They give you a door code to the front door and to your room so no assistance was needed at the late hour. The inside was wonderful with its old world phones, victrola, grand staircase and all the comfy seating areas on the first floor. The next morning we woke to coffee and scones in the living space and sat in the window seats. Upon reading about the Hartness history and the tunnels underneath we were able to get an unexpected tour of the tunnels, office and lab underneath. The history was really something. The woman was very informative and knew all the facts about the space under the mansion and the family and took a lot of pride telling us about it. "

- "Serene environment and lovely home close to town. We invited a third guest because the house sleeps “10.” The tree of us wanted separate rooms so he slept on a pullout on the first floor for privacy. Sheets and pillows for the pullout were nowhere to be found. Our friend left. Vacasa will text and email you non-stop providing no value compared to other properties we stay at. Long story, 2 bedrooms with additional place to sleep others if sheets and pillows were available. Massive fees from Vacasa with borderline harassment communication, communication, and texts."

- "Everything was clean (important to us) and pleasant. Exceeded our expectations overall and our family of 2 adults and 2 teens all enjoyed our short stay at this lovely wooden house tucked away for a quiet night. The house had everything you needed, and we had downloaded some movies on our iPad, so no wifi did not stop us from having some entertainment. But, looking up at the starry night together, marveling at the ever wonderful sight was an even better option. We counted a few shooting stars as well. Thank you Donna for being a great host. This converted one-room schoolhouse is in historic Grafton, Vermont. The house has many of its historic features. It is fully heated and has a backup wood stove. The house sits on 22+ acres most of which is wooded.

On the first floor there is a living room with a dining area, a kitchen, one bedroom and a bath. The bedroom has a double bed. The kitchen has a stove, a full refrigerator, a microwave and is fully equipped. The bathroom includes a full-sized whirlpool bath with a shower.

The second floor includes a queen bed and two single beds and lots of room for cots for extra people. The exposed original beams add a unique element. This room is accessed by a staircase and has full windows and standing room.

The two bedroom house has recently been comfortably updated by architect-owner with walls removed to create more light, The cottage has 2 small bedrooms both with queen beds. Bed linens and towels are provided.Internet provided.
The summers are warm and perfect views facing west so you can have awesome sunsets. This cottage gets great sun all summer long approx. 11am to 8pm. In the Fall, the leaves are spectacular. And in Winter, you can cross country skiing on the lake when its frozen . Mount Sunapee is only 20 minutes away if you are a downhill skier or snowboarder.

- "Overall a pleasant and restful stay. Good wifi, equipped kitchen, nice screened in porch. Perfect size for 2 adults. Figuring out the TV was complicated. Maybe we missed instructions? We didn't try the row boat because it was far from the dock and were told it had a leak. Nice kayaks! Several items to note for other renters: The listing doesn't mention steep stone steps from the parking lot to the cottage with uneven large stones to the front door. As we are well into our 60's loading in and out was a little tough. The plastic chairs for the fire pit were uncomfortable. One bed is very firm and the other is medium firm. Good bedroom drawer space and hooks. Plenty of pillows. Kitchen could use steak knives. Otherwise cookware was great and plenty of dishes. Very little dish soap. Some cooking supplies but not anything to get you through a week. (Bring spices, oil, condiments, coffee, tea, etc.) I don't recommend dining at The Common Man in Claremont. Very disappointing. We enjoyed the space, a little expensive for the location; town is a bit distressed with empty storefronts, limited shopping, things to do. Adding a decent fishing boat would be ideal and bring value to the rental."

There is so much charm to this historical treasure. We loved putting the kids to bed, then relaxing by the indoor gas fire. The kids loved the outdoor fire pit for smores. The grounds were beautiful and open, so much nature to soak in. The location is perfect, A short distance to the town of Chester, library (amazing children's room), Smitty's Market, Chester Rec Park, Mitch's Maple, antique stores, 15 mins to Okemo, list goes on. And on top of it all Ian & Polly are the kindest, most generous hosts. They left cookies for the kids, homemade bread on multiple occasions, along with giving us the local knowledge on upcoming town events. A very special couple. A very special place. Welcome to Sugar River Treehouse! If you’re looking for serenity, peace and quiet, in the most unique, breathtaking, beautiful setting, you have found it. On top of the trees, overlooking the Sugar River in the quaint town of Newport, NH you will find plenty of year round activities including swimming, floating, fishing on the beautiful, clear Sugar River, right outside the back door. You will find the treehouse sits up in between 2 beautiful northern hemlocks and is fully equipped inside.

The 720 sq ft treehouse is nestled in the trees atop a 1.40 acre property. It is a fully equipped home including a full kitchen with all full-size appliances (refrigerator, stove, oven, and microwave), pots, pans, plates, cups and silverware. The kitchen has a 2 stool peninsula and the connecting dining area has a 4 person dining table.

Guests are free to use the full size stackable washer and dryer.

There are 1½ fully plumbed bathrooms, both with radiant heated floors. You will feel like you are taking a shower in a spa with the 10” rainfall shower system, river rock flooring and a built in bench. You will step out of your shower onto cozy heated floors, which are simple to use with an ON/OFF button and UP/DOWN arrow buttons to control the temperature.

The bedroom has a plush King size bed, 48” Roku TV with a closet and half bath, also with radiant heated flooring. The entry level has a very comfortable, hospitality grade pull out sofa bed with a queen plus size gel memory foam mattress.

The living room has a 55'' Samsung TV also with Roku. There is also a wall mounted electric fireplace for ambiance that you can use with or without heat. The hospitality style sleeper sofa easily unfolds to a Queen Plus size gel mattress.

Detailed instructions on how to operate both TVs are provided in the Welcome Binder upon check-in.

Wake up to the fresh mountain air in the morning sipping your coffee or relax in the evenings sipping wine on either the large open deck or the connected screened in portion while enjoying the gentle breeze of the overhead fan. You will enjoy watching the river flow and sounds of waterfalls all day. There is also an outdoor firepit area, equipped with 4 Adirondack chairs, which overlooks the river.

There is a propane gas grill available for you to cook out and also a cozy firepit for you to roast marshmallows, make smores or just listen to the peaceful crackling while you wind down for the evening, looking up at the starry sky.

We welcome you to relax and unplug, but if you need to stay connected, we offer free WIFI, with a signal strong enough to accommodate working from a laptop.

Each level has a dedicated mini split and the heat/temperature is set to 65 degrees at all times. If you prefer a cooler or higher temperature there are remote controls at the entry of each level for you to adjust the temperature to your liking. Instructions to work the temperature controls are provided at check in.

You have full access to the Sugar River and 140’ of frontage at the base of the treehouse. Spend your time floating in the river or curling up on the hammock. Also a 3 person jacuzzi overlooking the river.

There is endless year-round activities to do in the area including Mount Sunapee for hiking or skiing in the winter. Upon arrival you will find a “Welcome Binder” that will list out all the activities and amenities in the area.

The property is 5 min from downtown Newport which includes restaurants, shopping, Shaw’s Supermarket, gas, Rite Aid Pharmacy, NH Liquor Store, and Dunkin Donuts.

“Sugar River Treehouse” is a short drive to Vermont where you can enjoy the Quechee, Windsor or Putney area which includes countless options for shopping, antiquing, breweries, distilleries, wineries, restaurants and ice cream.

There is also 2 local golf courses one in Newport and the other in Claremont.

- "We stayed at the tree house for a week and had a relaxing stay. We spent our days on the creek and evenings by the fire pit roasting marshmallows. The house had all the amenities we needed and is a well maintained, clean, comfy, quiet spot. We checked out a local PYO blueberry farm on Bascom Road (friendliest staff!) and drove into New London, NH to check out an indie bookstore, Morgan Hill. We had lunch at Little Brothers Burgers and HIGHLY recommend. Our last night we went to Suna for dinner and loved it (recommend making reservation). I will miss the sound of the running river at night. We will have to visit again!"

The space
This is a large farm house that has been completely renovated in 2023/2024. It has many typical New England farmhouse features including handmade trim and wood floors throughout most of the rooms. There are two bedrooms, each with a queen bed. The living room couch doubles as a pull out full-size bed. Additional guests may stay, but sleeping arrangements would be up to you (there is a other couch and recliner downstairs). The kitchen is a great place to sit and visit with friends and family to share a meal or drinks. A Keurig coffee maker is supplied with some coffee to choose from. The laundry room has a washer and dryer as well as some washer detergent pods for your use. There are two bathrooms - one upstairs with a walk in shower and one downstairs with a shower/tub combo. The back yard is large and open with a swing set, kids toys, a fire pit and a picnic table. You might choose to pack a picnic and take it down by the river or to the end of the property overlooking the river. We hope you will enjoy this house and the surrounding property as much as we do!

The Pioneer House is a unique survivor from Vermont’s earliest days. 100% solar powered (panels located on owner’s nearby farm) with zero carbon footprint. This classic center chimney cape, sitting on 12 acres, has been fully and lovingly restored, preserving the best of the old with state of the art all new heating and AC, along with a custom kitchen and 1.5 baths. The property also has a new deep artesian well. The 2 bedrooms feature comfortable, new queen sized beds with quality bedding and linens.

This newly renovated home built in 1794 has much of the original restored interior intact. Kitchen features granite countertops and custom maple cabinets. Access to upstairs bedrooms is by a steep stairway (10 steps.) This house is not suitable for small children or those who have difficulty climbing stairs. Beautiful backyard with fire pit and gas grill. Please note, the interior fireplaces may not be used by renters (prohibited by insurance company.) Property has high speed fiber optic internet. There is one external security camera on driveway side of house. We have a strict maximum of 4 guests in this rental.

This is a beautifully restored 3-4 room farmhouse apartment with a separate entrance near the parking area. Southeast facing and filled with morning light overlooking the flower gardens and open fields.

Private bath with Jacuzzi tub & shower, a fully equipped eat-in kitchen with stove, refrigerator, coffee maker, microwave, blender, and washer. Bedroom has a brand new queen size hypo-allergenic pillow-top mattress.

It opens to a separate reading area with two easy chairs, good lighting for reading and, to set the mood, a 1920 Victrola with lots of records. This is the perfect country home to unwind, relax and refresh yourself.

You'll have your own private getaway with access to our 30 acres of gardens, fields and woodland trails. Our waterfall on the Saxtons River is only 500 feet from your suite and offers a great place to have your morning coffee on the riverfront deck or swim in the deep water pool below the falls. Take a walk on the 1/2 mile riverfront trail without ever leaving the property.

In snowy winters we maintain these trails for cross country skiing & snowshoeing. We've placed benches at many scenic and private spots at the river's edge for your enjoyment.

We work in an adjacent building on the property and are available to assist you with almost anything - from local events to great places to eat or shop. We have lived here for decades and can direct you to many places off the beaten path that don't make it into any local guide books. The home is open to a visiting friendly dog (we have 2 great ones here already) and is 420-friendly.

Our home is in a rural setting adjacent to a conservation area and one mile from the village of Bellows Falls. Located there are many restaurants, stores, antique centers, an Amtrak stop and more. A couple miles further, across the bridge, is another historic village - Walpole, NH - with more great restaurants, grocery stores and many interesting shops.

Our home is located in the Connecticut River Valley, just a few miles from an interstate exit and protected by surrounding hills.

Our home is in a country setting that is open to natural light, near a small village and easily accessible to Vermont & New Hampshire attractions. There are many great restaurants within 10 minutes from our home or just stay at home and have some culinary fun in the kitchen. A movie theater and a few music venues are less than two miles away. Brattleboro, VT & Keene, NH (with many more food , shopping and nightlife options) are only 25 minutes from this private country home.

We are just a few miles from the Interstate I-91 exit and less than 2 miles to the Amtrak stop with daily trains to/from Washington DC , NYC and Montreal. Boston is just over 2 hours away.

Guest Access:
Camp Greenwood features two tiny homes, Sage House and Thistle House, plus a sauna and a private pond on seven acres of peaceful woodland. The entire tiny house and surrounding grounds (including sauna and pond) are available for guest use. Please note, while Sage House does have its own dedicated outdoor area with Adirondack chairs, Weber grill, and Breeo firepit, both the pond and sauna are Camp amenities, which are shared between both tiny houses.

The Neighborhood:
Chester is a charming quintessential Vermont town that is dubbed the antique capital of Vermont and known for its historic downtown, beautiful stone village, and thriving arts scene. The nearby towns of Grafton and Ludlow are equally as charming and full of outdoor activities like skiing, hiking, fishing and swimming.

Other Things to Note:
Sage House has potable, filtered water, which runs through a custom filter retrofitted for our tiny home. This leads to water pressure that can be a little lighter than what you may be used to at home!

Bringing your pup along? They are totally welcome with an additional $100 pet fee. Just add your pet to the reservation when booking.

Please note that Sage House is a non-smoking residence (both inside and out). Any violation of this rule will result in a $500 fine.

- "We truly enjoyed our stay at Sage House!! The tiny home was everything we needed for a short weekend getaway! We met the owner when we first got there and he was very friendly and welcoming! We stayed with our 6 month old Rotweiller puppy. She really enjoyed exploring the property and running through the snow. We were also able to enjoy the sauna on property which was a nice relaxing touch. The sleeping loft was very cozy with a very comfortable mattress. Although we did not utilize the kitchen to its fullest extent, it was well equipped with everything you would need to make a meal. The electric fireplace was a nice touch and added an additional heat source! We did get about 6-12 inches of snow overnight during our stay, but snow removal was done before we even woke up to start our day! It was the perfect home away from home! We would love to stay again in the future!!"

Public hiking /snowshoeing trails can be entered right through the backyard & Okemo mountain is just a short drive away! Although the building is bed & breakfast style we do not provide breakfast.

This room is located on the second floor towards the back of the Inn. This quaint room has a 43" smart TV, microwave, mini fridge, coffee maker & coffee, mugs/wine glasses & bathroom essentials. Shared spaces are available for relaxing, watching TV, getting your coffee fix or enjoying board games. There is also a front porch available for your leisure.

- "Property seemed well-maintained and cared for. We were only there a short time, but it was well put together. The check-in process was a little hectic, check in time was 3pm, but our room wasn't ready. The caretaker was very friendly. We only had to wait about 20 minutes. We weren't aware this property was a VRBO, and not a regular Inn. "

The Space:
Thistle House is professionally designed with modern amenities that include:

• A loft bedroom with queen bed featuring a Casper mattress
• Additional loft for lounging with Smart TV and retro Nintendo mini system
• Full kitchen with stove and oven, fridge + freezer, microwave, farmhouse sink and butcher-block countertops
• French press coffee maker and kettle (for pour-over coffee + tea)
• Plus a few added luxuries you may not always find in a tiny home ... tiled shower, traditional flushing toilet, washer and dryer, high speed WiFi (300 mbs), Heat and AC, and a Poly and Bark leather sofa
• Outdoor area with Breeo fire pit, Weber charcoal grill, and Adirondack chairs; plus a barrel sauna and private camp pond with a dock

**NOTE: Please bring your own coffee (course grounds are best for the french press) and your own charcoal if you'd like to use the grill. We provide 10 pieces of firewood for guests to enjoy, with additional firewood available for purchase.

Guest Access:
Camp Greenwood features two tiny homes, Sage House and Thistle House, plus a sauna and a private pond on seven acres of peaceful woodland. The entire tiny house and surrounding grounds (including sauna and pond) are available for guest use. Please note, while Thistle House does have its own dedicated outdoor area with Adirondack chairs, Weber grill, and Breeo firepit, both the pond and sauna are Camp amenities, which are shared among both tiny houses.

The Neighborhood:
Chester is a charming quintessential Vermont town that is dubbed the antique capital of Vermont - known for its historic downtown, beautiful stone village, and thriving arts scene. The nearby towns of Grafton and Ludlow are equally as charming and full of outdoor activities like skiing, hiking, fishing and swimming.

Other Things to Note:
Thistle House has potable, filtered water, which runs through a custom filter retrofitted for our tiny home. This leads to water pressure that can be a little lighter than what you may be used to at home!

Bringing your pup along? They are totally welcome with an additional $100 pet fee. Just add your pet to the reservation when booking.

Please note that Thistle House is a non-smoking residence (both inside and out). Any violation of this rule will result in a $500 fine.
