Named after Beckington castle, Beckington Lodge is the lodge furthest right on our site and is often booked alongside Farleigh Lodge next door. This lodge has a large open plan kitchen/diner/living area. It has a modern, well-equipped kitchen stocked with everything you need - even to cook Christmas dinner! You’ll enjoy modern entertainment facilities with flat screen SMART TV’s, Wireless Bluetooth Speakers and recently upgraded wireless broadband access. With its three bedrooms there is plenty of room for everyone!

We pride ourselves on being child-friendly and are keenly aware of just the type of equipment that helps make your life easier and like a home-from-home. Next to the kitchen is a wooden table and seating for four people, perfect for eating, working or just relaxing with a coffee. We have a brand new King size bed with memory foam mattress, a bedside table alongside, hanging space plus chest of drawers with lots of storage. This is where you will find the hair drier & ironing board & iron for guest use.

Off the larger living & sleeping space is a newly fitted en-suite bathroom with rainfall shower, wash basin and WC. Shampoo, shower gel & hand soap included.

Our eco-friendly, cosy space is warmed by underfloor heating and has superfast fibre wi-fi. We also provide all bed linen & towels and welcome up to two well behaved dogs.

We welcome you to stay in our beautiful house in Somerset. Tilbrook house sits in a prime position in the historic artisan quarter of Frome, making it an excellent place to explore all that the town has to offer.
In the winter you will be kept snug with luxury underfloor heating and during the warmer months you can soak up the morning sun in the lovely enclosed courtyard garden.
The kitchen is fully equipped but if you prefer to eat out during your stay, there are several eateries, a cocktail bar and a gastro pub within minutes of the house.
There are 2 double bedrooms and a pull out double sofa bed. The house is incredibly peaceful despite being just a stones throw from Badcox and Catherine Hill, enabling a good nights rest.
There are two nearby convenience stores to stock up on food and drink during your stay. Catherine Hill and the town centre are a short stroll from the property.

Selwood Cottage Annex is a beautifully private, self-contained annex adjacent to the main house (where the owners live). Your home away from home will be spotlessly clean and comes with all the amenities you could want for the perfect stay. The property has been recently completely refurbished with new windows and front door, freshly painted throughout and new vaulted ceiling in the bedroom with large skylights.

Tucked away at the end of a quiet lane and private drive, the location is idyllic and wonderfully peaceful, surrounded by fields. The Annex comprises a living area with sofa, TV and small electric fireplace, lovely clean bathroom with large double shower, fully-equipped kitchen with coffee machine and dishwasher and finally double bedroom with sumptuous mattress and fresh linen.

There is private parking for 1-2 cars just adjacent and the fields are a stone’s throw away with plenty of fantastic country walks at your fingertips. The space is perfectly suited for 2 adults. We can accommodate an additional 1 person on the sofa bed in the living space, however recommend that the annex is better suited to 2 adults.

There is off street parking for 2-3 small cars and a private rear garden.

The Space:
There is internet WiFi ( updated to Fibre Jan 2025 ) and there is a fridge and dishwasher. Washing machine and freezer available by request. Stair guards are available. The house is walkable from Frome train station (5 minutes) and also walkable from town (5 minutes). There is no freezer in the property. Wifi throughout. 4 bedrooms - 3 doubles and one room with twin singles. Strictly no smoking or pets.

There are two apple trees in the garden. The smaller tree is eating apples and guests are welcome to eat as many as they would like. The big one has large red apples which are better for cooking, and again guests can cook with these.

There is no freezer in the property.

We do not live locally, there is an online management agency called Roost who will be able to help with the day to day running, and a local housekeeper for cleaning and maintenance.

The Victorian Post House is ideally situated a short walk from the heart of vibrant Frome. The Space:
The Old Post Office is a stylish two-bed family-orientated space set on two floors, with open plan living/dining and, a well-equipped kitchen with coffee-making equipment, electric hob/oven, microwave and washing facilities.

The open-plan lounge/dining space has comfortable seating for 4 and 40inch TV with Netflix and Catch-up channels. The old shop window makes this a light airy space. Yet with huge floor-to-ceiling triple interlined velvet curtains you can easily transform into a warm snug for movie nights.

Upstairs you will find a spacious king master bedroom with storage for clothes and a children's bunk room that is perfect also for travelling friends. The bedrooms have comfortable beds, hotel-quality linens and large bath sheets for all guests.

The bathroom has a roll-top bath with a rainfall shower, layered lighting and again with its unique style and sophistication. We provide Faith in Nature toiletries for guests to use during their stay.

Guest Access:
The whole house is yours to use with no restrictions. Parking is on Victoria Rd, usually space right outside. There is a small garden to the front, please make yourselves at home.

Taxi
It's best to pre book a taxi to and from the train station. Call Shawn at Smile Taxis to arrange.

Bus
Excellent bus links connect to neighboring towns such as Glastonbury and Wells. Frequent busses to Bath and Trowbridge. The bus stops are along Portway, the two main bus stops are located in town outside Boots.

Other Things to Note:
Frome is a buzzing and vibrant Town and being a central location please do be aware that there is potential for road noise during the daytime, it is generally much quieter at night. To combat all rooms, have triple-interlined curtains and double-glazing—earplugs provided for the lighter sleepers. As you can see from reviews this is usually not a concern for our guests but we do respectfully request that you note this before booking.

We do have quiet hours between 8am and 10pm in respect of our neighbours.

Check in is at 4pm and checkout is at 10am.

The barn is not visible from the road when you enter, you have to come up the drive of the main house. Additionally, you can see and hear the road from the garden, its usually pretty quiet but 8am/5pm can be more noticeable.

Please note re the brass bath, we provide Brass friendly shampoo, conditioner, body wash and Bramley bubble bath. Please do not use your own products as they might erode the lacquer and discolour it, regrettably.

Garden fenced in by stockfence, to about 4ft, good for doggies. Please also note that Fern barn and Moss barn have gardens side by side, albeit with screening for privacy.

The Space:
The entrance to the Merchant’s Town House is under an archway leading to Catherine Hill. On the ground floor, there is a stylish kitchen with a large fridge/freezer, dishwasher, microwave, breakfast bar and children’s dinnerware. A sunny courtyard leads off the kitchen, with a sofa and lighting. There is a separate dining room that seats 8 and ample crockery and glassware.

Upstairs there is a spacious king ensuite bedroom with views over Catherine Hill. A further king and double bedroom. All bedrooms have comfortable Nature Mat mattresses, hotel-quality linens and bath sheets. There is a further family bathroom with a bath/shower. We provide Faith in Nature toiletries for guests to use during their stay.

The lounge is also on the first floor and is the room that sits atop the underpass below. With double-aspect windows, ample seating and huge TV with Netflix and On Demand channels. Please note the sofa is a sofa bed and extra bedding can be provided for a small fee.

The Undercroft is a private luxury studio on the lower level of The Old Church House opposite St Johns Church. Kitchenette with filtered drinking water, Nespresso machine and fridge. Sophisticated air filtering system, air is replaced 6 times an hour. Plentiful parking nearby.
The space
The Undercroft is pretty much that - the lower ground floor of The Old Church House, dating back to Tudor times. And it's just so cosy and welcoming. A stunning space we've renovated to afford our guests a remarkable experience right in the beating heart of Frome. It comes with it's own Courtyard Garden where you can sit out, work or watch the world go by.
It's had many incarnations in the past, not least as the storage shed for the town fire pump. The entrance is an original Tudor arch, walls are original Tudor stone. Beamed ceiling. We've built the ensuite shower and loo using reclaimed elm and pine creating a a wonderful textural feel set against the stone walls.
There are minimal cooking facilities. You will have a Nespresso coffee machine, a kettle, a fridge with some welcome goodies for you.
We've fitted a highly sophisticated air extraction/filtration system that replaces the air in the room 6 times every hour. It has a biological antiviral and antimicrobial filter, heat exchanger and dehumidifier. The air inside is fresh, light and relaxing.
The view from the studio is stunning - looking over St Johns Church Graveyard and its famous Via Crucis - The Stations of The Cross.
It's south facing so is bathed in sunlight in the morning.
the Undercroft is under our house and below our living room, so we've installed a full sound insulation system. You won't be able to hear us and we won't be able to hear you! The limitations are that due to the wooden beams which transmit sound, it was impossible to completely cut out footsteps unless we hid the beams and sound insulated them. However the sound of steps are very soft and barely noticeable. Our two Jack Russells sometimes scamper around, again it's rare and hardly noticeable. If there's any issue for you we'd love you to inform us and we'll make sure it stops.
Other noise issues that can arise, particularly at weekends is pub closing time - we are in the heart of the town and there may be a bit of boisterous folk up and down the steps. In our experience living here -we hear it too - it is usually brief and things soon quieten down. Also, early in the mornings you can get deliveries to nearby shops and the pub. It's a busy town centre so you have to expect some noise. However, living here, at night it is literally as quiet as a graveyard. Surprisingly so. (once everyone is abed).
One advantage is, being so close to a bakery and La Strada cafe, you may emerge from the studio to smell the croissants being cooked. Heavenly.

Upon entering this characterful listed house you arrive into the entrance hall. The first room on your right is the living room. The spacious living room has comfortable seating and a gas 'wood burner'.

Next to the living room is the dining room. The dining room has a large table that seats six, a TV and real wood burner.

From the dining room you walk into the country cottage kitchen. Fully equipped with dishwasher, over, induction stove, Nespresso coffee machine and single fridge.

The utility room leads off of the kitchen where you will find the washing machine, tumble dryer, freezer and microwave.

The second bedroom is the largest and is at the front of the house and has a comfortable king sized, wardrobe, chest of drawers and ornamental fireplace.

By the bedrooms there is a door that takes you up some stairs to the second floor where there is a further bedroom with two single beds and a chest of drawers.

This beautiful property is an old listed house in the very pretty village of Beckington. For those interested in architecture there is a Norman church in the village and some very interesting houses. There are two
pubs nearby and a coffee shop called Mes Amis which makes delicious cakes and homemade lunches. Outside the village is a very good farm shop White Row Farm.

Beckington village is just seven miles from Longleat House and Safari Park and Stourhead house and gardens.

The Georgian city of Bath is ten miles away and can be reached by a regular bus service from just outside the house if you would prefer to leave the car behind. Bradford on Avon is twelve miles and well worth a visit. Popular Frome is just three miles away and is well known for its monthly independent market and independent shops and again can be reached by regular bus service.

The cathedral town of Wells is within easy reach also the Cheddar Gorge and Wookey Hole caves. Exmoor is also near enough for a days outing.

Not to mention the lovely local villages and dog walking in the area.

Please note that the barn complex forms part of an even larger complex of buildings, including two neighbours and ourselves, the hosts, who are 50 yards away. The barn is not visible from the road when you enter, you have to come up the drive of the main house. Additionally, you can see and hear the road from the garden, its usually pretty quiet but 8am/5pm can be more noticeable.

Please note re the brass bath, we provide Brass friendly shampoo, conditioner, body wash, and Bramley bubble bath. Please do not use your own products as they might erode the lacquer and discolour it, thanks.

Large, characterful and private top floor bedroom with ensuite in a relaxed and easy home. I am a friendly host who is happy for you to come and go as you please. Edge of countryside location great for country walks or a 10 min stroll down Catherine hill and it's independent shops into Frome centre. A local shop is 5 minute walk. Check in from 4pm but I am flexible.

The space
The space is located at the top of a characterful Victorian terrace on the edge of Frome and bordering countryside. It is a large room with a double bed as well as a pull out single bed to accommodate a family of 3. There is your own private ensuite shower room with with a shower, basin and toilet. There is a kettle station which houses a selection of teas and coffee as well as a small fridge for food and drink. I provide yoghurt, milk, cereal, muesli and fruit as a continental breakfast in the room . TV and WiFi also.

Guest access
Guests access the room from the front door up two flights of stairs, these are narrow and steep. There is on road parking at the front of the property.

During your stay
I'm a friendly person but am quite busy working so may not be around some days. I may also have to be away for work or vacation. I am happy for guests to access and use the space on their own.

Other things to note
Parking is on the Broadway Road to the front of the property. It can be difficult at times. Always space to the side of the property on Oakfield Road.
Please note extra diligence is given to cleaning and sanitation to the studio room and communal entrances due to these different times of Covid -19.

A light and airy self-contained space right in the heart of one of Somerset's most thriving towns. Set in a Grade II listed 1850s former iron forgery, this converted room is tucked away from the rest of the house with its own private bathroom, a kitchenette and lovely courtyard views. The famous Frome Market and Catherine Hill is just a stone's throw from the house along with Frome's many independent shops, cafes, restaurants and bars. The perfect getaway for couples (babies welcome).

The space
This refurbished and secluded space retains a lot of the house's original features while providing all the mod-cons to make your stay as comfortable as possible. There is a comfortable double bed and a seating area perfect for enjoying your breakfast. The compact and well equipped kitchenette includes a small fridge, sink, toaster and kettle as well as all the utensils, crockery and cutlery you'll need (we also provide tea and coffee). The new bathroom has a shower, sink and toilet and there is plenty of storage to hang or put away your cloths and knick-knacks. If you fancy a night in, kick back and relax in front of the Smart TV. There is also a Bluetooth music speaker to keep you entertained.

While the room is set apart from the rest of the house, please be aware that you are in a family home with a young child so you might hear us going about our day to day lives. We also have two cats in the house. We will endevour to keep them out of your way however, if you have severe allergies, this might not be the space for you.

During your stay
We live in the house with our four year old son and two cats but only use the first and second floor while the room is located on the ground floor. We respect your privacy however, we're happy to offer help if you have any questions about where to go or what to do on your stay.

Other things to note
We do have two cats who you might meet in the entrance hall on occasion. We will try to keep them out of your way unless you would like to have them around but if you have a severe cat allergy, this might not be the space for you.

Mendip District

Bright double room in Frome, with easy access to all the town's amenities, and gorgeous countryside nearby. The flat is full of colour and charm, and makes a perfect base for a stay in one of the most lively towns in the South West.

The space
The room is a good sized double, with a comfortable mattress, an open wardrobe, storage shelves and a large window.

The flat is lovely and light - there is a cosy kitchen/dining area, and a shared bathroom with a bath and shower. There is parking available behind the property which can be used, or always plenty of space available on the street outside.

Guest access
You will have access to the bathroom and kitchen/dining area.

During your stay
I am often working 12 hour shifts, so might be out of the house all day, but am always available in the evenings after 8.30pm.

Other things to note
The flat is in a building shared by two other neighbours who are generally quiet. There is no washing machine in the flat, but a laundrette is available nearby (this runs from 9-6pm some days, and noise is minimal, but just something to mention!).

Mendip District

Comfortable and spacious room with shower en-suite. The room is equipped with TV and kettle, with a mini fridge and microwave available in a neighbouring room.

There is on street parking outside my house and it’s just a 5 minute walk to the cobbled Catherine Hill with its independent shops leading to the town centre. There are many places nearby open and welcoming visitors - see my online guide book.

The space
With its en-suite and drink-making facilities, you can be completely independent in this spacious room. I have provided a TV, DVD player, hair drier and iron for your use, and there is an excellent wifi connection. You can also use the small room nearby set up with continental breakfast provisions, a mini fridge, microwave, crockery and cutlery.

Double room in Frome
House
Mendip District

A comfortable and cosy double bedroom close to Frome town centre and station. A laidback, family friendly place to stay, you will be sharing with me and my son who is in primary school. My son is away at the beginning of August so the place will be a bit quieter!

The house is s three bedroom cottage with a large garden and one shared bathroom. We also have an outdoor toilet downstairs, two working fire places and space to sit outside when the sun shines.

The space
This is a family home. We love colour, cosiness and nature. Guests have access to the whole house except my and my son's bedrooms. Ceilings are high and windows are bright. There are toys in the front room and I have a fortnightly cleaner. The Retreat is a peaceful friendly cul de sac of stone built cottages set back from the main road. A hidden idyll within walking distance to all amenities. We are a friendly community and there are often kids coming in and out after school and on the weekends.

Guest access
Guests have access to the whole house and garden except my and my son's bedrooms.

During your stay
I am in and out of the house most days, sometimes working from home. I enjoy chatting to guests as they wish, as we cook meals in the kitchen etc. Guests can message me via my mobile or through Airbnb with any queries or information that they need.

Other things to note
I live with my son who is currently in primary school. There are many other children who play out on the street and come in and out of the houses after school and on the weekends.
If you are booking a last minute stay, please let me know estimated arrival times so I can be sure the room will be ready.
