The cottage is situated in outstanding walking country and for the more energetic there are coastal, woodland and moorland walks served by a network of superb paths from the door including the Coast Path and the Coleridge Way! Coachman's Cottage is situated between Porlock and Porlock Weir. The property is set well back from the lane and is accessed via a private drive (shared only with the owners property, which is next door).
Dogs are welcome by prior arrangement (2 maximum, or possibly 3 small/medium dogs on request). A supplementary fee of £15 will be added to your invoice per dog. Please do not allow your dogs on the furniture or upstairs and do not leave them alone in the property at any time.
Coachman's Cottage is strictly non-smoking.
The property will be ready from 4 pm on the day of your arrival. Please depart by 10 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.

There is direct access from the cottage to the long distance path, The Coleridge Way, which passes immediately behind the orchard at the rear of the property.
The South West Coast Path is just a field and a half to the front of the cottage, with access via the nearby footpath.

The village of Porlock is approximately 1/2 mile from Coachman's Cottage and boasts three pubs, two grocery shops, a traditional local butcher, chemist, cash machine, hardware shop, visitor centre and a range of independent restaurants, shops and tea rooms.
The harbour at Porlock Weir is approximately 1 mile from Coachman's Cottage. There are two restaurants (Locanda and Miller's at the Anchor), a pub (all three are dog-friendly) plus a range of individual shops such as tea rooms, Exmoor Glass and other independent retailers.
Many of the shops in Porlock and Porlock Weir are open during traditional hours of 9 am to 5 pm, although hours are often extended during the summer season. Conversely, some shops also reduce their opening hours out of season.

Lots of love has gone into this place, it's obvious either they've stayed in it themselves or they've listened very closely to feedback. David and Nicky were super nice and made sure we had what we needed. Very clean, incredibly well equipped kitchen, lots of heating options including central, floor in the bathroom and wood burner in the sitting room. Comfy bed with awesome view towards the sea. Well positioned near Porlock which is a nice village (we much preferred to the larger seaside towns) and lots of awesome walks nearby - all the ones in the booklet were great. The nearby area has lots of woodland which we preferred for walking to the other areas of Exmoor (which are still beautiful). Lastly if you don't have a dog (we don't) and aren't dog people (I'm not) then don't worry, there's absolutely no doggie smells and no barking nearby! In fact it's super quiet and we slept with the window open. Highly recommended!"

I enjoyed glorious walks along the coast, through woodlands and across the fabulous moorland of Exmoor (easy to find the ponies but deer-spotting needs an eagle eye). The open-plan living area is upstairs and offers panoramic views of the local coastline and South Wales. There is a wall of glass doors that can be fully opened on warm days. There is also a dining area and well equipped kitchen.
Downstairs there is sleeping accommodation for four (one king-size and one twin room). The twin room has an en-suite shower room, plus there is a family bathroom, comprising bath with shower over, toilet and hand basin.
Wireless broadband is available, it's generally fine for streaming (around 30mbs) but it is a radio signal from a nearby mast and is sometimes affected by bad weather unfortunately.

The region
The harbour is the 'centre' of Porlock Weir, which is a 5 minute walk from St Anthony's Cottage. There are two restaurants (Locanda and Porlock Weir Hotel), a pub (The ‘Bottom’ Ship) and a range of individual shops such as tea rooms, and Exmoor Glass. COVID-19 update. As of end of June, only a few of these are open, but this includes Ziangs takeaway and the hotel which has an outdoor bar and pizzeria takeaway. The shop is also serving icecream. Please be sure to check opening hours which are currently limited.
The village of Porlock is approximately 1.5 miles from St Anthony's Cottage and boasts three pubs, two grocery shops, a traditional local butcher, chemist, cash machine, hardware shop, visitor centre and a range of independent restaurants, shops and tea rooms. COVID-19 update. As of end of June, some shops are still closed, but the grocery store, butchers and a number of other shops and takeaways are operating.
Many of the shops in Porlock Weir and Porlock are open during traditional hours of 9 am to 5 pm, although hours are often extended during the summer season. Conversely, some shops also reduce their opening hours out of season.
Minehead is the nearest town, approximately 7 miles from St Anthony's Cottage. Here you will find the larger supermarkets and petrol stations (Tesco, Lidl and Morrison's are both situated on the outskirts of the town and have longer opening hours), most major high street banks with cash machines, plus a range of other shops throughout the town.

The patio area at the front of the cottage is enclosed, but a very small dog may be able to get through the balustrade. The rear garden is enclosed and a hand rail follows the steps to the side of the cottage and all the way up to the seating area at the top of the garden.
Indoor Description
Entrance to the property is via a porch with space for shoes, boots and hanging coats, then into the sitting room with two sofas and chair, and realistic 'electric wood burner', which provides heat as well as cosy orange flames. Smart TV and DVD player.
There are two downstairs bedrooms off the lounge. The front bedroom (with hill and sea views) has zip-link beds which can be made into a double bed (super-king size) or twin beds, this bedroom will be made up as a double bed unless otherwise requested at time of booking. The second ground floor bedroom has twin beds.
At the far end of the sitting room is the dining room, again with lovely hill and sea views.
The stairs lead from the dining area to the first floor where there is a third double bedroom (King-size bed) with panoramic hill and sea views and an en-suite bathroom, comprising bath, toilet and hand basin.
All three of the bedrooms have a hanging rail which can accommodate at least a dozen hangers each and all bedrooms have good-sized chests of drawers.
From the Dining Room is the shower room (comprising large walk in shower, toilet and hand basin) and the modern Kitchen which is at the rear of the property and fitted with all new appliances.
The external door from the kitchen opens onto a covered area, idea for storing boots, etc.
There is a warm utility/boiler room to the rear which is perfect for hanging wet coats. Also in here is the washing machine and a Belfast sink with shower attachment (perfect for washing off small muddy dogs). Outside tap.
A travel cot and high chair are stored in the loft space (eaves storage) accessed from a door on the landing.
There are books, DVD's and games for all ages.

Outdoor Description
The large decked patio directly outside the front door runs the entire length of the property, it is enclosed by balustrading and enjoys superb sweeping views across the fields and marshes to the coastline between Hurlstone point and Porlock Weir. There is ample space for sitting to enjoy a book, plus there is a large table with 6 chairs for dining al fresco too.
A gated set of steps lead up the side of the cottage to the rear garden, which climbs to the furthest point of the lawned (steep) garden to the rear, to make the most of the fantastic views over the roof-tops, again towards the coastline. A bench and seating area has been created so you can unwind in this private area.
The external door from the kitchen opens onto a covered area at the rear of the cottage which is idea for storing boots, etc. Off this covered area there is a warm utility/boiler room to the which is perfect for hanging wet coats. A private parking bay for up to two cars is beside/below the cottage. The lane to the cottage is a private road only shared with a handful of other properties just beyond West Wind, but it's a no-through road, so it's usually very quiet in terms of traffic.
You can park one other vehicle further up the lane keeping close to the hedge above the verge. Please be aware this is shared with neighbours and not to block anyone in. Also, you can park by the village hall which is opposite the Top Ship inn, I think you may need to get a permit, there is a sign in the car park.

Often described as 'the jewel in Exmoor's crown', Porlock has a long history of settlements existing on or near the site of the existing village, with stone-age remains only a short distance away. Porlock is a working village and boasts a number of pubs, restaurants, tea rooms and independent shops. There few more delightful surroundings than Porlock Vale, nestled at the foot of Porlock Hill, bounded to the north by its shingle ridge and breath taking views towards the Bristol Channel, and to the south by the rolling hills of the Exmoor National Park. The Exmoor coastline is formed mainly of cliffs but at Porlock the land flattens out and a unique mile long shingle ridge and an inland salt marsh have formed. For the bird watcher this is a very interesting site as a great variety of waders and wildfowl can be seen here in the winter as well as the occasional unusual bird passing through.

It looked really homely from the photos, was pet friendly and it had parking, so I decided to book it for a long weekend. When we arrived we were greeted by Stephen. He was so welcoming. We immediately felt at home. He showed us up to the flat. As per the pictures, it felt really homely. It was well presented and very clean. Kitchen wise, it was well equipped and we had everything we needed for our four night stay. The view from the lounge and kitchen is amazing. You can see out over Hurlestone Point and Bossington Woods and then out to sea, with Wales in the distance. During our break we had issues with the vacuum cleaner in the flat. Chris and Stephen were very apologetic and soon sorted us out with a replacement. Nothing was too much trouble during our stay and we were made to feel extremely welcome at all times. We will definitely be staying with them again."

A door on the High Street opens into a passageway leading through to a hidden, tranquil courtyard and the stable door entrance to the house. The ground floor mainly comprises of the large kitchen-dining room, complete with comfortable seating area and wood-burner. There is also a small utility/storage room plus shower room with toilet and hand basin, also on the ground floor. The stairs from the hallway lead up to the first floor where the sitting room with TV is located, also the master bedroom with king-sized double bed, and the bathroom with shower unit, bath and hand basin, the toilet is separate but also on this floor. Alternatively for shorter periods of stay in the village there is a pay and display car park just a few steps around the corner in Doverhay Car Park which has a maximum stay of 2 hours.

The sitting room has 2 good easy chairs plus a large sofa. The TV and DVD player are both excellent (DVD of Lorna Doone is available). Ground floor shower is brilliant and the bath is deep and luxurious. Porlock is a busy little town with several good shops. The fact that there is a convenience store directly opposite means that basic groceries can be obtained within minutes without having to resort to the car. i would thoroughly recommend staying here."

Because the property is built on a hillside most of the accommodation is on the first floor, accessed via a flight of stairs. We are very popular as a generation vacation where the grandparents or older children sleep in the downstairs where they have their own ground floor kitchen, bathroom and lounge diner so they have a bit of their own space should they wish for it whilst the younger children and parents sleep in the 3 bedrooms upstairs.

Owlscombe is perfectly positioned on the coastal slopes of Exmoor with uninterrupted, panoramic sea views across the Bristol channel within a short stroll of the pretty harbour village of Porlock Weir and its amenities.
Owlscombe is a very special holiday home which is perfect for large family gatherings or friends getting together to relax or celebrate a memorable occasion.
The house is a magnificent, modern, 6 bedroom property with 6 bathrooms that sleeps up to 12 people and accepts pets. It makes the most of its unique, coastal position with floor to ceiling windows allowing light to flood in to the main “super room” where you will find a modern kitchen, large dining table and seating area to soak up the views. Recently renovated, the house boasts many eco friendly features; the underfloor heating and hot water is powered by the Ground Source Heat Pump and water comes straight from the depths of Exmoor via our own modern, filtered well.
Guests enter the house from the private, gated parking area. Inside the reception hallway you will find plenty of hanging space for jackets and a large oak bench where you can comfortably remove your shoes after those long, muddy walks.. Immediately off of the hall you will find a large utility room with sink, washing machine and tumble dryer. A further door will lead you into the main, open plan living area with glorious double aspect views across the channel and gardens. The kitchen boasts a large Range cooker with double oven and induction hob, huge American style fridge freezer, walk-in larder, wine fridge and 2 dishwashers. The sociable kitchen has bar stool seating at the island and a further seating area with two sofas. The contemporary dining table comfortably seats 12 and sits adjacent to the double sided wood burner for those cosy, winter suppers. Beyond the intersecting fireplace you will find the TV room with two very large comfortable sofas and occasional chairs. Watch sports on the Sky TV package, choose a DVD from the library or settle down for a family game together. Enjoy the spotting scope for birdwatching, tracking boats up and down the channel or simply gaze into the night sky and appreciate why Exmoor has been named as Europe’s first Dark Sky reserve. The first of the double bedrooms is located on the ground floor which can be helpful for any guests who prefer this and is near to the separate downstairs WC and shower room.
On the first floor you will find 4 further bedrooms each with their own en-suites. A double aspect, King Size Master bedroom with shower room, balcony and floor to ceiling bay window enjoys spectacular views across Porlock Bay to Selworthy Beacon. A further King Size Bedroom and shower room with private balcony and views across the garden and bay to Hurlstone Point. A third double with large bathroom including a walk-in shower and double ended bath with views from the tub across to Gore point and finally the fourth double with garden views and ensuite round out the accommodation on this floor.
Stairs head up to the top floor via the glass roofed turret with further views across the bay and beyond. Here you will find a very large, open plan space ideal for teenagers or kids to hide away. A 7x4 foot pool and snooker table, PS4, games, dolls house, toys, comfy sofa and bean bags makes this the ideal den. Two single beds are tucked away at one end of the room next to the bathroom with a large shower cubicle and a further bath.
The gardens and grounds extend to nearly an acre and offer a variety of spaces to relax and enjoy. Immediately accessed from the house is the patio, with circular table and chairs comfortably seating 12, a Weber BBQ and a firepit for those night time marshmallow roasts. The main lawn is next to the patio where croquet and boules can be played under the magnificent, mature Magnolia trees. Here you will also find two paths leading into the woodland garden which is a delight for anyone with a passion for plants or a game of hind and seek. The paths continue on through the garden where you will find both a formal and wildlife pond, a woodland rill, a lawned glade and several quiet benches for you to hide away on with a book or maybe a glass.
A few minutes stroll down the quiet lane will find you in the pretty 15th century harbour village of Porlock Weir. Enjoy a pub meal at the family friendly local "The Bottom Ship" with its open fires, local ales and ciders, head over to Locanda at the Weir for their Italian inspired restaurant or enjoy South East Asian dishes from Exmoor’s best kept foodie secret at Ziang’s. Porlock Weir is also home to Exmoor Adventures who run a vast array of activities including kayaking, coasteering, mountain biking to name but a few. Downstairs, the open-plan kitchen and living area comprises a 3-seater sofa and armchair in front of the wood-burning fire, for cosy evenings in the cooler months. TV with free-view in the living area and wireless internet is available at no extra cost. There's a small dining table and two chairs in the kitchen area. The kitchen area is well-equipped with an electric oven and hob, electric kettle, toaster, microwave and under-counter fridge with freezer compartment. A variety of cookware and utensils are provided, along with crockery, cutlery and glassware.
Upstairs is the bedroom which has a standard sized double bed (4'6"), and the bathroom comprises a large walk in shower, toilet and wash basin
Electricity and heating costs are included in the price of your accommodation. Overstream Annexe has central heating which will be programmed for you but can be adjusted to suit your preferences. A basket of logs will be provided for the wood-burner, further logs can easily be purchased locally in the village.

Exmoor is situated in South West Britain, specifically across West Somerset and North Devon. Often referred to as England's best kept secret, Exmoor is a wonderful holiday destination for anyone looking for a holiday in the great outdoors! There is so much to see and do, from short walks to long expeditions across the moors, horse riding, taking in a safari or sight-seeing at your own pace around the 'picture postcard' villages and hamlets.
Often described as 'the jewel in Exmoor's crown', Porlock has a long history of settlements existing on or near the site of the existing village, with stone-age remains only a short distance away. Porlock is a working village and boasts a number of pubs, restaurants, tea rooms and independent shops. There are few more delightful surroundings than Porlock Vale, nestled at the foot of Porlock Hill, bounded to the north by its shingle ridge and breathtaking views towards the Bristol Channel and to the south by the rolling hills of Exmoor National Park. The Exmoor coastline is formed mainly of cliffs but at Porlock the land flattens out and a unique mile long shingle ridge and an inland salt marsh have formed. For the bird watcher this is a very interesting site as a great variety of waders and wildfowl can be seen here in the winter as well as the occasional unusual birds passing through.
Today Porlock is a wonderful working Exmoor village and boasts three pubs, two grocery shops, a traditional local butcher, chemist, cash machine, hardware shop, visitor centre, several art galleries and a range of independent restaurants, shops and tea rooms.

Located in the beautiful Exmoor National Park and in the very centre of Porlock village is this wonderful semi-detached cottage, a short walk from all local amenities & the local beach. Comfortably sleeps 8 people (four double bedrooms all with built-in wardrobes). The cottage is situated close to numerous tourist attractions and the beautiful Exmoor coastline. Western Cottage is located on the beach side of the harbour bridge at Porlock Weir. With 3 bedrooms and an upstairs bathroom, the cottage can sleep up a up to 6 guests. The property enjoys views towards the harbour from the front of the cottage, and a private patio-garden with direct access onto the beach at the rear, this is a unique property that radiates character and charm and has recently been renovated throughout.
Entrance to the property is via a porch with a handy bench to sit down to unlace your walking boots, straight into the the hallway. The ground floor comprises the living room with wood-burner, separate dining room, country kitchen with all new appliances, and the bunk bedroom. Upstairs are two further bedrooms, one double and one twin, and the family bathroom, comprising bath with shower over, toilet and hand basin. There is a small cobbled patio to the front of the cottage, and a patio-garden to the rear. Two designated parking spaces are situated across the footbridge at Porlock Weir, approximately 75 metres walk from the door.

Cleaning materials such as washing up liquid, surface cleaner, cloth and sponge will be present in the kitchen, and some dishwasher tablets under the kitchen sink (4), and washing tablets in the laundry room (3).
Some complimentary tea/coffee/sugar (small amount of each), biscuits and bottle of wine will be left for your arrival (milk not included).
There is a further fridge (with small freezer compartment) in the outbuilding off the rear courtyard, where the washing machine and dryer is also located.

Outdoor Description
There is small south-facing cobbled patio at the front of the cottage. To the rear, is a further patio-garden which leads directly onto the beach. Outside furniture is available for sitting out. There is also an outside loo, off the patio area. Since the photos of the property were taken, pedestrian garden gates have been added to both the front and rear garden areas to enclose them.
Porlock Weir is literally on the doorstep of Western Cottage. There are two restaurants (Porlock Weir Hotel and Locanda at the Weir), pub (The Bottom Ship Inn, dog-friendly), a Malaysian street food outlet and a cafe, and a range of individual shops such as an art gallery Exmoor Glass, etc. For those wanting local seafood, Porlock Bay Oysters can be purchased from their harbourside unit. There is also a small shop selling some essential items - and ice creams!
Porlock is approximately 1.5 miles from the Weir and boasts three pubs, two grocery shops, a traditional local butcher, chemist, cash machine, hardware shop, visitor centre and a range of independent restaurants, shops and tea rooms.
Many of the shops in Porlock Weir and Porlock are open during traditional hours of 9 am to 5 pm, although hours are often extended during the summer season. Conversely, some shops also reduce their opening hours out of season.
Parking
Designated parking for two cars is available on the 'mainland' side of the harbour bridge at Porlock Weir, it's is a short walk (approximately 75 metres) across the bridge at the harbour and onto Turkey Island. The 2 parking slots are signed and are located behind the harbour shop.

Today Porlock Weir is a quiet harbour and a thriving community that welcomes tourists every year, many of whom come to enjoy the pretty scenery, shops, tea rooms, pubs and local cuisine. On a fine day, the South West Coast Path offers a wonderful opportunity to enjoy the fabulous views across Porlock Weir and the bay. The coastal footpath links up with many other walking trails including Culbone, home to the smallest church in England. One of the more unusual attractions at Porlock Weir is the submerged forest. At low tide, the remains of ancient tree trunks arise from the grey clay soil. These desiccated stumps are the last remaining evidence of a forest that, once upon a time, lay five miles inland.

If there is a downside it’s to remember that with no real or reliable phone signal here the Wi-Fi in the cottage is poor and glitched constantly. Not a necessity by any means but we couldn’t reliably make or take calls which on occasion we needed to do."

- "The studio is a great place for a short break. It is recently refurbished to a high spec with a comfy bed and great shower and equipped with all the important little things. The kitchenette is ideal for making breakfast and there are great options nearby for eating out. ( Ziang's is excellent, The Hotel on the Weir does great pizzas but avoid the a la carte ( very disappointing) Top Ship in Porlock is good, the tearoom in Bossington is fab). Porlock Weir is a fabulous place to stay. The views from the big window in the studio are great, especially the morning sunrise - and the shutters ensure privacy from people passing by the window (it was August and hot, so busy at the Weir!). The owners are very welcoming and friendly. We hope to return. Oh and having the parking space was a real bonus."

The front entrance door opens into a small porch, leading directly into the sitting room with coastal views and an open fireplace, perfect for cosy evenings in! Through to the dining area, there is also a wood-burner here, and the open-plan kitchen extension beyond. The former cupboard under the stairs is now converted into a ground floor toilet with hand basin. At the far end of the kitchen double doors open into the terraced patio-style courtyard garden.
Stairs lead from the dining room up to the first floor where the three bedrooms are, one of the double bedrooms has a vaulted ceiling and an en-suite bathroom (comprising, bath, toilet and hand basin). There is a second double bedroom and one bedroom with bunk beds. The family shower room has a large walk-in shower, toilet and hand basin.
Dogs are welcome but not permitted to get onto the furniture or to go upstairs at all. Dogs are charged at £20 per dog per stay.

The kitchen is newly fitted and well equipped including an electric range cooker with oven and 5 hobs, dishwasher, freestanding fridge-freezer, microwave, and washing machine. Other items include toaster, kettle, a variety of cookware, kitchen utensils, cutlery, crockery and glasses.
There is a travel cot if required, high chair and stair gates provided in the cottage (please bring your own bedding for the cot). A hair dryer, iron and ironing board are provided for your convenience.

Porlock is a popular Exmoor village with a thriving community and a range of local shops, including chemist, village shop plus mini-supermarket and traditional local butcher together with a Church and village hall, primary school, plus pubs, restaurants, tea rooms and other independent shops.
The quaint harbour and hamlet of Porlock Weir is approximately 1.5 miles, and well worth a visit. A short drive or a nice coastal or woodland walk will get you there.
The larger town of Minehead is approximately 6 miles, here you will find the larger supermarkets (Tesco, Morrison's and Lidl) and a range of shops throughout the town. It's approximately 26 miles from the county town of Taunton which has mainline rail connections and access to the motorway.
For those who enjoy exploring the countryside there are superb walks literally on the doorstep straight into Exmoor National Park, plus the Quantock and Brendon Hills and the coast are all close at hand too. Often referred to as England's best kept secret, Exmoor is a wonderful holiday destination for anyone looking for a holiday in the great outdoors! There is so much to see and do, from short walks to long expeditions across the moors, horse riding, taking in a safari or sight-seeing at your own pace around the 'picture postcard' villages and hamlets.

Tanglewood is less than a mile from the friendly Exmoor National Park village of Porlock, with its excellent range of shops, pubs and restaurants. Well-equipped and cosy, and with wireless internet access, the cottage has a large private garden bordered by a pretty stream. It offers easy access to coast and moor, with excellent opportunities for walking and site-seeing.
Tanglewood is a detached cottage on a quiet track in Hawkcombe Woods, a National Nature Reserve - so it provides peace and seclusion, while being within an easy walk of the village.
It has two bedrooms: one with a king-size bed and the other with two single beds. It has a well equipped kitchen, large lounge with cosy wood-effect stove and dining area and a sunny conservatory that allows you to enjoy the views across the valley whatever the time of year.
Outside, there is a raised terrace with table and chairs that overlooks the garden. There is also a table and chairs at the bottom of the garden, from which you can listen to the rush of the stream.
- "A total home from home! Everything you could wish for in a holiday home, including friendly neighbours. It has a warm, welcoming feel and really did feel like our home during our stay. There was so much to see and do nearby, we really needed another week to do it justice. The kids loved the stream in the garden, which can be crossed by bridge and paddled in a little further up the lane. Lynton and Lynmouth were just breathtaking (and Charlie Friday's family cafe the best EVER), we loved the local stony beaches which were quiet even in peak season and my 7 year old declared our trip to Kilve beach as the best day of her life, due to the abundance of fossils. Glad of a 4x4 mini for all the narrow lanes and hills though, including the one leading to the cottage. Would definitely visit again and recommend to friends and family. Coach House View is spacious and airy with all modern conveniences. The downstairs has a large open-plan kitchen and dining area with comfortable seating, plus a separate lounge. There are 4 bedrooms, two doubles, one twin and one bedroom with bunk-beds (bunk-beds suitable for children only). Three bedrooms have en-suite facilities. The sizable private gardens with herbaceous borders, lawns and wonderful sea views, is a delight.

Steps from the parking area lead up to the entrance porch which opens into the spacious lounge. Though to the modern kitchen-dining area, double doors open onto a large terrace running along the side of the house, with outside seating and idyllic uninterrupted sea views towards Porlock Weir. The twin bedroom is located on the ground floor, this bedroom has an en-suite shower room (comprising walk-in shower, toilet and hand basin) and there there is a separate cloakroom (toilet with hand basin) on the ground floor also.
Stairs lead from the lounge up to the games area and the other bedrooms (two king-size double beds and bunk-beds) one bedroom has an en-suite shower room (walk-in shower, toilet and hand basin), plus a family bathroom, comprising bath with shower over, toilet and hand basin. Note, one of the double bedrooms is accessed via the bedroom with bunk-beds, hence this set-up works well for parents/children.
Up to two dogs are welcome by prior arrangement. A supplementary fee of £30 is payable per dog. The owners may accept a booking with 3 dogs on a case-by case basis, please get in touch to let us know the size/breeds of your dogs and we can find out if this is possible on this occasion. Please do not allow your dog on the furniture and do not leave them alone in the property at any time.
Coach House View is set within the grounds of a private country property dating back to the 19th century, the drive is shared with the main house and the two other holiday apartments.
The property will be ready from 4 pm on the day of your arrival. Please depart by 10 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.
There is direct access to the beach from the property, directions are provided inside the property.
Indoor Description
The kitchen is well equipped to cater for a large group of 8 guests. The Rangemaster cooker has two ovens plus separate grill, and 5 gas hobs plus a hot plate for plenty of cooking space, the integrated fridge/freezer, microwave and full-size dishwasher. Other equipment includes toaster, kettle, a variety of kitchen utensils, cutlery, crockery and glasses. There is also a utility with additional sink and plenty more cupboard space if required.
A television (with Freeview) is in the lounge and wireless broadband is available at no extra cost.
The games area has a pool table and table-football to amuse the children, and adults alike!
A cot and/or high chair can be provided on request.
Electricity and heating costs are included in the price of your accommodation. Coach House View has central heating throughout which is controlled by a thermostat and can be adjusted to suit your preferences.
Bed linen, duvets, blankets and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you to the beach or on day trips.
A tea tray is provided to ensure you can have a hot drink as soon as you arrive.
Cleaning materials such as washing up liquid, dishwasher powder, and surface cleaner will be present in the property. One or two toilet rolls will be provided per toilet.

The coastal footpath links up with many other walking trails including Culbone, home to the smallest church in England. One of the more unusual attractions at Porlock Weir is the submerged forest. At low tide, the remains of ancient tree trunks arise from the grey clay soil. These desiccated stumps are the last remaining evidence of a forest that, once upon a time, lay five miles inland.
Exmoor National Park spans West Somerset and North Devon and is pften referred to as England's best kept secret! Exmoor is a wonderful holiday destination for anyone looking for a holiday in the great outdoors. There's so much to see and do, from short walks to long expeditions across the moors or horse riding, taking in a safari or sight-seeing at your own pace around the 'picture postcard' villages and hamlets.

Main Description
Keld is a spacious (1220 sq ft), bright and tranquil, first floor apartment, built around 1900, and situated in the heart of the charming village of Porlock. It has been restyled and improved by new owners in 2023. New facilities include an electric shower, new cooker, dishwasher and a new front door. Several rooms have new carpets (March 2025). Photographs on canvas of coastal and Exmoor scenes adorn the walls, to inspire your exploration of Porlock and the beautiful Exmoor national park.
Keld Apartment is accessed via stone steps (with hand rail) up to the front door. Inside, eight stairs lead up to a small landing. From this landing there are three further stairs up to the master bedroom. From the landing to the right, there are five stairs to the kitchen and the rest of the apartment. An internal hallway leads away from the kitchen to the living-dining room, thetwin and triple bedrooms and bathroom. The apartment has well-proportioned rooms with high ceilings. One allocated parking space is available a two minute walk from the apartment. There is a long stay pay and display car park in the village for additional cars and some street parking.
The kitchen at Keld is fitted with an electric cooker, microwave, fridge-freezer and dishwasher. Other equipment includes toaster, kettle, and an extensive variety of kitchen utensils, cutlery, crockery and glasses. From the kitchen window to the east there is a distant view of Bossington Hill (one of our favourite walking destinations).
The large living room, has comfortable seating for 6 guests plus a selection of books, games, puzzles and walking guides. A pine dining table and 6 chairs at the bay window offer views of the high street, and to the left and right, of the surrounding hills of Porlock Vale. The log-burner is for decorative purposes only and is not to be used.
To allay any possible confusion, since the virtual tour (below) was created, one of the single beds in the front bedroom has been replaced with a double bed. This room now contains one single and one double bed.
Bed linen, seven bath towels, one hand towel, duvets, blankets, and two tea towels are included in the price of your accommodation. Please bring beach towels if wish to take towels on day trips and extra handtowels if you would like to use one hand towel per person (as these are not included by our cleaning company).
Keld sleeps up to seven people. If you are considering booking for several people, please be aware that it has one bathroom, and book if you are happy to share!

Shops restaurants, pubs are in easy reach on the High Street. Porlock Weir harbour is a 5 minute drive away. The pebble beach can be accessed from the weir, or from the apartment on foot. There are plenty of walks from the doorstep into Exmoor National Park. Nearby, at Porlock Recreation Ground, there are well-maintained public access tennis courts and a children’s playground.

Minehead is the nearest town, approximately 6 miles away. Here you will find the supermarkets, Tesco, Morrisons (both of which have petrol stations) and Lidl.

The property looks out onto the High Street, so the village shops, tea rooms, restaurants, etc are all within easy reach from the property.
It's a fairly level walk down to Porlock's pebble beach, approx 10 minutes, and in the opposite direction, there are numerous woodland walks available too!

There is one allocated parking space for Keld in a private car park, just 2 minutes walk from the apartment.
If you have more than one car, there are two pay and display village car parks, just a couple of minutes walk from the property. At Porlock Central Car Park there is no maximum stay. the daily charge here is £5.20 in Winter or £5.50 in Summer, and the hourly charge is 90p in Winter or £1.10 in Summer. For shorter periods (maximum 2 hours), Doverhay Car Park, costs 90p in Winter and £1.10 in Summer. Parking at Doverhay Car Park is free overnight between 6pm and 8am.

Porlock is a working village and boasts a number of pubs, restaurants, tea rooms and independent shops. There are few more delightful surroundings than Porlock Vale, nestled at the foot of Porlock Hill, bounded to the north by its shingle ridge and breathtaking views towards the Bristol Channel, and to the south by the rolling hills of the Exmoor National Park. The Exmoor coastline is formed mainly of cliffs, but at Porlock the land flattens out and a unique mile long shingle ridge and an inland salt marsh have formed. For the bird watcher this is a very interesting site as a great variety of waders and wildfowl can be seen here in the winter as well as the occasional unusual bird passing through.

Formerly the coach house and stable block for the main house next door, Little Hanger is reached by its own flight of external stone steps up to the first floor. The ground floor is converted to a laundry room and storage, space for bikes, prams and pushchairs if required. The apartment has three bedrooms, one en suite with a king sized bed and one double bedroom with a Juliet balcony, plus a twin bedroom and cot on request. The sitting room has patio doors which opens onto a private terrace. The owner lives in the property next door and the grounds amount to approx 5 acres of gardens and woodland, including an all-weather tennis court for guest to use, making it a quiet spot for a relaxing break on Exmoor, yet within 10 minute walk to the village with it's pubs and shops.
Indoor Description
Little Hanger kitchen is fitted with an electric oven and hob, microwave, under-counter fridge with small freezer, dishwasher, kettle, and toaster. The washing machine, tumble drier and freezer located in the laundry on the ground level, accessed externally.
There is a TV in the sitting room area, and wifi is available.
Electricity and heating costs are included in the price of your accommodation. Logs are provided for use in the wood-burner in the living room.
Bed linen and towels are provided for your convenience.
Dogs are welcome (maximum of 2 dogs per booking), for a supplement of £20. Please do not leave your dog/s alone in the property at any time or allow them on the furniture or in the bedrooms.
Outdoor Description
The private enclosed garden with a terrace and barbecue area (bring your own charcoal) is accessed via patio doors from the living area. There is an all-weather tennis court within the grounds for guests to use which is just a short distance away.
Little Hanger is a quiet location, you can hear the sounds of the surf on the shingle ridge, and the occasional call from a seagull, buzzard, cow or sheep. It is the ideal place for those wanting to get away from it all and relax and explore the beautiful Exmoor countryside.
The owners live in the property next door, and both are set within approx 5 acres of gardens and woodlands, yet just a few minutes walk into the village where you'll find a selection of pubs, restaurants, cafes and shops.

The parking area for guests will be found about 80 yards up the drive on the left. Opposite the stable block where Little Hanger is.

The region
Porlock is a living village 12 months of the year. There are two churches, C of E and Methodist, a medical practice, library and visitor/ information centre. As for shops, the village boasts two small supermarkets, a butcher, pharmacy, hardware store, Post Office, art gallery, and more! For those who do not wish to cook, there are at least eight places to eat from breakfast to dinner in three pubs, various restaurants, tea rooms and hotels - at prices to suit all pockets.
There are few more delightful surroundings than Porlock Vale, nestled at the foot of Porlock Hill, bounded to the north by its shingle ridge and breathtaking views towards the Bristol Channel and to the south by the rolling hills of Exmoor National Park. There's plenty to see and do whether you chose to do this on foot, cycle or by vehicle around the 'picture postcard' villages and hamlets. Or you may consider local horse riding options or taking in a safari in a Land Rover.

If you want to go out it is perfectly located for a short walk to both Porlock Village and Porlock Weir or venture further into the wider Exmoor area on foot or by car.

Indoor Description
The property has been refurbished internally throughout, ready for letting in 2023.
The main living space is open-plan comprising kitchen, dining and living areas, with a feature wood-burner in the centre of the room. There are two comfortable sofas in the living area with an additional sofa and moveable armchair closer to the TV. The dining table can comfortably seat 6 guests. The kitchen is well equipped with all new appliances, including large fridge-freezer, electric oven with grill & hob, microwave, kettle, toaster, and a plentiful supply of cookware, crockery, cutlery, glasses, etc.
There are three bedrooms, two with king-sized beds. Note that one of these king-sized beds is raised to maximise the view when you're drinking your morning tea/coffee, but may not be suitable for those with restricted mobility. These two bedrooms share a large shower room, which also houses the washing machine. The third bedroom has twin beds and an en-suite shower room. (Note, there is no bath at this property).
Wifi, heating and electricity are included in the price of your accommodation.
The property is fitted with infrared heating panels on the ceiling. Infrared heating warms objects and people, rather than just the air of the entire room which makes it much more efficient than conventional radiators.
One basket of logs will be provided for the wood-burner in the cooler months, further supplies can be purchased locally in the village if required.
The television has Freesat. An Amazon Firestick is also provided through which you can watch catch-up TV, and some mobiles and tablets can stream/mirror paid services through it to the TV. There is also a Bluetooth speaker to which you can connect and play your own music.
Bed linen and towels are provided, but please bring your own beach towels if you want to take them on day trips or use the towels outside.
There is no travel cot or highchair available at this property. On request a fire guard can be made available to protect toddlers from the woodburner.
Restricted Mobility & Wheelchair Users: There is level access from the car parking area to the front door. There is a ramp to the door but a door threshold to get over. Once inside there are no thresholds and fairly good manoeuvring space. Please see photos for the space in the main bathroom, and get in touch if you have specific questions about whether it will be suitable.
Outdoor Description
A sloping, gated drive leads away from the road up to the property, which is tucked away in a private location barely visible above the road. There is ample car parking for 3 cars.
The current owners bought this property in 2022. At that time the outside space was very overgrown and still requires a lot of work for it become the beautiful garden they anticipate it will one day become. There is no lawn area. There is a patio area at the side of the property with 'conversation' chairs, and enjoyment of the best of the sunshine and the fabulous view. There is also a bowl firepit with a swing arm BBQ grill. The rest of the garden area is still a work-in-progress. Most of the garden behind the property is sloping with shrubs and trees.
PLEASE NOTE: A gardener comes almost every Wednesday, and the owners will come and work in the garden then too sometimes. There is a small annex to the property which the owners and gardener use as a base while they are working in the garden.
From the property, it's a short walk to access local footpaths which will take you up into the woods behind the property or down onto the marsh, and then along to Porlock or Porlock Weir. It's also an easy to walk to the beach along the road.
Parking
Parking is available on the drive outside the property, for up to 3 cars.
There is currently no charge point at the property, and we ask guests not to charge from the domestic supply. There are two 22KW charge points in Porlock's Central Car Park with space for four vehicles; cars can be charged for up to three hours following the purchase of a car parking ticket.
Pets Description
Note that the garden is not completely enclosed for determined wanderers as the fencing to the woods is not secure. However, there is a gate on the driveway which would stop a dog easily getting onto the road. There are many pheasants in the area...
Most pubs & cafes as well as some restaurants on Exmoor are dog friendly.
Please note that ticks are endemic across Exmoor so we recommend you get your dogs preventative tick treatment prior to arrival.
Cats are also welcome, but obviously don't let them scratch the furniture!
Restricted mobility
The property is all on one level inside, with a ramp but quite a large threshold to the main door. The only reason we say it may not be suitable for wheelchair users is that the corridor into the main bathroom might be tight. Please ask for photos to make a decision if it will be suitable for you!
Also one of the king-size beds in the small bedroom has been raised up to maximise the view so not great for chair-bed transfers!

The region
West Porlock is a small hamlet situated between Porlock and Porlock Weir. The 13th century harbour is at the 'centre' of Porlock Weir (just over 1/2 mile). There are two restaurants, a pub and a range of individual shops such as tea rooms, Exmoor Glass, etc. The village of Porlock is approximately a mile away, and boasts three pubs, two grocery shops, a traditional local butcher, chemist, cash machine, hardware shop, visitor centre, art galleries and a range of independent shops and tea rooms.
Often referred to as England's best kept secret, Exmoor is a wonderful destination for anyone looking for a holiday in the great outdoors! There's so much to see and do, from short walks to long hikes across the moors or horse riding, taking in a safari or sight-seeing at your own pace around the 'picture postcard' villages and hamlets.
There are few more delightful surroundings than Porlock Vale, nestled at the foot of Porlock Hill, bounded to the north by its shingle ridge and breath taking views towards the Bristol Channel, and to the south by the rolling hills of the Exmoor National Park. The Exmoor coastline is formed mainly of cliffs but at Porlock the land flattens out and a unique mile long shingle ridge and an inland salt marsh have formed. For the bird watcher this is a very interesting site as a great variety of waders and wildfowl can be seen here in the winter as well as the occasional unusual bird passing through.

Apart from breakfast we ate out so didn't use cooker/utensils etc but the owners had thought of everything and provided so much it would have been easy to fully self cater. Will be recommending this property to family and friends. The area is perfect for exploring/walking and scenery is beautiful."
