Set in 1.5 acres with moorland garden and woods, which make great exploring, and a cascading stream and disused waterwheel from its early Victorian past, Oaklands is surrounded by one of the few remaining areas of ancient oak woodlands in England and has abundant wildlife (designated Area of Outstanding Natural Beauty and Site of Special Scientific Interest).

The open-plan living/dining room has a large wood-burner and plenty of comfortable seating, a full-size table tennis table and an upright piano. The kitchen adjoins the living area and leads out onto the delightful terrace with stunning views down the valley and to the moors into the distance. Beyond the dining area is a cosy 'snug' with further comfortable seating (including sofa-bed for two extras if required), this leads through to two downstairs bedrooms - one double with en-suite and one triple bedroom (bunk beds plus single), there is also a downstairs bathroom. Upstairs are three further bedrooms, one four-poster double bedroom, a second double bedroom and a twin room plus bathroom.

The property will be ready from 4 pm on the day of your arrival. Please depart by 10 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.

Indoor Description
The School House is well-equipped; kitchen appliances include fridge, freezer, dishwasher, washing machine and dryer, combination microwave-grill, and oven with hob. Other equipment includes toaster, kettle, a variety of cookware, kitchen utensils, cutlery, crockery and glasses.

The living area includes a television with Sky TV (including Sky Sports), video and DVD player and radio/cassette/CD player. A table tennis table is situated in the living area too, and an upright piano. Wireless broadband is available in the property.

Electricity and heating costs are included in the price of your accommodation. The central heating can be adjusted to suit your preferences and the seasons. The School House has a wood-burner in the sitting room downstairs; a basket of logs and kindling will be provided.

Bed linen, duvets, blankets and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips.
A cot and high chair is provided for your use. Please note that bed linen is not provided for the cot.

There may be non-perishable items like a salt, pepper and a few herbs or spices available. Cleaning materials such as washing up liquid, and surface cleaner will be present in the property. One or two toilet rolls will be provided.

The School House water is supplied by natural spring.

Outdoor Description
The School House boasts a delightful terrace with outdoor seating, barbecue and wonderful views of the valley beneath, perfect for relaxing and eating alfresco! Guests may also explore the sloping gardens complete with stream which leads down into the valley below and on to the village of Brendon where you will find the local pub, The Staghunters Inn. Grazing for horses and private river fishing can be arranged by prior agreement.

The nearest amenities are found in Lynmouth and Lynton. The village of Porlock has three pubs, two grocery shops, a traditional local butcher, Post Office, chemist, cash machine, petrol station, hardware shop, visitor centre and a range of independent restaurants, shops and tea rooms. Lynton is a small town in the opposite direction and boasts similar amenities, both well worth a visit.

The region
The nearest amenities are found in Lynmouth and Lynton. Lynton has a variety of amenities . There are a range cafes, restaurants and pubs to choose from, there are two mini-supermarkets, a bank, post office, chemist and an excellent Tourist Information Centre. There is also a small cinema, and tennis and bowls facilities. The twin village of Lynmouth sits on the harbour below at the bottom of the hill, and also has a good choice of shops, pubs and restaurants. Lynmouth can be accessed via road, footpath or the famous funicular railway.

Lynton and Lynmouth are very special places to visit, the spectacular coastline and deeply cut river valleys in this unique area provide wonderful opportunities for walking; the South West Coast Path and the Two Moors Way are two examples. The famous Watersmeet is not far away, a beautiful National Trust tea garden and shop situated at the meeting of the East Lyn River and Hoar Oak Water. If this isn't enough, sandy beaches can be found within a delightful scenic drive.

The village of Porlock has three pubs, two grocery shops, a traditional local butcher, Post Office, chemist, cash machine, hardware shop, visitor centre and a range of independent restaurants, shops and tea rooms.
The larger towns of Minehead, Ilfracombe and Barnstaple are all approximately 20 miles away, here you will find the larger supermarkets, high street banks, etc.

Located centrally in a quiet cul-de-sac on the edge of the old village district of Lynton, The Hayloft is a cosy one-bedroom property. With features including a log burner, wood panelling and open living, you re assured a comfortable and relaxing stay surrounded by English country cottage charm.

The Hayloft is situated in the centre of the coastal village of Lynton in the heart of the National Park, where Exmoor meets the sea. It is a 1st floor apartment located up a short flight of (12) steps above an old Victorian stable and is the only property in a quiet cul de sac.

The Hayloft was completely refurbished at the end of 2017 to provide comfortable and tasteful accommodation whilst retaining the character features of the old cottage.

The Hayloft is located a few hundred yards from the South West Coast Path and from the iconic Valley of the Rocks. The Harbour and beach of the twin village of Lynmouth are less than a mile away and can be reached by car, foot or the Victorian water-powered cliff railway. Lynton and Lynmouth offer a wide choice of pubs restaurants and cafes and there are local shops and supermarkets a hundred yards from the cottage.

COVID-19 UPDATE
We take our responsibilities for your safety very seriously. We will be following the hygiene and cleaning protocols recently published by the Professional Association of Self Caterers UK and endorsed by the 4 National UK Tourist Alliances. In addition to normal deep cleaning, this covers:
1. All sanitising materials conform to relevant professional BN standards
2. commercial virucidal treatment to 5-Log Kill Rate (100x more effective than supermarket products) of all surfaces and touch points;
3. all laundry done at 60 degree intensive wash with all bedroom, bathroom and kitchen linen, including mattress and pillow protectors, changed for each stay;
4. rotation of all duvets and pillows to allow a minimum 48 hour quarantine between users;
5. provision of hand sanitiser and biocidal sprays and wipes for use in the apartment during your stay;
6. recommended procedures have been followed to purge the plumbing system of any Legionella bacteria that may have accumulated in the system whilst the property was shut down.

Detailed risk assessment and cleaning protocol are available for inspection inside the apartment. Your host is available next door (16 Park St) and e-mail and contact details are in the apartment.

There have been no reported cases of Covid-19 within the village. The only person with access to the property is the owner. There is contactless check-in – full details given after a booking is made. Guidelines for ‘best safety practise’ by guests and a cleaning checklist are provided.

Both village supermarkets are open and fully stocked and most restaurants and cafes are offering a takeaway service including for evening meals (most advertise opening times/menus on Facebook site Lyn Valley News and VisitlyntonandLynmouth website). As a minimum, we expect pubs to be allowed to open outdoor beer gardens and terraces at the same time as self catering opens up. Other retail outlets in the village are now open.

Waterside Lodge is a stunning two bedroom, two shower room holiday home in Exmoor National Park and directly on the West Lyn River. There is a small waterfall next to your private decked area & you will be able to watch the water flow past your lodge while you kick back & relax in your hot tub! There is also free fishing in the River.

The lodge sleeps up to 4 people. The main bedroom has a double bed with an ensuite shower room, bedroom 2 is a twin bedroom. The kitchen/diner is fully equipped with a dishwasher, oven, hob & extractor, large fridge/freezer & microwave. The living room has a flatscreen TV with freesat & a DVD player. There is free WiFi in the lodge. Access into Waterside Lodge is easy as there are no steps so perfect for any guests with limited mobility or families using pushchairs. There is also a dedicated parking space immediately outside your lodge. Onsite there is also an EV charge point.

The lodge is located in Sunny Lyn which is a small, picturesque Holiday Park. A stunning 10 minute walk (1km) from the lodge (a walk with wonderful sea views) and you will be in Lynton Town Centre with numerous shops, cafe's, pubs and restaurants. From here you can either take the Victorian Cliff Railway to Lynmouth centre, with its beautiful harbour and a further array of shops, cafes pubs and restaurants. You will be spoilt for choice. Even if you stayed for two weeks, you would not be able to sample an evening meal at all the restaurants on offer.

Lynton & Lynmouth are a walkers paradise as there are numerous walks available including the Valley of the Rocks, Watersmeet and the South West Coast Path. Julie Bradbury chose the Watersmeet walk as one of Britains Best Walks on her ITV show. You can even start this walk from the door of your holiday lodge.

There are plenty of other attractions in North Devon such as amazing beaches, surfing, coasteering, cycling, theme parks, national trust properties, RHS Rosemoor, horse riding in Exmoor National Park and numerous tea rooms offering wonderful cream teas.

Pip's Corner has recently been refurbished, yet the character of the property has been preserved as much as possible, including the original tiled floor in the porch and hallway plus the feature fireplaces. There is a good-sized lounge on the ground floor at the front of the house which offers comfortable seating surrounding the open fireplace. The large well-equipped kitchen has all that you will need for dining in and a country pine dining suite provides a great setting for memorable meals with family or friends. At the rear, a summer room has comfortable seating and is ideal for quiet relaxation. A newly fitted ground floor shower room and utility area completes the ground floor accommodation.

On the first floor, there are three attractive bedrooms with a family bathroom. A spacious bedroom at the front of the property has a King size bed, vanity unit and offers distant sea glimpses. A further good sized double room is at the rear and offers country views and a twin-bedded room completes the sleeping accommodation. A small fully enclosed rear courtyard is ideal for relaxing after a day out exploring this Area of Outstanding Natural Beauty.

Pip's Corner will welcome one small or medium-sized dog for a supplement of £40 (strictly one dog maximum) and on the following conditions; your dog is not allowed upstairs or on any furniture, your dog is not to be left unattended within the property at any time and all mess to be cleared up and removed from the garden. Please also bring your dog's bed with you.

Outdoor Description
There is an enclosed garden to the front of the property with bench plus a private courtyard to the rear of the property, with outside table and chairs, which is available for guests' sole use.

It's an easy walk to the village amenities from the front door.

Breath taking coastal and country walks are easily accessible from the village, with abundant wildlife including wild goats in the Valley of the Rocks, and red deer in the surrounding countryside. The historic funicular cliff railway connects Lynton and its twin village of Lynmouth with its delightful harbour, gardens, shingle and rock beaches. A first-class location for walking, fishing, birdwatching or riding in surrounding National Trust and Exmoor countryside.

The region
Lynton has a variety of amenities all within a few minutes' walk. There is a range of cafes, restaurants and pubs to choose from, there are two mini-supermarkets, post office, chemist and an excellent Tourist Information Centre. There is also a small cinema, and tennis and bowls facilities. The twin village of Lynmouth sits on the harbour below at the bottom of the hill, and also has a good choice of shops, pubs and restaurants. Lynmouth can be accessed via road, footpath or the famous funicular railway.

The larger towns of Minehead, Ilfracombe and Barnstaple are all approximately 20 miles away, here you will find the larger supermarkets, high street banks, etc.

Lynton and Lynmouth are very special places to visit, the spectacular coastline and deeply cut river valleys in this unique area provide wonderful opportunities for walking; the South West Coast Path and the Two Moors Way are two examples. The famous Watersmeet is not far away, a beautiful National Trust tea garden and shop situated at the meeting of the East Lyn River and Hoar Oak Water. If this isn't enough, sandy beaches can be found within a delightful scenic drive.

Many famous beauty spots are within a short drive, including Heddon Valley, Watersmeet and the Doone Valley. The rock, shingle and sand beaches at Lynmouth and Lee Bay are close by whilst the Golden Coast beaches of Woolacombe, Putsborough and Croyde are within 30 to 40 minutes’ drive. Whatever you are looking for in a holiday cottage Pip’s Corner offers good quality and an ideal location and you are sure to return with family and friends.

Coachman's Quarter is a pretty, one bedroom coastal apartment set in a wonderful location in Lynton that overlooks neighbouring village Lynmouth and the Bristol Channel. This dog friendly apartment is situated within the Lynton Cottage Seaview Apartments complex comfortably accommodates up to two guests, and is ideally located for couples looking to explore Exmoor, Valley of the Rocks and the South West Coast Path.

The cottage itself is arranged over three floors. You enter the cottage on 2nd floor (top floor) into the sitting room. This bright and spacious living space includes comfy seating, a wall-mounted smart TV and an electric wood-burner. A flight of stairs lead down to the first floor, where you will find a double bedroom with a king-sized bed, a bathroom with a large walk-in shower, wash basin and WC. An alcove in the hallway provides space to hang clothes too.

Then the kitchen on the ground floor can be accessed via a spiral staircase from the bedroom, or from outside. This newly renovated kitchen is well-equipped for a self-catering holiday, and includes an electric oven with a hob, fridge/freezer, washer/dryer and microwave. There is also dining area with a table and seating for two. There is also access to a ground floor cloakroom, as well as a handy space for hanging coats and storing walking boots.

The real highlight for guests staying at Coachman's Quarters is the private terrace. This can be accessed from the living room or the entrance gate. Outdoor furniture has been thoughtfully provided so guests can relax and enjoy stunning coastal views over the ocean towards Countisbury. Please note there are a number of steps both internally and externally at Coachman's Quarters.

One dog is welcome at Coachman's Quarters. Please notify us at time of booking, so an additional charge of £30 can be added to your booking. Payment must be received prior to arrival.

The house has been beautifully refurbished with a modern feel, and it was really nice and clean. We had a lovely relaxing week exploring the local area - didn't need to use the car at all. Would definitely recommend!"
