- "had a wonderful 3 night break here earlier in September, directions to get there are very clear and helpful owner pre arrival. it's a really good sized property with everything you need. all the crocs had been put through the dishwasher before we arrived so all clean, I'm not sure though why you can only have 7 of everything ( I know it sleeps 7) but it is easy to get it clean again, bit of a pain with cups and spoons etc. Great to have 2 bathrooms, lots of towels left for you. The location is beautiful with lovely views, local pub with very friendly staff, good food and a lot of choice. 5 minute drive to Felixstowe or you can walk along the sea wall/path which isn't that far. Not a problem for us but if you were there with children I think the TV could be larger, also it must've been a requirement to remove the DVD player which is a shame as that could be useful as you'd take your own DVDs. - "Flat 2 Sea Road Felixstowe was the perfect location and so so clean and looked after very modern 2 bedroom flat one bedroom had an en suite and there was a large bathroom as well very spacious living dining full kitchen all bed sheets and towels were supplied . perfect ground floor and easy parking right out side , overlooking the sea and a fantastic promenade we walked every day and also went up to Great Yarmouth and into Ipswich we stayed Monday to Friday and it is great value for money it would have cost us another £300 if we had stayed in a hotel and that would have been just one room so if any couple or couples are looking for a beautiful home from home stay in Felixstowe right on the beach then this is the one to book we carnt waite untill next year to book again. All communications were first class and nothing is to much trouble for our hosts 5Star"

BEDROOM
Wake to the sunrise with the bed positioned opposite the shuttered windows and a chair for you to sit in whilst enjoying morning coffee. The bed can be configured as a super king (with two single duvets) or twin beds so be sure to let us know what you’d like when you book. There’s bedside drawers and an additional chest of drawers plus a small wardrobe with short hanging space.

OUTSIDE
Buregate House sits on the corner of Buregate Road and Sea Road with plenty of unrestricted parking on either road close by and the Promenade just across the road. The popular pier, seafront gardens and adventure golf are moments away. There’s plenty to interest all guests with a golf club, sailing, ferry to Bawdsey and town centre nearby and the stunning Suffolk Coast with towns of Aldeburgh and Southwold within easy reach. The railway station is 1.2 miles from the house with links to Ipswich and London Liverpool Street.

The sea front location provided a constant source of interest but without any disturbance. Place is just as the pictures show. Couch in living room is a futon and not very comfortable to sit for long periods. Keep in mind the fridge is small, but stores are close by. - "When it says “ Sea View” it means it . Clear view of the bay all the way to the Port of Felixstowe. Very close ( 100 metres) to the beach but on a quiet campus away from the noisy seaside “ attractions “. It is the old Sanitorium to the now closed Felixstowe College. As such the doors and corridors are wide and the rooms spacious. Each room has a door onto the private patio. The rest of the campus seems to be posh flats . We weren’t disturbed at all and the natives seemed friendly. Dad is 92 with some mobility issues and he very much enjoyed the space in the property where he could use his walker . Currently the shower is over the bath but the owner , who came to greet us and show us around said that there are plans for a walk in shower. Using dads scooter we went all the way to the viewing point at Felixstowe docks without going on the road . We also made it to Old Felixstowe and the Ferry which requires a short diversion in land and might be considered a journey for the more adventurous scooter rider . We booked immediately for next year . I think that says it all!"

Interiors are beautifully refurbished throughout the spacious living room, well-equipped kitchen/dining, and both bedrooms (king and twin beds), with two bathrooms for extra privacy.

Situated on the top (second) floor of an elegant Victorian home behind the beach-side Spa Pavilion, Gulls’ Nest is accessed through the front garden to the original front door into the lobby. Up the stairs to the front door of Gulls’ Nest, the apartment is located at the top of this second set of stairs, where you will find a light-filled property with palewood floors throughout. Being in the attic there are some low beams to look out for! This property is not suitable for children under the age of eight due to the steep stairs.

KITCHEN/DINING ROOM
The large, attractive kitchen is well-fitted for a group of 4, with a dining table overlooking the town at the back of the property, and an internal window giving sea views from across the flat. LIVING ROOM
The inviting living room has plenty of seating, a small log burner, a TV, games to play and a selection of books and magazines. Grab the telescope and gaze out to sea… the container ships entering Felixstowe terminal provide a fascinating glimpse into the busiest port in the country.

MAIN BEDROOM
The main bedroom has a king-sized bed, dressed in white cotton linens. There is plenty of space to sit and work at the window desk or enjoy a coffee and a good book.
EN-SUITE BATHROOM
The ensuite bathroom has a bath with an overhead shower and a separate handheld shower. There is a toothbrush charger inside the sink cabinet.

TWIN BEDROOM
The second bedroom has 2 small single beds (with storage drawers) which can be fixed together to make a double (just ask in advance, it'll be made as a twin unless requested). Again, dressed stylishly with white cottons and throws, there is a second ensuite bathroom with a large shower and electric towel heater.

Both bedrooms have space to hang and store clothes, chairs, dressing tables, extra bedding or throws and hairdryers. All windows have smart Venetian blinds adding to the contemporary feel.

OUTSIDE
Gulls’ Nest is a perfect spot to enjoy all the fun that Felixstowe has to offer. There's no allocated parking but no restrictions on the road in front of the house. The apartment doesn't have outdoor seating however it's within walking distance is the beach with its Pier, Beach Street, amusement arcades, restaurants and cafes or just take a stroll along the shingle and sandy shores. Head north along the prom to characterful Felixstowe Ferry with its fish shacks and estuary views, or south to the historic Landguard Fort and Felixstowe Museum. Throughout the warmer months, there are festivals – art, books, cars, to name a few. Each Saturday is a ParkRun on the beach front and there are tennis courts to book on Bath Road. Beach yoga and sea swimming are popular all year round!

Access to this property will be by the property owner or housekeeper who will meet and group all guests. There is an emergency key in the lockbox, for which the number will be given if needed.

Due to the 2 sets of quite steep stairs, and various low beams, this property is not suitable for young children or those with mobility issues.

Infants are welcome, and we can provide a travel cot and highchair if requested (not suitable for babies who are crawling as there is no stairgate).

The garden and small car park at the back are unfortunately not available for guest use at this time.

It was pretty central to the town centre and in the road just above the Spa theatre. There are steps up to the front door of this elegant townhouse to give it an elevated position to make the most of the uninterrupted sea views. You step into the hall and the stylish lounge with beautiful karndean flooring is on your right, with 2 comfortable sofas and a smart TV. Light fills the room through the big bay window which overlooks the beach and sea. The famous Martello Tower can also be seen in front of the house.

Felixstowe is increasingly popular as a seaside destination. The popular pier, seafront gardens and adventure golf are minutes away. There’s plenty to interest all guests with a golf club, sailing, ferry to Bawdsey, and town centre with a charming mix of major retailers and independent boutiques, plus a great choice of shopping and eateries.
The lounge leads into the kitchen/diner which is fully equipped with a built-in fridge/freezer, dishwasher, eye-level oven and electric hob. There is a dining table and chairs. The second bedroom is a twin (2 x 3ft singles) with 1 bedside table, some storage and windows looking out to the back. At the end of the landing, there is a chaise long where you could relax with a book, or simply enjoy the sea views.
The stairs lead up to the 2nd floor and the master bedroom. This beautiful room runs the length of the house. It has a super king sized bed with 2 bedside tables. A step leads onto a good-sized balcony with uninterrupted views along the coast. There is a dressing area with a large, mirrored walk-in wardrobe on your right and a smaller mirrored wardrobe on your left. This leads onto the ensuite shower room with a large step-in shower with a grab rail and a window to the back.

The 1st and 2nd floors are carpeted throughout (except the bathrooms). There are handrails on both sides of the stairs all the way up the 2nd floor as well as grab rails at the top of each staircase. Good storage in all bedrooms.

Restored original wooden steps with banisters rise to the glazed front porch, with space for coats and wellies, which opens into the enchanting central hallway featuring an incredible hand crafted wooden, winding staircase.
Doors lead from the central hallway to the the bunk room, double bedroom and family bathroom to the left and another double bedroom to the right. Continuing through the intriguing hallway is the open-plan kitchen, living, and dining space with double doors leading to the sun room with a day bed overlooking the river and onto the veranda with steps down to the beach.

KITCHEN/LIVING/DINING
Designed for a rustic and authentic boathouse living experience, with features and appliances for modern family life. Large windows on three sides lure in the sunshine offering a bright and airy space with room for everyone to enjoy each others company around the wood burning stove.
The U shape kitchen offers a large range style cooker with 6 ring gas hob and extractor above, double butlers sink, small dishwasher and beautiful reclaimed wooden worktops.
Families and friends can enjoy meals and celebrations around the large farmhouse style dining table and there is a cosy seating area on the opposite side of the room with TV and selection of family games in chest of drawers in the hall.

PANORAMIC BEDROOM AND ENSUITE BATHROOM
Situated at the top of the impressively handcrafted staircase, the jewel in the crown of The Boathouse is the main bedroom suite with exquisite 360 degree views over the River Deben, Bawdsey and the sea. Sleep soundly in the super king size bed and enjoy the lovely luxurious large shower in the adjoining en-suite bathroom. Please note there is no wardrobe and the blinds in this room are not blackout so it can get quite light in here even when they are down.

DOUBLE BEDROOM
A beautiful, spacious double bedroom boasting built in wardrobes and a balcony with far reaching views down the river, an idyllic and peaceful spot to sit, read a book and relax.

OUTSIDE
The outside space at The Boathouse is not specifically defined as it is positioned in the boat yard. The property is surrounded by shingle underfoot and the steps from the veranda lead directly to the water's edge so please do not leave children or pets unattended.

PARKING
There is space for two cars available at the front of The Boathouse to the right of the property. Additional cars can be parked in the Pay and Display Ferry Cafe car park or for free in the area in front of the Ferry Boat Inn car park.

PLEASE NOTE: Due to the location, The Boathouse does not have refuse bins. Guests are required to remove waste and recycling from the property on their day of departure and dispose of responsibly. There are bins by the barrier as you leave the boat yard so please dispose of them here - thank you.

PLEASE NOTE: You can ONLY book this property by request and your booking is not confirmed until we contact you to say so. You will be required to provide photo ID in the form of either a photocopy of your passport or drivers license before your stay and failure to do so will result in your booking being cancelled.

This property must NOT be used for parties and all guests are to respect and take care of the space. The handcrafted stairs to the Panoramic bedroom are extremely narrow and steep.
