A cosy pet friendly family house that straddles the river Lym, set in the historic centre of Lyme Regis. 3 minutes level walk to the beach and shops. Comfy seating for 12 in the large main lounge, with exposed 200 + year old Blue Lias stonework and wood beams. The large dinning room has 2 expanding tables for up to 14 people and additional lounge seating, an open log fireplace (wood supplied) with a unique glass floor panel to view the river below, which can be lit at night. West facing 'sunset' garden with patio and covered outside kitchen/wood fired pizza oven/BBQ and dining facilities. Perfect for evening cocktails/glass of wine, with cooking herbs growing in the garden. Rear access to the Town Mill, micro brewery/bar, river walk and short cut to the shops. Parking for 4 cars in our long but narrow yard. We have 2 Zura smart EV chargers 7.4 Kw (type 2) in the yard that uses the Monta app. Car charging @ 50p/kWh. Well behaved pets welcome.

We have alcohol hand sanitisers and cleaning products available for guests to use.

To ensure our weekends are available to as many people as possible, we prefer weekend stays to be Fridays to Mondays. Mid week stays should start or end on a Monday or Friday, with a 3 night minimum stay. Week long stays should start on a Friday or Monday. Requests for a Saturday or Sunday arrival/departure will need to be negotiated with us, which will include an additional cleaning fee.

All 5 bedrooms are on the first floor. Room 1 has a king size bed with an en-suite shower room. Room 2 has an en-suite bathroom with a super-king bed that can be separated into 2 singles. 3 non en-suite bedrooms have sinks and all rooms have cupboards with hangers. There is a communal shower room and a separate communal toilet and sink. We have a travel cot with bedding, a high chair and potty. On the ground floor, we have a large lounge, dinning room/lounge and kitchen. Our front room is a second lounge and can be used as a quiet space, children activities or an extra bedroom with its comfortable sofa bed for 2 people if required. The main lounge has a side door to the yard with a convenient basic outside toilet 2 steps from the lounge, via a covered porch. The house has various levels, is not suitable for wheelchairs but has grab rails on stairs and level changes. We have smoke and CO detectors, foam fire extinguishers and emergency lighting on all stairs and exit doors.

We have Sky TV & Netflix, a DVD player (with some DVDs for children and adults) and WiFi. Reception for mobile phones is not always good inside the house due to thick walls and our location at the bottom of the valley. Use WiFi apps for good connections, or go outside for reception. We have a well equipped kitchen, a 2 level grill BBQ (replace fuel after use), wood fired oven suitable for pizzas, casserole, roasts, bread making and smoking fish etc. We supply wood and kindling and instructions for use. Garden table and chairs on the garden patio (move dinning chairs outside for extra 'al fresco' eating space). Herbs in the garden can be used for cooking. We have some books, children toys and books, board games and a piano. We have plenty of buckets and spades for the beach. Central heating in every room has thermostatic controls on each radiator. Our open log burning fireplace can be used - wood supplied.

Founded over 1,200 years ago, when monks from Sherborne set up a sea salt works by the mouth of the river Lym, Lyme Regis sits on the World Heritage Jurassic Coast. Known as ‘The Pearl of Dorset’, it is rich in history, the arts and leisure activities and has a growing reputation as a 'food' destination. There are a number of annual cultural and community festivals throughout the year. River House is in the heart of the 'cultural quarter' and oldest part of town, next to the restored Town Mill - its working water wheel produces flour and hydroelectric power and hosts a cluster of craft producers and regular art exhibitions. We are a few metres away from the Philpot Museum, Dinosaurland, Marine Theatre and several art galleries. Excellent restaurants, bakery, cafes, pubs, interesting independent shops, 2 small supermarket branches and 2 cash points are close by. The historic grade 1 listed Cobb harbour facilitates numerous sea activities and the sheltered seafront has the only gently shelving sandy beach for miles around – perfect for young children. The coast is famous for fossils and Lyme is next to Europe’s largest active landslide, constantly exposing new fossils. Do not go close to the cliffs when fossil hunting or sun bathing, as rock falls can occur at any time! A children's sport and play park with pirate ship climbing frames etc is 3 minutes level walk inland. Skate and BMX park is 5 minutes walk up Charmouth Road, at the back of the large long stay car park. Coombe Street is narrow and partly one-way. Consequently, it has little traffic, is generally quiet and pedestrians normally use the whole street.

Once you have settled in River House, everything in Lyme Regis is within walking distance. There are good road connections in and out of Lyme. Trains stop at Axminster, 6 miles by bus or taxi. Buses generally connect with trains. There are many trails and bridleways to explore the surrounding Areas of Outstanding Natural Beauty and World Heritage Jurassic Coast, either by foot, bicycle (some steep areas) or horse riding. Kayaks, sea taxis and local fishing boats all can be hired to give different experiences of the sea. Visiting sailing and powerboats can hire moorings and parking. Guided fossil and cultural/literary walking tours share expert knowledge. Airports are in Exeter, Bristol, Bournemouth and Southampton. Ferries sail from Weymouth, Poole, Southampton and Plymouth.

In fact, it's a perfect spot for exploring all along the Jurassic coast - from looking for fossils at Charmouth and visiting the Swannery at Abbotsbury to the quietly dignified Regency town of Sidmouth and quaint fishing village of Beer.
The house itself offers all home comforts and is equipped to a very high standard. With four bedrooms (1 king, 2 doubles and a bunk room for 2 only appropriate for children) Two en-suite shower rooms, a family bathroom with bath and a downstairs cloakroom ensure you can be up and out quickly to enjoy your day. Outside there is a 50 foot garden lined with shrubs affording a great deal of privacy and a terrace for al fresco dining and barbecuing.

Access to Sundial House is via a key safe that is located on the wall next to the front door. The key code changes regularly and will be sent prior to guests arrival.

Inside the luxury house you will find 4 bedrooms – 2 King doubles with en-suite, 1 twin with en-suite and 1 further twin with an adjacent family bathroom. The spacious open plan Miele kitchen, dining and living rooms have floor-to-ceiling, wall-to-wall windows to give panoramic views over the Lyme Valley. A hidden door can separate the Kitchen and dining room from the living room. There are two televisions, one in the living room and one in the master bedroom, with Sky, Netflix and Apple TV available. There's also super fast fibre optic Wi-Fi.

Our vintage Beach Hut on Marine Parade in Lyme Regis is included free-of-charge. It's on the main promenade with direct access to the beach. It’s a cute comfortable place to change and to store your gear and the perfect spot to brew up a cup of tea or pour yourself a glass of wine. The beach hut has a kitchenette with tea & coffee facilities, beach games & equipment and 8 deck chairs.

The space
This 3 bedroomed property forms part of the former stable yard quadrangle which now has a central fountain and flower bed. The property had many period features and has been sympathetically styled in keeping with its Victorian heritage.

The spacious main living room has an original fireplace, 3 comfortable sofas and a large table and chairs for dining.

The airy kitchen is well equipped with dishwasher, washer dryer, microwave, oven, hob, fridge freezer, and cooking equipment. It has an additional dining area.

Upstairs the main bedroom has a double bed and en suite shower room with lovely views over the estate.

The pretty twin room with an original tiled fire place has plenty of storage space and a cot.

Although the Stable Courtyard does not have its own garden this is more than made up for by the extensive private estate grounds. There are many private footpaths and tracks which are only useable by estate residents and guests, and for the more adventurous the private beach at Charlton Bay can be reached on foot.

Rousdon Estate is on the A3052. From Lyme Regis head west. Rousdon is the first village you come to. On the left you will see the impressive gates of the estate. Turn into the grounds and follow the road towards the main house. At the end of the road turn right and then left into the car parking area. Ideally park in the left hand car park. Take the path in the corner towards clock tower. Walk under the clock tower and No8 Stable Courtyard is the first property on the right

PLEASE NOTE: do not follow the satnav to Dowlands. There is no access to the estate from there.

Coombehayes Barn boasts a tranquil yet convenient location, just a stroll away from the village green (with playground, tennis court and village shop) and a picturesque 45 minute walk along River Lym to the seafront in Lyme Regis.

The property itself has a seaside theme throughout and is centred around its own private, indoor swimming pool. This can be viewed at all angles from the wrap-around glazed walkway leading to two super-king bedrooms, each with private ensuite shower rooms and super comfortable pocket sprung mattresses. The walkway widens into a bright and sunny games area and includes table football and PS4, as well as wooden railway for the little ones. The small laundry room houses washer/dryer and ironing facilities.

The lounge has far-reaching views over countryside and towards Lyme Regis, with two double French doors leading to a wide patio which stretches the full length of the house. It features a wood-burning stove (with unlimited supply of logs), large TV with Freesat and a range of DVDs.

The beautiful, far-reaching views can again be seen from the bedrooms upstairs - two twin (with super comfortable pocket sprung mattresses purchased just this year) and a master bedroom with sumptuous king-size four poster bed. The family bathroom has two washbasins, toilet, bath and shower over.

We were lucky that it was just before a heatwave with perfect temperatures of 24 degrees and settled blue skies. 12 minute walk to the town centre so everything accessible by foot so no need for our car. Only issue was the garage size, was a very very neat fit for our VW Tiguan. Initially I parked it to the side of the garage (not obstructing anyone or anything) but used the garage after a complaint by the adjacent neighbour who claimed it was a private road but I saw no signs indicating this. Come and stay within the west wing of this imposing mansion house and former Allhallows School, on the exclusive Rousdon estate. Just minutes from Lyme Regis, but with all the privacy, peace and rural idyl of the estate; this will tick all boxes for your family get together.
This impeccably renovated Grade II listed mid-Victorian home is part of the mansion house originally constructed for Sir Henry W Peek, within the Victorian walled village of Rousdon. Between 1937-1999 the property played home to Allhallows boys school (later Allhallows College), before returning to its current residential status and collective of utterly unique homes, each with their distinctive heritage and charm.

The exterior of West House displays the Franco Flemish flair and design of the main mansion house, step inside however and the layout is unmistakably Victorian; sensationally proportioned rooms, high, ornately detailed ceilings and an exquisite drawing room, all underpinned with period sprung parquet and slate flooring.

The kitchen, primary living space and drawing room are on the first floor. The Greco Roman marble fireplace takes centre stage pillared either side with Triton to remind you of the coastal connection and location of this most elegant property right on the Jurassic Coast.

The kitchen features a unique Brazilian slate floor, granite kitchen tops, farmhouse style sink, walk in larder and toasty warm Aga. There is oodles of space to prep your guests meals and a superb dining table overlooking the courtyard.

Sleeping up to 8 guests over four Bedrooms, all guest rooms are located on the upper three floors. With two king size bedrooms, one double room and one twin room, there is a useful configuration for families and friends planning to celebrate or holiday together. The master king room is simply breathtaking and features a wonderful pineapple themed four poster mahogany bed. Crisp white linens will ensure the soundest of sleeps following your days out exploring the Jurassic Coast.

Guests to the estate have exclusive access to a private beach, Charton Bay which is a challenging 45 minute walk down the forestry track and coastal foot path. Those braving the tramp, will be rewarded with an unspoilt and very peaceful pebble beach, perfect for an afternoon sunbathe and swim.

West House living space and bedrooms are set over 5 floors. The house is not wheelchair friendly and unsuitable for those with mobility issues.

Dogs are permitted to stay at West House for a small supplement of £60

West House adjoins and sits between two other permanent private residences. Parties, Stags, Hens are not permitted. As per Booking T&Cs any evidence provided to Unique Holiday Stays of partying and/or anti social behaviour will result in immediate eviction of all guests from the property, and retention of the security deposit.

Strictly no smoking (including e-cigarettes and vapes), as per the property Fire Risk Assessment. This includes immediately in front of the property in the courtyard area. Guests are politely requested to smoke away from the property and dispose of cigarette butts responsibly.

This is a bright, tastefully decorated, private annex with self catering facilities. The living area is well planned to make use of the space; there is a two ring hob and a small convection oven, a fridge freezer, breakfast bar and comfortable sofa with large TV. The bedroom has a comfy king size bed and plenty of storage with en-suite bathroom and powerful shower over the bath. Private, enclosed area catches evening sun. A lovely 10-15 minute walk into Lyme along the river.

The space
An easy walk to Lyme and the beach and a short drive to River Cottage, this bright and airy annex has everything you need to enjoy this beautiful area. You have your own access and very private, sunny outside space. Our house is attached to the annex and so I'm generally on hand if you need anything but I also appreciate the need for privacy.

You will probably hear some family sounds particularly when we are in the kitchen, which joins the annex by a single locked door. This doesn't seem to be disruptive and we try to be considerate. I am often at home on my own now my children have flown the nest and I frequently go away.

If you are sensitive to hearing other people (albeit in a different but connected space) then this might not be the right place for you.

This space is very comfortable for two people and has been known to fit a travel cot in the bedroom. I am happy to accommodate young children either in the same bed or using your own travel beds.

Guest access
There is a wooden archway and solid fencing around a small, pretty courtyard with decking and table and chairs. You enter the annex through your own private doorway. I will provide a key code to enable you to retrieve the key and gain access. This means you can come and go as you like. There is plenty of free, easy on-street parking right outside.

Please note that the annex is attached to my family house and there could be some noise especially from our kitchen. As my children have now left home it is often only myself and my friendly dog at home. We have accommodated many guests over the years and to my knowledge noise has rarely been disruptive. We will be respectful of your stay.

I provide bedding, towels and toiletries. I also provide a selection of detailed walks and maps of the area.

The Boiler Room has a beach cabin nautical feel. It has it's own private entrance door and is completely self-contained.
It offers a quiet and rural retreat yet within a couple of miles of the picturesque seaside town of Lyme Regis, which is on the Jurassic Coast World Heritage site.
A country store selling local produce (including an off licence ), is a three minutes walk from location.
You will have an onsite (EV) parking space. Sorry, no pets allowed .

The space
New for 2023. Car charging point is now available for you to charge your EV overnight for an additional cost per Kwh used.
We are situated on the edge of the village surrounded by fields on three sides. During the summer months these often have Sheep and or Cows in. These can make noise and occasionally country smells.
Having your own private entrance, the room is completely self contained with an en-suite wet room kitted out with a power shower. We will be as quiet as we can, however you will hear normal sounds of us living in the main house from around 6.30am to 11pm. The boiler is non functional, however the room has a radiator for heating. Tea, Coffee and Hot Chocolate are provided although breakfast is not included. There are great places to eat in and around Lyme Regis.

During your stay
I am available during the day to assist with any queries and deal with problems should they arise.

We have two double rooms, two separate listings (sea view room with bathroom one floor downstairs, and land view room with bathroom next to your room, NOT ensuite) This B&B is not suited for someone with mobility problem/ or for after modern living. On stormy day, chimney will haul, will be drafty and damp, we have roof leaks by the entrance we can not fix. Spiders love crack and crevices of our old house. Books love collecting dusts. You are staying above the second hand bookshop.

The space
Two double rooms are situated second floor above the shop, facing each other. There is a internal bolt in your room. If in sea view room, your bathroom is one floor downstairs when other room is taken. Bathrooms are private use for each rooms.

No Kitchen entry for guests, but fridge in room, plates, cutleries, microwave in communal area. Washing and drying service available with extra charge for the guests staying more than 2 nights. (no free access) Baby high chair, cot available by advance request.

I live 15mins walk away so you may be the only person in a house on a quiet days.

House is very Georgian, listed. we have some damp problems (not smelly), and windows are old and single grazed. Sea view room may be noisy from street out especially during holidays and weekend.
