- "Family owned and operated for decades. Family friendly. A quaint resort. Pool was a good size. Small playground for kids, basketball and tennis court, horse shoe, volley ball net, hot tub. Plenty of tables and chairs, bench swings, “bar” area has puzzles and board games. Breakfast was delicious. Separate restaurant on site with reasonable prices and fantastic food. The room was clean and comfortable. There are 2 waterfalls that you can walk to, one on the property and another down the street. The cabin its self is well decorated and most definitely the cleanest hotel room I have ever stayed in. The gas fire pit on a timer was perfect. We had some minor cons which we felt could be easily accommodated. We wish there we ceramic mugs for the coffee/tea/espresso in the room . We wished there were more options for eating on premise. Breakfast was very carb heavy (I do have to note the scones were delicious) and the most disappointing was the coffee. It was weak and watery and bothersome to drive 10 mins to get a cappuccino. A lunch options such as a soup and salad would have been perfect. We stayed with the intention of staying on property as much as possible but had to leave to eat. Please don’t let our cons prevent you from enjoying this sweet place. "

The chalet is located 5 minutes from Windham on a cul-de-sac and has neighbors on one side and state land on the other, so a lot of privacy. CD Lane Park where you can cool off in the lake, kayak, walk your dog or just relax on the beach is just 3 minutes away.
The house is entirely renovated. The kitchen is fully equipped and waiting for your imagination. There is a full bathroom on each floor. The first floor bedroom has a queen bed, on the second floor there is a bedroom with two bunk beds and a bedroom with two twin beds. There's a large covered deck with Adirondack chairs, swing bed and gas grill. We recently added a pizza oven and a cozy BBQ hut where you can cook, roast marshmallows or just sit around the fire on chilly days and nights. The hut tub is covered so it can be enjoyed in any weather and it sits on a platform with a bar and chairs. There's also a fire pit and plenty of wood.

I only wish the weather had cooperated so we could have enjoyed being outside. We did have some wildlife friends join us a group of deer and a wild turkey. Just added to the whole experience. I would 100% go back there again. Only i think i would rent out the entire property as there is also a 3 bedroom house there as well. My grandchildren would love this place! • Cleanliness is a priority, so please remove shoes when in the home.
• The house uses well water, while it is safe to drink, people may prefer to drink bottled water. We recommend stocking up on bottled water from the local store.
• There may be some canned goods and other imperishable foods in the kitchen pantry which you are free to use as you wish. Always check the expiration date before eating anything. We always make sure not to leave expired food in the house, but oversights may happen. We believe in the “Leave what you can, take what you need” idea.
• There are designated trash disposal areas. Please refrain from throwing any trash, such as bottle caps or cigarette butts on the property.
• Please be sure to separate the recycling from the garbage (see info sheet in binder). There is a one disposal bin for each in the kitchen. When you leave, please put them in the appropriate cans outside near the garage.
• Garbage pick up is on Wednesdays. Please make sure you have garbage outside in the cans.
• There is a folding table along with folding chairs in the basement closet next to the stairs if additional seating is needed.
• Never leave children unsupervised at our property without any adults, especially at the creek.
• Please make sure the children toys are cleaned up and put back where they were taken from. Be mindful of small pieces.
• Please make sure pool table, ping pong table and foosball table are put back the way you found them, and all pieces go back to the correct spot.
• Please do not move the furniture,
• Please be sure to ventilate the kitchen while cooking anything that could leave a strong smell behind. The stove uses propane which burns different than gas and tends to lead to burnt food. We recommend putting the stove on medium and not high.
• Be careful not to wash food remains down the drain. Please throw any kitchen scraps into the garbage cans. Be sure to wipe any grease from the pans to prevent it from going down the drain.
• To help the environment, please only switch on the dishwasher when it’s full and use the eco-program where possible.
• To simplify the inventory process, please return any kitchen items back to where you originally found them.
• Cleaning products are located in the kitchen closet near the bathroom. If any products run out during your stay, please let us know so we can replace them for the next guests.
• Please do not overload the washer/dryer.
• The optimum temperature for the thermostat is between 70-75°F in summer (for air conditioning) and 68-72°F in winter (for heating).
• The AC units are turned off from Nov. 1 – April 1st. If it gets too warm in the house, please open the windows.
• Please make sure you switch off lights, fans or any other small electrical appliances when you go out. The same applies to air-conditioning and heating – we’re an eco-friendly home!
• In the unlikely case of a power outage, the house has a generator that will start automatically.
• No compensation will be given for any temporary outage of electricity, gas, water, cable, or telephone service.
• Please dispose of garbage and recycling in the proper containers.
• Please do not flush any sanitary products down the toilet. We provide a bin for this in each bathroom.
• Please do not move any furniture from one room to another, this includes outdoor furniture.
• No bathroom towels are to be removed from the property.
• BBQ is located in the rear of the home on the ground floor. Be sure to turn on the propane located in the white box mounted on the rear of the house.

The Yard:

So much can be said for this private nook of an oasis. It is a gem. Here you will find peace, tranquility, and harmony, a stones throw from town, here you are truly in a unique hidden get away of nature. During the day, Winter-Spring-Summer-Fall; it is sun-drenched and alive from the sounds and view of birds to wild bunnies and much more. The evenings proves to be beyond spectacular. Envision being surrounded by fairy lights gently cascading from the post and beam fencing, as you immerse yourself in the evening stars, to the point, you feel they are sooo close, you can almost dip your hand into the Milky Way all while you are sitting enjoying the warmth from embers of the fire pit or the elements of the hot tub. It's an area awaiting your fondest memories.

The shed and area off the main house is the main house's private area.
The brick patio/hot tub/fire pit/upper portion of yard are all shared areas.

Important Information:

Apartment is in a owner occupied house. My two children and I frequently use the main house. At times, my three small dogs (one shih tzu-maltese and two minature king charles cavalier) are with me up in the main part of the house. During the winter, when my children and I are not using the main part of the house, my brother-in-law uses it and works from there. We are quite family people and are looking for liked minds as renters. We believe in living with quite reasonable noise levels. The house quite hours are 11 PM - 9 AM, with other hours, we ask for noise levels to kept at a reasonable level. The noise hours reflect both inside and outside.

HOT TUB & FIRE PIT: The hot tub and fire pit open hours are 10 AM - 10 PM. After using the Hot Tub, the cover must be placed back on and latches locked. No open food or beverages are to be left outside.

- House is owner occupied two family house. Atmosphere is a family environment. Parties, loud music, and smoking are not permitted. Hot Tub, Grill is not included with the rent but certainly you are welcome to use. In the Winter, it can be temperamental, and Garden are shared for both apartments, occupants are asked to be considerate of allowing time for both sides use all amenities and to be mindful not to be in the hot tub before 10:00 AM and past 10:00 PM as the other apartment may be sleeping.

The apartment and the house each have their own covered porches in the backyard as their private space.

The apartment and the main house share the patio with its amazing gardens, hot tub, small fire pit and grill that is thought of as a shared out door kitchen.

The grill runs on propane tanks and is a shared responsibility. Do not leave the tank empty for the next use. Each user is expected to turn the gas off after each use and refill the tank when depleted. The grill Must be fully cleaned after every use. This is a bonus area that is to be used with common respect for multi family house use and purposes. I did not put this in the amenities, as it is an amazing grill, I consider it an outdoor kitchen. However, it is older and temperamental in Winter/colder months. I am not replacing this just yet. So I do not want to guarantee this as an amenity. With that said, you are welcome to use the grill. I run it with the honor system, meaning you use it, you replace the gas for the next use.

**Absolutely No food or beverages are to be left outside. All areas are to be kept fully clean and free of trash and debris.**

The shared fire pit is meant for small fires only with a 3 log maximum. The fire pit, although portable, it must stay stationary on the bricked patio. No fire pits are allowed on the covered patio. The patio is wood and this is a strict safety precaution.

Doors are to be locked behind you.

Our Camper can technically fit up to 8 people, but we think it may be the most comfortable for up to 6, and thus set the limit as such. If you have larger groups of people coming, we encourage you to message us as we have 4 RVs on site.

We’d let to set clear expectations for our listing. Our property is situated in nature and is a haven for animal lovers, with resident water fowls like ducks and geese happily enjoying our serene pond. You might also cross paths with our friendly pet dogs and cats who occasionally roam the outdoor area. Thus since the property is secluded in nature, sometimes animals or other critters/insects are unavoidable. If you're comfortable with these animals or critters and appreciate the charm they bring to our space, we'd love to host you. Relax and unwind in this light-filled 4-bedroom house, complete with wraparound deck and huge yard.

The newly renovated main house features two rooms with king beds, one with an en-suite bathroom and one adjacent to a room with bunk beds and a desk. The fourth bedroom has a double bed. The high-ceiling great room has a woodburning fireplace stove inside, and a large wraparound deck and fire pit outside.

The kitchen is stocked for a chef, or eat out at any of the highly rated restaurants of Tannersville, just down the road. Hunter Mountain is 10 minutes away; Windham is 15. In the summer there are hiking trails galore, including one a short walk down the hill that takes you along Rip Van Winkle Lake to the Boathouse restaurant, a playground, and pickleball courts.

Please note that the house is adjacent to a studio apartment, which is not for rent. While the main house and the studio share a foyer and a driveway, the properties are completely separate and private.
