rules will result in the immediate termination of your booking along with any cleaning charges or damages that occur as a result of breaking these rules.

2. Accidents happen! The good news is when you book the cottage you will have purchased accidental damage insurance. The insurance covers all accidental damages up to $1500, but you MUST report the damages to me through the message center BEFORE you check out. From there I can submit the claim, its really is a very easy process. I encourage you to do utilize this great coverage by doing a quick walk through before you depart so that you can avoid being billed for accidental damages.

3. Absolutely no smoking of any type. The cottage is inspected immediately upon check out and any trace of smoking is immediately identifiable to the proceeding guests. You will be 100% responsible for any cleaning fees or smoke damage to the cottage.

4. Swimming is at your own risk, absolutely no diving as the deep end is only 5.5 feet. You are booking with the understanding that there is no lifeguard, no pool alarm, no pool cover. You will be required to sign a pool liability waiver prior to check in. You are responsible for your children and guests while staying at the cottage.

5. For the safety and security of our property, please note there are 3 exterior cameras. One on the driveway, one outside the fence viewing the outer perimeter of the property, and the last on the far corner of the property at the shed. All three cameras are activated by motion.

6. We are one of the very few properties that does not charge a cleaning fee (most for properties this size in this area are upwards of $300. We trust that you will care for the cottage as you would your own home and will leave it as you hope a guest in your own home would.

Best Things to Do in Annapolis

With a nickname like the "Sailing Capital of the U.S” it should come as no surprise that Annapolis plays host to various water-adjacent activities. The warmer months are particularly buzzy around Annapolis Harbor and City Dock, the heart of the historic district.

If you’re visiting for the first time, a guided tour of the city is your best bet to cover as much ground as possible. In true Annapolis fashion, there are plenty of options to see the area by boat. Visitors who come aboard the Harbor Queen will explore Annapolis Harbor and cruise by the banks of the Naval Academy while learning about the city’s history and geography (tours are available from April through October). The Annapolis Maritime Museum & Park also offers Skipjack history tours that provide additional information about the Chesapeake Bay and its ecology. Travelers who don’t quite have their sea legs can opt for a 60-minute trolley tour around the charming streets, marinas, and high points of the city. Access to the U.S. Naval Academy is limited, but it’s certainly a must-see spot when in Annapolis. Both public and private tours can be arranged through the Armel-Leftwich Visitor Center.

If you prefer to discover a new place on your own, be sure to walk down brick-paved Main Street and pop into its shops, art galleries, restaurants, and bars. This home is tucked back in a cove of the river and deep into a cul-de-sac. Yet your accessibility to food and other stores are within a 5 minute drive. You feel as if you could be a tree house with steps leading to the river. The view never gets old and the calm you are able to experience here is good for the soul. Bring the whole family to this great private duplex with lots of room for fun. You will be close to many attractions. Located in a safe neighborhood with parks and a pier just blocks away! The furniture is very comfortable for a rainy day or hang out in the jetted tub. There are large smart TVs in every room. Cook your own meals and make your own 10 second coffee. Extra toothbrush, razor, etc. We have all of the necessities!

Was intending to take the grandchildren to six flags, but weather was only 50 with wind and clouds. Not much fun on a rollercoaster being cold or frozen, so we stayed in and the kids really enjoyed the game room with air jockey and foosball! Great spot to enjoy family fun! Yard was good for bocce too! Too cold to use the outside deck, but everything was perfect!"

Fantastic location, minutes from Annapolis by land or water. Amazing sunrises and sunsets can be seen sitting in an Adirondack on our large dock. There is great fishing and crabbing right off the dock! Bring your boat, we have several private boat slips and would consider renting the boat lift for an additional fee for rentals over 1 week. In-ground pool with chaise lounges, large deck with gas grill, Green Egg and lounge area with outdoor sofas. Fire pit is available to use as well. There are several fishing charters that can be booked that will pick you up close by our home if you're interested in a Bay fishing experience.

The interior offers 5 bedrooms, three full baths and sleeps 14 comfortably. Interior dining area seats 10. Full kitchen, laundry and ample parking. Two full bathrooms with tub/shower configuration on 2nd floor and one full bathroom with walk-in shower on 1st floor. Two living/family rooms with plenty of seating for everyone and smart TVs. Peloton is available for those that have knowledge of how to use it, a Peloton account and proper locking shoes. (Absolutely not for children). Our home is great if you have members of your party that can't do a lot of stairs - one of the bedrooms and full baths are located on the first floor, with minimal stairs.

The house was in great condition with tons of rooms for all different sleeping needs. We spent a ton of time enjoying the deck and pool for easy relaxing after spending our days on the lax field. The view of the water was perfect! And the kids loved all the outside space, the pool and trampoline. Ali was incredibly responsive and a great communicator (in advance, during and after our visit). To maintain a peaceful environment for all guests and nearby liveaboards, quiet hours are enforced from 10 PM to 7 AM.

🔹Occupancy Limit🔹
The maximum number of overnight guests is two, and the total number of people on board at any one time is limited to six, as enforced by the marina. Failure to comply with this rule could jeopardize our ability to operate within the marina.

🔹Parties & Events🔹
Parties and events are prohibited. We welcome small gatherings to celebrate special occasions, such as hosting friends or family for dinner, as long as you respect our quiet hours and adhere to the occupancy limit. Please notify us in advance if you plan to host a gathering so we can inform the marina and ensure that our team is aware of any non-overnight guests accessing the private marina.

🔹No Smoking Policy🔹
Smoking (including cigarettes, e-cigarettes, cigars, and marijuana) is strictly prohibited inside the boat, on the front and back decks, and within 20 feet of the entrance. Smoking is permitted only on the rooftop and docks, provided it’s done at least 20 feet from the entrance. Guests must leave no trace of smoking paraphernalia. Violating this policy may result in a cleaning fee of up to $500 to restore the space to a smoke-free condition.

Third-party decoration vendors are not permitted. However, we offer curated decoration packages, and our concierge team can work with you to create custom packages based on your needs. This policy ensures our space is well-maintained, the appropriate materials are used, and excessive cleaning is avoided, preventing disruptions to other guests’ reservations. For safety reasons, jumping, diving, or swimming from FLOHOM 3 | Bung-a-flo or the marina piers is strictly prohibited. While the water is tempting, this rule is in place to ensure the safety of all guests and avoid accidents or injuries.

Please refrain from leaning or standing on the rooftop railings. While the rooftop offers stunning views and a relaxing atmosphere, exercising caution is essential to prevent accidents or falls.

The charming, newly-furnished waterfront Suite is located in the locked-off lower level of the 4 bedroom home, Cool Spring Cove, which is also available for rent. The suite has beautiful views, and a semi-private joint-access swimming pool and pier shared with the upstairs main home. Enjoy your morning beverage on the pool deck overlooking the water views. Grill a homemade picnic and sit by the water under the umbrella overlooking the pier. The space has a living room with a sleeper sofa, full kitchen and washer/dryer and sleeps up to 4 guests. Pool is open May through end of September.

Welcome to beautiful Arnold, MD! This basement apartment is completely private- with a separate entrance, bathroom, and refrigerator/kitchenette. Walking distance to "The Point" waterfront restaurant! A fifteen minute drive to downtown Annapolis, this location offers all of the convenience of being near town while being in a quiet and private location in the suburbs. The apartment includes one bedroom, a comfortable sitting area, kitchenette, and full bathroom.

The space has one bedroom with queen bed, a large sitting area, and a full bathroom. There is a private access to be able to come and go as you please! This basement space has plenty of light though none of it is natural.

The basement is all yours with the exception to one locked storage room that we are using. We ask that the upstairs/main floor of the house remain fully private.

This is a basement apartment and therefore, it's not as sound proof as we might hope. You will hear our footsteps and voices upstairs. Having recently lost our dog, we also enjoy pet-sitting for friends and sometimes have a four-legged friend around who you may hear as well.

We do our best to keep things quiet and hope you'll do the same. We do provide earplugs and a noise maker in case you're particularly sensitive to sound when you're asleep.

Downstairs, a comfortable king bedroom is at the base of the stairs as well as the laundry room available for guests use!

STARTER KIT:
We provide essential linens and a starter supply kit to help you settle in. Please note these items are not replenished during your stay.

Kitchen Kit: 1 roll paper towels, 2 small trash bags, 2 large trash bags, dish soap, 2 dishwasher pods, 2 laundry pods, 1 sponge, 2 dish towels.

Full Bathroom Kit: 2 rolls of toilet paper per bathroom, and travel size shampoo, conditioner, body wash, body lotion, bar soap.

Linens & Towels: Beds are made with sheets, pillowcases, shams, and a comforter. We provide sheets for sofa beds that are left in the room with the couch, but not for trundles/rollaway beds. Each guest receives 1 towel set (large bath, hand, washcloth). The unit is equipped with a washer and dryer for guest use should you wish to refresh towels or linens during your stay.

If you need to have a package delivered during your stay please note that our delivery pick up window is Monday-Friday 9am-5pm at our main office. Please reach out to obtain the address that the package would be delivered to. Please note Oceans Edge Vacations is not responsible for packages that are not shipped directly to our office.
