Tastefully converted in 2011, The Barn holiday cottage is a small stone barn providing comfortable and cosy accommodation for two people on our seventeen acre small farm. The cottage comprises a comfortable double bedroom, luxury shower room, well equipped kitchenette with electric hob, oven, fridge and washer/dryer. There is also a sunny lounge (with TV/DVD player) and a south-west facing sun terrace where you can enjoy a glass of wine in the evening sun.
Barrow Farm is situated in the picturesque village of Rode. Rode is a peaceful and pretty village with many old and historic buildings. It is the village where the infamous victorian murder took place which the film and book ‘The Suspicions of Mr Whicher’ describes. Back to the current time, Rode is situated close to Bath, only nine miles south-east of the World Heritage Site. Rode is also fifteen minutes drive to Longleat Safari Park and Longleat House. National Trust properties such as Stourhead, Lacock (where some of Harry Potter was filmed) and Dyrham Park are also about a half hours drive away. Further afield you have the famous prehistoric monument, Stone Henge and also Avebury with its many standing stones and museum. Bristol is easy to visit by train with its many attractions such as the SS Britain and Wells is worth a visit for its beautiful cathedral.
Back at home, our lovely stone built farm nestles in the Frome river valley where we have our own free-range hens and a small flock of Wiltshire Horn sheep. We also run a very small scale PYO and a 5 van Caravan Club CL site. There are numerous pretty walks on the doorstep including the long distance Macmillan footpath and for cyclists lots of country lanes and also the Wiltshire Cycle Way. Rode itself hs two good eating pubs all within walking distance and also has a regular bus service into Frome, Trowbridge and Chippenham. There is a bus service into Bath but not as regular.
As well as two eating pubs within walking distance there is also a Post Office which sells newspapers and general stores. There is also a lovely café within the post office/shop. Other local towns nearby include Frome, an historic market town (where some of Poldark was filmed) and the very picturesque Bradford on Avon with the Kennet and Avon canal to walk or cycle along. Beautiful Bath is only nine miles away and Wells and Glastonbury about fourty minutes away as well as many other places to visit and enjoy.
ACCESS STATEMENT: The Barn cottage is sited on our small farm and is therefore in a rural setting. We have a flock of sheep on the farm and free range hens. The farm and cottage are surrounded by some undulating ground. The front of the cottage has a gravel surface and the back of the cottage has a terrace with paving stones. There is a small step up into the front door of the cottage and there is a threshold step down from the french windows onto the terrace area.
Inside the cottage the kitchen, living area and shower room/toilet are all on one level. There is a standard step down in to the bedroom.
The cottage does not have disabled facilities or hand rails.

These properties are set in a small cluster of houses along a no-through road, just over 1 mile from the heart of Frome, a bustling market town with weekly markets and an ever-growing popular monthly market which takes over the town centre. There are cobbled, pedestrianised streets with rivulets running down, and an array of cafés, individual shops, leisure and entertainment. Herons’ Weir (ref EXY) and adjoining Dippers’ Folly (ref EXZ) have been converted from an old industrial workshop building and have been fitted out to a high standard with oak doors and furniture, and marble floors with underfloor heating on the ground floor. Each bedroom has its own bathroom or shower room, some of which are en-suite. The building sits next to the River Mells facing Jeffries Mill sluice and weir. Both cottages have riverside sitting areas from which to relax with a drink and enjoy the wildlife and ever changing river setting - there are always plenty of birds and you may be lucky enough to see the heron, dippers, kingfisher, fish jumping and otters. This stylish bungalow sits in the grounds of a Leaze House, a Georgian Manor built in 1800’s. The property has two private parking spaces. Inside you have two comfortable double bedrooms, a bathroom with bath and walk in shower. All beds have hotel quality linens and bath sheets. We provide quality toiletries for guests to use during their stay.
The newly refurbished, well-equipped kitchen includes dishwasher, washer/dryer, full height fridge freezer, induction hob and oven. The lounge has comfortable sofas, blankets and Sky TV. We welcome you to stay in our beautiful house in Somerset. Tilbrook house sits in a prime position in the historic artisan quarter of Frome, making it an excellent place to explore all that the town has to offer.
In the winter you will be kept snug with luxury underfloor heating and during the warmer months you can soak up the morning sun in the lovely enclosed courtyard garden.
The kitchen is fully equipped but if you prefer to eat out during your stay, there are several eateries, a cocktail bar and a gastro pub within minutes of the house.
There are 2 double bedrooms and a pull out double sofa bed. The house is incredibly peaceful despite being just a stones throw from Badcox and Catherine Hill, enabling a good nights rest.
There are two nearby convenience stores to stock up on food and drink during your stay. Catherine Hill and the town centre are a short stroll from the property.

This pretty mid-terrace 2-Bedroom property is the second to last cottage you'll find as you enter onto our site. As you enter through the front door you are invited into a warm and welcoming cottage. It has a modern, well-equipped kitchen stocked with plenty of crockery, pots, pans and utensils. The solid wood dining furniture seats 4 comfortably with space for any extra highchairs. Quality continues into the sitting area with a 3-seater sofa and a large snuggle chair, alongside a SMART TV and electric fire. There is also a convenient downstairs W/C. Upstairs you will find comfortable Double and Twin bedrooms and a family bathroom with shower over the bath. Underfloor heating throughout adds that extra touch of luxury all year round!
We pride ourselves on being child-friendly and are keenly aware of just the type of equipment that helps make your life easier and like a home-from-home. Wooden cots with good mattresses are available for babies up-to 18months (travel cots for the older babies), along with high chairs, changing mats and sterilisers. We have plenty of each item so do let us know before you set off your exact requirements. A selection of outdoor ride-on toys are available and guests are free to roam the grounds and say ‘hello’ to our chickens.

Selwood Cottage Annex is a beautifully private, self-contained annex adjacent to the main house (where the owners live). Your home away from home will be spotlessly clean and comes with all the amenities you could want for the perfect stay. The property has been recently completely refurbished with new windows and front door, freshly painted throughout and new vaulted ceiling in the bedroom with large skylights.
Tucked away at the end of a quiet lane and private drive, the location is idyllic and wonderfully peaceful, surrounded by fields. The Annex comprises a living area with sofa, TV and small electric fireplace, lovely clean bathroom with large double shower, fully-equipped kitchen with coffee machine and dishwasher and finally double bedroom with sumptuous mattress and fresh linen.
There is private parking for 1-2 cars just adjacent and the fields are a stone’s throw away with plenty of fantastic country walks at your fingertips. The space is perfectly suited for 2 adults. We can accommodate an additional 1 person on the sofa bed in the living space, however recommend that the annex is better suited to 2 adults.

The Space:
The Old Post Office is a stylish two-bed family-orientated space set on two floors, with open plan living/dining and, a well-equipped kitchen with coffee-making equipment, electric hob/oven, microwave and washing facilities.
The open-plan lounge/dining space has comfortable seating for 4 and 40inch TV with Netflix and Catch-up channels. The old shop window makes this a light airy space. Yet with huge floor-to-ceiling triple interlined velvet curtains you can easily transform into a warm snug for movie nights.
Upstairs you will find a spacious king master bedroom with storage for clothes and a children's bunk room that is perfect also for travelling friends. The bedrooms have comfortable beds, hotel-quality linens and large bath sheets for all guests.
The bathroom has a roll-top bath with a rainfall shower, layered lighting and again with its unique style and sophistication. We provide Faith in Nature toiletries for guests to use during their stay.
Guest Access:
The whole house is yours to use with no restrictions. Parking is on Victoria Rd, usually space right outside. There is a small garden to the front, please make yourselves at home.

The best option for parking is on Victoria Road which is only a few strides from the property. Guests may wish to unload on the wide pavement outside of the property prior to finding a convenient parking space.

Taxi
It's best to pre book a taxi to and from the train station. Call Shawn at Smile Taxis to arrange.
Bus
Excellent bus links connect to neighboring towns such as Glastonbury and Wells. Frequent busses to Bath and Trowbridge. The bus stops are along Portway, the two main bus stops are located in town outside Boots.

Frome is a buzzing and vibrant Town and being a central location please do be aware that there is potential for road noise during the daytime, it is generally much quieter at night. To combat all rooms, have triple-interlined curtains and double-glazing—earplugs provided for the lighter sleepers. As you can see from reviews this is usually not a concern for our guests but we do respectfully request that you note this before booking.
We do have quiet hours between 8am and 10pm in respect of our neighbours.
Check in is at 4pm and checkout is at 10am.

Please note that the barn form part of a larger complex of buildings, including three neighbours and ourselves, the hosts, who are 50 yards away. The barn is not visible from the road when you enter, you have to come up the drive of the main house. Additionally, you can see and hear the road from the garden, its usually pretty quiet but 8am/5pm can be more noticeable.
Please note re the brass bath, we provide Brass friendly shampoo, conditioner, body wash and Bramley bubble bath. Please do not use your own products as they might erode the lacquer and discolour it, regrettably.
Garden fenced in by stockfence, to about 4ft, good for doggies. Please also note that Fern barn and Moss barn have gardens side by side, albeit with screening for privacy.

The garden is now enclosed for doggies, with the lowest height about 3ft (with next door neighbor) and the back wall and fence (adjacent with the farmer's field) higher at about 4.5ft high. Please also note that Fern barn and Moss barn have gardens side by side, albeit with screening for privacy.

Although we’d said we didn’t need a cot (which also could’ve been made available) they told us where we could find additional cot bedding just in case we needed it. The cottage was extremely clean and very inviting. We enjoyed a wonderful long weekend there and our toddler loved running free in the (very safe and well contained) garden with some beautiful countryside views. Jo and Gemma were really prompt in responding to our questions and checked in with us whilst we were that cottage to make sure everything was running smoothly. We really got the impression that nothing would be too much trouble. They’re clearly invested in making sure guests enjoy their stay and we definitely did. Thank you!"

The Space:
The entrance to the Merchant’s Town House is under an archway leading to Catherine Hill. On the ground floor, there is a stylish kitchen with a large fridge/freezer, dishwasher, microwave, breakfast bar and children’s dinnerware. A sunny courtyard leads off the kitchen, with a sofa and lighting. There is a separate dining room that seats 8 and ample crockery and glassware.
Upstairs there is a spacious king ensuite bedroom with views over Catherine Hill. A further king and double bedroom. All bedrooms have comfortable Nature Mat mattresses, hotel-quality linens and bath sheets. There is a further family bathroom with a bath/shower. We provide Faith in Nature toiletries for guests to use during their stay.
The lounge is also on the first floor and is the room that sits atop the underpass below. With double-aspect windows, ample seating and huge TV with Netflix and On Demand channels. Please note the sofa is a sofa bed and extra bedding can be provided for a small fee.
While there's no on-site parking, nearby streets and car parks offer convenient spaces, details are provided upon booking.

Parking: The property is situated at the end of a cobbled pedestrianised street where you can unload. However, you will need to park on one of the roads surrounding the property or in the large paid car park by M&S Foods.

The Space:
Little Conigre sits on the ground of a grand Frome town house dated 1810. The property offers a quiet and secluded stay in the heart of Frome conservation area.
The open plan living; well equipped kitchen includes Bertazzoni gas cooker, Nespresso coffee maker and fridge with freezer compartment. Comfortable sofa with large 42 inch SMART TV and fast Wi-fi.
The bathroom has a large Viola marble rainfall shower, plus Faith in Nature toiletries for use during your stay. Plus comfortable double bedroom, with ample storage, remote Velux blackout blinds, hotel quality bedding and fluffy bath sheets.
Guest Access:
Little Conigre is completely independent, has its own private patio and can be accessed through the main residence's private driveway with guests' parking space. The cottage also has a separate entrance via a hidden private passage leading right in the heart of the historic centre of Frome.

The Undercroft is a private luxury studio on the lower level of The Old Church House opposite St Johns Church. Private entrance, Courtyard Garden, double bed, WiFi, TV, ensuite Grohe shower, plentiful storage space. Just a few steps from Frome's cafes, bars, shops and restaurants. Kitchenette with filtered drinking water, Nespresso machine and fridge. Sophisticated air filtering system, air is replaced 6 times an hour. Plentiful parking nearby.
The space
The Undercroft is pretty much that - the lower ground floor of The Old Church House, dating back to Tudor times. And it's just so cosy and welcoming. A stunning space we've renovated to afford our guests a remarkable experience right in the beating heart of Frome. It comes with it's own Courtyard Garden where you can sit out, work or watch the world go by.
It's had many incarnations in the past, not least as the storage shed for the town fire pump. The entrance is an original Tudor arch, walls are original Tudor stone. Beamed ceiling. We've built the ensuite shower and loo using reclaimed elm and pine creating a a wonderful textural feel set against the stone walls.
There are minimal cooking facilities. You will have a Nespresso coffee machine, a kettle, a fridge with some welcome goodies for you.
We've fitted a highly sophisticated air extraction/filtration system that replaces the air in the room 6 times every hour. It has a biological antiviral and antimicrobial filter, heat exchanger and dehumidifier. The air inside is fresh, light and relaxing.
The view from the studio is stunning - looking over St Johns Church Graveyard and its famous Via Crucis - The Stations of The Cross.
It's south facing so is bathed in sunlight in the morning.
the Undercroft is under our house and below our living room, so we've installed a full sound insulation system. You won't be able to hear us and we won't be able to hear you! The limitations are that due to the wooden beams which transmit sound, it was impossible to completely cut out footsteps unless we hid the beams and sound insulated them. However the sound of steps are very soft and barely noticeable. Our two Jack Russells sometimes scamper around, again it's rare and hardly noticeable. If there's any issue for you we'd love you to inform us and we'll make sure it stops.
Other noise issues that can arise, particularly at weekends is pub closing time - we are in the heart of the town and there may be a bit of boisterous folk up and down the steps. In our experience living here -we hear it too - it is usually brief and things soon quieten down. Also, early in the mornings you can get deliveries to nearby shops and the pub. It's a busy town centre so you have to expect some noise. However, living here, at night it is literally as quiet as a graveyard. Surprisingly so. (once everyone is abed).
One advantage is, being so close to a bakery and La Strada cafe, you may emerge from the studio to smell the croissants being cooked. Heavenly.

The whole studio is self-contained with it's own private entrance. It's all yours:-) There is a key safe on the wall.
