White Lion Manor is a gated estate located on nearly 7 private, park-like acres-still you're less then 2 miles from local shopping, supermarkets, restaurants, and just 2.5 miles to downtown Middletown (home of Wesleyan University), 20 minutes to Hartford (home of Trinity College, 25 minutes to New Haven (home of Yale University, and only 30 minutes from the Shoreline (Long Island Sound), & less than 2 hrs. from NYC! Built in 1936 by the owner of a shipping company that operated off the Connecticut River, this stately and comfortable property was originally over 52 vast acres and was named Ridgewood Estate. Guests have privacy and serenity with full access to the house and grounds during their stay. The first floor is Handicapped Accessible. The basement garage bays and half bathroom located near the laundry room may be accessed by the house manager from time to time during your stay. The White Lion Manor is a perfect balance of tasteful, modern updates with grand colonial craftsmanship. maintains many of the nautical themed architectural features from its original owner to this day-porthole windows, a compass etched into the stone of the front porch, and the den which was originally called the "ship room" designed to look like the inside of a ship. To this day that room retains the original wood floor made from the same wood from which the ships were built.
While this home has a lot of old world charm, we have high speed internet throughout the house (able to handle multiple Zoom calls). The kitchen is fully equipped with all the necessary appliances (including double ovens, two dish washers, two refrigerators, two wine chillers, microwave and a hot water tap).
The butlers pantry adds even more charm and convenience to this wonderful home and is a chefs sanctuary. A fully stocked coffee/tea bar with a Nespresso
maker, coffee pot, complimentary snacks, fruit and a bottle of wine for your stay. We offer a designated workspace area with wifi at 327 Mbps and have central AC and heat throughout the home. And all but two of the guest rooms have en suite bathrooms.

- "We came for work and left wanting more. We are from Los Angeles and during our stay, we experienced a snowstorm with 11” of snow. Our car was snowed it and we didn’t have tools to shovel ourselves out. To our surprise, the host arranged some snow shovelers. We were so grateful. All the worries were gone and spent the rest of the snow day playing. The property met all of our expectations. The check in and check out process was very easy. - "Nice, roomy clean with all the basic appliances. Looks like newly remodeled kitchen and bathroom. Manager Theo very nice to work with. Needed to drive to Wesleyan (instead of walking), but very close and easy. I enjoyed the short walk to Dunkin’ for coffee in the morning. Nice park with basketball courts around the block if you have kids. I would definitely stay again if going there with a group." - "The apartment is clean and bright -- especially the big kitchen. It all has a relaxing, happy feel. Everything was brand new and worked perfectly. Beds were very comfortable. Laundry room was very handy. Huge TV in the living room was fun for evening movies. - Absolutely no unwarranted parties or events allowed. External cameras will be monitored, and any sign of this will result in eviction with no refund.

- We may request Proof of Identification from any/all guests in the reservation at any time before or during the check-in process. If any guest(s) refuse to provide the requested identification, the entire group will not be able to stay, and you will not be entitled to a refund.

Animal Policy: NO CATS. Maximum 1 Medium/Large Dog or 2 small dogs.** NON- SHEDDING HYPOALLERGENIC ONLY*** Must be HOUSE TRAINED and CRATED when guests leave. The cost is $35/Per Dogl/ Per Night and needs to be paid through the resolution center the day you book.

If you would like the animal to sleep on the bed with you, please bring a sheet for it to lay on. Do not let your dog loose at any time. The person(s) who book the reservation assume full responsibility of any damages, additional cleaning expenses caused by the animal in the reservation as well as the safety of animal(s) on the entire property. Any unapproved or additional animals are subject to a $50 daily fee per animal.

- Engaging in any illegal activities, including underage drinking, smoking marijuana on the property, loitering outside past quiet hours, or hosting a party without the host's consent, will result in immediate eviction without refund.

- No extra guests allowed inside the unit unless approved by the host before booking confirmation. If you try to bring unwarranted guests in, you may be forced to leave without refund. So,don’triskit.

- ⁠Extra guest charge $30/pp/PER NIGHT, regardless of whether they stay or not.

- Unauthorized late checkouts will incur a $150/hr fee in 1-hour increments, up to a maximum of 2 hours. Any time beyond 2 hours will result in an additional $500 fee.

- Smoking inside the unit will lead to a $500 OZONE cleaning fee, in addition to any security deposit.

- Forgotten items mailed to guests incur a $50 charge plus shipping costs.

- Outside quiet hours begin at 9pm.

- The first noise/neighbor complaint after quiet hours will result in a $250 fine. Additional complaints lead to immediate termination of the stay with no refund.

- Parking cars on the grass incurs a $250 fine per car.

- Reservation changes are subject to approval, and if allowed, a minimum of 50% of adjusted/removed dates will be withheld by the host. No reservation date adjustments allowed within 30 days of booking.

- The host reserves the right to request photos of valid driver's licenses/passports from all guests in the party. Non-compliance will result in the cancellation of the reservation without a refund.

- Guests must clean up all garbage from the yard every night, or an excessive cleanup fee at a minimum of $50 will apply.

- Thermostats are set to a threshold of 68-72 degrees. Please plan accordingly.

- Early check-in and late check-out must be paid for at the time they are approved. No refunds.

- All issues should be reported within 3 hours after check-in. With photographic evidence.

- All issues that are not reported will not be eligible for a partial or full refund.

- Communication is very important to us. We would greatly appreciate it if any issues could be communicated directly to us, rather than being left in a review.

- If you have concerns about these rules, kindly refrain from booking. We appreciate your understanding.
