Number 28a is a small house. It has its own entrance with parking for a car in the front. The Living room and kitchen are on the ground floor with access from the kitchen to a private south facing sunny terrace. The spacious bedroom and shower room are on the 1st floor, up a flight of stairs. The house is situated on Raleigh Road, it is a 10minute walk to the beach and about 5 minutes to the town centre with its shops cafes restaurants and cinema. EXMOUTH is a great place for cycling with a route right along the coast up to Exeter. We have secure storage available for bikes if you want to bring your own bicycles.

The house boasts of a great location, just one minute from stunning sea front views, looking out to Dawlish in the distance. There are two private parking places (which is a real bonus in Exmouth).

It's an easy walking distance to most of Exmouth's main attractions, including the stunning two miles of sandy beach (two minutes), the marina (five minutes), the cinema and town centre (eight minutes), Manor Gardens park, bowling ally, the leisure centre and pool, M&S Food hall and train station. Also right on your doorstep is the The Grove Pub and famous fish and chips eaterie Rockfish.

Getting around

Exmouth has everything you need within walking distance for a short or long stay. But for those looking to explore, Exmouth train station
 boasts two trains an hour that run along the estuary. 
The first stop, Lympstone, is a picture-perfect Devon village that's well-worth a visit for lunch and a leisurely look around. You can also walk there in around 30 mins by using a local cycle path.



The trains from Exmouth run to Exeter Central station, with its large shopping centre and historic city centre, cathedral and green. The same line also takes you to Exeter St Davids station where you can change for other UK destinations including a 2hr 15 min link to London Paddington. Our house is just three minutes away from the shops yet incredibly peaceful and quiet. The spacious 5 bedroom property is ideal for one or more families who want to be right in town yet only minutes from the beach, river, shops, parks bars and resturants. With off street parking for up to 4 cars (which is usually a challenge in Exmouth) and a large garden with a patio that offers outside dining for up to 10 people. There is space for everyone to relax and do their thing. There are 55" smart TVs in both the lounge and the breakfast room. The wifi is fast here and covers the whole house.

In Exmouth itself, there are a diverse selection of shops, places to eat and things to do. This award-winning fish and chip shop is a real one-of-a-kind treat.

Getting Around:
The apartment is superbly located in central Exmouth where you can walk almost everywhere: the beach, town centre, marina, restaurants, bars and more. So you'll rarely need your car here. Plus, there is also a train line that runs along the coast from Exmouth to Exeter, stopping off at the beautiful villages of Lympstone and Topsham on the way. Regular buses also run from the town, so it's fairly easy to explore the surrounding area via public transport should you wish.

There is no designated parking but you can unload directly outside the apartment, please bear in mind there are parking restrictions in place from 8am - 8pm. We suggest parking in Exmouth LED Sports Centre Car Park located just 4 min walk from the flat.

This flat is bright and airy, with plenty of space for all your guests. There is an open-plan living space that leads into the kitchen and onto the garden beyond.

Decorated with a fresh and colourful palette, it is welcoming and cosy. The seating is large and comfortable, great for a night in front of the TV after a busy day. The Smart TV comes with Netflix and Disney Plus, plus a surround sound system. There is also a large selection of cook books and board games to keep you entertained.

The main bedroom has its own ensuite shower room and a double bed.

The second bedroom is a little more compact but still fits a double. There is only room to access the bed from one side.

There is a single sofa bed in the lounge area, which is suitable for 1 extra person. Please note this sofa bed is on the firmer side, but comes with a deep mattress topper.

The limit for this flat is 5 adults and children. There is room however to sleep 1 additional infant/toddler in a travel cot (provided) in the master bedroom.

There is a log burner in the home, but no firewood or firelighters are provided. There is also a BBQ outside that guests can use in the summer, however, our cleaners do not clean this, so please make sure you leave it clean for the next guest.

Please note that the property is also a home. It is rented out at times when I am working away. Due to this, there are various cupboards for guest use, and others that have been locked. This has all been clearly signed in the kitchen, helping to make it easier for you and so you can quickly find things. Most personal possessions have been removed but there are still some around. This helps to give the place a more homely feel for guests.

The home and garden is yours for the entirety of your stay. You will not share any of these spaces with anyone else.

There is no parking directly with this flat however you can pull up briefly on the street at the front to unload/load. If parking is needed, spaces are available at the Cavendish Hotel (approximately 100m away on the same street). It can be booked in advance via the 'Your Parking Space' website/app. There is no daily limit, so you can book for the entirety of your stay. It is very reasonably priced, at approximately £6/day but rates may vary. Please do book in advance during the summer months to be sure of reserving your space.

Then into the kitchen, with electric oven, induction hob, dishwasher etc, ready to use. We always leave tea and coffee to get you started. The kitchen door leads directly out to the yard and parking space, the other door is the shower room and wc.

We require you to provide your arrival and departure timing to agree checkin and checkout times so we can coordinate with other guests. If you stay beyond your agreed check-out time you will be liable to pay for an extra night at your average nightly price.

The cleaning fee covers cleaning and preparation of the property for your stay as well as a set of fresh linen and towelling provided for each guest. This includes one set per your stay, should you require additional towelling or linen please request this or if you have opened a fresh pack even if you use only a few items there will be a charge of £30 per pack - each pack contains fresh linen, large and small towels.

Any sort of parties, gatherings or events are strictly not permitted, the property is for accommodation purposes only for the guests staying. This property is located in a residential area and guests are asked to refrain from excessive noise or any activity that would disturb the neighbours. If it's been reported that there are any parties or events or noise disturbance then you may be required to leave the property immediately without the remaining nights being refunded. There is a charge of £500 if any evidence of a party, gathering or event at the property have been found exclusive of any charges relating to damages or additional cleaning costs to get the property in good order again. We trust you will respect the property and neighbours during your stay.

You are required to keep the place reasonably clean and tidy - no dirty dishes left over or excessive rubbish to be disposed of as this is not included in the cleaning charge. If the place is very messy or untidy or there is excessive rubbish to be disposed of then we will need to request an extra cleaning fee.

There is a strictly no smoking policy inside or in any outside spaces (which includes garden spaces, balconies, terraces or patios) belonging to the accommodation, if this policy is not adhered to a charge of GBP 150.00 will be applied

No pets are allowed unless shown on the listing as permitted or expressly agreed with the owner.

Lost keys, damaged keys or getting locked out will incur a charge starting from £100 for replacement depending on the type of key and time required or getting you back in the property if you have locked yourself out.

The house appeared to be very recently refurbished, everything was immaculate, new carpets, appliances etc. Nice outdoor area at the back of the property and a garage (which we didn't use). Good sized bathroom with a powerful shower and an extra WC downstairs. Four nice bedrooms - the main loft space bedroom has an en suite and a super king sized bed. Parking can be a little tricky as the residential roads are tight, but we always managed to park two cars close by without too many issues. Definitely recommended and we will try to use again if we need to be in the area in the future."

Our bungalow has stunning views of the sea and river Exe, with easy access by footpath down to the river Exe cycle trail. Out of our gate you can just walk a few metres directly to the National Trust house of A la Ronde, which is open Tuesday to Sunday from Easter until the end of October.
Your room and private bathroom are on the first floor up a flight of stairs in the loft conversion, which would be solely for your use, and there are 3 steps from the driveway into the house . Tea & coffee making facilities are available in it. A 3rd guest/child could have use of a single bed in the room, and there is plenty of space for a cot.

There is a sunny patio at the front of the property from where you can enjoy views of the sea to Berry Head and the river Exe and the rear garden has sun all day long .

The space
A spacious and private bedroom with comfortable single bed and use of a private bathroom with shower within a house with outside space. The house is situated in a quiet residential area of the seaside town of Exmouth, Devon.

Free private drive parking space and WIFI internet.

A complimentary breakfast consisting of cereals and toast is included if required.

Please note, we have a social, 12 year old cat called Rosie.

The bedroom has a very comfortable single bed, a table and chair, fitted wardrobe space, bedside table with lamp, hairdryer, a window and conveniently placed plug sockets around the room.
There is a kettle with tea and coffee making facilities in the room.

You have use of a new modern bathroom with a shower, sink and toilet. Soap, towels, toilet paper and shower gel is provided in the bathroom and there is plenty of room to store your own toiletries.

The kitchen is not available for cooking however use of the microwave and dining table is welcome. There is a garden with seating facilities that is also available to use.

During your stay
We ask that you return to the house from around 5.00pm in the evening and leave no later than 10am each morning. On the first evening of your stay, you will be able to 'check in' from 4pm. We ask that our guest be back for 10pm each evening unless confirmed by prior arrangement.
We are able to accommodate most shift patterns for night workers who need to sleep during the day but require advance notice before booking.

With a great view of the water from our road, a 10 minute stroll to the Exe Estuary Trail and barely a minute's walk to meet the bus headed towards the Beach. Our home combines easy access to the tranquillity of the Estuary, nearby National Trust Estate and fast connections to everything you'd need in town.

We hope you'll enjoy your cosy double room with memory-foam mattress, tv and plentiful storage. You also get completely private bathroom amenities, towels and 'in-room' tea/coffee/kettle.

The space
Our home is a lovely 4-bed detached house in a private cul-de-sac just a short walk from the shore of the river Exe. You may see (and hear some of our animals in the back garden too… 2 rabbits & 2 ducks!)

Your private space includes the main bathroom with all the main toiletries, shower gel/shampoo, towels etc... provided. Your room also comes with a semi-private landing area containing side-table with Tea/Coffee refill supplies.

We have the best view of the Estuary as you turn into our road and the shoreline is a direct 10-15 min walk away heading straight through National Trust farmland.

Guest access
You have complete private access to your room and private bathroom facilities. Also your own key to come and go as you need for the duration of your stay.

There's shared use of the kitchen/breakfast bar. Please just give us notice if you want to use the kitchen so we can make sure there's fridge space, clean crockery out for you etc.

The sitting-room is reserved for our own use. (The door to the left as you enter.)

There is plentiful on street parking and use of our own drive can be discussed. (We just need daily access to our garage at some point!)

We love to welcome all our guests with a smile but beyond that will absolutely take your lead on how much you want to chat or to just enjoy your private spaces.

Other things to note
If you like animals, we have a retired service dog, Whisper (who was previously partnered with me but now enjoys the sofa as a pet in his older age), 2 rabbits, and runner ducks! (so you might be offered the odd fresh egg!)

Very well located pet friendly house! Great walking.Situated a 1 mile away from two gorgeous beaches, the Jurassic coast path & halfway between Exmouth and Budleigh Salterton. This very relaxed atmosphere is somewhere to rest your head and relax. If you are happy with a comfortable bed without the fancy frills this is the place for you! Self catering required. However, there is a friendly pub opposite which does food and drinks. Plenty of local places to eat and drink or various takeout options.

The space
One Double room and one single bedroom available (single bed can extend to a double). Use of the entire house and the large garden is great too.

Other things to note
Dogs very welcome as long as they are well behaved and cleaned up after. There is a pet corner in the kitchen with a dog bowl, towels, treats, a few poo bags and toys, so it is home from home. Dogs are allowed everywhere but not on human seating areas or beds please! If they are very muddy there is a hose in the garden and there is a side door to avoid going through the house.

Come and stay in a peaceful and comfortable twin bedded room in a Victorian house in Bicton Street in the centre of Exmouth, Devon.

The space
The first floor bedroom is light and comfortable with top quality mattresses and beds. There is a wardrobe and a large window that overlooks a quiet street below.

The bathroom, with shower and bath, is next door and is shared. Towels are provided.

The home possesses charm and character.
It is calm and comfortable. There is WiFi allowing one to feel as if they are escaping their normal life. It is a 10-minute walk to the town and a further five-minute walk to the beach.

There is always a lot going on musically with some fabulous restaurants and cafes along a beautiful coastline.

There is a great train connection to Exeter and other destinations.

The area is rich with opportunities to explore spectacular views of the sea and moors.

There is a shared kitchen diner, the diner is the communal hangout space.

There is a separate W/C and bathroom with shower, toilet and bath.

We do have a small 1 year old dog at the house, so he will need to have priority over any other animals that guests may bring.

We love Exmouth, and hope you will too! We have two rooms available, a double and a twin. This listing is for the twin room which has views across the rooftops to the estuary and a private bathroom. We don’t offer breakfast as we are only
a few minutes walk to the town with its cafes, restaurants and shops. The beautiful long beach, estuary and marina are 10-15 mins walk away. There is a kettle and refreshments in your room and our dining room is available for take-away food by arrangement.

The space
This listing is for a twin bedroom and private bathroom, situated on the first floor at the end of the corridor, away from our rooms The bathroom which is next door to the bedroom, has a ¾ bath, fitted with a good power shower over it. The usual toiletries are available, plus large bath towels, hand towels, flannels and bath robes. Guests are welcome to use the adjacent bedroom to store their luggage.

The bedroom is an attractive room with comfortable twin beds and quality bedding. There is hanging space and drawers. It is light and airy and has an interesting view across the rooftops down towards the estuary and, if you are lucky, fabulous sunsets. There is a kettle, tea and coffee, water bottle and glasses, biscuits and breakfast bars. There are locks on the door for our guest's convenience.

Our dining room, which benefits from the morning sun, is on the ground floor and is also available for you to use during the day, on request. It has an easy chair and other comfortable dining chairs. Should you wish to bring in ‘take away’ food, we would prefer you to eat it there, and we’ll be happy to provide crockery, cutlery and glasses. We will also clear and wash up for you once you have left the room. There is an electric piano in that room, if you would like to 'tinkle the ivories'.

Our home has gardens at the front and rear, and we’re happy for guests to use the front garden to sit and read or take in the morning sun.

Guest access
Access to the property is through a front gate where there are a number of steps down to the front door. Once through the front door you will need to climb a flight of stairs to the bedroom.

During your stay
My husband and I live at the property, and very much enjoy offering our home to our guests. We try to get a good balance of welcome and privacy, and like to think we offer a ‘home from home’ experience.

Other things to note
We do have an elderly cocker spaniel who may want to say hello to you! There is a safety gate to stop him venturing into your space.

The town has a variety of shops; a cinema with three screens; a leisure centre with indoor pools and cycle hire. On the seafront you will find, cafes, tenpin bowling; water activities; an indoor play centre; the Pavilions Theatre with an excellent repertoire of shows, mini golf, amusements and the RNLI station. There are also a number of parks within easy reach, and the National Trust A La Ronde property. We are 10 minutes’ walk from the coastal path which leads to the amazing World Heritage Jurassic coastline that starts at Orcombe point at the far end of the beach, and is of great geological interest.

The sandy beach stretches for two miles and offers kite surfing, canoeing, kayaking, body boarding and wind surfing as well as swimming of course. Cyclists can use the fantastic cycle paths; bird watching enthusiasts will love the idyllic Exe estuary with its large variety of birds, and the bird watching boat trips which leave from the marina, during the tourist season, (trips are also offered along the Jurassic Coast towards Sidmouth and along the estuary). Walkers have an abundance of walks locally and further afield, or you may wish to just laze on the beach! There are many things to do and see in this part of the South-West and Trip Adviser, local websites and the tourist information office in the town are available to guide you to places of interest, and with a good local network of trains and buses other places are easy to access.
