Hartwell is a former farmhouse which was built in the 19th century close to the village of Sydenham Damerel, just 12 minutes from the historic town of Tavistock. Tucked away in the heart of the Tamar Valley, this attractive part of the Devon countryside is officially an ‘Area of Outstanding Natural Beauty.’

We have a 10m outdoor heated pool available for the exclusive use of guests staying between May and October.

The house has modern facilities (including fast wifi, Bluetooth speakers and blu-ray player) but retains its traditional feel, including Inglenook fireplace, original slate flagstones and old wooden floors. There's a large well equipped kitchen containing a Rayburn, and two living rooms each with a cosy wood burner. Furniture is mostly antique or older style, in keeping with the overall feel of the house.

Comfortably sleeping 10 people, the bedrooms are as follows:
Bedroom 1 - (Double) Kingsize four-poster bed
Bedroom 2 - (Double) Kingsize traditional metal bed
Bedroom 3 - (Twin/Double) 2 single beds (which can be made into a super-king double if requested)
Bedroom 4 - (Twin) 2 single beds
Bedroom 5 - (Double) Kingsize double bed
We also have a travel cot if needed.

The large attractive garden is great to explore or to play badminton or perhaps a communal game of cricket, football or rounders. Or you could just relax in the hammock next to the fish pond. And not forgetting the swimming pool!

Surrounded by wildlife, we are regularly visited by owls, woodpeckers, buzzards, pheasants, rabbits and occasionally deer and badgers. We have our own onsite beehives which are in a fenced off area of the garden well away from the house. Neighbouring fields play host to a mixture of horses, sheep and cattle. Footpaths lead in various directions from the house making it easy to explore the local countryside. And there's a 15th Century pub down the hill which used to be frequented by Charles I while on his way to Cotehele to visit his mistress!

Near by, Tavistock is an attractive and historic rural town with a mixture of eclectic local independent shops and eateries as well as a few well known National stores. There is also a cinema/arts centre. Not to mention the wonderful Pannier Market which has been in existence since the 12th century!

A short trip in the car takes you to Dartmoor (Devon) in one direction or Bodmin Moor (Cornwall) in the other, and we're equidistant from the North and South Cornwall/Devon coasts, making Hartwell an ideal base from which to explore the West Country.

The shower room has a shower cubicle, toilet and wash hand basin. Towels are supplied.

The bedroom contains a double bed with bedside cabinets and reading lamps, a comfortable arm chair with reading lamp. Television with remote control and lots of channels. There are plenty of drawers and a small amount of hanging space. Dressing table and stool provided.

The beautiful fabric of the original “Stables & Scullery”, on the original street level of Tavistock has been preserved, while guests can relax in modern comforts, luxury and charm; a presence of the original Courtyard, Stables and Scullery remains.

- Parking is available for small to medium sized cars ONLY. Space 7 in the Elbow Lane carpark is located 30m from the apartment front door. Long wheel base vehicles and vans are specifically excluded by the carpark manager. For your own sake, park wholly within the allocated space. Management reserve the right to (and do) wheel clamp any oversized vehicles or vehicles that impede access to the carpark
or other user spaces. Hefty fines apply.
- Alternative parking is also available. The Brook Street car park ( PL19 OHD) offers undercover, all day, parking from 8am to 6pm Monday to Saturday and 10am to 4pm on Sundays for a maximum of £5. Free on street parking is available outside the hours listed above. Carparks within 400m of the apartment offering 24hr parking are: Bedford (PL19 0EA) has a charge of £5 per day, is free overnight and has 4 electric vehicle charging stations. Riverside (PL19 9AZ) is £3 per day and also has free parking overnight.

We offer flexible check-in and check-out times, however where we have guests coming or leaving the same day we may apply usual check-in times after 15:00 and check-out times before 11:00.

There is a keylock box available so collecting the key and access anytime should be possible. You will need to return the key to the keylock box when you checkout. We require you to provide your arrival and departure timing to agree checkin and checkout times so we can coordinate with other guests. If you stay beyond your agreed check-out time you will be liable to pay for an extra night at your average nightly price.

The cleaning fee covers cleaning and preparation of the property for your stay as well as a set of fresh linen and towelling provided for each guest. This includes one set per your stay, should you require additional towelling or linen please request this or if you have opened a fresh pack even if you use only a few items there will be a charge of £30 per pack - each pack contains fresh linen, large and small towels.

Any sort of parties, gatherings or events are strictly not permitted, the property is for accommodation purposes only for the guests staying. This property is located in a residential area and guests are asked to refrain from excessive noise or any activity that would disturb

the neighbours. If it's been reported that there are any parties or events or noise disturbance then you may be required to leave the property immediately without the remaining nights being refunded. There is a charge of £500 if any evidence of a party, gathering or event at the property have been found exclusive of any charges relating to damages or additional cleaning costs to get the property in good order again. We trust you will respect the property and neighbours during your stay.

You are required to keep the place reasonably clean and tidy - no dirty dishes left over or excessive rubbish to be disposed of as this is not included in the cleaning charge. If the place is very messy or untidy or there is excessive rubbish to be disposed of then we will need to request an extra cleaning fee.

There is a strictly no smoking policy inside or in any outside spaces (which includes garden spaces, balconies, terraces or patios) belonging to the accommodation, if this policy is not adhered to a charge of GBP 150.00 will be applied

No pets are allowed unless shown on the listing as permitted or expressly agreed with the owner.

Lost keys, damaged keys or getting locked out will incur a charge starting from £100 for replacement depending on the type of key and time required or getting you back in the property if you have locked yourself out.

The Leat at The Old Mill is a 2 person, self contained annexe attached to a charming, 600 year old converted water mill in a forgotten valley just West of Dartmoor in a tranquil and romantic setting.
The space
The Old Mill at Sydenham Damerel dates back to the mid 1400s and was originally a Corn Mill, built by the Abbots of Tavistock who owned the whole of the lower part of the Tamar Valley.

Sitting half a mile from the mighty River Tamar which is the boundary between Devon & Cornwall, in just over an acre of forgotten valley, things have barely changed here in the last 1000 years. The unrivalled peace and quiet and natural beauty that comes with being on the western edge of Dartmoor is a given. However, we are also less than 10 minutes by car from the historic West Devon county town of Tavistock with its wide range of shops, pubs and eateries and the famous Pannier Market if you need anything.

The Leat was a sympathetic stone built addition to the Old Mill, built in what used to be the mill leat which fed water to wheel and then on into the brook which runs along to bottom of our garden.

The surrounding valley is an unspoilt oasis for wildlife. We regularly see: weasels, deer, birds of prey, butterflies, slowworms, water voles, pipistrelle bats, plus every songbird imaginable. The only sounds you’ll hear are lambs and calves in the local fields and a dawn chorus every morning. Truly an oasis of peace and quiet.

In 2021, we turned the Leat into a stylish, self contained annexe for the use of our families and paying guests at certain times of the year.

In spite of the simplicity, The Leat has every convenience imaginable, including a self contained, fully equipped kitchenette; dining and seating areas; high speed broadband; 4K TV and luxury king-size mattress and crisp bed linen. The bathroom has an excellent shower, luxury fittings and a heated shaving mirror. The Leat is full of natural light and feels very airy with its stylish, neutral decor and 10’ ceilings. You have the use of the mill-race sunken garden with its exotic planting with outdoor dining area and BBQ.
Our secluded orchard is also yours to use, with its shepherds hut, complete with Moroccan seating, wood burner and beautiful views down the valley. At nights you can sit outside in the orchard with the fire pit going and treat yourself to the most incredible display of stars as the light pollution here is non-existent.

Everything is spotlessly clean and you’ll find our attention to detail is present in everything we do here. In the age of COVID, we are particularly careful to sanitise everything between guests, so please bear with us on changeover days.
Other things to note
The Old Mill is our home and the Leat adjoins it, but you’ll find the areas we’ve set aside for guests are cleverly secluded from the main house and garden and it affords you plenty of privacy. You may be interested in the organic homestead fruit and vegetable garden we’ve established. Don’t be surprised if you end up with a basket of homegrown fruit, salad or whatever is in season!

We love animals and you’ll find our Border Terrier is very friendly and loves a cuddle. Unfortunately our cats struggle with other peoples dogs, so regrettably we can’t allow guests with dogs.

As a professional gay couple who moved down from London in search of a simpler life, you’ll find a warm welcome for couples of all backgrounds, race and ages. We welcome members of the LGBT+ community.

Mike's knowledge of Dartmoor and Bodmin is extensive, and he would be only too happy to provide guided walks and map reading skills. The Dartmoor Den is a charming, newly converted annex that offers self catering accommodation in the quiet hamlet of Grenofen. Downstairs is open plan with a fully equipped new kitchen and cosy living/dining area, cloakroom/toilet and private garden. Upstairs there is a double bedroom with views across Dartmoor and an en-suite bathroom/wet room.

The space
The Dartmoor Den is a perfect location for walking the moors and exploring Devon. Ideal for couples looking to relax and embrace the beauty of the area. Just a short stroll along the Drakes trail cycle path next door takes you into the market town of Tavistock, voted in the top ten in the UK. (It is a one minute drive or there is a bus stop nearby). Tavistock is a thriving, beautifully friendly market town that is worthy of any visitor. An ancient stannary town and home of the cream tea, Tavistock is the only town in Devon to hold world heritage status. The vibrancy and uniqueness of Tavistock is undeniable with a range of beautiful local independent shops which are a far cry from today's typical high street. Not to be overlooked is the famous pannier market or the award-winning farmers’ market. It is truly a shoppers paradise. There are guided walks from and around the town, wild swimming in the rivers, a golf course, tennis courts, museum, gym, swimming pool and arts centre. (National Cycle Route 27, Drakes Trail and the West Devon Way to Plymouth are all easily accessible directly from the property).
Dartmoor is a National Park often described as the last wilderness in Southern Britain. The moor reaches heights of more than 2000ft (600m) and provides a perfect environment in which to relax walking, riding, mountain biking, climbing, kayaking and canoeing. The Western Moor is magical and fantastic for walking, cycling and riding. Several National Trust properties are in easy reach: Lydford Gorge, Buckland Abbey, Saltram House and Cotehele are all nearby. For those looking for a more restful time there are wonderful drives taking in the stunning views of the moors and tors.
Trips to the South Devon coast are easy with Plymouth just 20 minutes drive away and the glorious sandy beaches of the South Hams area.
We welcome dogs and children (new high quality sofa bed which ideally sleeps 2 children or one adult at an additional cost of £10 per person per night if required for additional occupants and your dog is welcome too). We have dog bowls etc and a dog/bike shower outside to make muddy walks easy to manage.
The holiday home provides comfortable accommodation with owners next door who are available to meet any additional needs eg; restaurant recommendations, local information and even a lift home from one of the local pubs if required! There is private off road parking, an enclosed garden, garden furniture and a BBQ for when the sun shines. Situated in a rural spot, tucked away in a cul de sac which is next to Drakes Trail behind the A386, which does generate some road noise. Please contact us if you need any further information.

Situated in the quiet hamlet of Mill Hill just outside the historic market town of Tavistock on the edge of Dartmoor and near the Cornish border

Plenty of wildlife all around and no streetlights or main roads makes for quiet starry nights in the countryside. 25 minute walk to the nearest pub or into town.

The space
The lodge is a one bed room property with an en-suite, there is also sofa bed in the lounge. Please note that the shower room/ toilet is only accessible through the bedroom.

Mill Hill is fairly cut off from the world at large, but about 25 minutes walk to the nearest country pub in one direction all on quiet country lanes, and 25 minutes walk to the town of Tavistock in the other with plenty of shops, pubs and restaurants, or a five minute drive.

Ten minute's drive and you're on Dartmoor, ten minutes the other way and you're over the border into Cornwall in the beautiful Tamar Valley.

Guest access
The Lodge is a separate building above our garage at the rear of our property, private entrance, gardens and parking are all in the back lane.

Please note, guest must be able to climb stairs as there is approx 14 steps put to the property.

Other things to note
There's just the one bathroom and it's directly connected to the one bedroom, so if anyone does bring extra guests and wants to use the sofa bed just be aware that they'd need to use the en-suite through the bedroom.

Tall people please note! The Lodge has a sloping roof, high in the middle but lower at the edges of the rooms. Particularly tall people (over 6 foot) might need to watch their head occasionally.

Also, regarding the WiFi, while it does exist, it's kinda slow and unreliable where we live. Hopefully fibre will be coming soon but it isn't here yet. If it drops out, think of it as an opportunity to disconnect and enjoy the peace and quiet for a bit.

2-Bedroom Annex B & B in Dartmoor National Park

Located in a quiet and peaceful village on the western flanks of the beautiful Dartmoor National Park, three miles from the popular town of Tavistock, Peter Tavy Lodge is a spacious and charming Edwardian house with plenty of garden to explore. You can be assured of a warm welcome - and a fresh home cooked breakfast; beautiful moorland walks on the doorstep and an extremely popular pub (Peter Tavy Inn) within five minutes walk from our house.

The space
Peter Tavy Lodge B&B guest suite offers exactly that - cosy beds and a delicious hot breakfast in the morning!

The suite comprises of master bedroom with king-size bed and an ADJOINING bedroom with two single beds - perfect for families. We regret we are unable to host children under six years of age.
Note that the twin-bed room can only be accessed through the main bedroom. (Please see plan - last photograph.). Luxury bed linen and plump feather duvets ensure a good night’s sleep. Electric blankets available in the cooler months.

Tea and coffee making facilities are available within the suite. Home cooked breakfast, offering a wide choice, is served in the lounge/dining room in the main house.
Please note: We do not have self-catering facilities. There is no TV in the annex suite.

The rooms of the guest suite connect by a small staircase to a bright private bathroom with large bath with shower. Heated towel rail.

Although part of the main building, the annex suite has its own private entrance giving complete privacy. This opens directly into the main bedroom. Outside there is a private terrace for guests with seating and views of the garden. Guests are invited to enjoy our 4-acre garden at all times during their stay. Please note: there are uneven outdoor steps leading from the annex down into the main garden. The garden is on several different levels due to it location nestling on the edge of the moor.

The lounge is in the main house and overlooks the garden. This is where we serve breakfast. The lounge can be used at any time of day or evening for guests to unwind and relax in comfy sofas and enjoy the peace and quiet. The is a TV for guests’ use at any time. An open fire will welcome you in winter months.

We can accommodate cyclists, with a safe lock-up facility on site. There is a pit-stop in the village by the village hall for biking maintenance etc.

The secluded annex, which adjoins the main house, can be accessed either through a private entrance from the garden (uneven outside steps) or through the main house (indoor stairs). Guests can relax with a drink on their own patio outside the annex overlooking a lush and colourful garden.
Guests have full use of our 4-acre garden, which includes a pond, an orchard within a small wild flower meadow and woodland /wildlife areas. Sheep graze in a separate fenced-off paddock.

You can relax in our comfortable family lounge, with TV, when you want, for as long as you want. A cosy log fire is available in the winter months.

Please ask if clothes need drying, or you need the use of washing machine, iron or fridge.

During your stay
Living in the main house, we are available to answer questions, give tips and recommendations on the local area whenever you need us. Please ask for an open fire in the winter months if you wish to use the lounge - it makes it very cosy!
We will respect your privacy and endeavour to make your stay both comfortable and memorable.
Please do enjoy the garden, where there is plenty of seating, peace and quiet with the moors as a beautiful backdrop.

There is also a small range of books, magazines and board games in the annex and lounge for your enjoyment.

We welcome children over 6 years of age. However, they must be supervised at all times, especially in the garden and grounds. We have a small number of children’s books and games, including some outdoor games which are fun for all the family - just ask!

It is advisable to book well ahead for meals at the local pubs as they are extremely popular especially in the summer months. We can do this for you should you wish.

If you need any help with anything please do not hesitate to ask.

The are no shops in the village. There is a Post Office convenience store in Mary Tavy (2.5 miles north) and Tavistock (town facilities, e.g. shops, pharmacy, bus station (3miles)

Park Cottage is located in the idyllic village of Grenofen, Tavistock. Surrounded by cycle trails, riverside walks and the moors; it’s perfect for those who want to escape to the country. Tavistock itself has plenty of independent shops, cafes and restaurants, or further afield (about a 30-minute drive) you have Plymouth – Britain’s Ocean City.
