Guests are invited to use the Holiday Park's indoor swimming pools, bar, restaurant and evening entertainment, which are available from Easter until the end of October each year, for a surcharge. This sea view apartment has recently undergone extensive refurbishment which includes full redecoration, newly fitted kitchen and bathroom, new bedroom furniture and new dining and balcony furniture. The apartment has everything you would need to ensure a comfortable, relaxing stay.
The newly fitted kitchen is well equipped with eye level fan assisted oven and grill, electric hob, fridge and small freezer, integrated washer/dryer, microwave and toaster, kettle, iron and ironing board.
Newly fitted bathroom facilities include shower, sink, toilet and heated towel rail.
The comfortable lounge/dining area has a corner sofa with freeview TV and a dining area for 4 people and also unlimited internet access.
The icing on the cake is that the apartment has it's own private balcony with sea view, an absolute must after a hard day exploring the area.
This family friendly accommodation is in an excellent location situated within a privately owned complex which features well maintained landscaped gardens. It is within 5 minutes walk of Dawlish Warren's Blue Flag sandy beach and within a short walking distance of Dawlish Warren railway station and town. If you would like to leave the car behind there are excellent transport links by bus and rail to a variety of attractions.
Dawlish Warren is a small seaside town approximately 10 miles from the cathedral city of Exeter. The immediate countryside is a haven for walkers as the town is close to Halton Hills and Dartmoor National Park. There are 18 hole golf courses at Dawlish and Teignmouth as well as sailing facilities in nearby Ex and Teign Estuaries.
Dawlish has much to offer and is well known for The Brook and adjacent lawns which are a home to a variety of wildfowl, including the famous black swans which are the town's emblem. There is also a local 500 acre nature reserve and lots of amusements on the seafront, which is very close by. Eating out is easy as there are a multitude of restaurants, takeaways and pubs in the local area to suit all budgets and tastes. For cycle enthusiasts there is a level cycle route along Exmouth Estuary and onwards to Exeter.
Please be advised that this is a first floor apartment and it does not have a lift, there are some steps or a steep slope leading to the entrance of the apartment which may not be suitable for elderly or disabled occupants (pictures attached), if you would like to discuss this further please get in touch.

The Grockle Retreat is a modern, comfortable, and well equipped caravan with surrounding decking and a lighted patio area which is accessed through patio doors from the living area. With off road parking next to the caravan you will find all you need for an enjoyable and relaxing stay. With gas central heating and hot water on demand, the kitchen is well equipped, including a built-in microwave, dishwasher and gas oven and hob. The lounge has comfortable seating which includes a sofa bed, DVD player and large screen TV as well as WiFi. There is one double bedroom with a double bed with storage, and a WC, and a second bedroom with two single beds and a shower and toilet opposite. External to the caravan is a secure unit which houses both a washing machine and drier. Kick back and relax in this calm, stylish space, around the corner from the blue flag Dawlish Warren beach. This delightful 2 bedroom bungalow was built in the summer of 2022 and is now ready to welcome you for your next Devon escape. If you enjoy golden sandy beaches and traditional seaside locations, but still want to be near a thriving city, this is the home for you. With a sunny garden, as well as plenty of local amenities on your doorstep, you have everything you need at Devondale Bungalows
The space
The bungalow consists of an open plan living room/kitchen, double bedroom with en-suite, second bedroom with twin beds and a modern shower room. There is also a good size garden space.
This home is tucked away off the main street of Dawlish Warren, with its own parking directly outside the door and a completely level space throughout. It is brightly decorated with homely touches to provide a lovely welcoming feel. The garden enjoys sunshine during the morning and part of the afternoon, and the home is big enough for everyone to have their own space. The beds are comfortable, and the area is in a quiet residential zone, ensuring a great night's sleep.
Guest access
You will have the whole home to yourself to enjoy, as well as the garden. There are two parking spaces immediately in front of the property.
Other things to note
This property is looked after by a management agency on behalf of Steve. It is professionally cleaned and the linen and towels are removed from the property after each stay and replaced with freshly laundered supplies. The home is set up to offer remote access with easy self check-in, meaning no direct contact with anyone is required. We also offer 24/7 guest support should you need any assistance during your stay. There is a local account manager and team who will be able to assist with any on-site issues should any occur.
If you wish to extend your stay, you must check with our team. The earlier you check, the better as we are sometimes unable to reschedule cleaning to suit.
You are welcome to enjoy the outdoor seating area. We do kindly ask that guests clean up after themselves and leave these facilities in a state that is suitable for the next people staying, as our cleaners will be unable to provide a full garden overhaul at each changeover.
The holiday home is equipped with small hand soaps, toilet roll and basic kitchen items such as a sponge, washing liquid, bin liners and salt & pepper. If you want anything specific, such as liquid hand soap or kitchen roll, please ensure you bring this with you for your stay.
If the management team are called out to a resolve an issue where you are at fault, you will incur a £50 callout charge, i.e. if you cannot connect to the WIFI, but you have unplugged the router.
IMPORTANT: On behalf of our host at Pass the Keys we require guest verification, which is provided by Superhog. Upon confirming your booking, Superhog will reach out to the lead booker through a secure link, providing detailed instructions for verification.
The online verification process requires a government-issued photo ID and a credit or debit card. Please be advised that for any care party bookings the apartments are only suitable for a maximum of 3 people in Redrock 2 and 4 people in Redock 3 due to the sleeping arrangements. The sofas in the lounge are not to be used as alternative sleeping arrangements as the owner does not allow this due to them not being sofa beds.

Spacious Accommodation
Our caravan is spacious and easily accommodates 4 People. We provide a generously sized Main Bedroom that includes a Double Bed and an abundance of wardrobes, ensuring plenty of space for your belongings. A private door connects the bedroom directly to the bathroom, while another door from the hallway provides access for guests using the twin bedroom.
The bright and airy Lounge has 2 large sofas to allow you to sit and relax. French Doors and numerous windows allow the cooling breeze to flow through the accommodation. We have a Wide Screen TV so you can sit back and watch your favourite shows.

To make your stay comfortable, we try to offer every essential and constantly add items as we think of them or as our guests request them. A two storey chalet villa house just a few minutes flat walk to the Blue Flag beach resort of Dawlish Warren. Set in a quiet block away from the main site facilities, guests can enjoy the communal gardens from a picnic bench right outside the front door. The accommodation is equipped with modern appliances like an air fryer, fridge freezer and USB ports. We have installed a fibreoptic powered WIFI channel for our guests, and no other owners on site can offer this as it comes from our house next door to the park. Electricity is included in the hire price. There is an electric shower over the bath upstairs.

Dawlish Warren Holidays is a group of four privately owned 2 Bedroomed Chalets – Beaches, Sunny View, The Cove and Driftwood – located at the 4-star Welcome Holiday Park and a 3 Bedroomed Static Caravan – Hillside – located at the Golden Sands Holiday Park, in Dawlish Warren Devon.
Both Parks are just a ten minute walk to the long, sandy beach, which in 2018 was awarded the European Blue Flag Beach Award for the 20th consecutive year.
At the front of The Cove Chalet there is a small, private grassed terrace with wooden bench and seating. This leads on to a large, communal lawned area.

Hillside Caravan sleeps up to 6 people, with a double bedroom and two twin bedrooms. It is privately owned and our guests are welcome to use all the facilities at Golden Sands Holiday Park (from March until the end of October) all for a small extra fee. Florita is quirky and shabby chic annexe with a cosy, homely feel - perfect for a seaside getaway. The newly decorated home includes a bedroom with a beautifully tiled shower room and a kitchen area with reclaimed sink, as well as a comfortable space to watch TV. There is also a sofa bed, meaning stays can accommodate 2 adults and 2 smaller children.
Guests are welcome to use the patio outside the door and part of the garden too. There's even somewhere to hang wetsuits after a day at the beach!
The space
This property has everything you need for a mini break at the seaside. Only a 10 minute walk from the beautiful, pale yellow soft sands of Dawlish Warren, with parking on site and enough outdoor space to let all your wetsuits, boards, buckets and spades dry off. The annexe is separate, but next door to the main house occupied by the owners.
Florita has been recently redecorated with some pieces being lovingly upcycled to give the place a perfectly quirky finish. The shower room has a brand new shower and has been beautifully tiled to ensure you can indulge in a well needed refresh after a long day at the beach. The small yet well equipped kitchenette has everything you need to cook up a breakfast and make some simple meals. It is a small space, so we wouldn't advise a 3 course feast, unless you're feeling very ambitious, but it does have the basics of a toaster, kettle, microwave combi oven, as well as enough cutlery and flatware for 4 people.
Outside is a very sweet garden area with a pretty bistro set you can use. Please be aware there is a small pond, so children must be supervised at all times. The patio also has a seating area and is decorated with a sense of fun, using wooden signs and vintage pieces. It's a perfect place to sit and enjoy the last of the sun with a drink.

Homeleigh is a 6 berth 2 bedroomed caravan on Golden Sands Holiday Park, Dawlish Warren,Devon. It has a large outside decking area with seating. Sunshine on the deck most of the day.
One double bed and two single beds. There is a pull out double bed in the lounge area. Well appointed kitchen with all cooking utensils you will need during your stay.

For those who like to fish the site also has a catch and release lake. This is bookable through reception.
Homeleigh is a much loved caravan and I hope that my guests will enjoy the experience of staying there. Lovely dog walking areas near by and of course the local beach. The site is very dog friendly

Separating the zones is the slanted rock garden, a gentle echo of the mountainscape with its young trees and alpines.

We kindly ask that you treat our house with the same respect as your own home. Roosters is in a quiet, residential lane so please consider the neighbours. Therefore, please do not have loud music after 10pm, especially if in the garden.
Bin collection day is Monday, so if you are in the house on that day please put the bins out for collection. You may prefer to put them out on the Sunday evening as they do vary the time of collection.
