The location is far enough away to be away from everything and close enough to Leakey to quickly get to town for your dining and activities! Upon arrival at the cabin, we found it secluded even though it’s next door to the host. You can tell she took great effort to provide privacy for her guests. Walking into the cabin we found a personal note and a bottle of wine which was such a nice touch! Chris provided drinking water and gave us a run down of the cabin and it’s amenities. If you’re looking to relax, this cabin is quiet except for the sound of running water from the creek below the bluff. We saw deer, turkeys, foxes and tons of birds including Cardinals everywhere and hummingbirds who came right up to the palapa while we lounged around and watched! Chris had great recommendations for the local eateries and activities and check in on us several times during our stay! Great experience, would definitely stay again!"

Our house has been in business since the spring of 2010 with five star ratings! We are a very secluded house tucked away in the hill country ON the West fork of the Frio River. During the recent 2022 summer drought, our river never went dry at property or surrounding area. Thankful for the fresh springs feeding our river, which keeps the river clean & flowing down to our property! We are North of Leakey in a private area with no neighbors, on approximately 5.5 acres. The Frio River gets its name for its cool and consistent flow and is a popular summertime destination for those wishing to enjoy the beauty of the Frio Canyon and Texas Hill Country or a peaceful, fall getaway with a campfire! You will feel like one with nature, yet you are only a short drive away from the growing town of Leakey, Garner State Park, Concan and Lost Maples. It's a great spot for a retreat or just a weekend. Come relax with your family and friends! Our house is about 200 yards from the river but you can drive down to our PRIVATE RIVER ENTRANCE and park there, to unload your things.

We found most of our time was spent at the deeper area so the kids could swim. There was even a nice rock ledge in that area for them to jump off of. Made for a fun day on the river. Plenty of shade found too in that spot that canopies weren’t needed. (Just chairs) The drive to this spot was only a minute or two up the road. Not far and easy to access. We spent most of our time outside at the house while we grilled dinners and just hung out enjoying the peace and quiet under the trees. And quiet it is…if you’re looking for a secluded river vacation home, this is it! Might even catch a falling star or two & a couple deer roaming as well, which was fun to see. A great home on a quiet & peaceful property. Will definitely be back again to stay."

The 337 River House is a great getaway on a 1.7 acre lot on the Frio River in the town of Leakey, Texas. The main house and a bunkhouse are set way back from the road, and behind the houses, there is a tall swing set among shade trees, a gated volleyball pool, and a large covered pavilion near the steps that lead down the riverbank to the river. Enjoy the large smoker grill, fire pit, and horseshoes near the private river entrance and no across the river neighbors!

*Guests are expected to leave the property as they found it. Additional costs for damage, excessive cleaning, or trash pickup will be charged to guests after departure.
Violation of these rules can result in termination of your stay, without refund of your reservation costs.
*Both houses on the property are NON-SMOKING. If outside, please be mindful of your butts and ashes, keep them off the ground and dispose of all in metal trashcans.
*No pets allowed.
*No glass containers allowed near the river or in the river, or in the pool area. Do not take glass containers outside of the house area at the front of the property.
* The minimum age for the person making the booking is 25 years
* Guests under the age of 25 must be accompanied by an adult over the age of 25 at all times. No high school or college aged guests permitted without their parents.
* No fires permitted outside the designated fire ring and BBQ pit. Absolutely no fires on the riverbank or any other location on the property. Observe Burn Bans.
* No BB guns, pellet guns, bow and arrows, slingshots, firearms or weapons allowed.
* ATV’s, UTV’s, golf carts, go-karts or mini-bikes are not allowed
* Any illegal activity such as drug use and underage drinking is not permitted
* Please observe quiet time from 10PM to 7AM. Please keep music at a reasonable volume at all times. Our neighbors live here, please be respectful of them.
* Fireworks, water balloons, piñatas, silly string, confetti eggs, glitter, or any other type of celebratory litter are not allowed due both to the sensitive nature of this clean river and the amount of time it takes to clean up. Please do not leave litter on the ground at any time.
* Take care not to trespass on the adjacent property or any other property on the river.
* Swim and use our property at your own risk. No lifeguard is on duty. Please take care and be aware and alert as to the use of this property by everyone in your group.
* Use of bunk beds in the bunkhouse is at your own risk. Please be careful
getting on and off of bunk beds and especially while on top bunk.
* The river entrance does have stairs with a hand rail leading down the steep embankment, but the bottom step is a large one. Also, the river bottom is VERY slippery. Please use caution. Water shoes are recommended.
* Guests are expected to leave the house and grounds in essentially the same condition as they found them. Please wash dishes, empty all trash cans and take bagged trash to the dumpster at the front of the property. Clean up big spills or messes.
* Vehicles may park anywhere in front of the houses in gravel area and on or beside the driveway. No parking in the field fronting 337, approximately the front ½ acre
* Absolutely no vehicles allowed behind the house.
* Please DO NOT cut or carve on any trees or vegetation. You may gather kindling from the ground anywhere on our property, but do not cut or break branches from the trees or shrubs. There is firewood available multiple places in Leakey.
* Be sure to return keys to the lock box and lock it upon departure. Lost keys are $5 each.

Downstairs has a new leather queen size sleeper with a comfortable blow up mattress.. The entire house has lots of unique features. You have to see it to believe it. Please note, this property is not suitable for small children.

The house opens up to a huge outside deck overlooking the spring fed lake. There are several seating areas for the utmost in outdoor living. From the deck, walk down a few stairs to a dock on a crystal clear spring fed private lake. Enjoy paddle boating and fishing. This lake always has cool crystal clear water. The water depth is at least 23' deep!

On the side of the house is a large rock patio boasting a great fire pit. Cool outdoor kitchen area with large grill , smoker pit, charcoal grill and sink. There is also an outdoor shower overlooking the lake.
On the other side of the house, is a vegetable garden...all organic.

Things to do include hiking, swimming, paddle boating, fishing, and much more. Only 15 minutes from the town of Leakey, where there are many restaurants, shopping for antiques or souvenirs. Of course there is tubing on the Frio too, if we get some rain!

Home is fully furnished with a fully-equipped kitchen. You will need to bring, sheets, pillows, pillowcases, towels, & dish cloths. We provide plastic trash bags, dish washing soap, anti-bacterial pump liquid soap, salt & pepper, and coffee filters. No ATV’s or golf carts.
