All wonderful places to visit. We were fortunate to have warm sunny days and enjoyed sitting out on the patio at the cottage enjoying the sounds of the river. Beyond the dining area is a cosy 'snug' with further comfortable seating (including sofa-bed for two extras if required), this leads through to two downstairs bedrooms - one double with en-suite and one triple bedroom (bunk beds plus single), there is also a downstairs bathroom. Upstairs are three further bedrooms, one four-poster double bedroom, a second double bedroom and a twin room plus bathroom.
The property will be ready from 4 pm on the day of your arrival. Please depart by 10 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.

The School House is well-equipped; kitchen appliances include fridge, freezer, dishwasher, washing machine and dryer, combination microwave-grill, and oven with hob. Other equipment includes toaster, kettle, a variety of cookware, kitchen utensils, cutlery, crockery and glasses.
The living area includes a television with Sky TV (including Sky Sports), video and DVD player and radio/cassette/CD player. A table tennis table is situated in the living area too, and an upright piano. Wireless broadband is available in the property.
Electricity and heating costs are included in the price of your accommodation. The central heating can be adjusted to suit your preferences and the seasons. The School House has a wood-burner in the sitting room downstairs; a basket of logs and kindling will be provided.

Outdoor Description
The School House boasts a delightful terrace with outdoor seating, barbecue and wonderful views of the valley beneath, perfect for relaxing and eating alfresco! Guests may also explore the sloping gardens complete with stream which leads down into the valley below and on to the village of Brendon where you will find the local pub, The Staghunters Inn. Grazing for horses and private river fishing can be arranged by prior agreement.
The nearest amenities are found in Lynmouth and Lynton. The village of Porlock has three pubs, two grocery shops, a traditional local butcher, Post Office, chemist, cash machine, petrol station, hardware shop, visitor centre and a range of independent restaurants, shops and tea rooms. Lynton is a small town in the opposite direction and boasts similar amenities, both well worth a visit.

The nearest amenities are found in Lynmouth and Lynton. Lynton has a variety of amenities . There are a range cafes, restaurants and pubs to choose from, there are two mini-supermarkets, a bank, post office, chemist and an excellent Tourist Information Centre. There is also a small cinema, and tennis and bowls facilities. The twin village of Lynmouth sits on the harbour below at the bottom of the hill, and also has a good choice of shops, pubs and restaurants. Lynmouth can be accessed via road, footpath or the famous funicular railway.
Lynton and Lynmouth are very special places to visit, the spectacular coastline and deeply cut river valleys in this unique area provide wonderful opportunities for walking; the South West Coast Path and the Two Moors Way are two examples. The famous Watersmeet is not far away, a beautiful National Trust tea garden and shop situated at the meeting of the East Lyn River and Hoar Oak Water. If this isn't enough, sandy beaches can be found within a delightful scenic drive.

The farm has two large areas of moorland, designated as SSSIs (Sites of Special Scientific Interest), extensive semi-ancient woodland, and modern tree plantations. It even has its own beach (but it's rocky and not suitable for swimming) with cliffs designated as a geological site of Special Scientific Interest due to lovely exposures of Devonian rocks (350m years old) with interesting folded strata.
The farm also has it's our own Roman archaeology, the "Old Burrow" c 50 AD was built in the reign of Claudius. The earth works of an army encampment are clearly visible.
There nearest sandy beach is at Lee Abbey, a 15 drive minute drive away, and is lovely. The big surfing beaches at Saunton, Croyde and Woolacombe are about 45-60 minutes away by car.
Lynton is the nearest town (10 minute drive West) and Porlock and Minehead (10 and 20 minutes respectively to the East) have plenty of shops, restaurants, pubs, cafes and other amenities.
There are many walking routes on the farm and close by. Please feel free to explore wherever you want, but please leave gates either open or closed, whichever they were when you came to them.

This newly converted cottage, originally a stable, has a large open-plan living area featuring a wood-burning stove. The kitchen is well equipped, and includes a free-standing fridge-freezer, dishwasher, washing machine and dryer, microwave, and electric double oven plus hob. Other equipment includes toaster, kettle, cafetiere, a variety of cookware, kitchen utensils, cutlery, crockery and glasses. There is a dining area with seating for 6 guests, as well as and a comfortable sitting area with TV. The room is very bright as it faces south and has a lot of windows to make the most of the lovely views.
There is one downstairs bedroom, a king-sized double with en-suite shower room. Upstairs, are the other two bedrooms, one is a large twin room with en-suite shower room and this bedroom includes a cot. The third bedroom is a further king-sized double bedroom, also with en-suite shower room. Note, no bath in this property.
There is a stair gate provided in the cottage.
Electricity and heating costs are included in the price of your accommodation. The central heating is provided by Biomass Boiler and can be adjusted to suit your preferences and the seasons. A basket of logs and kindling will be provided for the wood-burner in the cooler months.

There is an enclosed garden to the front of the property with bench plus a private courtyard to the rear of the property, with outside table and chairs, which is available for guests' sole use.
It's an easy walk to the village amenities from the front door.
Breath taking coastal and country walks are easily accessible from the village, with abundant wildlife including wild goats in the Valley of the Rocks, and red deer in the surrounding countryside. The historic funicular cliff railway connects Lynton and its twin village of Lynmouth with its delightful harbour, gardens, shingle and rock beaches. A first-class location for walking, fishing, birdwatching or riding in surrounding National Trust and Exmoor countryside.

The region
Lynton has a variety of amenities all within a few minutes' walk. There is a range of cafes, restaurants and pubs to choose from, there are two mini-supermarkets, post office, chemist and an excellent Tourist Information Centre. There is also a small cinema, and tennis and bowls facilities. The twin village of Lynmouth sits on the harbour below at the bottom of the hill, and also has a good choice of shops, pubs and restaurants. Lynmouth can be accessed via road, footpath or the famous funicular railway.
The larger towns of Minehead, Ilfracombe and Barnstaple are all approximately 20 miles away, here you will find the larger supermarkets, high street banks, etc.
Lynton and Lynmouth are very special places to visit, the spectacular coastline and deeply cut river valleys in this unique area provide wonderful opportunities for walking; the South West Coast Path and the Two Moors Way are two examples. The famous Watersmeet is not far away, a beautiful National Trust tea garden and shop situated at the meeting of the East Lyn River and Hoar Oak Water. If this isn't enough, sandy beaches can be found within a delightful scenic drive.
Many famous beauty spots are within a short drive, including Heddon Valley, Watersmeet and the Doone Valley. The rock, shingle and sand beaches at Lynmouth and Lee Bay are close by whilst the Golden Coast beaches of Woolacombe, Putsborough and Croyde are within 30 to 40 minutes’ drive. The house
A beautiful Georgian double fronted house nestled on the edge of the lovely village of Lynton. Accessed via a path leading up to the pretty cottage garden. Once through the gate there is a good sized, private garden with patio area where you can enjoy the spectacular village and sea views.
A large central hallway leads to two separate living areas, each beautifully furnished with comfortable seating and a smart TV with all of the usual streaming services. The Marshall bluetooth speaker is perfect for music lovers and a selection of boardgames promises something to please every member of your party. At the end of the day, a roaring fire in the log burner makes a cosy comfortable space to enjoy quality time together.
Keen chefs won’t be disappointed, a beautifully refurbished kitchen contains everything needed for larger parties, including: double range oven with 6 ring hob, full sized dishwasher, fridge freezer, washer tumble dryer, microwave, kettle and toaster. Perfectly kitted out for food lovers with quality kitchen equipment, cookware, crockery, glasses and cutlery. The pantry is accessed off the kitchen and provides ample storage for food and supplies.

Rock Pipit is a stone-built single-bedroom cottage with a beautifully designed open-plan living area and dining area with picture windows overlooking the gardens and moor. Number 3 on the site map.
The light and airy living area is furnished in gorgeous natural materials with an armchair and comfy sofa bed (we can also provide mattress toppers on request for an even more luxurious sleep). There are maps, guidebooks and games on the bookshelves. The tv is set up with amazon prime and Netflix. To the other side is a thoughtfully designed dining snug, comfortably seating at least four, with soft cushions.. a perfect place to enjoy a meal, play games or simply put your feet up and enjoy the views and ever changing skies over Exmoor.
The living area opens onto the thoughtfully designed kitchen which is well equipped with an oven, grill, ceramic hob, fridge microwave, cafetière, hand blender and all the pots, pans, plates, bowls and cutlery you could need with a window onto the bird-filled Devon wall and hedging. We also provide local teas and coffee and there is olive oil, salt and pepper and sugar for your use.
A spacious double bedroom provides a calm and peaceful sanctuary with soft French linen or high quality cotton bedding, a green vista of natural planting and a Devon hedge. Sleep soundly and wake up to birdsong.
Rock Pipit has a lovely bathroom that has a bath with a shower over and natural slate flooring. We provide plenty of fluffy towels, toilet rolls, kitchen paper and cleaning products, all are high quality with good eco credentials.

There is a utility room on site for our guests to use with a chest freezer,two washing machines, two driers, airers, irons, and ironing boards. Detergent and softener are provided so there is no need to bring your own. The utility room also has a well-stocked lending library with books for all ages, indoor games and puzzles, and a good selection of outdoor games to use in the fields.
We have a light and airy art room with a basic stock of art materials for our guests to use freely from May to September. During the quieter months it is sometimes in use for art courses so may not be available, please ask on booking if interested.
Please note the basic price per night is based on two people sharing the double bed. There is an additional cost for use of the sofa bed and for extra people up to 4 staying.
- "We had a fantastic stay. The lodges are tastefully and thoughtfully decorated with extra touches eg original art work, vases, lamps, throws etc which make you feel very special and cared for. The accomodation is absolutely spotless. The grounds are spacious and well kept with flower beds in the communal and private spaces. There are 2 fields to walk in, which have pathways through wild meadows. Both the inside and outside spaces have been created with the environment and sustainability in mind but without compromising on comfort or luxury. The owners provide a utility room and use of an art room. The owner thoughtfully loaned my 15 yr old daughter some binoculars and gave us tips on finding exmoor ponies, deer and feral goats which was the reason for our visit. We were delighted to find all of these. Thank you Richard. We can't praise the experience highly enough so if you want a truly lovely break to renew and refresh yourself and go away feeling great and ready for the world again go here!"

Fern ( number 7 on the site map) is one of our detached, south-facing, stone-built cottages, with far-reaching views over Exmoor and wood fired hot tub in the garden.
Inside the cottage has a light and airy open-plan design. The living area has picture windows with stunning views over the moor, furnished in gorgeous natural materials there is an armchair and two comfy sofa beds (we can also provide mattress toppers on request for an even more luxurious sleep). There are maps, guidebooks and games on the bookshelves. The TV is set up with Amazon and Netflix.
The dining area has a generous table, seating up to eight people comfortably, with French doors opening onto the private dining terrace. We have recently installed a wonderful wood fired hot tub, with a decorative screen and planting for some privacy..perfect for relaxing after a coastal walk or just unwinding taking in the stunning Exmoor landscape or looking at the stars on a clear night.
The spacious, thoughtfully designed kitchen is beautifully laid out. The kitchen has a generous worktop space, a dishwasher, washer/dryer, and full-sized fridge freezer. It is well equipped with an oven, grill, ceramic hob, fridge microwave, cafetière, hand blender and all the pots, pans, plates, bowls and cutlery you could need . The Annexe, Rose Cottage is a lovely couple’s retreat which guests can use as a base for exploring the idyllic Devon countryside.
The property is located in the small, rural hamlet of Bridge Ball and overlooks Farley Water, a tributary of the East Lyn River which flows through the renowned beauty spot of Watersmeet, just a 20-minute riverside walk. It is also close to the Brendon Valley and ideal for walking and riding (riding stables close by) with easy access to The Two Moors Way and the Tarka Trail. It provides the most wonderful location for those wishing to explore the untamed beauty of Exmoor with its abundance of wildlife including herds of red deer and Exmoor ponies, foxes, buzzards and pheasants. A character riverside inn at Rockford is just 1½ miles away and all the amenities of the beautiful coastal twin villages of Lynton and Lynmouth are less than 3 miles away. Beach 3 miles. Shop 3 miles, pub 2 miles and restaurant 2¾ miles.

Sunny Lyn is situated within Exmoor National Park and only a 10 minute picturesque walk to Lynton town centre where there are numerous cafes, restaurants, pubs and shops. From here, you can either walk or use the famous Victorian Cliff Railway to get down to Lynmouth Harbour, beach and town. There are numerous walks starting from the Park, including the Valley of the Rock and Watersmeet walk. Julia Bradbury included the Watersmeet walk in her ITV programme 'Britains Best Walks'. There are also numerous small beach coves to enjoy which are within a few minutes drive. At reception, we would be happy to show you where to go to find these. This property is an ideal choice to explore both Lynton, Lynmouth and North Devon.

There is free onsite parking for one car and once you arrive, you may not need to use your car at all as there is so much do to within walking distance.
Sunny Lyn is situated within Exmoor National Park and only a 10 minute picturesque walk to Lynton town centre where there are numerous cafes, restaurants, pubs and shops. From here, you can either walk or use the famous Victorian Cliff Railway to get down to Lynmouth Harbour, beach and town. There are numerous walks starting from the Park, including the Valley of the Rock and Watersmeet walk. Julia Bradbury included the Watersmeet walk in her ITV programme 'Britains Best Walks'. There are also numerous small beach coves to enjoy which are within a few minutes drive. At reception, we would be happy to show you where to go to find these. This property is an ideal choice to explore both Lynton, Lynmouth and North Devon.

Located within Sunny Lyn Holiday Park, our two bedroom static caravans overlook the small camping field with the beautiful West Lyn River beyond. Guests will benefit from free onsite fishing in the River.
This static caravan sleeps up to 6 people and also welcomes well behaved dogs (max 2). There really are some amazing walks around Lynton & Lynmouth which the whole family will love. We'd happily provide you will information showing you some of the best walks in the area, dog friendly beaches etc.
Whilst not a new unit as they are over 15 years old, the caravan is immaculately clean and aims to provide a budget holiday option. Whilst they don't have the mod cons such as a microwave, it does have a well equipped kitchen with oven, grill, hob, fridge, toaster, kettle, sink, crockery, cutlery, a range of glasses, saucepans, pyrex dishes etc. The living area has a TV and gas fire and dining table. Bedroom one is a double room with panel heater and bedroom two is a twin room. There is also a double sofa bed in the living/dining room. We are also now offering free superfast WiFi.

This is a wonderful, low cost option for a self catering holiday in Lynton.

Situated in the heart of one of the country's most beautiful National Parks, Riverside Cottage is a prime location to experience all that Exmoor has to offer from rolling hills, ancient woodlands, open moorland and it's dramatic and unique coastline. The village pub, The Staghunters Inn, a short distance down the road, plus the popular visitorspots of Watersmeet, Lynmouth and Lynton, and the Doone Valley are all nearby too.

Recently renovated throughout, Riverside Cottage is a cosy property for up to 4 guests.
The kitchen is well equipped, and includes a under-counter fridge (with freezer box), dishwasher, electric oven with hob and microwave. Other equipment includes toaster, kettle, a variety of cookware, kitchen utensils, cutlery, crockery, glasses and dining table.
The comfortable sitting room has an open fire, which you are welcome to use but we ask that guests supply their own logs, firelighters, matches etc.
There is a door at the bottom of the stairs, which leads up to the bedrooms and shower room. Both bedrooms have zip-link beds so can be made up as king-size double beds or twin bedrooms, unless otherwise requested at time of booking (or with at least 7 days notice) the beds will be made as one double bed and two singles.
A hair dryer is provided for your convenience.
Electricity and heating costs are included in the price of your accommodation. The cottage has gas-fired central heating throughout which can be adjusted to suit your preferences and the seasons.
Bed linen, duvets, blankets and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips.
There may be non-perishable items like a salt, pepper and a few herbs or spices available. Cleaning materials such as washing up liquid, dishwasher tablets/powder, and surface cleaner will be present in the property. One toilet rolls will be provided.
Up to two well-behaved dogs welcome (strictly two maximum) but please do not allow your dog on the furniture or upstairs at all. Dogs are charged at £5 per dog per stay.

There is no allocated parking for Riverside Cottage. The road directly outside the cottage is fine for unloading/loading your vehicle but it is too narrow to park for long periods of time. Once unloaded, please park a bit further down the road nearer the bridge where the road is wider, or use the car park at the Village Hall which is just past the Staghunters Inn on the right hand side, there's an honesty box for parking. (Note, there is a sign which refers to 'no staying overnight', the owner has clarified this with the Village Hall and they advise it refers to camping/camper vans and not spending the night in the carpark, it is fine to park your car here overnight!)

The region
Exmoor National Park straddles North Devon and West Somerset. Brendon is not far from the coast and there are a myriad of fantastic walks, lovely beaches and interesting places to explore nearby!
The nearest amenities are found in Lynmouth and Lynton, or in the opposite direction is Porlock. Lynton has a range cafes, restaurants and pubs to choose from, there are two mini-supermarkets, a bank, post office, chemist and an excellent Tourist Information Centre. There is also a small cinema, and tennis and bowls facilities. The twin village of Lynmouth sits on the harbour below at the bottom of the hill, and also has a good choice of shops, pubs and restaurants. Lynmouth can be accessed via road, footpath or the famous funicular railway between Lynmouth and Lynton.
Lynton and Lynmouth are very special places to visit, the spectacular coastline and deeply cut river valleys in this unique area provide wonderful opportunities for walking; the South West Coast Path and the Two Moors Way are two examples. The famous Watersmeet is not far away, a beautiful National Trust tea garden and shop situated at the meeting of the East Lyn River and Hoar Oak Water. If this isn't enough, sandy beaches can be found within a delightful scenic drive.
Porlock is a wonderful working Exmoor village and boasts three pubs, two grocery shops, a traditional local butcher, chemist, cash machine, hardware shop, visitor centre, art galleries and a range of independent restaurants, shops and tea rooms.
The larger towns of Minehead 14 miles, Ilfracombe and Barnstaple are all approximately 20 miles away, here you will find the larger supermarkets, high street banks, etc.
- "The cottage is in a great location in the village of Brendon. We did walks to Watersmeet from there and also to Cloud Farm/Malsmead in the Doone Valley. There are some great pubs in the area. We ate at the Blue Ball Inn, which was fantastic and also the Stag Hunters Inn, which had excellent salmon on the menu. The cottage is lovely but very tall guests may struggle with the ceiling height - our 6 foot son was just able to fit."

Whitebeam ( number 8 on the site map) is one of our detached, south-facing, stone-built cottages, with far-reaching views over Exmoor and a lovely wood fired hot tub.
Inside the cottage has a light and airy open-plan design. The living area has picture windows with stunning views over the moor, furnished in gorgeous natural materials there is an armchair and two comfy sofa beds (we can also provide mattress toppers on request for an even more luxurious sleep). There are maps, guidebooks and games on the bookshelves. The TV is set up with Amazon and Netflix.
The dining area has a generous table, seating up to eight people comfortably, with French doors opening onto the private dining terrace.
The spacious, thoughtfully designed kitchen is beautifully laid out. The kitchen has a generous worktop space, a dishwasher, a washer/dryer, and a full-sized fridge freezer. It is well equipped with an oven, grill, ceramic hob, fridge microwave, cafetière, hand blender and all the pots, pans, plates, bowls and cutlery you could need. Windows look out onto the bird-filled hedgerow behind. A selection of Exmoor Teas, locally roasted coffee, olive oil and basic condiments are provided.
To the side is a thoughtfully designed and inviting snug with soft cushions. A perfect place to enjoy a book, play games or simply put your feet up and enjoy the views and ever changing skies over Exmoor.
There are two double bedrooms and a twin each providing a calm and peaceful sanctuary with luxurious, soft French linen or high quality cotton bedding. The double bedroom to the front has views over the moor and the bedrooms to the rear, calm green vistas of hedgerow. Perfect for a wonderfully restful night's sleep.
There are two bathrooms, one has a walk-in shower and one a bath with a shower over. Both are tastefully decorated with plants and natural slate flooring.
We provide plenty of fluffy towels, toilet rolls, kitchen paper and cleaning products, all are high quality with good eco credentials.
The French doors open onto the private dining terrace and more informal seating areas, surrounded by lovely planting. Perfect for a summer breakfast, evening barbeque or wrap up in one of our cosy blankets by your own fire bowl, enjoying a glass of wine or a warm drink under the velvety dark, starlit skies of Exmoor. We have recently installed a Swedish wood fired hot tub in a private garden adjacent to Whitebeam..perfect for relaxing after a coastal walk or just unwinding taking in the stunning Exmoor landscape or looking at the stars on a clear night.
There is super fast wifi throughout and we have two EV chargers on site as well as plenty of parking and all of our cottages are easily accessible.
There is a utility room on site for our guests to use with two washing machines, two driers, airers, irons, and ironing boards. The utility room also has a well-stocked lending library with books for all ages, indoor games and puzzles, and a good selection of outdoor games to use in the fields.
We have a light and airy art room with a basic stock of art materials for our guests to use freely from May to September. During the quieter months it is sometimes in use for art courses so may not be available, please ask on booking if interested.
Whitebeam is one of our dog-friendly cottages. For our four-legged guests, we have cosy fleece blankets, bowls, and complimentary eco-friendly doggy bags. Whitebeam is next to one of the entrances to our fields surrounded by stunning views with space to run and play.

On the second floor, Chapel Loft apartment with two floors is furnished in a comfortable way and is near the amenities of the village of Lynton which include restaurants, pubs, shops and a funicular railway that goes to Lynmouth and the sea. It is a good place for exploring the Devon coast and the beauty of Exmoor.

Relax in the centre of Lynton with leather sofa, stone floors, rugs and woodburner. Netflix activated TV and full working separate kitchen and dining space where you can prepare hearty meals after a days walking in the Valley of Rocks just 5 minutes away!
