Situated in a quiet courtyard, just off the main high street in Topsham, this lovingly restored cottage has two bedrooms, a comfortable lounge with wood-burner and a modern well-equipped kitchen and free Wi-Fi. The outdoor seating area has been separated from the drive to provide a secluded area for everyone to enjoy an alfresco meal.

Nautical but nice is the vibe at Quay House – a comfortable, cosy home brought to life by a wonderful collection of antiques, vintage trinkets and retro prints, lovingly put together by the auctioneer owners. From 'Bluebird' and rowing oars on the living room walls to a retro petrol pump on the upstairs landing, the property oozes charm. Cyclists of all ages will love the Exe estuary cycle path – a newly constructed, almost entirely traffic-free cycle trail that takes you right around the Exe Estuary from Dawlish to Exmouth. RSPB reserves near Topsham and Dawlish Warren National Nature Reserve offer some of the best opportunities to view wildlife along the estuary. Bike rental available.

For a good 5km run door to door, try the Goat Walk loop – a circular walk round Topsham taking in the bird hide on the ‘other’ side where Topsham’s hidden second river, the Clyst, loops round.

History buffs will be charmed by the unusual National Trust folly, A La Ronde, an eccentric 18th-century, 16-sided house with fascinating interior decoration and collections.

There are several car parks in Topsham but as with many small Devon towns, parking overall is limited and many people prefer the excellent public transport. Topsham does have a hire by the hour or day car club service too, with a parking space in Tappers Close. This is part of a wider network of cars across Exeter.

Trains between Exeter and Exmouth run half-hourly, and all stop at Topsham. Trains towards Exeter alternately go on to Paignton and Barnstaple.

Hannaford's Quay is a 17th Century quayside listed cottage which was fully renovated in 2005. It is situated on Hannford's Quay only a few feet from the estauary. The outdoor seating area has been separated from the drive to provide a secluded area for everyone to enjoy an alfresco meal.

Upstairs there is the master bedroom with King size bed, a further double bedroom and a single room, which has a desk and comfortable chair, enabling guests to work from home. The bathroom and separate toilet are both recently fitted.

If the management team are called out to a resolve an issue where you are at fault, you will incur a £50 callout charge, i.e. if you cannot connect to the Wi-Fi, but you have unplugged the router.

Recently renovated to a high standard our house is ideally situated to explore this wonderful village and region - right on the doorstep of Exeter (the heart of devon) its a beautiful place to explore or go further afield to visit the rest of devon. Perfect for a family or multi-generational stay.

It is a short walk into the village centre which has everything you need (restaurants, pubs, shops, pool, tennis courts, childrens play area) and excellent connections by train, bike or bus to Exeter and further afield.

The house has wonderful views, good size gardens and a lovely open plan living area + patio.

Upstairs there is a master bedroom with ensuite shower room, 2 wonderful children's bedrooms and another guest double bedroom downstairs with a deluxe bathroom opposite with huge luxury bath - perfect to soak and relax!

There are 2 gardens and parking for up to 3 cars. One garden is completely private and the other offers a high level of privacy and loads of space to run around and relax - the 2 gardens are soaked in sun all day.

The kitchen is well equipped and we have a washing machine, fridge freezer, dishwasher and an 8 hob oven. The dining area comfortably seats 6. The living room has tv and virgin and includes all sky sports channels.

About the location
As well as being a beautiful part of the county, there as also plenty to do within the area and the surrounding city. There are some excellent walks and bike rides as we are right by the estuary edge with purpose built cycle paths (you can use our bikes or hire) and footpaths (All with plenty to see and do along the way including pubs, bird hides, restaurants and more). Its easy to access Exeter by bike, bus or train and there is a highly recommended boat crossing from topsham which takes you over to the turf pub - one of the best in Devon. With plenty of cafes for numerous tea breaks and shops in the village, you could easily whistle away an afternoon by the waters edge, or venture into Exeter city center (accessible by train, bus or bike) which is only 4 miles away for something more upbeat.

All major supermarket chains deliver to our door if you want food during your stay + there are loads of local independent tasty places in the village to get supplies including darts farm (rated best farm shop in UK) which is a 15 minute walk (via a historic waterside pub visited by the Queen) or a 2 minute car ride/5 min bike ride. For eating out you are spoilt for choice with brilliant, award wining restaurants in the village.

The Topsham Ferry across to the Turf Locks pub is a must-do, especially on sunny afternoons.

The property is centrally located within Topsham and benefits from being easy walking distance to local amenities and travel connections. The train station is only 5 minutes walk away and there is a bus stop (#57 to Exeter or Exmouth) across the road from the cottage. The train runs approximately every 30 minutes with connectivity to Exmouth, Exeter, and Sandy Park rugby field. Plus you can secure bikes to the drainpipe in the courtyard to the rear (shared but only with a few other residents). So it's a very convenient property if you don't have a vehicle.

For those that do drive, there are several parking options available. Topsham operates resident parking zones from 9am to 5pm every day, which we can provide permits for at a cost of £5/day. There are also two other paid car parks: High Street - charges from 9am to 5pm, £5.50/day, or Holman Way - charges from 8am to 6pm, £5.00/day.

Other Things to Note:
The woodburner in the living room is only decorative. Please do not try to use it.

We kindly ask that you respect our neighbours and keep noise to a minimum between 10 pm and 8 am.

The property is located on a road which has a 20mph limit, so it is not a fast road. Traffic is minimal at night time but you should expect some noise in the day. The benefit of this that it is centrally located with all amenities within easy walking distance.
