There is a large unfenced garden with an open pond nearby which backs onto the forest and a large terrace leading off the lounge which overlooks the Urr estuary.
Kippford itself has a small sandy beach and two pubs, both of which serve food. There are both forest and coastal walks available from the door, with sailing, golf and fishing all available nearby. The Forestry Commission 7Stanes Mountain Bike Trails are located throughout the region with the nearest being at Dalbeattie Forest about a 5 minute drive away and also in Dumfries at both Mabie & Ae Forests, a little further afield are the trails in the Galloway Forest Park (Britain's first designated Dark Sky Park). The neighbouring village of Rockcliffe has a large sandy beach with many rock pools and is ideal for children of all ages, with other sandy beaches within easy reach.
In autumn and winter large numbers of the Svalbard population of barnacle geese arrive at the nearby RSPB Mersehead reserve giving an unrivalled chance to see these amazing birds and other winter visitors. The Wildfowl & Wetlands Trust Centre at Caerlaverock is also well worth a visit. Other places of interest nearby include Threave Estate & Threave Castle near Castle Douglas, Broughton House in Kirkcudbright. Kippford Stables has been recently modernised and provides a cosy holiday base in the popular seaside village of Kippford, conveniently located behind the Anchor Hotel and with only a short walk to the other restaurants and tearooms that the village has to offer.

The spacious sitting room with dining area is on the first floor to make the most of the views to the estuary and across to Screel, the highest peak in the local area. The terrace garden to the rear of the cottage is accessed over a bridge and has attractive seating areas allowing the sunsets to be fully enjoyed and setting the water and hills of to stunning effect.

Kippford is a popular sailing destination and is busy with yachts and dingies together with small commercial fishing craft, these all provide a forever changing scene on the river. There is direct access to various walks which also link to longer coastal paths while it is only a short drive to the numerous fabulous sandy beaches which dot the Solway Firth in-between rugged headlands. The local area has lots of choice for outdoor pursuits including easy access to the 7 Stanes mountain bike trails, a wide variety of golf courses, lochs and forests for fishing or wildlife watching.

An ideal holiday home only a few yards from the water's edge in an elevated position in the attractive sailing village of Kippford. The cottage is the upper part of a traditional over and under cottage with a lovely sun trap garden to the rear which has views to the river over the cottage, there is level access to the cottage by the bridge from the garden, note that there are one or two steps on the path from the roadside parking through the garden. The cottage apartment is spacious and has superb views especially from the living room bay window over the River Urr to the hills of Bengairn and Screel.

Country walks are on the door step with the Jubilee Path leading over National Trust for Scotland land to Rockcliffe, with its sandy beach just over one mile away. Two pubs in the village, both of which serve food are within a short walking distance while the beach at Sandyhills and forest walks are a short drive away.

The kitchen contained everything we could possibly need to cook for 5 people, Brooksyde is the best stocked house I have ever been in. From decent knives and scissors to a super-fast oven, everything in the kitchen made it a pleasure to prepare and cook meals. We all got addicted to the ease of using the Quooker tap, turn the tap and you have a cup of tea!!. Plenty of cutlery and crockery. Easy to control showers on the ground floor, good water pressure in lovely surroundings. The beds are very very comfy with crisp, pleasant smelling bedding, lovely to slip into on the very warm nights we had whilst in Kippford. The garden at Brooksyde is beautiful and well-maintained with so many different corners, seating areas, lawn area and shady bits that no matter what you want to do outside there is a patch there for you. Good choice of chairs and tables. Brooksyde is perfectly located in Kippford, away from the busiest parts but close enough that the first bar is only a 5 minute walk. The Mariners does nice meals, a good pint and a nice beer garden with stunning views across the estuary. The communication from Neil was useful with local info and nice knowing he was there if there were any issues."

The kitchen is fantastic - all of the appliances and utensils are superb quality. The snug behind it was a cosy retreat on wet days for reading a book, and was well stocked with board games. Beds and bedding were very comfortable, and it was great that they each had an ensuite bathroom. As dog owners, it was great to have the outside porch to use for drying wet paws and the utility room for dog bowls in a quiet spot. And when the sun came out, the corner sofa on the balcony was the only place to be!Kippford felt like a good base - we walked to Rockcliffe a couple of times and spent a fair bit of time in the woods and nature reserve around the house. We drove to Sandyhills beach and walked at low tide to the rock arch at Piper's Cove. We did a little cycling but could have done a whole lot more - both in the woods and on the road. Food shopping meant a quick drive to Dalbeattie, but for milk and bread we could just pop down to The Ark. The coffee, cakes, and breakfasts there come highly recommended!All in all, exactly the week we were after, in a beautiful house."

The space
Arrive in Kippford and you will drive along the most charming winding road on the banks of the estuary where you will discover Thornleigh.

A period Arts & Crafts house built in the 1920s, Thornleigh sits in an elevated position overlooking the estuary to take full advantage of the spectacular views (on a clear day it is possible to see the Lake District across the Solway Firth!)

On arrival, you will find enough space on the private driveway for up to 4 cars and will be greeted by beautiful, mature gardens.

On the ground floor you will find the spacious, fully equipped kitchen and breakfast area, large sitting room with sun lounge, snug/TV room and downstairs cloakroom with WC.

Climb the stairs with stunning original banisters, to be greeted with a large, midway landing that has two absolutely charming and cosy reading nooks, complete with a selection of books these are the perfect hideaways to enjoy a glass of wine and a good read and are spaces that children just adore and will quickly will adopt as their own!

Moving up to the first floor here you will find all four bedrooms and the main shower room.

The master bedroom has it's own en-suite bathroom, sofa and small table and chairs strategically placed to make the most of the breathtaking views. Bedroom 2 also looks out toward the estuary whilst bedrooms 3 & 4 have views to the rear and side of the house.

Kippford is perhaps the most popular holiday location in South West Scotland yet the village retains its traditional character whilst being a hub of activity during the summer months. There is an active sailing club with Kippford being one of the most popular sailing centres in the region. There are two pubs serving food in the village along with a seasonal local shop. Within 5 minutes of the house is one of the trailheads on the 7Stanes Mountain Bike Network. For the naturalist, walker, cyclist, sportsman and golfer this area offers outstanding opportunities and facilities.

Phoenix Cottage is a delightful traditional cottage close to the water front of the village of Kippford. The location is just one row back from the bustling waterfront in a large private garden setting. The open plan first floor living area makes the most of the lovely view and is spacious with separate areas for cooking, dining and sitting, it also includes a wood burning stove. The ground floor bedrooms either have views of the Estuary or the attractive garden. There are 3 bedrooms and a second sitting room with a sofa bed that could be used for additional sleeping area.
The house has a fabulous balcony with views over the Estuary to the surrounding hills and makes a perfect location for a family holiday in comfortable and beautifully prepared accommodation. There are gates to the property providing parking for up to 3 vehicles. The large garden area surrounds the property giving lots of outdoor space, leading up to the charming summerhouse.

The large garden is attractively laid out with shrubs and borders making it a restful, private area in which to relax; there is also a large summer house for guest use.

Phoenix Cottage is in the heart of this coastal village, situated just one row back from the waterfront road. The two village pubs both serve food, so options for eating out are also on the doorstep if required. Kippford is one of the most popular villages on the Solway Coast and is a bustling centre for mountain biking, sailing and other water sports. There are also numerous other attractions in the area including art galleries and museums in Kirkcudbright and also the busy market town of Castle Douglas. Outdoor pursuits are extremely well catered for with close by beaches and cliff walks leading from Kippford around to the adjoining popular village of Rockcliffe.

Crabbing on the pontoon just a stone’s throw from the house is a fantastic activity for all, particularly popular for younger visitors. Craigieknowes Golf Course (a family fun 9 hole par 3 course) is on the outskirts of the village. Mountain bike routes are laid out in the Forestry Commission woodlands at Dalbeattie and also in the Galloway Forest Park forming the 7Stanes Mountain Bike Routes and for general touring, the local roads are easy to access and allow the coast to be explored at more leisurely pace.

The owners are committed to respecting those residents who live and work in the village as not all properties are holiday lets. Therefore, it is part of the rental requirement that consideration to our neighbours is adhered to, meaning excessive noise, in particular at night time, is prohibited.

The lodge is one of a collection of 10 Norwegian pine lodges located within Kipp Paddock, a private setting at the edge of an 8000 year old bluebell wood in Kippford Dumfries & Galloway, one of the most beautiful and accessible regions of Scotland.

The lodge is on a single level with steps up to the decking and entrance door.

OPEN PLAN SITTING AREA
With comfortable sofas, the sitting area benefits from a feature electric fire which is perfect for cosy evenings in front of the smart TV, alternatively, if you still have energy after a fun packed day exploring all our beautiful region has to offer, enjoy family games night there's plenty of room for all the family!
There are double doors leading out to the decking area and it's stunning views, this is the ideal spot for your morning coffee or evening glass of wine.

KITCHEN AREA
The fully equipped kitchen is perfect for preparing a light lunch or full evening meal and being open plan, you won't miss out on all the family fun!

DINING AREA
The good size table will seat 6 comfortably for mealtimes or is a great base for family games night

MASTER BEDROOM
The master bedroom is a spacious room with a super comfortable king size bed and plenty of storage space and with it's own en-suite bathroom and TV, it is the perfect place to get a good night sleep after a busy day.
The en-suite has a wonderful jacuzzi bath which is a blissful spot to soak away all the activities of the day.

THE AREA
Kippford is a beautiful and picturesque village which is often visited by the local people of Dumfries & Galloway itself. A popular sailing village, small yachts are often moored in the estuary and the Solway Yacht Club often holds sailing events.

Known as the 'Scottish Riviera' it boasts some of the most expensive properties in the region!

There are fantastic coastal and forest walking opportunities with the Kippford to Rockcliffe round trip taking around 1.5 to 2 hours and offers incredible views.

For Golfers there is Craigieknowes Golf Course, a scenic 9 hole, par 3 course only minutes from the lodge, this is a surprisingly testing warm up course for experienced golfers, whilst remaining accessible and welcoming to beginners.
In addition the championship grade links course at Southerness is only 20 minutes away.

Dumfries and Galloway is a cyclist’s paradise. You can Ride the Coast, Ride the Uplands, Ride the South Coast 200 or choose Day Rides.
Dalbeattie Forest is one of the 7stanes cycling trails and in all there are over 17km of cycling trails linking Dalbeattie to Colvend, Sandyhills and Kippford.

Kippford has two fantastic restaurants at local hotels The Mariner & The Anchor which offer a wide menu from traditional pub food to seafood specials.
