Mid 19th century, recently restored cottage, next to church in the centre of the beautiful village of Dunster with its castle and medieval yarn market. It is situated ideally in the village on a quiet, residential street but within a couple of minutes walk of all the facilities in Dunster, including the Castle.
Floral Cottage has been decorated in keeping with its age but to give a light, airy feeling and finished with quality and antique furnishings.
The ground floor consists of living area with large fireplace (a wood burning stove will be fitted from mid September 2020), underfloor heating, dining area and fully fitted kitchen leading out to a walled patio area with garden table and chairs.
Upstairs there are two double bedrooms, the front bedroom has a kingsized bed and the smaller back bedroom is fitted with two single beds. There is a family bathroom with over bath power shower. Gas central heating via radiators is provided upstairs.
Parking is available on the road opposite the cottage, further up the road and around the corner.
Use of a shared communal garden is also available
A welcome pack of grocery essentials together with a homemade cake and fresh flowers will be provided in the cottage on arrival.

On arrival, cake and tea were provided which was lovely after a long day of travel. The cottage has everything you could imagine for a comfortable stay basic food stuffs like tea, coffee, fresh milk salt pepper salad dressing, oils and so on - all there. Dunster itself is as we remember it from a previous visit. As Canadians we love the English village experience and this is quintessentially English to be sure. The pubs we remember have all suffered from COVID and some - the Stags Head - are closed despite the website saying it isn’t and all pubs require bookings for meals. So no more ambling about without a plan and popping into a pub for a beer and a ploughmans. A first world problem really but for a short stay one to keep in mind. Book your meals at the Luttrell Arms in advance is my tip. Thanks you Janet for another fantastic stay in your lovely cottage."

One Grooms Cottage in Dunster is a traditional stone built property that has recently been renovated and modernised throughout to offer luxury holiday accommodation for up to 6 guests. The cottage is beautifully presented and includes the usual selection of modern conveniences, plus a number of smart technology items (including SKY, Netflix and Goggle Home) to give the property that real wow factor. The accommodation is split between two levels; entering through the front door on the upper level the entrance leads down a few steps to the kitchen area. Double doors open into the dining room with large oak table and chairs. The sitting room is also on the upper level. Downstairs are the three bedrooms, two double bedrooms (king-sized beds), and one twin bedroom. There is one en-suite shower room and one family bathroom. Outside there is a small courtyard which is accessed via one of the bedrooms.

The kitchen has been completely refitted and is well-equipped with all new appliances, accessories, crockery, cutlery and glasses. The equipment includes an electric oven, induction hob, Nespresso coffee machine, ‘Hotel Chocolate’ Velvetiser, dishwasher, microwave, toaster, kettle. Ggle Home is also fitted in the kitchen (hands-free help from the virtual Ggle assistant)!
The sitting room is spacious and includes 55-inch Smart TV and Bose Soundbar with Sky and Netflix.
The large dining room has a solid oak table that seats 8 comfortably. Also in this room is a matching oak desk so if you have to catch up with work or just want to surf the net you can do so in comfort.
Wi-Fi is available throughout the property with an added feature of BT Home hub boosting the Wi-Fi to the max.
Downstairs, the master bedroom has a king-sized bed and is perfect for a honeymoon suite or brides’ room, Ggle Home is fitted as well as a dressing table and all home comforts. There is an en-suite shower room comprising of shower, toilet, and hand-basin.
There is a second very spacious comfortable bedroom with king-size bed. Ggle Home is fitted as well as a dressing table, double wardrobe and all home comforts.
The third bedroom is bright and cheery and has twin beds.
The family bathroom has a lovely free-standing bath with shower over, plus toilet, hand basin and features a bathroom TV so you can relax in the bath and watch your favourite TV programme. Both the bathroom and en-suite shower room are also fitted with lighting mirrors. The main bathroom mirror has Wi-Fi connection and built-in speakers. Toilet paper will be in both the bathroom and en-suite.
Further information about how to use these appliances will be provided in the cottage in case you need them.
There is a utility cupboard downstairs off of the hall which is where you will find an iron and ironing board and storage for suitcases. The washing machine and dryer are located in the back courtyard.
Electricity and heating costs are included in the price of your accommodation. Central heating is fitted throughout the property and can be adjusted to suit your preferences.
Bed linen and towels are provided for your convenience. Please bring outdoor/beach towels if you wish to take them with you on day trips.
Two very well-behaved dogs are welcome by prior arrangement (strictly two dogs maximum). A supplementary fee of £15 will be added to your invoice per dog. Please do not allow your dog/s on the furniture and do not leave them alone in the property at any time.

The region
Dunster is brimming with history and has been well-preserved as a Medieval village, the High Street is iconic with the Dunster Castle (National Trust) sitting proudly at one end, and the Yarn Market at the other. There's also the Tithe Barn to explore, the Dovecote, Butter Cross and the 15th century church. Dunster is also a bustling village with several restaurants, pubs and tea rooms, plus a varied range of independent shops and galleries. Many of the shops in Dunster are open during traditional hours of 9 am to 5 pm, although hours are often extended during the summer season. Conversely, some shops may also reduce their opening days and/or hours out-of-season.
Minehead is the nearest town, approximately 1.5 miles from Dunster. Here you will find the larger supermarkets and petrol stations (Tesco and Morrison's are both situated on the outskirts of the town and have long opening hours), most major high street banks with cash machines, plus a range of other shops throughout the town.

There is a small courtyard area with a bench and some potted shrubs on the lower level of the cottage, this is accessed via one of the bedrooms. There is a further seating area for two outside the cottage on the upper level, with a small table and on a clear day, you can enjoy distant sea views from here.
The medieval village of Dunster is just a short stroll from the front door, there is a great selection of restaurants, pubs, tea rooms, cafes, shops and galleries all worth a visit, and plenty to keep you entertained for at least one full day!

There's a parking space for one car directly beside the house, where the pedestrian gate leads to the front door, this is an ideal spot for loading and unloading the car. There is further parking for one car (possibly two depending on the size of your vehicles) on the drive at the far end of the house. The area allocated to Two Grooms Cottage is clearly marked with a sign. Please respect our neighbours by not using or blocking access to their parking area.

Main Description
Grist Mill, in the beautiful picturesque medieval village of Dunster (Somerset) is a semi-detached period cottage with three double bedrooms, plus a cosy loft room with sofa-bed which can be used to sleep 2 further guests if required, or to provide flexible sleeping arrangements. We recommend this property is best suited to groups of up to 6 guests, but can accommodate up to 8.
The cottage is situated on the edge of the village at the end of West Street. Formerly a working mill, the cottage is built over the top of the leat, which provides the water for the nearby National Trust Dunster Working Water Mill. This location is recommended for anyone with a love of historic sites, walking, trail running and mountain biking.
The Cottage has one bathroom downstairs with double ended bath, WC and basin and underfloor heating. Upstairs has a separate shower room with WC and basin. Two of the bedrooms have hand-basins.
There is a large and cosy sitting room with wood burner, with comfortable seating for 6, extra seating can be provided if needed.
The cottage benefits from a newly fitted kitchen with breakfast table and seating for 6 guests, for additional dining space, it is a few steps from the kitchen back door to a contemporary Garden room with bi-fold doors which has a dining table for 8 guests. There is a plug-in oil radiator in this area, which warms the room up well.
The cottage garden is large and divided into two separate areas - a substantial private walled and fenced patio area with outside table and chairs and swing seat, which is accessed from the kitchen and which can be gated to provide a secure play area for children. The patio garden has a gate leading on to the village playing field through which is a pleasant walk down to a children's play park. The garden extends the other side of the cottage along the leat towards Park Street and provides easy access to the Foresters Arms Pub, the historic Dunster Working Water Mill and Gallox Bridge.
From there you can enjoy incredible walks and cycle rides through the Crown Estate Deer Park forest, leading to Bats Castle, an iron age hill fort and beyond. This is a stunning part of Exmoor. Dunster village is a popular tourist attraction with a fascinating National Trust Castle and Spectacular Gardens. The Castle often hosts visitor attractions and events for the whole family. Dunster is a busy and pretty village with a good range of shops and places to eat as well as a village deli where you can buy most groceries. Dunster has its own beach which is approx 1 mile from the village, and a steam railway station on the route from Washford to Minehead. Dunster is 1.5 miles from Minehead which has a Morrisons, Tesco, Lidl and Co-op stores as well as cinema, golf club, steam railway, beach and High Street shops. The newly fitted kitchen is well equipped with a modern double oven with gas hob, microwave, toaster, kettle, under-counter fridge, dishwasher, cafetière and a variety of kitchen utensils, cutlery, crockery and glasses sufficient to cater for larger numbers.
The kitchen garden door opens onto the patio area and large garden. The patio has a garden room with bifold doors that open up to provide an inside-outside space with dining table and seating for up to 8.
Also downstairs is the sitting room with large fireplace and wood-burner (initial fuel included, thereafter supplies are available to buy locally). The sitting room has a large 3-seater sofa, 3 comfortable chairs and TV with Freeview and Netflix. A bathroom with underfloor heating is located on the ground level, comprising a large double ended bath, toilet and hand basin.
A door from the sitting room leads to the narrow and steep staircase (with handrail) to the first floor with three double bedrooms and second bathroom, with electric shower, toilet and hand basin.
Separately accessed from the sitting room, a former storage loft has been converted into a 'snug' with sofa-bed, an ideal spot to enjoy a quiet moment with a book, a separate sitting room or play area but which can be used as a bedroom for two extra guests, or as flexible sleeping arrangements if two guests do not want to share a room. The cottage benefits from a large private leat-side garden which is separated into two areas - the kitchen leads on to a delightful large patio area with garden room with bi-fold doors and dining table, cottage garden flower beds and swing seat. The patio can be gated off to provide a safe area for children. The rest of the garden is grassed with mature trees and shrubs. Outside table and chairs are provided.
The garden is enclosed with access to the top of Park Street at one end, and on to the village playing fields from the patio. The playing fields are often used by local cricket and football teams for village matches and provide a pleasant off road walk down to a well equipped children’s play area.
Power points are available in the garage for charging EV cars.
Please note! The cottage is an old mill built over the top of a working leat which provides the water for the Dunster Working Water Mill. The leat is not suitable for paddling. There is a bridge with a handrail leading from the back door of the garage into the garden. Children must be supervised in the rear garden at all times.
Parking
Parking for one car is available in the garage directly next to the house. The garage has electric points for charging EV cars and is large enough to provide safe storage for bicycles.
There is also a small Pay & Display car park not far from the property, at the bottom of Park Street (just a couple of minutes on foot).
During busy times, there is also roadside parking available a short walk from the cottage in Knowle Lane, just beyond the doctor's surgery.
Some parking is available in the village or in the National Trust car park, which is closed outside of the castle opening times. There is a further pay and display car park at the far end of the village.

The region
Dunster has been essentially preserved in time as a relic of the 600-year age when both the town and castle were owned by the Luttrells family. These days the town practically breathes history, from the turrets and towers of the originally Norman castle to the octagonal yarn market that is a throwback to the town’s 1700s heyday, when it was most renowned for its production of wool and particular cloth named “Dunster's”.
Although the origins of the village of Dunster date back to the times of Bronze and Iron Age Britain, it was the cloth-making industry that was in fact responsible for the town’s initial wealth and fame. Indeed, although the settlement’s first market can be traced back to 1222, it was the construction of the town’s iconic octagonal yarn market by Geoffrey Luttrell in 1601 that truly spearheaded the burgeoning woollen industry in the area. That very market still stands today, complete with a visible cannon ball hole that dates back to the damage sustained by the structure during a 5-month siege of Dunster Castle in the Civil War. The castle was a centre of military activity during the war, with both sides keen to ensure control of a fortress with such significant strategic and locational value.

There is so much to explore in this small village. Find the National Trust’s Dunster Castle, dating back to the 11th century: with beautiful Grade II listed parkland, a river, a Victorian reservoir, a water mill and wildlife (including otters, kingfishers and salmon). Enjoy a peaceful afternoon tea at the Watermill Tea Room or pick up a bite to eat from the Tenants’ Hall pop-up cafè.
Other attractions include the Old Yarn Market, located on the high street, which was once a hub for the Exmoor wool trade. Dunster Railway station operates a 20-mile railway route from Bristol Channel to the Quantock Hills with stunning views over meadows, hills and countryside. There are ample walks too, including Lover’s Bridge, the Church Gardens and the pretty Tall Trees Trail.
The cottage has a very unique location, with both the countryside and coast at its fingertips. Getting Around:
Due to the remote nature of Exmoor National Park, we would recommend bringing a car for your stay. There is private parking for one car on the driveway, plus roadside parking is available nearby as well as 2 pay and display car parks.
Other Things to Note:
Please note, the second bedroom with an ensuite bathroom is on the third floor which is accessed via a narrow staircase. It therefore may not be suitable for those with mobility limitations and those with young children should take extra care.
Whilst we welcome dogs please be aware there is no enclosed outside space. However, there is a grassed area which is a 2 minute walk away (turn right out of the property and walk up St George’s Street, turn right at the church onto Priory Green and pass under a couple of brick archways. The grassed area is outside The Memorial Garden). We do provide a torch at the property if people are doing this later in the evening.
We ask very kindly to please keep your beloved dogs downstairs and off the furniture. Thank you.

Mill haven is perfectly situated so you can walk into Dunster to sample all the delights including the imposing Dunster Castle (NT). During early December, the Dunster Candlelight Festival is well worth a visit. There are many highlights to enjoy during your stay in the area. In Minehead, there is the main train station or take the famous West Somerset Steam Railway, which travels along the coast and then inland to Bishops Lydeard. There is also a beach at Minehead and a promenade, where you can enjoy a walk and an ice cream. Take regular bus services along the coast to such highlights as Porlock and Lynton and Lynmouth. If you are coming with children, a day ticket can be purchased for Butlins on the seafront. Great walking opportunities can be found in the area on both the South West Coast Path and within Exmoor National Park. There are beaches at Dunster and Blue Anchor to enjoy. Beach 2 miles. Indoor Description
Entrance through the front door into the hall with space for coats and boots, then straight into the open-plan dining, sitting room and kitchen. There's a wood only log burner with a basket of logs for a cosy evening in. A Smart TV and Blue-ray DVD player with a selection of films for grown ups and children, along with a variety of board games for rainy days or evenings in. Through to the modern kitchen area, which includes a Bosch electric oven and hob, integrated fridge freezer, integrated washing machine, integrated slim-line dishwasher, plus microwave, toaster, kettle and Nespresso coffee machine. The kitchen is well stocked with a variety of cookware, kitchen utensils, cutlery, crockery and glasses. Including sharp knives and everything you might need for a picnic at the beach!
The cottage has a Roberts DAB +FM Bluetooth Digital portable radio.
Large tri-folding doors open across the rear wall into the garden, allowing outside to be an extension of inside. There is also a downstairs loo and washbasin on the ground floor.
On the first floor are the two bedrooms, one with king-sized bed and one with twin beds, which can be made into a super-king bed on request (please requested at time of booking, or at least 3 days prior to your arrival date).
The spacious shower room comprises a walk-in shower cubicle with a drench shower overhead and a hand shower both with excellent pressure, toilet, hand basin and heated towel rail.
A starter basket of logs will be provided for the wood-burner in the cooler months, further supplies of logs can be bought locally.
Electricity, heating and wifi are included in the price of your accommodation. Pebble Cottage benefits from Combi gas central heating throughout, which can be adjusted to suit your preferences and provides you with instant hot water and responsive heating.

Due to Dunster sitting on the edge of Exmoor the phone reception in the village is patchy. Truly adding to the sense of getting away from it all! Thankfully our wifi is great, meaning you can re-connect.
Bed linen includes summer and winter duvets to suit the season and bath sheets are provided for your convenience. Please bring your own beach towels if you wish to take towels with you on day trips.
A small amount of tea, coffee, sugar, milk sachets, biscuits and crisps will be provided, as will salt and pepper. Two tea towels are provided as well as cleaning materials such as washing up liquid, dishwasher tablet and liquid soap along with toilet rolls for each toilet.

Two small dogs (say beagle-sized or smaller) may be permitted on request, please get in touch to let us know the size/breed of your dogs and we will happily check this with the owner for you (note, the supplement will be payable per dog if 2 are accepted). Outdoor Description
The rear garden is a private and tranquil space accessed via the kitchen tri-folding doors. It is a beautiful cottage garden fully enclosed and south-facing garden, with a small area directly outside the property, perfect for catching the morning sun with a cup of coffee with four steps leading to a further cobbled area, all beautifully laid with pebbles and surrounded by flowerbeds. A table and chairs and cushions are provided, along with a charcoal BBQ for eating and relaxing outside, enjoying a meal or glass of wine in the evening.
There are numerous walks immediately from the door, stroll down the road outside the cottage to Gallox Bridge and beyond into Dunster deer park and the Crown Estate. Explore Bats Castle, an Iron Age hill fort or explore Dunster Castle (National Trust) and their beautiful grounds. In the opposite direction there are footpaths which lead up onto Grabbist Hill or to Conygar Tower. Exmoor National Park Centre in Dunster can provide you with lots of walks, maps, activities bespoke to you and your exploration of Exmoor. This is a magical part of Exmoor to walk in, cycle through, the Quantock Hills are close by and a stunning coast-line to enjoy awaits you!
Dunster has its own beach, complete with beach huts and is approx 1.5 mile walk from the village. The beach is dog friendly 365 days a year.
West Somerset Steam Railway runs from Minehead through Dunster, stopping at Blue Anchor beach, Washford and on to Bishops Lydeard and is a nostalgic, thoroughly enjoyable day out one that pleases all ages!
Parking
There is no allocated parking for Pebble Cottage, however there is limited roadside free parking. There is also a small Pay and Display Car Park at the end of the road (75 metres approx), where weekly parking tickets can be purchased. If you are confident your vehicle can drive through a stream, you can drive through the ford at the end of Park Street in drier months and park on the other side of Gallox bridge. Larger Pay and Display Car Parks are also available for the village and castle on the other side of the village (approx 5-10 mins walk).
Pets Description
One well behaved dog is welcome, please get in touch to enquire about 2 small dogs which may be possible on a case-by-case basis depending on the size/breeds. A supplementary fee of £25 is payable per dog. Please do not allow your dog on the furniture and please do not leave them alone in the property at any time. Please ensure you clear up after you dog in the garden before your departure.
Cats are welcome to stay at Pebble Cottage, please note there is no cat flap, so owners will need to bring their own cat litter tray and litter.

The region
Dunster is brimming with history and is considered one of Englands best preserved Medieval villages. The High Street is iconic with the Dunster Castle (National Trust) sitting proudly at one end, and the Yarn Market at the other. There's also the Tithe Barn to explore, the Dovecote, Butter Cross and the 15th century church. Dunster is a bustling village with several excellent restaurants, pubs and tea rooms. There is a variety of independent boutique shops and galleries. Many of the shops in Dunster are open during traditional hours of 9 am to 5 pm, although hours are often vary during the summer season and winter months.
The charming Edwardian sea-side town of Minehead is the nearest town, approximately 1.5 miles from Dunster. Here you will find the larger supermarkets and petrol stations, Tesco and Morrison's are both situated on the outskirts of the town and have long opening hours, Tesco have a pharmacy. There is also a Lidl. You can find high street banks with cash machines, plus a great range of independent and high street shops available in the town, along with everything you would want in a sea-side town.

Approaching the property, you’ll become very intrigued as to where the road leads. You will pass through beautiful stone archways, past The Priory Church of St George, and below Dunster Castle, which rises high above you. This is a truly inspiring cottage situated in heart of Dunster. Opening the small wooden gate, as you walk through the beautiful gardens you will hear the church clock that chimes hourly. This semi-detached property lies in a very unique and captivating setting, and is a charming historic house built in the 12th century as a small Benedictine priory. It was established by the abbey at Bath and still remains attached to St George’s Church at one corner. The cloisters between the two buildings were dismantled and there is now a memorial garden in its place. The church garden is open to the public, with private access from The Old Priory’s garden. The cottage is full of character, and retains its 14th-century open fireplace and its old wooden beams from the 12th century. The property used to be owned by the Luttrell Family, who also occupied Dunster Castle until 1976, after which it was passed on to the National Trust.
As far as location goes, this property is just perfect, with everything on your doorstep. Dunster is set within the boundaries of Exmoor National Park overlooking the Bristol Channel coastline, and is a village offering so much charm and character. Taking a stroll through the streets you’ll be spoilt for choice when it comes to dining, with lavish restaurants, country pubs and quirky tearooms. Lose yourself in the arts and crafts shops, or venture to the top of the village, where you can visit the National Trust sites of Dunster Castle and the Dunster Working Watermill, or head towards the seafront and take in the breathtaking views across the Bristol Channel, with Wales in the distance. You can explore the stunning Somerset countryside in a very unique way by hopping on the West Somerset Railway steam train. This can be boarded in Dunster or the next stop along in Minehead. - "A truly historical and intriguing town and property, which was a delight to stay in. Even though the cottage was equipped with the mod cons of today, it was possible to retreat from modernity for a while, if one so wished. The owner, Jane, is discreetly on hand and a source of local knowledge. The enclosed garden is peaceful and a place where all wildlife is encouraged and can find shelter. A must for bird lovers! There are two Staffies that belong to Jane, Earwig and Hippo, who share the garden. These two are the gentlest of creatures and pose absolutely no problem to visitors, indeed, they add to the general ambience of nature respected. The church bells were mainly silent while we were there due to repairs, so we are unable to make a comment concerning this feature. However, chiming bells are an essential feature of old English settlements and have to be accepted as such. They did not bother us while we were there and when they intermittently functioned were a pleasure to hear. Plenty of walks on the doorstep and sites of interest to explore in the locality, also supermarkets and amenities. Dunster Beach is unspoiled and has a charm of its own. If you want peace and a respite from the rat-race, Old Priory Cottage is your destination!"

This apartment is located in the heart of Dunster, one of England’s prettiest medieval villages set within Exmoor National Park. It is known to date back to 700AD and was first mentioned in the Doomsday Book. Today it is now known as the jewel of Exmoor’s crown. With over 200 listed buildings, the village maintains its historic charm.
There is so much to explore in this small village. Find the National Trust’s Dunster Castle, dating back to the 11th century: with beautiful Grade II listed parkland, a river, a Victorian reservoir, a water mill and wildlife (including otters, kingfishers and salmon). Enjoy a peaceful afternoon tea at the Watermill Tea Room or pick up a bite to eat from the Tenants’ Hall pop-up cafè.
Other attractions include the Old Yarn Market, located on the high street, which was once a hub for the Exmoor wool trade. Dunster Railway station operates a 20-mile railway route from Bristol Channel to the Quantock Hills with stunning views over meadows, hills and countryside. There are ample walks too, including Lover’s Bridge, the Church Gardens and the pretty Tall Trees Trail.

Exmoor National Park can be explored straight from the door, marking the start of the 630-mile South West Coast footpath.
