No77 has recently been completely refurbished by its new owners. All the furniture and furnishings are new, including new beds – all with SIMBA mattresses, top quality bedlinen and ‘fluffy white towels’. The main bedroom has a king size bed, and the second bedroom two full size single beds.
The Cottage is ideally placed to walk to all the attractions and amenities within Lavenham. It is just a few doors down from a small Coop that is well stocked with provisions for your stay.
The Cottage retains many of its original features including original doors with Suffolk latches, sash windows, and steep narrow stairs (sadly this staircase may not be suitable for visitors with limited mobility). However it now also offers all the facilities of a modern holiday home including Wifi (30 Mbps +), Internet TV, fully fitted Kitchen and bathroom with good shower. Please note that the bathroom is downstairs.
To the rear of the cottage is a terrace equipped with comfortable outdoor furniture – a sheltered spot ideal for breakfast al fresco, or early evening drinks. To the rear of the terrace is a converted wash house that houses a second toilet, a washing machine/tumble dryer. There is a lockable rear entrance to the terrace that leads onto a quiet, no through lane (ideal for unloading your car). The secure terrace is also perfect for cycle and pushchair storage during your stay.
Lavenham is the perfect short break location, with a wide and varied history which is shown in many streets of wonderful historic architecture that dates back to medieval times.
Lavenham is also fast becoming a popular ‘foodie’ destination with a wide selection of excellent restaurants and cafes to suit every palette and pocket. For eating in, there is an excellent butcher, bakery, grocer and well stocked wine shop and many take away options from the local restaurants.
For walkers and cyclists, Lavenham is the perfect base to explore the Suffolk countryside, the Stour Valley and Constable Country, as well as the historic town of Bury St Edmunds (well worth a visit) and the Suffolk Coast.

The bedroom has an easy clean LVT floor covering, topped with a number anti slip quality rugs from the store Fishpools, all giving the room the feel of extra comfort, style and a sense of warmth. The king size bed is Victorian with springs (all fully refurbished) along with a memory foam SIMBA mattress. The pillows and duvet are from the Premier Inn shop and the bed linens are made from excellent cotton. The bed is finished with an array of themed cushions and throws. Spare pillows are located in the built in wardrobe at the foot of the bed as is/are a blanket, dressing gown robes and slippers.
Nestled in the bedroom is a luxury nickel plated copper freestanding bath with shower head attachment, together with ample seating and storage and a surprising character full golden en-suite containing a wash basin and toilet. Fluffy towels and complimentary toiletries are also provided.
Georgina (10 Shilling Street), is so named after Georgina Fairholme the famous interior decorator known as the “doyenne of English Country Style” who lived in the property for 17 years until just recently.

Carpet in lounge is in terrible state and towels were just dumped on floor of bathroom. No liners for bins and both toilets had less than half a roll of toilet paper each."

This very unique village was created some 750 years ago by Henry III when he granted Lavenham ’market’ status, and today, regular farmers markets are held. Bury St Edmunds is 11 miles away and Colchester is 18 miles, which boasts many shops, bars and restaurants. Ipswich, with its harbour and marina, is 19 miles and offers a great day out with walking access into the town with its shops. For a more coastal scene, take a drive to the Suffolk coastline with its beautiful beaches and RSPB reserves. A divine 15th Century cottage in the heart of England’s best preserved Medieval village. Originally home to a loom weaving wool, the cottage oozes ancient charm from its extensive historic wooden beams, irregular flooring and cozy fireplace. The open plan layout makes great use of the space and natural light while retaining its warm and enveloping character. Being up a hill on a quiet street with rural views over a lovely garden makes for a wonderful escape from the hustle and bustle in a uniquely Lavenham style. With a walk-through bunk-room the cottage is ideally suited to a young family or a couple looking for a romantic getaway, though can also accommodate four adults.

Sitting Room – A two-seater sofa and two large armchairs surround a traditional fireplace and large smart TV. Under the TV is a cabinet with a microwave.
Kitchen & Dining Room – Open plan to the sitting room, there is a butlers sink, undercounter fridge/freezer, electric oven with four hobs, toaster and kettle. The kitchen table has adjustable flaps and seating for four. There is a door onto the elevated terrace.

The magnificent Suffolk coast is just a short drive from Hylton Cottage. Aldeburgh and Southwold are two jewels in the crown of this Area of Outstanding Natural Beauty. Aldeburgh is the place to come for arts festivals and musical heritage, while Southwold is famous for its beach huts and pier.

Baylham House Rare Breeds Farm is home to livestock that was once common across Suffolk but is now fast disappearing. You can feed the animals, or just enjoy a light lunch yourself in the café.

Hylton Cottage is a charming medieval Grade II listed property thought to date back to 15th century and is therefore steeped in history with beautiful original period features, including exposed timbers and leaded windows. The cottage has been beautifully renovated to provide comfortable accommodation in a truly superb location, just moments from everything the village has to offer.
The property can sleep up to two people in perfect comfort. Accommodation includes a cosy sitting room with a variety of books and local magazines, as well as a TV and free WiFi. A recently upgraded kitchen contains a fridge with a freezer compartment, dishwasher and an oven with a four ring induction hob catering for guests looking for a quiet night in with a home-cooked meal. There is also a dining table which can seat up to 4 guests or provide laptop-friendly work space if necessary. The kitchen is equipped with a Nespresso coffee machine, toaster, kettle and microwave for your convenience. There is a beautifully finished ground floor shower room and a first-floor king size bedroom with an en-suite cloakroom.
Outside, there is a fabulous private garden area which has been beautifully planted with a colourful variety of flowers and plants and is a real oasis, particularly in such a central village location. There is also a garden cabin providing a sheltered area of seating, ideal for a morning coffee or glass of wine in the evening. Parking is readily available on-street or in any of the village’s car parks (charges may apply at some times).
The village of Lavenham itself is one of England’s best preserved medieval wool towns and showcases some of the finest architecture of this style anywhere in the country. Timber framed houses line the picturesque network of streets with a lovely central market place. There are numerous excellent pubs and restaurants including the notable Swan Hotel and Great House restaurant. For those looking to explore on foot, there is a variety of stunning footpaths over the rolling hills and through open countryside, including the old railway line walk which connects with nearby Long Melford (another must-see with its variety of attractions including the National Trust Melford Hall). Lavenham also contains numerous independent boutiques and shops as well as tearooms and cafes; in addition, there is a particularly well stocked pharmacy/gift shop and the Weavers’ House Spa at the Swan. We are also lucky to have one of the finest Churches in the area, St Peter and St Paul’s which is well worth a visit and has an excellent second hand bookshop. The renowned Lavenham Farmers’ Market is held on the 4th Sunday of every month outside the Village Hall and on the adjoining field.
Hylton Cottage is likewise well placed to serve guests looking to explore a little further afield. The nearby market town of Sudbury operates a market on both Thursday and Saturday and contains a host of further attractions including Gainsborough’s House, a museum and gallery for the famous local artist, Thomas Gainsborough. The Water Meadows provide acres of picturesque grounds with miles of footpaths to explore. Coffee or lunch at The Mill Hotel is the prefect destination to re-charge following a morning’s walk.

During the day you can enjoy a spa treatment in Lavenham, go out for lunch, walk around Lavenham, go for a run through great countryside. Then a night eat out in one of the 5 excellent restaurants Lavenham has, enjoy some wine know you can just easily walk home in about 3 minutes to your peaceful little cottage. Perfect!
A FAMILY BREAK from city life as we have two specially beautiful built in bunk beds on the top floor landing - built by a local carpenter to blend into the feel of the old house with cubby holes for books and drinks and nick-nacks children like. We provide a portable cot and lots of toys/books/games as our children are 7 and 4. They love coming here and exploring both inside the cottitch and around Lavenham - We live in London normally so the Cottich is our haven away from the crazy busy life of dragging our children to after school activities and all that palaver.
