Recently built in Oct 2015, this designer "barn style" farm house has a fabulous feel, no matter what the season. Spring through Autumn presents a massive deck sporting lounges, shade umbrellas, bbq facilities and dining table for 10 - and don't forget the views down the valley, stunning.
Access to the deck isn't via a poky door. Absolutely not! Fold back the 10 mtrs of glass doors and experience what indoor / outdoor living is really about.

Come Winter, watch the morning fog flood the valley or snuggle up by the fire and sample your purchases from the local wineries.

Accommodation is for up to 8 adults. Two large private bedrooms (one with en-suite), each with Queen size beds. The bunkroom adds another four king size bunks - enabling even the 190cm + kids to have a great nights sleep. If they are younger, they'll just love the funky set up and their own TV room, all with online access to Netflix and movies.

The kitchen boasts a large marble bench top with seating for 6 - the guests can chat with the hosts whilst meals are being prepared. No sinks or dirty dishes, they're on an adjacent bench top. Two fridges and dishwashers round out the entertainers dream kitchen.

Something more formal? Try the dining table which comfortably seats 10, when not being used for ping - pong.

This house has a great country & beach feel with indoor / outdoor living and amazing views. Just 10 minutes from the beaches and golf course at Pt Leo and Flinders.

The house was designed as a "holiday house", a place where family and friends can gather to enjoy the fantastic indoor / outdoor living in a country setting. The master and guest bedrooms accommodate the adults (4), whilst the bunk room looks after the kids (4). Instead of small poky bedrooms, we went for larger spaces which can be used for alternative purposes. The master and guest b/rooms are 5m x 4m and can easily handle a cot and baby's gear. The bunk room is also the kids TV / play room - their separate space, which the kids love. But it also acts as the walkway between the main living area and the master bedrooms. Not a problem unless the kids (or extra adults) require their own private b/room.

- "Very well set out home suitable for families and individuals. We enjoyed sitting out on the back deck next the BBQ having breakfast with the rosellas visiting. The large spacious backyard with trampoline for the kids to play on was popular. We walked to visit our friends at the caravan park and enjoyed our time at the beach. On the Sunday morning the market was on with lots of stalls, music and activities just at the end of the street. The house was well equipped with children's toys, lego and basic cooking supplies. The washing machine and washing line were handy so we could come home with nothing left to do. "

- "When you need a getaway from the hussle and bustle that is life, Vigneron's Delight is just that, a delight! Located in a working vineyard with rows of grapes as far as the eye can see. You will be caught up in the romance of the world of winemaking. You don't have to leave the property, it has everything you need (just bring your favourite food and drink). You can enjoy a winters night with friends around the outdoor firepit or snuggled on the couch in front of the fire place (fire wood is ready cut and plentiful). If you do decide to venture out then this is the ideal location and is only a short drive from wineries, restaurants and local shops. Mornington Peninsula is worth exploring and knowing that you are coming home to Vigneron's Delight makes your stay all the more special. Our three day stay was not long enough and when we come back it will be for longer. A big thank you to the team at RT Edgar for ensuring that our stay was a delight."

- "Place was awesome. Really relaxing stay" - "Tent and scenery were great. Had an unfortunate situation where the receptionist someone else with the same name into my tent without checking any identification. Her excuses were unprofessional, making the situation worse and making me question the business’ security and duty of care to their guests. The property manager visited us later and out our concerns to rest, actively listening to our thoughts and feedbacks to ensure new measures will be put in place to prevent further incidents like this.Facilities are a bit more to be desired. The bathrooms didn’t have adequate drainage so there was always a lot of excess water on the floor from impractical showers. Had to supply our own utensils since forks and spoons were always missing. But that more on the other guests lack of understanding of a communal space."

The house was light and comfortable, with lovely views of trees and plants out of every window. The garden was a highlight! Too many cleaning rules with fees attached if not followed, steep bond to pay. The houses next door were dumps which bought the appeal down. "

Guests have the choice of:

BYO Linen / Towels - Guests bring their own fitted, sheets, flat sheets and pillowcases for each bed. Guests also bring their beach, bath and tea towels along with hand towels and bathmats. Refer to the home’s description for the bedding configurations.

Linen Set Hire - Guests can hire full linen set for $30 per bed which includes a fitted sheet, flat sheet and pillowcases. Bunk beds are classed as two beds. All beds are the same price.

Towel Set Hire - Guests can hire a towel set for $10 per person which includes 1 bath towel and 2 tea towels (for only the first ordered towel set).

Bathroom Set Hire - Guests can hire a bathroom set for $10 per bathroom which includes a bathmat and hand towel.

Delivery Fee - If any items are hired, there will be a one-off delivery/set-up fee of $40.

If the stay is longer than 7 days, ask management for any additional pricing.

For linen or towel hires, advise Ready Set Stay with 48 hours' notice as last-minute requests may not be possible.

Lost or damaged hired linen/towels may incur costs.

Ready Set Stay will assume no linen or towel sets are requested for hire unless advised.

We ask all guests to please clean the BBQ after use, or a $50 fee will be charged.

NEIGHBOURHOOD
The neighbourhood is safe and family-friendly. There is a guest guidebook at the home with recommendations on what to do in the area, this gives dining options and local attraction suggestions. If you would like a copy of this before your stay, please let us know and send us your email address. If you need any advice, we are happy to assist.

There is parking available for your stay. We can provide parking information if required. Please ask us any questions.

ADDITIONAL RULES
Strictly no schoolies, parties or events. Mature guests only. The property is patrolled by security. If neighbours complain or the police are called this could affect your bond and we the reserve right to evict guests.

Only an hours drive from Melbourne's CBD. Comfortably sleeps 7. Glorious 2 acre property purchased early 1900's features mature trees, manicured lawns and well tended cottage gardens. Character filled and oozing "yesteryears" charm, Little Breda will undoubtably delight. Wineries, Restaurants, family beaches and the cream of the Mornington Peninsula's vistas, tourist attractions, farm gates and markets are all close by. Relax and enjoy the stunning Westernport views, and partake in a little Alfresco dining with a feast of wonderful fresh produce and locally produced wines or perhaps a cozy night in front of the fireplace is more your style. Whatever you choose to do, Little Breda is a place where memories are made! Additional accommodation is available in our separate cottage, through our garden arbour and at the bottom of the garden. House and cottage can be let out together or separately.

With breathtaking views of Phillip Island, a private pool, and tennis court at this four-bedroom retreat in Shoreham, set on 4,848 m². With living rooms on two levels offering stunning water views, the home is surrounded by rolling hills leading to Point Leo.

Enjoy sunny days on expansive lawns with ample outdoor entertaining space for groups of all sizes. The kitchen with a Caesar stone bench flows into a generous dining and living area, opening to outdoor spaces. Spend summer days at nearby Honeysuckle Beach, or relax by the wood fire on cooler days. The home includes 2.5 bathrooms, a fully equipped kitchen, laundry, and outdoor sitting areas with panoramic views of Western Port and Bass Strait. The solar-heated, salt-chlorinated pool is perfect for year-round use, warming to 26-30°C on warmer days.

The pool is solar-heated and salt-chlorinated; it works all year. However, it only raises the water temperature during the day. So, in warmer weather, when the night temperatures are around 18 to 20 degrees, solar heating will increase the water temperature to 26, 28, and 30 degrees, which is very comfortable during the day.

All bedrooms and living rooms have electric wall heaters, and the living room has an open fireplace; firewood is provided.

Quality linen and cleaning services are provided. However, we ask that you bring your beach towels.

Miele dishwasher, oven and steam oven, Fischer Paykel French door fridge, electric heating, electric hot water system, pedestal fans in each bedroom, wifi, 2 tv's, gas bottle bbq is provided, Nespresso pod coffee machine, Tennis equipment: the owners suggest bringing your own. However, there are balls and racquets. The bedroom also has pedestal fans and air conditioning is not provided.

- "Fantastic property. One of the best we have stayed at, as part of a corporate retreat for our small team. The property is private and serene, with great amenities and stunning views of the coastline. It’s near all the conveniences, including the beautiful Point Leo Estate. RT Edgar were excellent in their customer service and helping with the check in process. It appears the owners stay at the property regularly as it was maintained for family holidays with high quality appointments and appliances. The only upgrade I could suggest, is flood lighting for the tennis court and swimming pool (and an easier heating system, though we got lucky with beautiful weather so we didn’t need it), and a jacuzzi / hot tub. But, otherwise, this is one of the best properties in the Peninsula. Highly recommend."

If you are looking for something closer to home, the fine dining restaurant Pier 10, Montalto, Ten Minutes by Tractor are a short distance up the road or there are numerous dining options along Mornington-Flinders Road. There is so much to do in the local area, or if you prefer, relax and do nothing at all.
