- "The place was clean, staff Friendly & food lovely. But the building looking tired & is in need of maintenance. The main problem was the noise. We were in the captain's suite. Which seems to have the owners family accommodation next to & above the room. I was hoping for a quiet few days away but instead had to listen to there dog whining at a joining door to our room & loads of banging around upstairs. You can also hear the people in the next room clearly. We were also very disappointed to be let down on a pre booked meal for my partner's birthday. We were only informed at breakfast on that day that there was no meals that evening because it was the chef's day off. Staff were apologetic & offered to recommend other options."

- "No TV in room." - "The website says it is closed on Monday and Tuesday, add Wednesday, Thursday, and Friday! Very noisy beside the A39, no double glazing. Breakfast hit and miss. Sometimes got what I asked for, but twice not even asked, just a plate of eggs on toast instead of cereal. Friday, no-one showed up to give me any! No TV in rooms. Weird! Bar area dirty. Same bits of rubbish on the floor all week!" - "Shocking. We've never walked out of a hotel in our lives, until now. When we arrived for check in, there was no booking office as such, or reception. A member of the public helped us locate a representative, who seemed indifferent on our arrival, and there was chaos and confusion regarding our arrival, they seemed to argue and bicker amongst themselves. No proper records were evident, we signed a visitors entry in pencil on arrival, and we were shown to a basic room, which upon further inspection, fell below what we would regard as appropriate. The bed didnt appear to be clean, either the bedsheets, or indeed underneath the bed which was horrible, and upon testing the shower, the cubicle drain was blocked, so we decided to leave shortly after arriving. Despite this room being offered with a Pub below, we were told that the pub was not open and not told why. Given the nature of our welcome, we decided against complaining in person as we didnt feel comfortable doing so. We have submitted a complaint to Hotels.com, and are awaiting their response. "

Merry Oaks provides a comfortable relaxed home from which to enjoy the beauty of Exmoor National Park and the West Somerset Coast. The house easily accommodates 9 guests in four bedrooms, one with an en-suite shower, plus a family bathroom with an electric shower over a whirlpool bath. A sofa bed in the sitting room provides for an extra two people. Please note as with most put u ups, the bed is a small double. The large open plan kitchen diner with views of the Quantock and Brendon Hills opens onto a private south facing patio area with outdoor furniture and bbq. There is a pond by the patio, and an outdoor ping pong table in the back yard. Please note the pond is not fenced, and the ping pong table is a bit of fun but not of true competition standard! Behind the house is a secluded wood fired hot tub, which comfortably seats 6. Logs are provided and we are happy to light it before you arrive, as it takes around 4 hours to warm. The back yard and back garden are fenced providing a secure space for dogs. There is an open fire with logs provided in the sitting room for colder nights. There is a large smart TV with Netflix. An upstairs seating area has a dvd and video player with lots of children's classics, books for children, a lego box and a selection of jigsaws. There is an extensive collection of books and board games available.
Footpaths near the property provide access to lovely walks with views across the Bristol Channel to Wales or the local Washford River. Within a mile there is a choice of two local pubs, both serving good food, with nice outdoor areas in good weather. Trinity Cottage, Roadwater (Somerset) is a beautiful cottage that has been refurbished throughout during 2018-19. We are sure you will enjoy this lovely cottage in tranquil Roadwater, whether it's as a relaxing family holiday, or as a base for an invigorating exploration of Exmoor, the Quantocks or the stunning West Somerset coastline! The property is approached via its own driveway so is very private, yet it's a stone's throw from the village shop and a only a few minutes stroll to the local pub.

The kitchen has been newly fitted (2019), it's a light and airy room with extendable breakfast table, large American-style fridge freezer, a traditional Aga (which is lit from the Autumn to the Spring) plus the addition of fan-assisted electric oven and hob, dishwasher, toaster, electric kettle, and Nespresso pod coffee machine (and cafetiere). The hallway leads through to the dining room with a large dining table. At the far end of the hall is the spacious sitting room complete with wood-burning stove and a Smart TV with the normal Freeview channels - satellite TV is not installed at this property. Bi-fold patio doors from the sitting room also open on to the patio area at the rear of the cottage. There's a cloakroom on the ground floor, comprising toilet and hand basin.

Stairs lead up to the first floor where the four bedrooms and three bathrooms are located:
- one king-sized double bedroom with en-suite bathroom, comprising bath, separate shower, toilet and hand basin;
- one super king-sized double bed, which can be made up as twin beds on request (please request this at time of booking);
- one twin bedroom (that can be made up as a king-sized double on request).

There are two family bathrooms upstairs, one has a walk-in shower, toilet and hand basin, the other has a shower over a bath, a toilet and hand basin.

The tumble dryer is located in one of the stables to the rear of the property.

Bed linen and towels are provided, but please bring your own beach towels if you wish to take them with you away from the property.

We have recently completed our new, self-contained games room in the stables which has a pool table, dart board and table football as well as a bar area.

Wi-fi. heating and electricity are included in the price of the accommodation.

Well behaved dogs welcome (maximum of 2) for £15 supplement per dog. Please do not allow your dogs on the furniture or leave them unattended, thanks for your cooperation.

Outdoor Description
Trinity Cottage enjoys an elevated position above the village; the views across the valley and the village, with the local cricket field below are a typical country scene to enjoy. The private drive is quite narrow and opens up into the gravel parking area and large garage to the side of the cottage. The lawn garden at the front is accessed via a few steps up from the drive, here you will find a small table and chairs, a lovely quiet spot for relaxing with a good book. To the rear of the cottage is the patio and gravel garden area with further outside furniture, ideal for dining alfresco when the weather permits. The garden is enclosed by a hedge and fenced around the perimeter but we cannot guarantee that it is entirely dog-proof. A gate can be closed across the access drive also.

A five-bar gate from the parking area leads to a stable block, one of which can be used to store bicycles or other outdoor equipment if you wish to store these items in a secure place (bring a padlock to lock the door if you wish to). The central 2 stables have been converted into a weatherproof, heated games room which currently houses a pub pool table, dartboard and table football as well as a small bar area and sofa.

Behind the stables is a 3-acre field that belongs to the property which is available for guests to use; it has the best views across the valley and down into the village. The field is fenced but we cannot guarantee it is entirely enclosed. Please note that there are sometimes sheep grazing in one half of the paddock so please keep dogs under control.

Parking
Private parking is available on the gravel drive area beside the cottage and in the garage for up to 4 cars. Please note that the first part of the drive is narrow but we can assure guests it is wide enough for a transit van or similar.
There are 2 public electric vehicle charging points at the Village Hall which is 100 metres from the property. The charging points are type 2, 22kW (use ProjectEV App) and you will need your own cable.

The region
The village of Roadwater lies at the foot of the Brendon Hills within Exmoor National Park. Roadwater has a thriving community-owned village shop, pub (The Valiant Soldier), village hall, recreation ground and chapel. The coastline and the West Somerset Steam Railway are notable attractions of the area. The beautiful countryside of Exmoor National Park and The Quantock Hills is on the doorstep, with wooded combes and river valleys, open moorland, pretty villages and dramatic coastline.

Williton is a 10 minute drive away and has a well stocked Co-Op and Spa, a lovely butcher/deli specialising in locally produced meats and cheeses, an Indian restaurant, fish & chip shop, petrol station, gallery and pubs.

Minehead is approximately 7 miles from the property. Here you will find the larger supermarkets and petrol stations (Tesco and Morrison's are both situated on the outskirts of the town), most major high street banks with cash machines, plus a range of other shops throughout the town. Set in a bright, elevated position, it has views of the surrounding countryside, the Bristol Channel and Wales beyond.

The cottage is very well appointed with a sitting room, a spacious modern kitchen and a dining room. The stairs in the main entrance hallway lead to the first floor landing which serves two double bedrooms, the bathroom and a walk-in wardrobe area.

Coach House is situated within the grounds of the owners large Edwardian House (which offers 4 star B&B). There are two other holiday cottages on the same site (The Pippins sleeps 2 and The Bramleys sleeps 4).

The region
Coach House is situated on the edge of the village of Old Cleeve, which is a charming little village. Blue Anchor is a short distance and a pubs, which provide food and two cafés. Washford is also not far in other direction that has a great pub that serve food, and and Post Office, a little further on is Williton, with two small supermarkets, Post Office, butchers, hardware shop, and some pubs, restaurants and take-aways. In the opposite direction is the charming medieval village of Dunster, just off the A39. Dunster Castle is well worth a visit for sight-seeing as well as shopping and has many restaurants, tea rooms and pubs serving food. Minehead is the main town West Somerset and is approximately 6 miles from Old Cleeve. Here you will find the larger supermarkets and petrol stations (Tesco, Lidi and Morrisons are both situated on the outskirts of the town and have long opening hours) plus a range of other shops throughout the town.

'Cleeve' means cliff or hill; the village was once simply called Cleeve but became known as Old Cleeve to differentiate between nearby site of Cleeve Abbey in Washford, which was a monastery founded in the late 12th century as a house for monks. Today Cleeve Abbey is looked after by English Heritage and is open to the public; it is one of the best-preserved medieval Cistercian monastic sites in Britain. The parish church sited in the village of Old Cleeve also dates from the 12th century and has been awarded Grade I listed status.

The West Somerset Railway is a steam operated heritage railway and runs very near to Old Cleeve, passing over Black Monkey Bridge, which was built around 1860. Old Cleeve was also near the route of the West Somerset Mineral Railway which ran from the ironstone mines in the Brendon Hills to the port of Watchet on the Bristol Channel.

Between Old Cleeve and Watchet is Cleeve Hill a site of Special Scientific Interest as it contains two species of plant which are nationally rare in Great Britain, Nit-grass (Gastridium ventricosum) and Rough Marsh-mallow (Althaea hirsuta).

The Exmoor National Park is breathtaking to drive through, with its unique landscape of moorland, woodland and valleys. As well as exploring Somerset you are on the doorstep of the Devon boarder, and Cornwall can be reached within 2 hours. Heading north you can visit Bristol and Bath, so you really are spoilt for choice. The lovely beaches at Blue Anchor, Dunster, Minehead and Porlock are within easy reach, likewise in Devon, you will be spoilt for choice and you can even venture to Dorset in just over an hour. Indoor Description
An original, characterful Exmoor oak farmhouse door provides the entrance into the external boot room, ample room for footwear, coats, pushchairs, etc. The front door then opens into the original part of the farmhouse which dates back to the 16th Century. There's an inglenook fireplace at each end of what is now the large kitchen-dining room. A modern kitchen was installed in 2012 and ample crockery, cutlery, pots, pans, and utensils are provided. There is an electric oven, induction hob, fridge/freezer, microwave and dishwasher. Mind your head on the beams and take time to admire the traditional construction of the kitchen walls and ceiling timbers.

The kitchen-dining room leads to a short passage, with a couple of steps, to a light and spacious lounge with a new wood burning stove for cosy nights in. There is comfortable seating for the whole party and an additional table with 4 chairs. A shower room (with toilet and hand basin) and the utility room (with washing machine) complete the ground floor.

The traditional staircase leads upstairs to the five bedrooms; two king-size double bedrooms (one with en-suite), two twin bedrooms and one single; one of the twin bedrooms has 2'6" wide beds (standard length) therefore suitable for children; the other 3 single beds are all 3' wide. The family bathroom comprises a bath (with handheld shower attachment), toilet and hand basin. The en-suite shower room has a large walk-in shower, toilet, and hand basin.

There are fixed stair gates at the top and bottom of the stairs.

The whole property was recently re-wired, had a new heating system installed and been redecorated throughout.

Heating, electricity and wifi is included in the price of your accommodation. Starter logs are provided for the wood-burner, additional logs are available onsite.

Outdoor Description
Middle Stolford Cottage sits within a large private garden, which has been recently re-fenced around the perimeter, in a tranquil sheltered valley, in the middle of Stolford Farms' land. Beyond the garden you will discover winding footpaths, hills, woods and streams without leaving the farm. There is a picnic table and sun loungers on a large sunny terrace, for you to enjoy alfresco dining - or relaxing with a good book. A brand new indoor/ outdoor BBQ (gas supplied), fire pit and pizza oven, with covered seating means you can enjoy outdoor cooking all year round, whatever the weather. (Logs and kindling can be purchased at cost price on site). Enjoy a soak in the hot tub and on clear nights marvel at the spectacular display that the Exmoor night sky has to offer! There’s also swings, a slide and climbing equipment for supervised children to enjoy.

The farm is accessed by a formal drive with wide verges and standard trees, the owners live in the farmhouse (next door, not attached) and there is another holiday cottage nearby, The Cowshed, which sleeps 2 guests.

The families’ full-size tennis court is available for all guests to use during set hours.

Parking
There is parking available for 3 or 4 vehicles on the drive beside the cottage, and there are a couple of additional allocated spaces just outside the garden. (Please ask if you require extra parking spaces so we can point you in the right direction).
There is no EV charge point at Middle Stolford Cottage.
Please speak to the owners to discuss prices if you wish to charge your vehicle from the cottage. Guests charging cars without prior consent will be charged £30 per day per EV from their security deposit.

Pets Description
Dogs: Well behaved pets are welcome at Stolford Farm but please don’t let them go upstairs or on the furniture and please don’t leave them unattended. Dogs must be kept on a lead everywhere when outside the cottage garden.

The region
The Brendon Hills are a range of hills in West Somerset, they merge level into the eastern side of Exmoor and part of the range is included within the Exmoor National Park. The beauty of the hills are definitely worth exploring, but there is also Exmoor National Park on the doorstep and the Quantock Hills (AONB) within a short drive also.

Clatworthy Reservoir is less than a mile on foot from Middle Stolford. There are seven water inlets but generally, the south bank is considered to be the best area for fishing. Dogs are unfortunately not allowed on the reservoir footpath but you can stay on the farm land and get some lovely views across the water). Wimbleball Lake is also nearby (approx 5 miles), which has a variety of walking and cycle trails plus a range of watersports on offer, such as canoeing, windsurfiSUP/paddle boarding, and sailing. (Dog friendly).

We are not far from the Coleridge Way a 50-mile walking and bridleway.

The ancient harbour town of Watchet is just 7 miles away. It's a small picturesque town nestled on the West Somerset coastline, but-packs a lot in! It has an active Marina, Steam train station, Old Port, museums, shops, restaurants, pubs and takeaways! From Easter onwards there is a weekly Wednesday market and every first Sunday of the month, there is an eclectic craft, artisan and food market.

Wheddon Cross (approx 7 miles away) is argued to be the highest crossroads on Exmoor, standing at 980 feet above sea level, and the highest point on Exmoor, Dunkery Beacon (1704 feet above sea level) is the focal point of the village. Dunkery Beacon is about three miles further on from the village, there are fantastic panoramic views from Dunkery; wild moorland to the west, the Bristol Channel and Wales to the north, the rolling Brendon Hills to the east and the Quarme Valley to the south. In recent years Wheddon Cross has become famous for the abundance of snowdrops in the nearby valley which has become known as 'Snowdrop Valley'. The snowdrops bloom around February and a park and ride system operates from the village to enable visitors easy access to the "carpet of snowdrops". Wheddon Cross has a mini-supermarket with long opening hours, a petrol station and a village pub too.

In the opposite direction, the small town of Wiveliscombe is about 7 miles away, and the county town of Taunton is about 15 miles.Security Deposit Information

Further logs can be provided at a cost of £5 per bag (animal feed bag size) or logs can be purchased locally, e.g. the garage at Wheddon Cross.

Bed linen and towels are provided for your convenience, but please bring your own outdoor/beach towels if you wish to take them on day trips or for use in the garden.
Tea, coffee and sugar will be provided. There will also be other non-perishable items like salt, pepper and oil available.

Outdoor Description
Westcott Cross Cottage is surrounded by a huge secure, child and dog safe garden with totally unspoilt views over the Exmoor hills. The large garden provides plenty of space for relaxation or for children to play in and give the property privacy (the little stone building seen in some of the pictures is a storage barn, not another cottage).

There is a patio area with picnic table tucked to the side of the house, making the most of a sheltered position with stunning views up and down the valley.

There is also a footpath from the side of the house which leads down the valley to the stream, and in the other direction, to the top of hill you can see from the garden.

Outside dog kennel beside the patio available for guests to use if they wish to.

There is parking on the drive outside the property for up to three cars.

Pets Description
This is a dog-friendly property and dogs are welcome on the condition that they are not allowed on the furniture or upstairs. The owners request that wet, muddy dogs be left in the large, dry, heated porch/boot-room.

There is an outside kennel large enough for a number of dogs, which can also be used, especially useful for wet/muddy dogs to dry off before entering the house. But please be wary in sunny weather as it can become extremely hot. One perspex panel can be removed to allow good air circulation but it can still get very warm on a sunny day.

The region
Set within Exmoor National Park on the Brendon Hills on the southern slope of Croydon Hill, Luxborough enjoys a peaceful and beautiful setting. Exmoor's highest point, Dunkery Beacon, is a short drive or a long walk away and the views from the top on a clear day are spectacular.

Luxborough is a small village that is divided into the hamlets of Churchtown, Kingsbridge and Pooltown, which all lie within a mile of each other. In years gone by people came to the Luxborough area to mine iron ore and it was sent via the West Somerset Mineral Railway to Watchet on the coastline. In the 19th century the school was reported to have 200 pupils from the village and the iron mines in the Brendon Hills.

The ancient Church of St Mary in Churchtown is believed to date from Norman times, or some believe it may be Saxon times due to a Cross in the Churchyard. Today, St Mary's is a Grade II listed building.

Bridleways and footpaths crisscross near and through Luxborough, including the famous Coleridge Way which passes through the village.

The Royal Oak Inn serves drinks and good food, approx 1 mile away from the cottage in Luxborough.

Roadwater is situated 4 miles to the east and the popular village of Dunster is 4.5 miles to the north.

Wheddon Cross (approx 5 miles) has a newly refurbished mini-supermarket with Post Office facilities and a petrol station with good opening times. Roadwater also has a local shop and pub which serves food.

Dunster is also approx 4 miles, but in the other direction. This wonderful medieval village is really worth a visit, it has lots of shops, restaurants, tea rooms and a village shop all overlooked by a spectacular castle.

Minehead is the nearest town, approximately 7 miles away. Here you will find the larger supermarkets plus a range of other shops throughout the town.

The glorious North Devon beaches of Woolacombe, Putsborough and Croyde are just a scenic hour's drive away across Exmoor.

Tesco, Sainsbury's, Waitrose as well as Cook from Taunton will deliver to Luxborough.

The Pippins will welcome a maximum of two dogs small 1 medium for a supplement of £25 each, per stay. Dogs are to be kept off the furniture, are not to be left unattended, are not to cause nuisance to neighbours (including the Alpacas and sheep) and all mess is to be cleaned-up immediately.

The bungalow was clean on arrival and all the necessaties of a home away from home facilities were in place (large fridge/freezer), cooker, TV/Wifi, shower etc and worked as expected. The bungalow was very warm and the heating a little hard to work out how to adjust to get it cooler but with the large patio door it wasn't such a problem. The place does look a little dated with some older styled furntiure but it was all comfy and for the price I have no complaints. You do need a car to get about really Watchet is a lovely community with great pubs and food and the East Quay art centre is something all towns should be jealous of. I did pop over to the farm shop but felt the choice there wasn't great but perhaps I was just being fussy. I would happily book again for 2025."

Entrance to the property is up one step and over the threshold, through the double doors into the pod. A table and chairs and comfortable chair are located just inside the door, and the king-sized bed with bed-side tables and a selection of books to enjoy. The kitchen area is located at the rear of the pod as is the shower room.

Indoor Description
The small kitchen facilities comprise a freestanding sink (with hot and cold water), a small fridge, microwave, toaster and a kettle. Crockery, cutlery and selection of glassware is provided, as well as a supply of teas and coffee, milk and sugar.
The owner lives on site and will happily help with information on walks, swimming, cycle rides and local pubs/restaurants.

One king-size bed with excellent reading lights. The mattress, duvet and pillows and cold weather blanket are all hypoallergenic. Bed linen is provided.

The shower room has an enclosed shower unit, toilet and and hand basin. Towels are provided but please bring your own beach towels if you wish to take them with you on day trips.

The bathroom has a radiator on a timer which ensures the pod is always warm and there is an additional free standing heating stove.

There is no television or internet in the pod but the area has strong 4G reception.

No animals allowed and strictly no smoking.

Outdoor Description
There are two outside sitting areas, one for the morning sun and one for the evening sun. The area directly outside the property is for guests sole use.

Due to the remote location you will not be disturbed by traffic or road noise, but there may be some noise from the cattle or sheep in the adjacent (well fenced) fields.

The owners live nearby on the farm and are happy to help with suggestions for beautiful walks on the Quantocks and Exmoor, as well as local beaches and interesting places to visit.

The region
The Brendon Hills are a range of hills in West Somerset, they merge level into the eastern side of Exmoor and part of the range is included within the Exmoor National Park. The beauty of the hills are definitely worth exploring, but there is also Exmoor National Park on the doorstep and the Quantock Hills (AONB) within a short drive also.

Clatworthy Reservoir is nearby, just across a few fields. There are seven water inlets but generally, the south bank is considered to be the best area for fishing (licence needed). Wimbleball Lake is approximately 5 miles away and has a variety of walking and cycle trails plus a range of watersports on offer, such as canoeing, zorbing, windsurfing, paddle boarding, and sailing.

The ancient harbour town of Watchet is just 7 miles away. It's a small picturesque town nestled on the West Somerset coastline, but packs a lot in! It has an active marina, steam train station, old port, museums, shops, restaurants, pubs and a new community venture with art galleries and not-for-profit cafe. From Easter onwards there is a weekly Wednesday market and every first Sunday of the month, there is an eclectic craft, artisan and food market.

Visit the seaside town of Minehead which is 20 minutes easy drive away. The town has the oldest links golf course in Somerset, is the terminus of the steam railway (with turntable) and offers many attractions with mini golf, numerous pubs and cafes and walks on North Hill with its own herd of Exmoor ponies.

En route to Minehead, why not visit Dunster with it's National Trust castle and famous yarn market.

Or visit further afield, walk to Heddon's Mouth along the River Heddon with lunch at Hunter's Inn or swim at Woody Bay. Take the Victorian Clifftop Railway from Lynmouth on the coast to Lynton at the top of the highest seaside cliffs in England.

For the more adventurous, the award winning surfing beaches of North Devon such as Croyde, Saunton Sands and Woolacombe are a 90 minute drive across the moor.

- "What a beautiful little find, we were met at the property by the lovely owner, a couple of very cute little dogs and a beautiful cat called Elvis and later some chickens and two very sweet little goats roaming free. The pod/cabin/accommodation is nestled in the side of a hill with stunning views, and even though there was a storm one night it was calm and quiet in the pod. The fit and finish of the accommodation is absolutely top class and spotlessly clean and the bed was so comfortable!! There are no cooking facilities as such, just a microwave, toaster and kettle but this in no way detracts from the experience, we were there to relax and unwind. There is a pub at the end of the lane to the property (about a mile) where we had a lovely meal one night. We have already booked another visit and hopefully the sun will join us this time but it won't spoil it even if it doesn't."
