Lovely 1792 farmhouse in historic New England Village. Our house by Butternut Brook is great for a group of friends or family attending a wedding or graduation in the area. You can enjoy the house all seasons. It is fabulous for a great getaway for 2 or more.

The first floor consists of a well stocked kitchen with a 3 season porch and the kitchen is open to the den and dining area. - "It was amazing" - "We had a small family gathering at the house which served as a home-base for re-exploring and reconnecting with an area we grew up enjoying. The location is fantastic for reaching each area of New Hampshire and Vermont. Access to the highway is very close and the proximity to the surrounding towns and villages means you can have your getaway away and still enjoy what each has to offer. The house itself is wonderful for a family or group who wants to be together but needs to spread out or have some space to themselves for a bit of each day. The rooms are comfortable, well-proportioned and spaced for everyone to feel they have their own oasis within the house. We found multiple areas that were comfortable for reading away half the day. Communication with Karen and Jon was excellent. We also appreciated meeting Karen, who happen to be in the area, and who was very sweet. For us and our situation, the house was a perfect fit. We thoroughly enjoyed and appreciated our time at the house and would rent again next time we come back to the area."

Come enjoy our spacious comfy vacation home! This house has been in our family for about 15 years, where we gathered all our family and friends under one roof for any event! Whether we are here for ski season, fall foliage, summer river trips or spring hiking, this house is a great home base all year round!
Large and comfortable TV room with fireplace (and 2 futons), slop room for skis/snowboards/muddy boots (also has washer and dryer), great kitchen for cooking big family dinners, beverage refrigerator, large dining table (can fit 12 easily), comfortable living room to relax away from the TV, 5 bedrooms, lots of space for friends and family.
Local market is only a few blocks away, and there is a great little breakfast spot down the street. The house is easily accessible from a main road, and during the winter the plows make it easy to get in and out!
For the mountains, we are 35 minutes from Magic Mtn, 46 to Bromley, 37 to Okemo, 50 to Mount Snow, 65 to Stratton and 68 to Killington.
We have loved School Street for many years, we hope you and yours get a chance to come and enjoy it as well!
- "A spacious, clean, comfortable and well equipped home with room to spare for 6 adults and 4 children. I would highly recommend." - "My family had a great stay at this property! It was stocked with all major essentials and the fireplace was a great touch for the cold winter days." - "Me and some of the men from Church have an annual weekend getaway and this place was an excellent choice for this year's time. There are large rooms where everyone can gather in one place and there are plenty of tuckaway spots if folks want to talk in a quiet spot. Chris is excellent with pretty much immediate communication. The house is in a quiet part of a quiet town. But it's surrounded by a number of destination places, which Chris lists out in his documentation. If I had anything I would add to the description of the place, it would be to add pictures of each of the rooms. Also add that there is one large room that only had a space heater for heat. Not a huge deal if the door is left open so heat from the rest of the house and funnel in. We would definitely use this house again."

- "We stayed four nights at this comfortable. Victorian in the heart of Bellows Falls and would happily stay there again. I work remotely, so there was plenty of room for me and my PC. After a day of exploring nearby trails, rivers and waterfalls, and the old railroad depot area, we loved to drop into the overstuffed chair or sofa in the living room. Plus, there is a veranda, with comfortable chairs, looking out on a large open lawn. Bathroom and kitchen are clean and well stocked. A find."

In SUMMER, wander the deep green woods on foot or by bike and then cool yourself in a clear, local swimming hole.
In AUTUMN, hike along streams, up to mountain view points that will blind you in leaf season with amazing fall color.
In WINTER, snowshoe or Nordic ski on nearby groomed trails and return to a cozy fire to enjoy some hot cider before heading off to the pub for dinner.
- "We stayed here summer of 2018 and again summer of 2019. It is the perfect size, aesthetic, location, and price for my family. I came in from California and my adult daughter came up from New York for what is becoming our annual retreat at this sweet loft. There are peace and quiet and natural beauty, with easily-drivable proximity to Putney center, Brattleboro, Bellows Falls, and NH's Monadnock Region. I hope to return next summer!" - "A quintessential rural location with inviting charm and quirkiness. Spacious, open floor plan with large sleeping loft and wood floors throughout. Large windows and skylights throughout provide lots of light. Kitchen is well outfitted with gas range and large, up to date refrigerator. Fast, reliable internet. Owner was gracious and responsive. Recent storms necessitated exterior repairs that week. Owner was apologetic for the disruption and compensated us for the inconvenience - an appreciated gesture. We expect to return next year. - "My family and I thoroughly enjoyed staying at the property. The surrounding area is green and beautiful. The house is very charming and the linens are incredibly comfortable. We all wholeheartedly recommend this stay." - "Throughout the whole process, i.e. finding out some particulars, confirming our stay, and our check-out, Tessa was most helpful and quick to reply. My expectations were, I must admit, surpassed when we did arrive, much to my delight. The converted barn cottage is quiet, and yet easily accessible from the road. Tessa had even set the thermostat higher for us before our arrival and left a basked of lovely donuts (baked, not fried, which I really approve of!) baked that day. The kitchen was very useful for us, as we came with some food precooked and needed to minorly augment that for our dinners. I envied the kitchen sink for its size and the excellent water pressure compared to what I live with on a daily basis The bathroom, though smaller, as some of the review note, was absolutely perfectly usable and has good ventilation to keep it humidity free. Having this lovely place to sleep and eat served as a delightful base for our winter hikes and a friendly warm shelter to return to for the evenings. I would and indeed plan to stay again in the future!"

We've created a private, 1st floor getaway for you in our historic 1863 home in Southern Vermont. This is a wonderful retreat for those who love a peaceful riverfront setting with songbirds in the morning, wildflower fields and swimming below in our waterfall just 500 feet from your door.
Riverfront trails hug the contour of the Saxton's River that wraps around the property on three sides. These are kept open winter and summer to easily access the peace and tranquility of the river coursing past. There are many private pots to sit and enjoy nature at its best.
This is a beautifully restored 3-4 room farmhouse apartment with a separate entrance near the parking area. Southeast facing and filled with morning light overlooking the flower gardens and open fields.
Private bath with Jacuzzi tub & shower, a fully equipped eat-in kitchen with stove, refrigerator, coffee maker, microwave, blender, and washer. Bedroom has a brand new queen size hypo-allergenic pillow-top mattress.
It opens to a separate reading area with two easy chairs, good lighting for reading and, to set the mood, a 1920 Victrola with lots of records. This is the perfect country home to unwind, relax and refresh yourself.
You'll have your own private getaway with access to our 30 acres of gardens, fields and woodland trails. Our waterfall on the Saxtons River is only 500 feet from your suite and offers a great place to have your morning coffee on the riverfront deck or swim in the deep water pool below the falls. Take a walk on the 1/2 mile riverfront trail without ever leaving the property.
In snowy winters we maintain these trails for cross country skiing & snowshoeing. We've placed benches at many scenic and private spots at the river's edge for your enjoyment.
We work in an adjacent building on the property and are available to assist you with almost anything - from local events to great places to eat or shop. We have lived here for decades and can direct you to many places off the beaten path that don't make it into any local guide books. The home is open to a visiting friendly dog (we have 2 great ones here already) and is 420-friendly.
Our home is in a rural setting adjacent to a conservation area and one mile from the village of Bellows Falls. Located there are many restaurants, stores, antique centers, an Amtrak stop and more. A couple miles further, across the bridge, is another historic village - Walpole, NH - with more great restaurants, grocery stores and many interesting shops.
Our home is located in the Connecticut River Valley, just a few miles from an interstate exit and protected by surrounding hills.
Our home is in a country setting that is open to natural light, near a small village and easily accessible to Vermont & New Hampshire attractions. There are many great restaurants within 10 minutes from our home or just stay at home and have some culinary fun in the kitchen. A movie theater and a few music venues are less than two miles away. Brattleboro, VT & Keene, NH (with many more food , shopping and nightlife options) are only 25 minutes from this private country home.
We are just a few miles from the Interstate I-91 exit and less than 2 miles to the Amtrak stop with daily trains to/from Washington DC , NYC and Montreal. Boston is just over 2 hours away.
- "It was quiet and relaxing. However the view of the river was not as close as the description stated and the “wildflower gardens” were more like a walk through the woods then gardens. Other than that it was a beautiful place to stay and get away from it all." - "Beautiful property and well maintained "cottage". Kitchen stocked with everything you need to cook a dinner. (sans food and seasoning). Wonderful hosts, privacy and dogs on property are not bothersome and are very friendly. The cottage is close to Bellows Falls; a 10 minute drive to eclectic downtown area. The property attraction is the water falls and river swimming area. (bring water shoes). It is truly a beautiful setting. We would return in a heartbeat. "

What’s Nearby
There's a million reasons we've chosen this area to call home. Spend your time just being, or explore the many farms, restaurants, galleries, shops, and activities Southern Vermont has to offer.
We’re located 5 miles from downtown Putney where you’ll find Next Stage Arts, Yellow Barn International Music Center, and the Sandglass Theater. We also have a great food co-op, general store, and a few restaurants.
If you’re looking for a hike with a great view, it’s absolutely worth checking out Putney Mountain and The Pinnacle. Easily hiked in a couple of hours or less.
We’re 17 miles from Brattleboro - where you’ll find a larger variety of restaurants and local shops. We’re also blessed with a year-round farmers market - which is not to be missed!
We’re passionate about good quality food and supporting our local farmers and businesses. We would love the opportunity to recommend some of our favorite spots.
- "We came for Labor Day weekend with our dog from Boston. It was a nice distance to town, very cute cabin with a “glamping” vibe. Owners are very nice and the cabin was fairly secluded. Wifi/service was a bit spotty and the stairs up to the bed are pretty steep so we couldn’t bring our dog up, but overall it was a great property and we would definitely return!" - "Loved the hot tub!" - "Off the beaten path, this cabin offered a cool and quiet respite from the summer heat. Lovely wooded trails to hike, a hot tub to relax in at night, well equipped kitchen and a comfortable bed with a bay window to catch the first morning light. We were traveling with our dog and were pleased to find a place that was pet friendly. We look forward to visiting again"

- "We had a wonderful stay at the cozy Kilburn cottage, originally a sheep barn turned into workers housing in the 40s. We are very familiar with this beautiful area so knew where we were going and the setting. The attached ‘cottage’ at the Inns rear wing is charming and was just what we needed for visiting family nearby. It had all we needed for the 3 adults staying over and a family visitor for dinner. Loved the farm kittens and the views. The nature trail wasn’t open at the time of our visit as the cows were using that area but that was fine with us we walked around the farm then hiked on nearby trails, a short drive, and longer drive away. First evening there we enjoyed the take out bbq plates we got from Alyson’s Orchard across the road and up the hill at the new Orchard Tavern. We have also enjoyed meals at the Hungry Diner, a little drive away in North Walpole that is operated by the same farm and family! We definitely will be back."

- "Overall this was an awesome home with very unique vibes. It’s an older home that has had updated, but still has a classic feel to it. We used this home as a group of alumni of Keene State to go back and visit campus and have a place to hang out when we weren’t in town. It’s about 30 minutes from the campus! The home had a fun games like darts, shuffleboard, karaoke, pool table, and a chalk wall. The best part of the house was the 4 seasons porch attached to the room with the pool table! The basement has a big sectional, with the other games and a wet bar area with a full size fridge. This was perfect for hanging out late night and keeping the kids/ people who wanted to get rest upstairs. We didn’t have really many issues and the property manager was quick to check in and answer questions during our stay. The couple downsides were the listing is for 11 people but actually the “futon” is one of those IKEA couches that are extremely hard and really not something i would consider a proper sleeping bed for someone paying. Luckily someone had an air mattress that one of the guests used. The other off thing was there were cameras inside the house everywhere. there was instructions on how to shut them off but it still felt a little weird and i wasn’t fully aware of that. Either it wasn’t there or i didn’t pay attention to the listing if that is listed on the booking page. So just something to be aware of! That aside it was an awesome place and i would stay again"

Rochambeau Lodge is a large remodeled barn within Alyson's Orchard, offering accommodations for up to 18 guests in 8 bedrooms. The rustic and cozy space includes a full kitchen, a large indoor sauna, a woodstove, and plenty of yard space for games, grilling, and family activities.
Guests can enjoy the privacy of the lodge, or explore the incredible orchard property and the region around it.
The space
Alyson’s Orchard is an exceptional 350 acre working farm, perched upon high ground, with panoramic views of the Connecticut River Valley. A premier wedding and event destination, the heart of the farm is the orchard. We have around 13,000 apple trees, as well as numerous other fruits. Through the growing season, we also grow vegetables in the rich agricultural soils that grace our part of the Granite State, left here by the glaciers that once carved out the shape of this land.
We have three unique lodging options on site, which can accommodate small or large groups. We are proud to now be able to offer these accommodations on Airbnb for the first time! We are also in the process of constructing seven amazing “glamping sites” that will be available by early summer.
In whichever season you visit us at Alyson’s, you will have the opportunity to see the workings of a classic New England farm.
Throughout all four seasons, the farm is bustling with activity. In the winter we are pruning, maintaining infrastructure, creating delicious food in our commercial kitchen, and planning for the busy season ahead.
As the days get longer, cherries, blueberries, and raspberries begin to bear their fruit, and the farm staff are busy tending the crops and welcoming “you pick” guests. The farm store opens for the season, and our on site bar and pub are open a couple nights a week. The early season crops are followed by plums, peaches, pears, and apples. We are busy! People drive from all over New England to enjoy Alyson’s orchard, and the unique variety of heirloom apples that we represent here, among other things. With a playground, a petting zoo, delicious pies and donuts, there are activities to appeal to people of all ages. We also have fantastic swimming ponds on site for the warmer months, that offer ice skating in the winter.
In the winter months, opportunities abound for recreation. Our property has tons of room for cross country skiing, snowshoeing, and sledding. The orchard is less than an hour’s drive from Okemo, Sunapee, Killington, Stratton, and other ski mountains for downhill skiing and snowboarding.
Bird watchers will appreciate the abundance of activity above a large open orchard, the valley which surrounds it, and the mighty Connecticut river below. If you enjoy paddling, the river connects you to the Northern Forest Canoe Trail, a 740 mile journey through our northeast waterways. Canoes, kayaks, and SUP rentals are available from an outfitter north of our location on the river, as well as shuttle service.
Golfers will enjoy Hooper Golf Course just around the corner from us. A spectacular place, it’s consistently been rated as one of the top 9 hole courses in the world!
Come join us at Alyson’s, and join the tens of thousands of others who have made lifelong memories here. It’s truly a special place, and we can’t wait to share it with you.
- "My family really enjoyed stay at the Rochambeau Lodge. The hosts were responsive to a couple minor things that came up and had great communication. The orchard itself is quite stunning - The listing doesn't do justice to how great the swimming pond is it was perfect for with a nice gradual sandy beach and clwater"

This private home welcomes you to nature and is the ideal city respite for small families, couples, or friends.
The space
The downstairs of our home features an open concept, where guests can eat at the kitchen table, sit on stools at the large soapstone peninsula, or migrate to the dining area with drinks with family or friends.
Light cabinets and modern stainless appliances create a warm, spacious kitchen for cooking, eating or just lounging... The dining area has a huge oak table that seats 8 or more people. Oak timbers define the spaces. The living room is adjacent to the dining area and has comfortable couches and chairs. The den is “off the kitchen” and has leather couches to watch the big screen TV, or have a snack. There is a powder room near the stairs.
Upstairs is where all three bedrooms are found. The Master bedroom is huge and has a private bathroom with shower. These two bedrooms share a full bathroom, and have sunny locations. There is a washer and dryer in the basement.
There are three outside decks for sitting. The unheated room off the dining is storage. The driveway is long, but is relatively flat, and scenic. Parking can easily fit 8 cars, depending on snowfall . Gas and groceries are available 4 miles away at Putney center. Shopping is plentiful just 10 away at Brattleboro
