As soon as we walked in, it smelled so clean and airy. The two full bathrooms are newly renovated and immaculate! The showers are both so nice—water pressure was refreshing. Fully stocked and newly renovated kitchen. Everything is new with a retro classic design to keep the feel of an older home. This house has a lot of character, from the floor to ceiling windows, to the steampunk lighting on the columns. Jody has a green thumb, so you’ll see her huge plants inside her home, as well as her beautiful flowers out on the deck. Tastefully done. The deck is HUGE! We had family come by for a BBQ. There is a gigantic Sunsetter motorized awning to keep half the deck (by the table area) in the shade, while your other guests can sit out and get some sun. Impressive!! We were outside most of the time! But it’s just as good inside! Every single bed is super comfortable, especially the master bedroom. She has a classic decor, with stained glass Tiffany lamps — so beautiful and cozy that you’ll fall right to sleep. We had a day of rain that looked SO amazing! I wish I could add photos because her pics don’t do this house justice. The house is so clean, and I’m super sensitive to any weird smells or a lack of cleanliness - this passed the white glove test! The Little House is a 650 square foot cottage ideal for a couple or as a solo artist's/writer's retreat. It is a lovingly decorated country cottage. There is one large bedroom, one bathroom, and a book-lined living room complete with a fold-out futon for an extra guest. The bedroom is shaded by trees and is perfect for cool late-afternoon naps. The room has a vanity table and a large closet. The living room has wicker chairs, a gas fireplace, and a dvd player. The seven-mile lake can be seen from all windows. And the sliding door leads directly from the living room out to a large deck - a true highlight of the little house, as the view is breathtaking in all seasons!
The kitchen offers all the basic amenities including a microwave, washing machine, and a separate walk-in pantry complete with storage shelves and a washer and dryer.
On the property, there is a garden, a large garden shed, and an outdoor seating area. The entire property is bordered by rocks, trees, and such perennial plants as mint, sage, and tiger-lilies. Parking is available in the front of the house, and there is space for two cars.
A small private beach ('B beach'), shared with other residents of our Indian Park neighborhood, is a 10 minute down-hill walk away, or a 2 minute drive in the car. You also have access to the larger public beach in the village (a five minute drive). Bus transportation to and from New York City is at the bottom of our neighborhood -- again, a ten-minute walk down hill. Express and local buses on the New Jersey Transit System.
Finally, the Little House backs up against the Appalachian Trail so wonderful hikes abound. You can find a trail head (if courageous) on the upper roads of Indian Park, or enjoy other hiking opportunities in nearby Sterling Forest and Harriman State Park. Along with hiking, wineries, crafts, festivals and fairs can be found in the nearby towns of Warwick, Sugar Loaf, and Monroe, NY. -- The Little House has it all; come for the quiet, the peace, and the beauty of the lake, mountains, and sky.

From Penn Station you can take a 1 hour express train to Tuxedo Station. From there it is only a 10 minute drive to the house. You can also take a taxi or ride NJ Transit within walking distance.

The house boasts 2 lake view master bedrooms with queen beds, and 2 rooms with bunk beds on the top level. On the main level there is a large guest bedroom with 2 queen beds. Full eat in kitchen, double oven, dishwasher, gas range, and large pantry. Living room has a 60" TV and over sized sofa. Large solarium with sitting area and 10 person formal dining room. Amazing GAME ROOM with PINBALL machines, arcade games, POOL TABLE, 3 flat screen TV's, 3 x-box 360s, ps3, wii, and DirecTV. The game room features a PROFESSIONAL BAR, commercial ice maker, wine fridge, 2 tap kegerator and more. House has 5 zone central heat and A/C. There is a commercial grade NUVO sound system throughout the house where you can access Pandora and a large hard drive of music from digital touch pads. (5 zones in the house).

Lake front property features 3 tiers. On the top tier there is a giant patio with dining table, large weber grill and year round 6 person hot tub, Middle tier boasts another patio with additional seating. Lower level is the lake front level with a lawn, private beach and 50' dock.

As an added bonus, you will also have access to our private 15 ACRES of forested land nestled against Sterling Forest and the Appalachian Trail across the street. Secluded hunting area walking distance (proper licenses required), ATV riding, camping, or your own endless private hiking trail.

I am missing several shots of the large main floor bedroom, bathrooms and the other lake view bedroom. The bedrooms are on the smaller side (with the exception of the lower level bedroom), as the house is designed for activity and entertaining.

- "We stayed for a week in August 2023 and had a wonderful time. This is the perfect, comfortable lake house where you feel like you can relax. It’s lived-in and livable. It’s not so precious that you feel like you’re walking on eggshells. There is enough space to spread out with the large living room with the lake view and the downstairs game/tv room. We caught fish off the dock, had a fire pit and used the kayak almost every day." - "The inside is very clean and updated. It was well stocked with appliances and kitchenware. Private Beach, easy to launch kayaks or go swimming. Nice dock capable of docking a boat. Houses on the inlet have algae and seaweed so you can't swim at those houses. This house didn't have this issue. Plenty of Parking. Please note that it only has 3 rooms with privacy. One room has a sheet dividing a second room so limited privacy. Overall, a great place to stay and I would recommend it to anyone. There are improvements that can be done to make it better. Put a wall between the two rooms so have 4 private rooms. AC and ceiling fans downstairs. Many insects outside at night so could use pest control to make it more usable at night. Remove trees in the middle so you have a clear view of lake. Fix steps down to the lake to make it safer. A place that is flat for a firepit."

THE SPACE:
This 3bed/2 bedroom home is located in the Village of Greenwood Lake, part of the town of Warwick NY, sitting directly on Greenwood Lake. The Lakefront property has fenced level yard, private dock, direct lake access, plenty of off street parking, garage, laundry, and more. 50 miles from NYC.

THINGS TO DO:
The area is filled with wonderful outings all year round. We border both Sterling Forest, Appalachian Trail heads, and Harriman State Park (among others) for boundless hiking and biking. We have a beautiful 30 mile bike trail approximate 20 minutes away called the Heritage trail. You can pick it up in the town of Monroe, Chester or Goshen. If you don't have bikes, Joe's Fix it Bike Shop in Goshen rents bikes and you can catch the paved well maintained trail from there.
The village organizes many events during all seasons. You can visit gwlny dot o r g for event and beach concert schedules.
SUMMER: In the summer enjoy all the delights of lake life right in your backyard! You'll have kayaks, paddle board, and row boat to enjoy. Boat rentals from nearby marinas where you can launch, and dock boat directly at the lake house's private dock. Fireworks and festivals. Some other favorite pastimes are winery/ distillery tastings and tours, Bellevale Creamery for locally made ice cream and stunning views, GWL Ice Cream Shack has outdoor games and seating, shopping at Woodbury Common Premium Outlets, farm-to-table dining experiences, and the NY Renaissance Faire is 10 minutes away (Aug-Oct). WINTER: In the winter, come to the holiday festivals, go skiing or tubing at the local slope, Mt. Peter, just 15 mins away, or 30 mins to Mountain Creek. Go Ice fishing and skating on Greenwood Lake when it freezes and conditions allow.

Access to Entire house and its property. Self check-in with smart locks at front door and garage. The two story home has bedrooms on each level. First floor has eat-in kitchen open to living room with fireplace, desk/dinning area, and views of the lake and marina. Queen bedroom off hall from kitchen has lake view, dresser and large closet. The bedroom sits across the hall from a full bathroom. Located on the upper level is a King bedroom with desk, and balcony with views of lake and marina. Game room, book nook, work and exercise areas, and another full bathroom are also on this level. Additional sleeping areas are: Queen sleeper sofa in game room, and twin or queen air mattress can be set up upon request.
Garage has laundry, and houses all outdoor cushions, firewood stater bundle, umbrellas, lawn games, beach chairs, kayaks, paddle board, life jackets, and more. No EV charging available at the house. You can find several charging stations nearby.
Direct Lake Access from fully fenced backyard, 70 feet of lake frontage with private dock, large deck, multiple seating and dinning areas, fire pits, sun loungers, play set, hammock and more.
*Private spaces like supply closets on the upper level for our cleaners, and outdoor shed for property maintenance crew are kept locked during your stay.

HOUSE MANUAL:
1. SELF CHECK-IN with keypad any time after 3pm and Check-Out by 10am
2. NO PETS
3. NO PARTIES/EVENTS. Other than guests registered to stay at the house, there are to be no additional guests or events hosted at the house or on property. MAXIMUM OCCUPANCY 6 (children included in this number).
4. NO SMOKING or VAPING of any kind in the home - there will be an additional cleaning fee if smoke residue is detected.
5. Please be mindful of neighbors and keep noise to a minimum. Respect QUIET HOURS 10pm-8am.
6. The property may not be suitable for those with mobility limitations.
7. The property is not childproofed; children must always be monitored by responsible adults.
8. Follow the posted septic rules for what goes down the drain and toilet.
9. Do not rearrange the furniture or décor.

CHECK-OUT:
1. Take out all trash. Recycle can has the blue top. Both are located in the front.
2. Please wash your dirty dishes/run dishwasher
3. Return all lawn games, cushions, and water equipment to their respective places in the garage.
4. Clean BBQ after use; turn OFF propane tanks for BBQ and fire pit on deck
5. Place, and clip to secure, covers on outdoor furniture and grills/fire pits (make sure grill/pits are cooled off before covering)
6. Turn off all lights/electronics
7. Close and lock all windows and exterior doors. Windows can be tricky; push up and down simultaneously to ensure no gaps before locking.

OCCUPANCY: 6 max
The occupancy is set by the Village of Greenwood Lake at a maximum of 6 people (*this includes children; not infants) and our permit legally binds us to enforce having No outside guests, other than those listed on the reservation, or unknown persons on the property. We have it stated in our House Rules section of this listing, as well as in the house, for transparency so guests can plan accordingly.

BOAT SAFETY:
If docking your boat at The Lake House during your stay, please be mindful of shallow waters by our lake frontage. Be sure to KEEP TRIM UP on the engine while coming in or out of the coves.

THE SPACE

Our House is warm, spacious and clean with tons of amenities that would be TOP PICK for groups of any size. Our home has ground floor entrance and not many steps to the first floor - making it a great choice for the with elderly relatives (it is not wheelchair accessible).

For amazing outdoor activities, Greenwood Lake has pontoon, kayak, and boat rentals (contact the local vendors for updates). There are several village restaurants, cafes and local small businesses with handcrafted items. Also, if looking to explore, Cascade Falls is a stunning waterfall that is roughly 10 min away.

Our 5 bedroom / 2 bathroom home has it all! TWO wood burning fireplaces, Jacuzzi bath tub, granite counter tops, dining room and living room surrounded by windows. Upper and lower level living areas which include sectional sofa, wall mounted large screen Amazon Fire TVs. Sleeping accommodations for up to 11 people: 1 king bedroom with work desk, 1 bedroom with queen bed and work desk, 1 bedroom with queen bed, 1 bedroom with twin over full bunk bed, 1 bedroom with two full beds plus a queen air mattress. An outdoor deck with seating, fire pit and a gas/charcoal/smoker BBQ grill.

Kitchen appliances include: electric stove/range, dishwasher, fridge, freezer, microwave, toaster, blender, popcorn air popper, electric tea kettle, S'more sticks and waffle iron. An iron, ironing board, washer, and dryer are also available.

For guests with an infant/toddler, there is a pack n play equipped with mattress, bassinet attachment and two sound machines. There are Night lights throughout the house.

In case you have forgotten anything, check the bathroom drawers stocked with items to help make your stay comfortable (shampoo, conditioner, body wash, qtips, makeup remover wipes, Tylenol, first aid kit, contactless thermometer, etc)

PUBLIC BEACH ACCESS! Seasonal public beach passes available for access to the public beach 6 adults and children under 6 are free, additional passes available for purchase at the beach for $10/day (2024 rate). Sadly, pets are not allowed on the beaches.

GARBAGE:
Please NEVER leave food or garbage bags out on the patio. There are raccoons, deer and black bears close by. We recycle paper, glass, metal and plastic together. You will find the clear / blue bags in the kitchen cabinet for recycling.

Please put garbage in the pail at the end of the driveway. For garbage, put out for Tuesday or Thursday nights - for pick up the next day.

DRIVING:
No drinking and driving please! There are Cops on the roads to maintain a strict 25 mph speed limit in Greenwood Lake, 15 mpg at night (no lights).

BUGS:
For the spring and summer, bring bug spray and keep the windows closed at night. Its suggested to have a Citronella candle close by when eating outside in the evening.

WELL WATER:
Please do not run dishwasher and washing at the same time. We have a softener system on the water for the house and TDS reverse osmosis water filtration system in the kitchen- so the water from the kitchen faucet should be like Poland Spring! With that said, if you do not like the water you are welcome to bring bottled water - there is a CVS 5 min away that sells spring water gallons for less than $3.

This house runs on a SEPTIC SYSTEM.
Absolutely nothing can be flushed down the toilet other than bodily functions and toilets paper found in the house.

Our property boasts unparalleled views of Greenwood Lake and the Sterling Forest State Park beyond. Our private garden features a seasonal waterfall cascading into a lily pond with fish and frogs. The shaded patio offers panoramic views and a gas grill.

During the winter months, after skiing at nearby slopes, retreat to the cozy ambiance of our living room, with exposed wooden ceilings, a welcoming fireplace, and a smart TV. Alternatively, unwind in the claw foot tub for a relaxing experience.
The space
We’re an 8-minute walk or a 2-minute drive from a private community beach and a 5-minute walk from a hiking trail that connects to the Appalachian Trail.

Our kitchen is fully stocked with everything needed to cook and serve. Bath towels, beach towels, and basics are provided.

Greenwood Lake, spanning 9 miles within Sterling Forest State Park, is only 46 miles/1 hour from NYC. There are wineries, cideries, and breweries abound in the area. We are also near antique stores, Woodbury Common Premium Outlets, Legoland, Storm King Sculpture Park, the NJ Botanical Garden, Bear Mountain Zoo, and more. Additionally, kayak, flyboard, and pontoon boat rentals are available nearby. Advance reservation is recommended.

The New York City Bus stops by our beach. The express bus takes about an hour and 15 minutes, and the regular bus takes about 1 hour and 45 minutes. Alternatively, you can take the train to Tuxedo, NY, followed by a 20-minute/$30 cab ride to reach us.

GUEST ACCESS
Inside you will have full access to 3 bedrooms, 1 bathroom, the kitchen, dining, and living area of the home. Outdoors you will have full access to the deck, yard, and driveway during your stay.

You will not have access to the shed off the driveway or the laundry which is located in the basement storage area. However, should you absolutely require laundry during your stay, please reach out to us and we'll try our best to accommodate!

Other things to note
The 3rd bedroom has a bunk bed with a full mattress on the bottom and a twin on top. So, you and your guests have the option of sharing a bed on the bottom or splitting one person sleeping on the top bunk & one on the bottom.

There is also a large back deck and a private deck off the king-sized bedroom with gorgeous views of the water and nearby mountain ranges.

Kayaks and paddleboards can be rented just around the corner at Sunnyside Landing! Feel free to dock your rented kayaks and paddle boards at Blue Heron Cove for your convenience.

Boats can also be rented for the day at nearby Greenwood Lake Marina! Please do not dock rented boats at Blue Heron Cove’s dock.

House Rules

Services: For your convenience, routine services such as lawn care, snow removal, garbage pickup, and pool maintenance may occur during your stay.

Parking: Please park only in the designated parking spaces.

Pets: Pets are only permitted with prior approval from our team. An unauthorized pet will result in a fee of up to $500.

Smoking: This is a non-smoking property. Smoking anywhere on the premises will result in a fee of up to $500.

Weapons: Weapons of any kind, including firearms and hunting bows, are strictly prohibited. Any evidence of a weapon will result in immediate eviction from the property.

Events: Parties and events are not permitted. Only registered guests are allowed on the property.

Noise: Please be mindful of our neighbors and observe quiet hours after 9:00 PM.

Fire Safety: Please use fireplaces and fire pits safely and in accordance with posted instructions.

Property Boundaries: For your safety and the privacy of others, please do not trespass beyond the property boundaries.

Camping: The use of tents, yurts, or other camping equipment is prohibited.

Wildlife: As part of our commitment to the environment, we do not use chemical pest sprays. We recommend checking for ticks after spending time outdoors.

Security: For everyone's protection, exterior security cameras are installed at the driveway and main entrance. These are not monitored during your stay unless an issue arises, and they never record the interior of the home.

Please be advised that every 30 minutes spent on the property past 11am check out time a $50 fee will be initiated and charged to the card on file used to book the listing. We appreciate your cooperation and understanding.
