In addition, there's a deep soaking tub, along with towels and a hair dryer. And because there's a washer/dryer, you can go a bit lighter on your packing. Other amenities at this 1-bedroom, 1-bathroom rental include a fireplace, bed sheets, an ironing board, and heating.

We enjoyed walking from the cottage to Watersmeet and then continued on along the river to Lynmouth and Lynton. Arlington Court is close by as are the steam trains at Woody Bay Station. All wonderful places to visit. We were fortunate to have warm sunny days and enjoyed sitting out on the patio at the cottage enjoying the sounds of the river. Oaklands is an impressive, 8-bedroom, traditional stone-built detached house sleeping 14 in comfort, situated between the open moor and the spectacular north Devon coast. Located outside the rural hamlet of Rockford with its well-regarded local inn where meals can be enjoyed. Oaklands has magical views across the East Lyn River, which falls dramatically to the sea at the village resort of Lynmouth just 4 miles away. Set in 1.5 acres with moorland garden and woods, which make great exploring, and a cascading stream and disused waterwheel from its early Victorian past, Oaklands is surrounded by one of the few remaining areas of ancient oak woodlands in England and has abundant wildlife (designated Area of Outstanding Natural Beauty and Site of Special Scientific Interest).
Renovated to modern standards with contemporary furnishings throughout, but keeping its original character, Oaklands has a large living room with aspect over the river and oak-beamed snug with Inglenook fireplace. The open-plan living/dining room has a large wood-burner and plenty of comfortable seating, a full-size table tennis table and an upright piano. The kitchen adjoins the living area and leads out onto the delightful terrace with stunning views down the valley and to the moors into the distance. Beyond the dining area is a cosy 'snug' with further comfortable seating (including sofa-bed for two extras if required), this leads through to two downstairs bedrooms - one double with en-suite and one triple bedroom (bunk beds plus single), there is also a downstairs bathroom. Upstairs are three further bedrooms, one four-poster double bedroom, a second double bedroom and a twin room plus bathroom.
The property will be ready from 4 pm on the day of your arrival. Please depart by 10 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.
Indoor Description
The School House is well-equipped; kitchen appliances include fridge, freezer, dishwasher, washing machine and dryer, combination microwave-grill, and oven with hob. Other equipment includes toaster, kettle, a variety of cookware, kitchen utensils, cutlery, crockery and glasses.
The living area includes a television with Sky TV (including Sky Sports), video and DVD player and radio/cassette/CD player. A table tennis table is situated in the living area too, and an upright piano. Wireless broadband is available in the property.
Electricity and heating costs are included in the price of your accommodation. The central heating can be adjusted to suit your preferences and the seasons. The School House has a wood-burner in the sitting room downstairs; a basket of logs and kindling will be provided.
Bed linen, duvets, blankets and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips.
A cot and high chair is provided for your use. Please note that bed linen is not provided for the cot.
There may be non-perishable items like a salt, pepper and a few herbs or spices available. Cleaning materials such as washing up liquid, and surface cleaner will be present in the property. One or two toilet rolls will be provided.

Outdoor Description
The School House boasts a delightful terrace with outdoor seating, barbecue and wonderful views of the valley beneath, perfect for relaxing and eating alfresco! Guests may also explore the sloping gardens complete with stream which leads down into the valley below and on to the village of Brendon where you will find the local pub, The Staghunters Inn. Grazing for horses and private river fishing can be arranged by prior agreement.
The nearest amenities are found in Lynmouth and Lynton. The village of Porlock has three pubs, two grocery shops, a traditional local butcher, Post Office, chemist, cash machine, petrol station, hardware shop, visitor centre and a range of independent restaurants, shops and tea rooms. Lynton is a small town in the opposite direction and boasts similar amenities, both well worth a visit.

The region
The nearest amenities are found in Lynmouth and Lynton. Lynton has a variety of amenities . There are a range cafes, restaurants and pubs to choose from, there are two mini-supermarkets, a bank, post office, chemist and an excellent Tourist Information Centre. There is also a small cinema, and tennis and bowls facilities. The twin village of Lynmouth sits on the harbour below at the bottom of the hill, and also has a good choice of shops, pubs and restaurants. Lynmouth can be accessed via road, footpath or the famous funicular railway.
Lynton and Lynmouth are very special places to visit, the spectacular coastline and deeply cut river valleys in this unique area provide wonderful opportunities for walking; the South West Coast Path and the Two Moors Way are two examples. The famous Watersmeet is not far away, a beautiful National Trust tea garden and shop situated at the meeting of the East Lyn River and Hoar Oak Water. If this isn't enough, sandy beaches can be found within a delightful scenic drive.
The village of Porlock has three pubs, two grocery shops, a traditional local butcher, Post Office, chemist, cash machine, hardware shop, visitor centre and a range of independent restaurants, shops and tea rooms.
The larger towns of Minehead, Ilfracombe and Barnstaple are all approximately 20 miles away, here you will find the larger supermarkets, high street banks, etc.

Located centrally in a quiet cul-de-sac on the edge of the old village district of Lynton, The Hayloft is a cosy one-bedroom property. With features including a log burner, wood panelling and open living, you re assured a comfortable and relaxing stay surrounded by English country cottage charm.
The Hayloft is situated in the centre of the coastal village of Lynton in the heart of the National Park, where Exmoor meets the sea. It is a 1st floor apartment located up a short flight of (12) steps above an old Victorian stable and is the only property in a quiet cul de sac.
The Hayloft was completely refurbished at the end of 2017 to provide comfortable and tasteful accommodation whilst retaining the character features of the old cottage.
The Hayloft is located a few hundred yards from the South West Coast Path and from the iconic Valley of the Rocks. The Harbour and beach of the twin village of Lynmouth are less than a mile away and can be reached by car, foot or the Victorian water-powered cliff railway. Lynton and Lynmouth offer a wide choice of pubs restaurants and cafes and there are local shops and supermarkets a hundred yards from the cottage.
COVID-19 UPDATE
We take our responsibilities for your safety very seriously. We will be following the hygiene and cleaning protocols recently published by the Professional Association of Self Caterers UK and endorsed by the 4 National UK Tourist Alliances. In addition to normal deep cleaning, this covers:
1. All sanitising materials conform to relevant professional BN standards
2. commercial virucidal treatment to 5-Log Kill Rate (100x more effective than supermarket products) of all surfaces and touch points;
3. all laundry done at 60 degree intensive wash with all bedroom, bathroom and kitchen linen, including mattress and pillow protectors, changed for each stay;
4. rotation of all duvets and pillows to allow a minimum 48 hour quarantine between users;
5. provision of hand sanitiser and biocidal sprays and wipes for use in the apartment during your stay;
6. recommended procedures have been followed to purge the plumbing system of any Legionella bacteria that may have accumulated in the system whilst the property was shut down.
Detailed risk assessment and cleaning protocol are available for inspection inside the apartment. Your host is available next door (16 Park St) and e-mail and contact details are in the apartment.
There have been no reported cases of Covid-19 within the village. The only person with access to the property is the owner. There is contactless check-in – full details given after a booking is made. Guidelines for ‘best safety practise’ by guests and a cleaning checklist are provided.
Both village supermarkets are open and fully stocked and most restaurants and cafes are offering a takeaway service including for evening meals (most advertise opening times/menus on Facebook site Lyn Valley News and VisitlyntonandLynmouth website). As a minimum, we expect pubs to be allowed to open outdoor beer gardens and terraces at the same time as self catering opens up. Other retail outlets in the village are now open.
Our expectations of our guests for our safety are:
- you will follow sensible social distancing and respect other government laws and guidelines,
- do not remove PPE materials provided in the apartment (it is expensive and hard to come by and needs to be there for the next guests)
- on departure, leave bedding in situ (so it can be safely removed in bags to launder) and windows open (to ventilate before cleaning)
- respect check out time (10am) so we have time to deep clean for the next guests
- do not travel if you have or suspect symptoms of the coronavirus,
- If you arrive at your property with symptoms of COVID-19 or develop them during your stay you are advised to return home (where possible) and/or self-isolate in accordance with current Government guidance
- Whilst you are advised to return home immediately, you must accept responsibility to pay for any extension of your stay necessitated by falling ill.
Apologies for all this ‘officialdom’ – I suppose it is the contract we all have to make with each other to stay safe in the ‘new normal’.

Waterside Lodge is a stunning two bedroom, two shower room holiday home in Exmoor National Park and directly on the West Lyn River. There is a small waterfall next to your private decked area & you will be able to watch the water flow past your lodge while you kick back & relax in your hot tub! There is also free fishing in the River.
The lodge sleeps up to 4 people. The main bedroom has a double bed with an ensuite shower room, bedroom 2 is a twin bedroom. The kitchen/diner is fully equipped with a dishwasher, oven, hob & extractor, large fridge/freezer & microwave. The living room has a flatscreen TV with freesat & a DVD player. There is free WiFi in the lodge. Access into Waterside Lodge is easy as there are no steps so perfect for any guests with limited mobility or families using pushchairs. There is also a dedicated parking space immediately outside your lodge. Onsite there is also an EV charge point.
The lodge is located in Sunny Lyn which is a small, picturesque Holiday Park. A stunning 10 minute walk (1km) from the lodge (a walk with wonderful sea views) and you will be in Lynton Town Centre with numerous shops, cafe's, pubs and restaurants. From here you can either take the Victorian Cliff Railway to Lynmouth centre, with its beautiful harbour and a further array of shops, cafes pubs and restaurants. You will be spoilt for choice. Even if you stayed for two weeks, you would not be able to sample an evening meal at all the restaurants on offer.
Lynton & Lynmouth are a walkers paradise as there are numerous walks available including the Valley of the Rocks, Watersmeet and the South West Coast Path. Julie Bradbury chose the Watersmeet walk as one of Britains Best Walks on her ITV show. You can even start this walk from the door of your holiday lodge.
There are plenty of other attractions in North Devon such as amazing beaches, surfing, coasteering, cycling, theme parks, national trust properties, RHS Rosemoor, horse riding in Exmoor National Park and numerous tea rooms offering wonderful cream teas.

Pip's Corner has recently been refurbished, yet the character of the property has been preserved as much as possible, including the original tiled floor in the porch and hallway plus the feature fireplaces. There is a good-sized lounge on the ground floor at the front of the house which offers comfortable seating surrounding the open fireplace. The large well-equipped kitchen has all that you will need for dining in and a country pine dining suite provides a great setting for memorable meals with family or friends. At the rear, a summer room has comfortable seating and is ideal for quiet relaxation. A newly fitted ground floor shower room and utility area completes the ground floor accommodation.
On the first floor, there are three attractive bedrooms with a family bathroom. A spacious bedroom at the front of the property has a King size bed, vanity unit and offers distant sea glimpses. A further good sized double room is at the rear and offers country views and a twin-bedded room completes the sleeping accommodation. A small fully enclosed rear courtyard is ideal for relaxing after a day out exploring this Area of Outstanding Natural Beauty.

The region
Lynton has a variety of amenities all within a few minutes' walk. There is a range of cafes, restaurants and pubs to choose from, there are two mini-supermarkets, post office, chemist and an excellent Tourist Information Centre. There is also a small cinema, and tennis and bowls facilities. The twin village of Lynmouth sits on the harbour below at the bottom of the hill, and also has a good choice of shops, pubs and restaurants. Lynmouth can be accessed via road, footpath or the famous funicular railway.
The larger towns of Minehead, Ilfracombe and Barnstaple are all approximately 20 miles away, here you will find the larger supermarkets, high street banks, etc.
Lynton and Lynmouth are very special places to visit, the spectacular coastline and deeply cut river valleys in this unique area provide wonderful opportunities for walking; the South West Coast Path and the Two Moors Way are two examples. The famous Watersmeet is not far away, a beautiful National Trust tea garden and shop situated at the meeting of the East Lyn River and Hoar Oak Water. If this isn't enough, sandy beaches can be found within a delightful scenic drive.
Many famous beauty spots are within a short drive, including Heddon Valley, Watersmeet and the Doone Valley. The rock, shingle and sand beaches at Lynmouth and Lee Bay are close by whilst the Golden Coast beaches of Woolacombe, Putsborough and Croyde are within 30 to 40 minutes’ drive. Whatever you are looking for in a holiday cottage Pip’s Corner offers good quality and an ideal location and you are sure to return with family and friends.

Coachman's Quarter is a pretty, one bedroom coastal apartment set in a wonderful location in Lynton that overlooks neighbouring village Lynmouth and the Bristol Channel. This dog friendly apartment is situated within the Lynton Cottage Seaview Apartments complex comfortably accommodates up to two guests, and is ideally located for couples looking to explore Exmoor, Valley of the Rocks and the South West Coast Path.
The cottage itself is arranged over three floors. You enter the cottage on 2nd floor (top floor) into the sitting room. This bright and spacious living space includes comfy seating, a wall-mounted smart TV and an electric wood-burner. A flight of stairs lead down to the first floor, where you will find a double bedroom with a king-sized bed, a bathroom with a large walk-in shower, wash basin and WC. An alcove in the hallway provides space to hang clothes too.
Then the kitchen on the ground floor can be accessed via a spiral staircase from the bedroom, or from outside. This newly renovated kitchen is well-equipped for a self-catering holiday, and includes an electric oven with a hob, fridge/freezer, washer/dryer and microwave. There is also dining area with a table and seating for two. There is also access to a ground floor cloakroom, as well as a handy space for hanging coats and storing walking boots.
The real highlight for guests staying at Coachman's Quarters is the private terrace. This can be accessed from the living room or the entrance gate. Outdoor furniture has been thoughtfully provided so guests can relax and enjoy stunning coastal views over the ocean towards Countisbury. Please note there are a number of steps both internally and externally at Coachman's Quarters.

The best thing about the place is the private terrace looking out over the sea. We ate almost every meal up there! It is a bit of a walk from the kitchen with food and drink (narrow spiral staircase, another staircase and then steps up from the living room door) but it is absolutely worth it. The house has been beautifully refurbished with a modern feel, and it was really nice and clean. We had a lovely relaxing week exploring the local area - didn't need to use the car at all. Would definitely recommend!"

A beautiful Georgian double fronted house nestled on the edge of the lovely village of Lynton. Accessed via a path leading up to the pretty cottage garden. Once through the gate there is a good sized, private garden with patio area where you can enjoy the spectacular village and sea views.
A large central hallway leads to two separate living areas, each beautifully furnished with comfortable seating and a smart TV with all of the usual streaming services. The Marshall bluetooth speaker is perfect for music lovers and a selection of boardgames promises something to please every member of your party. At the end of the day, a roaring fire in the log burner makes a cosy comfortable space to enjoy quality time together.
Keen chefs won’t be disappointed, a beautifully refurbished kitchen contains everything needed for larger parties, including: double range oven with 6 ring hob, full sized dishwasher, fridge freezer, washer tumble dryer, microwave, kettle and toaster. Perfectly kitted out for food lovers with quality kitchen equipment, cookware, crockery, glasses and cutlery. The pantry is accessed off the kitchen and provides ample storage for food and supplies.

Situated within Exmoor national park, Lynton offers visitors the perfect location for stunning walks and scenery as well as family activities such as the award winning Lynton and Lynmouth Cliff Railway. The incredible Valley of the Rocks, Watersmeet and Hollerday Hill are just a short walk away and promise stunning views, rugged scenery and something to suit every ability of walker. Both Lynton and Lynmouth are within walking distance and have thriving restaurants, cafes and pubs as well as an eclectic mix of local shops. Local convenience stores are well stocked and can cater for most needs.
Lynton has a local recreation ground with a new children's play area, football pitch and basketball court. There is a fantastic small cinema showing new releases.
The harbour at Lynmouth has a wealth of ice cream shops and cafes. Welcoming dogs all year round the beach is perfect for a family day out rock pooling, beach combing and BBQs on the beach. Lynmouth hosts a number of lively events throughout the summer from The Maritime Festival to the Lyn Valley Classic car show.

Skylark (number 1 on the site map) is one of 8 self-catering south-facing cottages at Moor and Sea with beautiful views over Exmoor and calm and restorative interiors.
Skylark is a stone-built single-bedroom end of terrace cottage with a beautifully designed open-plan living area and dining area with picture windows overlooking the gardens and moor.
The light and airy living area is furnished in gorgeous natural materials with an armchair and comfy sofa bed (we can also provide mattress toppers on request for an even more luxurious sleep). There are maps, guidebooks and games on the bookshelves. The tv is set up with amazon prime and Netflix. To the other side is a thoughtfully designed dining snug, comfortably seating at least four, with soft cushions.. a perfect place to enjoy a meal, play games or simply put your feet up and enjoy the views and everchanging skies over Exmoor. The living area opens onto the thoughtfully designed kitchen which is well equipped with an oven, grill, ceramic hob, fridge microwave, cafetière, hand blender and all the pots, pans, plates, bowls and cutlery you could need with a window onto the bird-filled Devon wall and hedging. We also provide local teas and coffee and there is olive oil, salt and pepper and sugar for your use. A spacious double bedroom provides a calm and peaceful sanctuary with soft French linen or high quality cotton bedding, a green vista of natural planting and a Devon hedge. Sleep soundly and wake up to birdsong.
Skylark has a walk-in shower room with natural slate flooring. We provide plenty of fluffy towels, toilet rolls, kitchen paper, and cleaning products, all are high quality with good eco credentials.
Outside, on the private terrace, there’s seating surrounded by lovely planting. Perfect for a summer breakfast outside or wrap up in one of our blankets enjoying a glass of wine or a warm drink under the velvety dark starlit skies of Exmoor.
There is super fast wifi throughout and we have two EV chargers on site as well as plenty of parking and all of our cottages are easily accessible.
Skylark is one of our dog-friendly cottages. For our four-legged guests, we have cosy fleece blankets, bowls, and complimentary eco-doggy bags. Skylark is near to the entrance to our field surrounded by stunning views with space to run and play.
There is a utility room on site for our guests to use with a chest freezer, two washing machines, two driers, airers, irons, and ironing boards. Detergent and softener are provided so there is no need to bring your own. The utility room also has a well-stocked lending library with books for all ages, indoor games and puzzles, and a good selection of outdoor games to use in the fields.
We have a light and airy art room with a basic stock of art materials for our guests to use freely from May to September. During the quieter months it is sometimes in use for art courses so may not be available, please ask on booking if interested.
Please note the basic price per night is based on two people sharing the double bed. There is an additional cost for use of the sofa bed and for extra people up to 4 staying.

Park View is a pretty apartment offering a well equipped kitchen, open plan living/dining area with TV and DVD player and wonderful views overlooking the West Lyn River & Exmoor National Park. The property has two bedrooms (double and twin), bathroom with shower above and a small outside patio with bistro table & chairs.
All guests benefit from onsite fishing in the beautiful West Lyn River which runs through the site. The property also benefits from free Wifi and its own dedicated parking space which also has its own EV charge point (There is only parking onsite for one car).
Well behaved dogs are welcome to stay in Park View Apartment (maximum 3).
The location of the apartment is excellent. Less than a mile away (10 minute picturesque walk) you will be in Lynton Town Centre which has a lovely array of restaurant, pubs, shops and cafe's. From here, the Victorian cliff railway will take you from to Lynmouth Harbour which has a further selection of wonderful shops, pubs, restaurants & cafe's.
The walks in the area are truly amazing with the Valley of the Rocks and Watersmeet walks being two of the most breathtaking walks you will experience. So much so that Julia Bradbury featured the Watersmeet walk in her ITV programme "Britains Best Walks".

It was warm and spacious and the beds were so comfy and the bed linen so clean and crisp. We loved to sit and look at the view and listen to the river. Really appreciated the milk, tea and coffee too and if we needed anything else it was handy to stroll in to town. Would stay again!!"

One of eight self-catering holiday cottages at Moor and Sea Holidays near Lynmouth with south-facing views over the gardens and Exmoor. Within easy reach of spectacular coastline, beautiful beaches and stunning moor and woodland walks.
Rock Pipit is a stone-built single-bedroom cottage with a beautifully designed open-plan living area and dining area with picture windows overlooking the gardens and moor. Number 3 on the site map.
The light and airy living area is furnished in gorgeous natural materials with an armchair and comfy sofa bed (we can also provide mattress toppers on request for an even more luxurious sleep). There are maps, guidebooks and games on the bookshelves. The tv is set up with amazon prime and Netflix. To the other side is a thoughtfully designed dining snug, comfortably seating at least four, with soft cushions.. a perfect place to enjoy a meal, play games or simply put your feet up and enjoy the views and ever changing skies over Exmoor.
The living area opens onto the thoughtfully designed kitchen which is well equipped with an oven, grill, ceramic hob, fridge microwave, cafetière, hand blender and all the pots, pans, plates, bowls and cutlery you could need with a window onto the bird-filled Devon wall and hedging. We also provide local teas and coffee and there is olive oil, salt and pepper and sugar for your use.
A spacious double bedroom provides a calm and peaceful sanctuary with soft French linen or high quality cotton bedding, a green vista of natural planting and a Devon hedge. Sleep soundly and wake up to birdsong.
Rock Pipit has a lovely bathroom that has a bath with a shower over and natural slate flooring. We provide plenty of fluffy towels, toilet rolls, kitchen paper and cleaning products, all are high quality with good eco credentials.

Detergent and softener are provided so there is no need to bring your own. The utility room also has a well-stocked lending library with books for all ages, indoor games and puzzles, and a good selection of outdoor games to use in the fields.
We have a light and airy art room with a basic stock of art materials for our guests to use freely from May to September. During the quieter months it is sometimes in use for art courses so may not be available, please ask on booking if interested.
Please note the basic price per night is based on two people sharing the double bed. There is an additional cost for use of the sofa bed and for extra people up to 4 staying.

The accomodation is absolutely spotless. The grounds are spacious and well kept with flower beds in the communal and private spaces. There are 2 fields to walk in, which have pathways through wild meadows. Both the inside and outside spaces have been created with the environment and sustainability in mind but without compromising on comfort or luxury. The owners provide a utility room and use of an art room. The owner thoughtfully loaned my 15 yr old daughter some binoculars and gave us tips on finding exmoor ponies, deer and feral goats which was the reason for our visit. We were delighted to find all of these. Thank you Richard. We can't praise the experience highly enough so if you want a truly lovely break to renew and refresh yourself and go away feeling great and ready for the world again go here!"

Riverside Hideaway in Sunny Lyn Holiday Park, Lynton is a gorgeous 2 bedroom riverside lodge with hot tub nestled in the woods within Exmoor National Park. It's a romantic setting tucked away & overlooking the West Lyn River but you're only 15 minutes walk to Lynton Town Centre with a fantastic range of pubs, restaurants, cafes and shops. The lodge is also just 20 minutes walk from Lynmouth harbour & beach with a further range of restaurants, pubs, shops etc. You'll have free parking onsite but you may not need your car for the duration of your stay!
There are loads of very spectacular walks in the area - river, Exmoor, coastal & woodland walks. Julia Bradbury featured two of these walks, the Watersmeet walk & the Valley of Rocks walks on Britains Best Walks which aired on ITV. Both these walks can start from the lodge and can be done in a few hours!
With the fantastic array of restaurants locally you could eat out every day of your stay but there is a fully equipped kitchen with everything you need to cook indoors should you wish to have an evening in enjoying the hot tub.

It is conveniently located for a lovely walk into Lynton, though it is hilly. It is a completely private property, the evenings can be spent just listening to the river, birdsong or relaxing in the hot tub star gazing. The lodge is well equipped with everything you need to prepare a meal. The towels and bedding of high quality too. Just one thing we would be happy to change - the mattress, we both thought it was time for an upgrade. Aside from this, we are considering rebooking for next year, we will check on the mattress status first though, we truly loved the area so much."

The Annexe, Rose Cottage is a lovely couple’s retreat which guests can use as a base for exploring the idyllic Devon countryside.
The property is located in the small, rural hamlet of Bridge Ball and overlooks Farley Water, a tributary of the East Lyn River which flows through the renowned beauty spot of Watersmeet, just a 20-minute riverside walk. It is also close to the Brendon Valley and ideal for walking and riding (riding stables close by) with easy access to The Two Moors Way and the Tarka Trail. It provides the most wonderful location for those wishing to explore the untamed beauty of Exmoor with its abundance of wildlife including herds of red deer and Exmoor ponies, foxes, buzzards and pheasants. A character riverside inn at Rockford is just 1½ miles away and all the amenities of the beautiful coastal twin villages of Lynton and Lynmouth are less than 3 miles away. Beach 3 miles. Shop 3 miles, pub 2 miles and restaurant 2¾ miles.

A wonderfully spacious house, beautifully furnished with a great modern kitchen and everything you need to set up base in this fantastic North Devon village. Easy walking distance of Valley of the Rocks, village centre, funicular to Lynmouth and many spectacular walks.
The house is set on three floors with two reception rooms, one of which is our 'movie room'. Bedrooms comprise two superking sized beds, a twin, a single and a double to accommodate parties of up to eight.
The house is situated just a few yards from the post office, convenience stores and the wonderful little gift shops and eateries Lynton offers.
There are two beaches within a 5 minute car journey - the shingle and stone beach at Lynmouth in one direction and the beach at Lee Bay in the other. Ten minutes drive will take you to breath taking views of Exmoor and, if you are interested in exploring further afield, Lynton is just 35 minutes to Barnstaple and 40 minutes to Woolacombe beach.

This two bedroom static caravan, which a few years old is immaculately clean & an ideal budget holiday option. The unit sleeps up to 6 people and comprises of a double bedroom, a twin bedroom and a double sofa bed in the living room, a shower room with WC and wash basin and a fully equipped kitchen with oven, grill & fridge. We also offer free superfast WiFi.
Sunny Lyn Holiday Park is beautifully situation next to the West Lyn River and all guests will enjoy free fishing onsite.
There is a small shop onsite providing the basics, a launderette (additional charge) and a cafe serving breakfasts in peak season.
There is free onsite parking for one car and once you arrive, you may not need to use your car at all as there is so much do to within walking distance.
Sunny Lyn is situated within Exmoor National Park and only a 10 minute picturesque walk to Lynton town centre where there are numerous cafes, restaurants, pubs and shops. From here, you can either walk or use the famous Victorian Cliff Railway to get down to Lynmouth Harbour, beach and town. There are numerous walks starting from the Park, including the Valley of the Rock and Watersmeet walk. Julia Bradbury included the Watersmeet walk in her ITV programme 'Britains Best Walks'. There are also numerous small beach coves to enjoy which are within a few minutes drive. At reception, we would be happy to show you where to go to find these. This property is an ideal choice to explore both Lynton, Lynmouth and North Devon.

This static caravan sleeps up to 6 people and also welcomes well behaved dogs (max 2). There really are some amazing walks around Lynton & Lynmouth which the whole family will love. We'd happily provide you will information showing you some of the best walks in the area, dog friendly beaches etc.
Whilst not a new unit as they are over 15 years old, the caravan is immaculately clean and aims to provide a budget holiday option. Whilst they don't have the mod cons such as a microwave, it does have a well equipped kitchen with oven, grill, hob, fridge, toaster, kettle, sink, crockery, cutlery, a range of glasses, saucepans, pyrex dishes etc. The living area has a TV and gas fire and dining table. Bedroom one is a double room with panel heater and bedroom two is a twin room. There is also a double sofa bed in the living/dining room. We are also now offering free superfast WiFi.
Sunny Lyn has a small shop onsite providing the basics, a launderette (at a small charge) and a cafe serving breakfasts in peak season & some weekends.
There is also onsite parking for one car although once you arrive you may not need to use you car at all as there is so much to do within walking distance.
From the Park, a lovely picturesque walk (1km) will take you into Lynton Town Centre with its wonderful array of shops, restaurants and cafes. From here the famous Victorian cliff railway will take you down to Lynmouth with its beautiful harbour and a further selection of shops, restaurants and cafe's.

We have a light and airy art room with a basic stock of art materials for our guests to use freely from May to September. During the quieter months it is sometimes in use for art courses so may not be available, please ask on booking if interested.
Whitebeam is one of our dog-friendly cottages. For our four-legged guests, we have cosy fleece blankets, bowls, and complimentary eco-friendly doggy bags. Whitebeam is next to one of the entrances to our fields surrounded by stunning views with space to run and play.

Shearwater is a stone-built single-bedroom cottage with a beautifully designed open-plan living area and dining area with picture windows overlooking the gardens and moor. Number 5 on the site map.
The light and airy living area is furnished in gorgeous natural materials with an armchair and comfy sofa bed (we can also provide mattress toppers on request for an even more luxurious sleep). There are maps, guidebooks and games on the bookshelves. The tv is set up with amazon prime and Netflix. Valley Vista is a wonderful two bedroom log cabin at Sunny Lyn Holiday Park, which is a private small family run site close to Lynton Town Centre. The decked balcony is the ideal spot to sit outside with watching the wildlife and birds. The River Lyn runs through the holiday park and all guests will benefit from free fishing onsite. The centrally heated log cabin has on open plan living room/kitchen, two bedrooms (one double and one twin) and shower room. The kitchen was recently refurbished & is fully equipped with dishwasher, oven, hob, extractor fan, microwave, fridge/freezer, pots, pans, crockery, cutlery, glasses, basically everything you need should you wish to cook in during your stay. The open plan living room has two sofas, 40 inch smart TV, DVD player, dining table and chairs. The lodge has recently been painted with new carpets & curtains throughout & new sofas.
Onsite there is a launderette and a cafe which serves breakfast during the peak holiday season.
The location of the cabin is excellent. Within a 12 minute picturesque walk (1km) you will be in Lynton Town Centre which has a lovely array of restaurant, pubs, shops and cafe's. The Victorian cliff railway will take you from Lynton to Lynmouth Town Centre and harbour which has a further selection of wonderful shops, pubs, restaurants & cafe's. The walks in the area are truly amazing with the Valley of the Rocks and Watersmeet walks being two of the most breathtaking walks you will experience. So much so that Julia Bradbury chose the walk from Lynmouth to Watersmeet as one of her favourites in her ITV programme "Britains Best Walks" .

There are two parking spaces and a public car park close by. It is gated and therefore very private. The property is right in the middle of Lynton with the cliff railway just over the road and local shops, cafe and restaurant restaurants just round the corner. This is a beautiful area of North Devon with lots of lovely walks nearby although it is hilly! The Valley of Rocks is spectacular along with the coastal path."

This is used for staff at the stables during peak holiday season. Therefore, it’s practical, functional and clean as we can make it, although we freely admit some aspects are looking tired hence the per night price (it is based on a Horse Stable Yard so mud and grime are occupation hazards).
But if you’re on an active holiday such as walking the 2 Moors Way, want something cheap and cheerful or looking for a stopover on the way to a final destination, we're maybe just for you.
Based on the site at Brendon Manor Stables, you are more than welcome to book a trek during your stay - we do love active people here. Or you can relax in the garden with a stunning view over the valley.
We are only 10 minutes’ drive from Lynton and Lynmouth. The postcode will take you to our door – EX35 6LQ

You have your own basic private annexe with a garden overlooking an amazing view of the valley.
There are a few things here to note. Has a basic kitchen that includes microwave oven, kettle, toaster and fridge but hopefully you'll be out and about most of the time enjoy what we have to offer locally.
There are also areas of the annexe which are "private" - these are clearly signed and may contain personal items belonging to others.
This accommodation is very basic and attached to our home and is not an commercial B&B. It is mainly used for staff at the riding centre.
Other things to note
Please be aware no street lights and would advise a torch.
There is a tarmac drive from the stables car park to walk down. Please look for the tall metal gates and then a white door with horse shoes on the window. Our postcode is EX35 6LQ for your sat Nav.

Located centrally in a quiet cul-de-sac on the edge of the old village district of Lynton, The Hayloft is a cosy but deceptively large one-bedroom property with separate lounge, dining area and kitchen. With features including a log burner, wood panelling and open living, you're assured a comfortable and relaxing stay surrounded by English country cottage charm. The cottage has WiFi and dogs are welcome. Logs are not supplied but can be obtained locally.
The space
The cottage has the character and ambience of a mountain lodge or ski chalet with its sloping ceilings and panelled walls. The main area is open plan with discrete lounge, dining and study areas with separate bedroom, bathroom and galley kitchen

COVID-19 UPDATE
We take our responsibilities for your safety very seriously. We will be following the hygiene and cleaning protocols recently published by the Professional Association of Self Caterers UK and endorsed by the 4 National UK Tourist Alliances. In addition to normal deep cleaning, this covers:
1. All sanitising materials conform to relevant professional BN standards
2. commercial virucidal treatment to 5-Log Kill Rate (100x more effective than supermarket products) of all surfaces and touch points;
3. all laundry done at 60 degree intensive wash with all bedroom, bathroom and kitchen linen, including mattress and pillow protectors, changed for each stay;
4. rotation of all duvets and pillows to allow a minimum 48 hour quarantine between users;
5. provision of hand sanitiser and biocidal sprays and wipes for use in the apartment during your stay;
6. recommended procedures have been followed to purge the plumbing system of any Legionella bacteria that may have accumulated in the system whilst the property was shut down.
Detailed risk assessment and cleaning protocol are available for inspection inside the apartment. Your host is available next door (16 Park St) and e-mail and contact details are in the apartment.
There have been no reported cases of Covid-19 within the village. The only person with access to the property is the owner. There is contactless check-in – full details given after a booking is made. Guidelines for ‘best safety practise’ by guests and a cleaning checklist are provided.
Both village supermarkets are open and fully stocked and most restaurants and cafes are offering a takeaway service including for evening meals (most advertise opening times/menus on FB site Lyn Valley News and VisitlyntonandLynmouth website). As a minimum, we expect pubs to be allowed to open outdoor beer gardens and terraces at the same time as self catering opens up. Other retail outlets in the village are now open.
Our expectations of our guests for our safety are:
- you will follow sensible social distancing and respect other government laws and guidelines,
- do not remove PPE materials provided in the apartment (it is expensive and hard to come by and needs to be there for the next guests)
- on departure, leave bedding in situ (so it can be safely removed in bags to launder) and windows open (to ventilate before cleaning)
- respect check out time (10am) so we have time to deep clean for the next guests
- do not travel if you have or suspect symptoms of the coronavirus,
- If you arrive at your property with symptoms of COVID-19 or develop them during your stay you are advised to return home (where possible) and/or self-isolate in accordance with current Government guidance
- Whilst you are advised to return home immediately, you must accept responsibility to pay for any extension of your stay necessitated by falling ill.
Apologies for all this ‘officialdom’ – I suppose it is the contract we all have to make with each other to stay safe in the ‘new normal’.

There is a washbasin closet in the room, but the large bathroom/walk-in-shower/WC is separate and shared with guests in our other letting room (see Camilla's Room @ Chapel Hill). We provide chunky towelling dressing gowns if you need them.
A tea/coffee-making kit is provided in your room, and there are plenty of power sockets, including a USB charging socket.
Items like hairdrier and iron are available on request, and we can also help you with washing or drying small items of laundry, drying and storing coats and boots, etc.

We would like you to feel at home - the bedroom is your private space with two comfy chairs, but you are welcome to use our two sitting rooms and the garden too. We can serve your breakfast in the kitchen or in the dining room. Our garden dissolves seamlessly into 11 acres of fairly steep but beautiful woodland behind the house, and you are welcome to wander there too.

We live and work at the house, so we're nearly always here to help, but we'll respect your privacy too. We have very friendly pets - a cat and a dog (plus some elderly chickens in the garden) - who are also happy to interact with you, but we can keep them out of your way if you prefer.

We welcome families and children as well as couples and individuals. If you have a child under 2, please provide your own travel cot and bedding. We can provide support such as heating babyfood, etc, by arrangement.

Cloud End is a studio room for 2 people. An idyllic, peaceful spot in the heart of the Valley of Rocks with spectacular views of the valley. It is just 5 minute walk down to the Valley of Rocks, 10 minutes walk up the road into Lynton. Visitors can then take the Funicular Cliff Railway down to the picturesque harbour of Lynmouth. The entire space is step free and is easily accessible for people with limited mobility.
