The dock is very large and connects to 2 other cottages. It's "shared" but you have your own designated space and area with a picnic table to enjoy.
The overall backyard space where the fire pit is located is shared amongst three units (including this unit).

Guest are able to access through front door and have a back sliding door giving you access right to the dock area of the unit. The dock is huge and connects to other units dock but each have separate dock area and amenities. Each cottage has one kayak and stand up paddle board in the warm months. Each unit also has its own patio furniture to enjoy. Please don’t move furniture.

Kayaks and Paddle board are available in the summer months along with patio furniture, starting in May. Please don’t move patio furniture.

- "The water was the draw for us and we enjoyed the views from which were available from just about every indoor location. The living space was fine for the 2 of us. We wondered, since there are beds for 6, how larger groups relax. There’s a picnic table with seating in an adjacent room but in the living room there’s only one couch that seats 3. Recognizing that there are high stools for the counter and a cushion, perhaps a comfortable armchair would be nice as additional seating. Just a thought.🙂"

She absolutely loved it and stayed there during our 5 day stay while I had business to handle. Cozy cottage on Lake Todd with 50 feet of private beach across the street is available for your summer fun! Cottage has 2 bedrooms and a full bath. Master bedroom has a queen size bed and looks out at the lake, second bedroom has 1 double bed and 1 twin bed. Kitchen has all the amenities you need and a charcoal grill is provided.

Large boats are not allowed on Lake Todd but it is the perfect place for canoes, kayaks and small motor boats with great fishing and bird watching!
Lake Todd is located in Newbury NH and is within minutes of Lake Sunapee. Mount Kearsarge and Mount Sunapee with great hiking trails for all ages!

Please note, cottage sits on a small hill with several steps leading to the entrance.

- "This little cottage is lovely. It is Immaculate, clean and has incredible charm. It has everything you need and more, from beach toys, a canoe, and lovely kitchen amenities. The interior decoration has been well designed and is just adorable. I went with my 2 adult daughters and grandson. We all declared its a keeper and we plan to make it a tradition to return every year. One suggestion, offer more overstuffed soft places to sit and relax. There are many wooden chairs, that are attractive, but for some of us, an overstuffed sectional sofa would have been perfection."

Your home away from home that is all about R&R and reconnecting with the outdoors. A spacious modern suite with all you need for a perfect get away. There is no TV so you can thoroughly enjoy the peace & quiet. We do have free wifi. Cell phone coverage is spotty. Enjoy your coffee or wine out on the deck listening to nature. We have a gorgeous secluded 25 acre wooded lot. Enjoy!

This suite was all built by Brett over 3 years; completed in 2011. All appliances are new full sized stainless steel. Soap stone corner sink. Granite counter. A dining table that seats 4. Linens are provided for short term guests. If you are staying longer than 2 weeks we do ask you provide your own linens (queen sized sheets & towels). We have plenty of blankets & quilts for both beds. The sofa pulls out easily & has a very comfortable larger mattress. The bathroom has a standup spacious glass corner shower with over head heater, light & fan. Washer & dryer are located in the bathroom. Please bring your own laundry soap. Just ask to use the BBQ grill (you'll need your own charcoal). The corner gas wood stove heats the space nicely.

We are in an outdoor paradise with all winter, summer, spring, and fall activities. Just 90 minutes from Boston, 45 minutes from the Manchester airport, 20 minutes from Colby Sawyer College in New London.

Summer is absolutely gorgeous in New England. Weather varies & frequently changes but can range from 50-80's. We do have a window unit air conditioner if needed. And there is a very large ceiling fan.

Fall leaf peeping is at it's best here in NH peeking around 2nd week of October (depending on the weather) and going for a long drive or hike is a must.

Winter adventure is all around as we are very close to skiing at Mt. Sunapee Resort, Ragged Mountain, Pats Peak, and Eastman Cross Country Center. We generally cross country ski the nearby snowmobile trails. You can snowshoe our property for some great exercise.

4 Wheel drive and or All wheel drive are highly recommended in this area. The house is located ~1 mile off the main road and is a very compact dirt road. The road is town maintained for snow plowing and sanding.

The charm of Lake Todd is that it is a private lake with three islands to explore and many secret coves for great fishing. It's perfect for small children as the beach has a gentle slope, but deep enough to jump off the end of the dock. You will have your own very private beach and a row boat to get to the islands or to look for fish. The cabin sits up on a small knoll that has views of the lake and the perennial garden.

There are two bedrooms, one with a queen size bed and the other has two twins. The bathroom is located off the queen bedroom with another entrance off the kitchen. There are hard wood floors with an oriental rug in the living room, and the bedrooms are carpeted. The bathroom has a tub/shower combination. Guests bring their own sheets and towels. We can supply sheets and towels for an extra fee but please advise in advance. Blankets and pillows are provided. The nearest grocery store is Market Basket, at exit 9 off of Rte 89 N- about 10 miles away, we urge guests to stop there to get their groceries on the way in. There is a convenience store at the gas station in the town of Bradford, one mile away. There is a post office, library and laundry mat in Bradford as well.

Lake Todd is located in Newbury, New Hampshire - just 15 minutes from the town of Sunapee where you can book a dinner cruise on Lake Sunapee. Mt. Sunapee, with 2900 acres, offers hiking and bike trails. Mt. Sunapee State Park on Lake Sunapee has a sandy beach with a nominal entrance fee. There are restaurants in Newbury, just 5 miles away as well as in the town of Sunapee. New London, about a 25 minute drive, has a summer theater and many restaurants.

Mt. Kearsarge State Forest is about 15 miles away in the town of Warner. Mt. Kearsarge has a wonderful short hike from Rollins State Park with fantastic views on the way to the top of the mountain. If you find the weather tower open, you can see Vermont and the White Mountains. On the way to the park stop at the Mt. Kearsarge Indian Museum which has family activities and educational tours.

Travel time from Boston is about 1.5hrs and Manchester Airport, Manchester, NH is about 45 minutes away. Easy commute up Rte 93N to Rte 89N and take exit 9.

We swam(lazed)in Lake Todd most days using the provided pool meeting but we also traveled 10 minutes down the road to Lake Sunapee State Park where for $5 per adult you can use the beach while enjoying stunning views of the surrounding mountains. Major grocery store (Market Basket) 15 minutes, fully stocked convenience store and gas station 2 minutes, multiple restaurants within 10 minutes. Newbury and Sunapee are where you eat out/take out a few nights and eat in a few nights; that kind of pace. Excellent wifi and 5G coverage too. Owner is wonderful and communicative with restaurants and other recommendations."

Get an early start to your morning with coffee in your boat as you see the sun rise and the loons swim by. Float around on your floatie with very calm water. Kayaks and paddle boards can be rented. Large yard and ample parking. This road is a private road near the State Beach and Mt Sunapee for summer hiking and adventures park activities. Take a tour of the lake by boat, go to the historical “Fells “ for some history and see a play at NL Barn Playhouse to round out your cultural experience. The Warner Indian Museum is a real find especially when they have a pow-wow.

Inside to the right is the a well appointed kitchen with new appliances, microwave, toaster, coffee maker and Keurig combo unit and all the pots and pans and cooking utensils you will need to make meals just like at home.
Next to the kitchen is the bathroom with a large shower stall, towels, shampoo and soap.
Walk through the kitchen and turn into the living room and dinning room space. Sit and eat your meals overlooking the lake or lounge in the living room and enjoy the 43 inch Roku flat screen TV. Please note that free wi-fi is available through out the house.
The Master bedroom is next with a beautiful platform bed that includes drawers underneath for storage and Vista II queen size mattress with memory foam top. Wake up to the views of the lake while lounging in bed.
The AC wall unit in the bedroom coupled with ceiling fans in the bedroom and living room/dinning room keep the space cool and comfortable in the warmer weather.
When you enter the house and turn left , go through the door and you can go straight ahead into the garage where you will find 2 kayaks and a paddle board at your disposal. Please make use of the life jackets when you go out onto the water. Included are recycling totes and a large trash bin to help you keep your kitchen clutter free. There is also a gas dryer for your towels and swimsuits and skiing or snowmobiling clothing.
The best part of this lake house is through the other door and up the stairs to Lake View Loft. Huge windows overlook Mountain View Lake. It's a large sunny room with a double bed and two twin beds. The platform beds include 2 drawers each for storage and Vista II mattresses with memory foam tops. Lay in bed and enjoy the view of the lake or watch a movie at night on the 50 inch Roku flat screen TV. For those desiring a bit of inside exercise enjoy the lake view on the stationary bike. The loft includes a free standing AC unit coupled with a ceiling fan to keep things comfortable.
Directly across the road is a stretch of lawn and your access to the water. Relax on the picnic table or sit by the firepit at night.

Tranquil, private, cozy home with a beautiful view on a historic country road. Very close and easy access to many activities and services. Including skiing/adventure park at Mt. Sunapee- 8mi; Pats Peak ski area:-12mi; snowmobile trails right outside the door; many hiking/snowshoeing trails just steps outside the door or just a short drive. There are several lakes in the area with public access including the biggest, Lake Sunapee. A lovely, relaxing and beautiful place to stay any time of year. There are a few sets of stairs (decks and upstairs bedrooms) and low ceilings in the two bedrooms.

Air conditioning is in both bedrooms and one on the main floor in the spring and summer months only.

I cannot host pets at all (service animals are the exception). My neighbor has a friendly dog that may chase a ball on my property.

In the spring,summer, and fall, this rural, grassy, tree filled area gets very buggy. I provide insect repellent for mosquitoes and ticks.

Cell service is good. Verizon service works best.

• Please take all food out of the fridge and freezer and please make sure all garbage is disposed of before leaving.
• Dishes used should be placed in the dishwasher and set to wash before leaving.
• Before ordering or having any packages shipped to the residence please check with hosts first.

The lake is beautiful and we enjoyed taking the kayaks out every morning. My family brought their fishing poles and were able to catch some fish right off the private dock. I enjoyed my time sitting on the outdoor patio and reading a good book and enjoying the beautiful views. If you have the chance swing by Sanctuary Dairy Farm for some delicious ice cream! All in all we enjoyed our time on the lake and had a very relaxing week!"

There is a large deck that surrounds the home on 2 sides.

The Acorn reflects its 1940’s origin (720 sq ft and lots of old wood) but has a new kitchenette, updated bath, and a renovated, light-filled second floor that provides 2 queen beds and a full-sized futon. Downstairs bedroom has 2 twins. Relax floating on the water, sitting on the dock, lakeside deck, or outdoor seating area with Solo stove, or enjoying the lake view from the screened porch. - From the South (Boston, MA): Take I-93 North to I-89 North, exit at NH-103 West toward Newbury.
- From the East (Portsmouth, NH): Take NH-4 West to I-89 North, then NH-103 West to Newbury.
- From the West (Keene, NH): Take NH-9 East to NH-10 North, then NH-103 East to Newbury.

Other Things to Note:
- AWD/4WD is highly recommended in winter months due to the private hill leading up to the house.
- The home is family-friendly, but please be mindful of young children near the fireplace and outdoor spaces.
