When you make a visit to this park, make it a point to find the amazing “not caves”.  the formation in the rocks, do appear to be cave openings. There are lots of local restaurants and shops of all kinds of interesting choices in Denison and Sherman that will fill several days of exploring. As for exploring, there are places along the lakeshore where fossils abound. Just come with some sturdy shoes and a backpack.

Fans in every room are a great touch. Used the grill and if you go into downtown Denison head over to the railyard ! Pay for the launch ramp by the day ($10/day) it was a nice grade and easy to launch/retrieve. The island restaurant had great food on the water (texas side, 2 coves down near tanglewood not at tanglewood resort) . Get the golf cart rental it made our slower nights fun cruising the neighborhood and seeing the wildlife. We saw a huge variety of butterflies due to the natural landscaping in the backyard , a fox, and 1 little racoon during a storm seeking shelter. There was a great lightning show through the trees oklahoma side it was magical had a few neighbor dogs (very friendly older pups) come say hi they wondered back home just as quickly. If your on the fence about the hot tub, dont be, it was a greaf experience to be outside and see all the stars. The views are spectacular as well drinking our coffee every morning on the upper patio .easy to get to and very easy to park our 28ft boat(over 30ft trailer) in the overflow parking , to park though come up the street (not down) pull up past the driveway and back in, the street out front is steep sloped. Overall a great stay great owners great location very accommodating and we will be back."

The oversized master bedroom has a California King sized bed with a swivel chaise lounge, (perfect for curling up with a book or a drink while listening to the rustle of leaves and birds), four large windows, (with custom black out draperies), overlooking woodland. There is a door from the master bedroom to a private balcony. The large ensuite bathroom off the master bedroom has a spacious walk in double shower, (both with additional detachable shower heads), a sink and laundry room access to a separate washer and dryer.

The guest bedroom offers two plush double beds (which sleeps 2 to 4), two large windows, (also with custom black out draperies), and an en-suite bathroom with walk in shower with additional detachable shower head.

Both bedrooms and the living room have large flat screen Smart TV's. All three TV's have access to Netflix, Amazon Prime, etc. to their subscribers. A subscription to Hulu Live (which also includes Disney and ESPN+), is provided free of charge for your entertainment pleasure.

The state of the art gorgeous kitchen with quartz countertops is a chef’s dream and is fully equipped with high end appliances, including refrigerator with freezer and a built in ice maker and cold water dispenser in the door, cooktop, built in microwave, dishwasher with disposal, Keurig coffee machine and filter coffee maker (coffee not included), additional hand held and small appliances. The Tanglewood condos are a low density property with only 48 units, which means you can relax by the pool without massive crowds and no long waits for an elevator.

In addition to the 3 restaurants and bars at the Tanglewood Resort and the 25+ eateries at Choctaw, there are many great local restaurants, Schooners for breakfast/brunch and The Island both at Highport Marina are open in season (within walking distance), The Point (one of the best lake views on Lake Texoma), West 84 (fine dining and weekend brunch with water view), Franks (local breakfast spot), Napolis (popular Italian restaurant), and slightly farther afield, North Rig (American cuisine in Pottsboro), plus 34 ChopHouse and Stafford House Provisions, (both fine dining steakhouses in Denison), to name but a few.

The Hagerman Natural Wildlife Reserve, (the largest in N. Texas with over 11,000 acres to explore), is open 7 days a week, (including the new Visitors Center), and it is only a 15 minute drive away. The reserve offers a variety of hiking trails, ranked easy to moderate, with additional guided tram rides and self-drive auto tours also available. Eisenhower State Park, is even closer and also offers a variety of hiking, fishing, camping and boating activities, with a small sandy beach for a small admission fee.

The house is always in order, the location is absolutely perfect for access to Highport Marina where we keep our boat! Our girls loved the outdoor area and games, plus staying downstairs on and futon was comfortable especially with me cover on! The 2 bedrooms on the first floor are by far the comfiest mattresses we've slept on! Honestly, the best sleep I have had in years! While we brought some of our kids favorite DVD’s, they still found lots of favorites in the DVD collection there at the Treehouse! Overall, I highly recommend the Treehouse for your next stay at Lake Texoma!"

We are located near Eisenhower State Park, Hagerman National Wildlife Refuge, the quaint and charming community of Denison, multiple public marinas and just south, with in kayaking distance, of some of the best islands Lake Texoma has to offer.

The cottage includes just about anything you might need to enjoy your vacation to the fullest. Including ample parking (within our two driveways), multiple kayaks (and transport trailer), life vests (for all ages), a relaxing outdoor hammock aside a spacious, furnished, back deck that overlooks a large backyard with a fire pit ring and relaxing adirondack chairs. While the kitchen doesn't include a butler it does come with everything you need to make a large family meal such as an assortment of cooking spices (and oil), full size cooking pots and pans, cutting boards, coffee/tea, eating and cooking utensils, full size stove and refrigerator amongst many other amenities. Additionally, we offer dual grilling options that include a traditional gas grill and a gas griddle flattop.

The cottage includes three bedrooms, two full baths and a bonus cozy loft! Our living room is fully equipped with a 55" TV with Roku including Netflix (and app sign-in availability). Not to mention, our board game section boasts more than 35 assorted, classic and new games that cater to all ages and include puzzles (with a puzzle mat), and a wooden fold out poker table topper.

The nearest grocery store is Brookshire's about 15 minutes away in Pottsboro, TX. There are a variety of small town USA restaurants near. Don't feel like making breakfast? Special Property Information: Due to the close proximity of the lake, there is an unidentified type of gnat located in this area. Fortunately, they do not bite and are harmless, but they can be a nuisance when there is a large amount of them. We have had a pest inspector out to the property but there is no known insecticide that can be sprayed to deter or eliminate them. They are attracted to moisture and light, so at night they are drawn to the house when the indoor and outdoor lights are on. For this reason, we advise not leaving the outdoor porch or patio lights on unnecessarily and closing the blinds in the living, kitchen, and bedroom to help prevent them from getting into the house.

- "This condo is so pretty....Perfect stay to bring my grand daughter while we visit other family in Sherman....It's a short drive to town. The pools and grounds are beautiful, the condo was lovely...very family , kiddo friendly....This will be our place to stay when visiting Texas family !!" - "Almost everything was great, we really enjoyed it. As usual with vacation rentals, getting into the place was unnecessarily confusing. There was a lock box kind of thing on the door. We found out it did nothing, but did cause confusion. Then there was a black screen - we had no idea if that was how we got in or not. I had my 26 year old son and 23 year old daughter with me and they could not figure it out either. We eventually did, by accident. Simple and clear instructions could have easily eliminated this problem. It's increasingly frustrating because it happens at almost every place we go. However, communication was great and loved the place."

We really appreciated the automated lights outside as it made going out really easy and made us feel safe. They also provided everything we needed to use the fire pit (unfortunately rain stopped us). The owners (Alena and Reggie) were always available via messenger and were so kind and friendly throughout our stay!! Several boat ramps are just around the cove. Capable of sleeping 11 guests with two king beds, one queen bed, and five twin beds. Commercial kitchen to complete any stay. My amenities surpass many and I greet my guests with a small meal upon arrival. Please note: a detailed list is in the provided handbook for departure. Failure to complete will be an assessment of $25.00.
