The shower did not have hot water. Could not bathe. It was hot for two minutes and couldn’t fill the tub for a relaxing bath, maybe that’s why there was a hot tub outside but still a let down. The laundry machine did not work. It leaked and was actually a safety hazard. It was listed as having washer and dryer. I planned on bringing clothes to do but could not do them. Disappointed in that very much so. The wifi was not clearly left on a piece of paper or on the fridge or anything. Had to look on the back of the router and figure it out. The hot tub was a great temperature when we got there but it went down and could not get it to come back up even though we left it covered awhile. The pool was covered even though it said heated pool on the ad. It was 65 degrees outside and heated pool would have been nice. The pics showed a nice pool and what we got was a cover with leaves and sticks on it . Overall, we were happy because we always make the best out of situations but, there were many reasonable expectations that were not met and for example let’s say the ad said oh hey when you get here the washer will be broke, the pool covered, not enough hot water to take a bath, hunt for the Wi-Fi, crumbs in air fryer that’ll be four hundred, who would stay there?"

The layout is very comfortable for everyone wanting to be together while sitting by the fireplace with a nice glass of wine, cooking in the kitchen, or having a great meal at the dining room table. All you have to do is simply look out the windows and enjoy the lights of the slopes at Holiday Valley in the evening. Also over in the corner next to the French doors is a Beautiful Bar with 4 very comfortable stools to enjoy your favorite drink or talk about all the wonderful memories you are creating in Ellicottville. Enjoy the view from the living Room Windows and watch the skiers glide down Holiday Valley's "Sunrise" Slope. The Royal Suite has 3 bedrooms with a total of 5 beds that sleeps a total of 8. There is the capacity for 2 more guests if you decide to use the Queen sleeper sofa in the Living Room. Please bring your own bedding for the sleeper sofa if you are utilizing it for an added sleeping area. The Royal Master has a King Sleigh bed. The Royal Comfy Room has a Queen size bed also and the Royal Family room has a twin/twin bunk and 1 queen-size bed. There are 2 good size full bathrooms. There is Large beautiful concrete and stone Firepit with 8 Amish-made Adirondack Chairs to enjoy on those cozy nights. Ellicottville is such a very special place whether it be Winter Spring Summer Or Fall. Your side will fit a couple of bikes, skis, etc. Please bring a padlock if you would like to lock your things in it. We also have available another 5 bedrooms, 3 full bath homes a couple of hundred feet away for larger groups yet called the Chateau Clark ( property # 1911504 ).

The Location is Fabulous!!! There is a very calm feel to looking at the Country view in the backyard though you are only 1/2 mile to the main light in the village and 3/4 mile to the main lodge at Holiday Valley.
