The Commons spaces were large enough for us all to be together while we were also all able to retreat to our own spaces for the evenings to sleep. The location was within walking distance of downtown. Which was awesome due to the local food festival we happened upon. The hot tub was excellent and the pool was fantastic. We didn’t realize the pool had a heater and next time would definitely utilize that! The kitchen was well appointed with everything you could need. Grocery and liquor store nearby. This property offers the rare combination of relaxing, rural-type privacy, yet is so close to town you can walk there. Come enjoy the beauty of our hidden wilderness, yet be so close to town you won't miss any of the action. It's truly the best location you could hope for!

THE SPACE
The house is fully furnished with every amenity you could want. Basic cooking equipment and utensils (as well as grilling utensils) are provided for your convenience. Hand sanitizer in every room for your safety and ours. Every room in our house has a spectacular view! 3 of the 4 bedrooms have a Lakeview window, and the other one has a beautiful view of the ski slopes of Holimont Private Ski Resort.

There a plenty of indoor and out door games provided such as Corn Hole, Ring Toss, Life, Chess, Checkers, Cards, Sorry, Monopoly, Hungry-Hungry Hippos, Rummikub, 7 Wonders, and others. All of the light switches in the house are clearly labeled to make things as easy on you as possible. We also provide an office area complete with a comfortable chair, a large monitor, laptop stand, and a printer.

Head outside and enjoy grilling on one of our two grills, as you take in the breathtaking year round scenery of our property surrounded by beautiful rolling hills. Relax on our lake by kayaking, or fishing for our stocked game fish including Large Mouth Bass, and Northern Pike. Or try your hand at fly-fishing in order to catch one of our mature Rainbow trout! (Fly fishing gear can be purchased in town if you dont have your own.) Take an adventurous hikes around our 25 acre property and discover wild apple trees, raspberries, strawberries, a hidden hillside pond, and a multitude of wildlife including deer, turtles, foxes, beavers, ducks, geese, woodpeckers, and humming birds.

Enjoy our bar style patio furniture, complete with awning, or relax in our folding camp chairs by the campfire pit. Imagine creating great memories by telling ghost stories as you cook marshmallows or Smores in the lakeside campfire, to the serenade of bull frogs, while you sit under a spectacular, celestial display of brilliant stars!

If indoor fires are more your thing, enjoy using our wood burning stone fireplace. Imagine yourself cozied up on the couch, sipping on hot coco or hot cider, to the wonderful aroma of real Applewood burning in the fireplace.

You will have access to our 4 bed, 4 bath log cabin and also enjoy sole access to the entire property and lake.

It is conveniently located only 0.8 miles to the famous resort-town of Ellicottville. Only 1.5 miles to Holimont Private Ski Resort, and just 2 miles from Holiday Valley Ski Resort, Golf Course, Driving Range, New York Canopy Ziplines Aerial Adventure Park, Sky Flyer Mountain Coaster, and Tubing. Ellicottville Rodeo is also a popular tourist attraction in the summertime, usually around the 4th of July. Another Popular draw is Gentners Commission Market (Flea Market/Farmers Market/Auction Barn) opens at dawn, every Wednesday, year round, located in nearby Springville. Fall Festival (Octoberfest, October 9-10), and Summer Music Festivals are also a big deal in the town of Ellicottville. If you have never been, I highly recommend it!

In town you will discover great restaurants and a lively night life. The local favorite Ellicottville Brewing Company (EBC), and Villaggio, are great fine dining experiences with a great atomosphere. The EBC offers traditional American food in a fine dining atmosphere and the Villagio offers more seafood on its menu including Chillean Sea Bass, and often has live music as well. Check out the another local favorite called The Gin Mill, a casual feeling bar restaurant and bar with reasonably priced menu which also has live music several nights a week with no cover charge. From there, the late night crowd likes to congregate at either Maddigan's Rockin' EVL bar, or Ballons. Both are great for more of a Bar/Club scene.

If you want to stay closer to the cottage, we have a number of great places within walking distance! Right next door we have Hockey legend's very own, the always popular, Tim Hortons Cafe and Bakery. Right across the street from there you will discover the fashionable Steelbound Brewery & Restaurant, which serves great food and decent priced flights of inovative beverages. Also, we just installed a brand new luxury HOT TUB for your enjoyment!

Other details to note:
You are welcome to use the entire property, and should be the only ones on it. However, due to the popularity and location of my property, on occasion there are people who stop to go fishing on my property. If that is the case during your stay, and it bothers you, you can ask them to leave or let me know, and I can send someone out there.

There is a blow up queen size mattress in the upstairs bedroom closet and two extra large cots for extra guests to sleep on. Please be careful not to scratch the hardwood floor with the cots, as we have had problems with this in the past. Please place the cots only on the carpet.

Propane, charcoal, and firewood are not included with the property. However, we have a propane tank for the grill that you can refill if you need to. Sometimes previous guests will leave some propane/charcoal/fire wood behind when they leave. If they do, you are free to use that free of charge. Real Applewood logs for the fire place are sold right out back of the cottage in the parking lot, only while supplies last. Prices may vary due to supply, as Applewood is notoriously hard to source due to its superb utility in all of its aspects. It is the best for carving, the best for furniture, the best for smoking food, and also produces America's favorite fruit. So nobody ever wants to cut these trees down! Yet we provide the best of the best at this cottage so we bring it to you as often as we can! A separate charge will be added to your account if you would like to purchase some.

The space
You will have private access to the entire home and full use of everything in it, including coffee, tea, basic cooking supplies such as spices, sugar, oil, as well as toys and board games.

The main entrance offers a large mud room with space for skis, snowboards, boots and other equipment in the winter and golf clubs or mountain bikes in the summer. The living room and kitchen are open and spacious with a large high top kitchen table. The two bedrooms each have a comfortable queen bed, and all linens and towels are provided. The bathroom has a stand up shower and is stocked with shampoo, conditioner, soap, lotion and plenty of TP. The deck has lots of built in seating and a BBQ with charcoal and cooking utensils provided.

We use the Ski Shack when it’s not rented and occasionally have our dog with us. She’s not aloud on the beds or furniture and a thorough cleaning is done after each visit.

The space
Our chalet is newly updated. It is spacious and open concept. Enter into the spacious mudroom with hooks and cubbies for your ski/bike gear. The Dining room comfortably seats 6 and the breakfast bar has stools for 3.
The gourmet kitchen also has an island for even more prepping space. There is an oven, microwave and an air fryer. Access to the front porch is easy to get to the BBQ - we enjoy many family dinners here! The pantry has a good variety of spices too. We have a drip coffee maker and a tea kettle to help you start your mornings right. There is also a fridge and dishwasher. Lots of pots & pans, cutting boards and a hand mixer and muffin tins for the bakers out there. The chalet has 3 bedrooms. Off the dining area is a ski themed bedroom with a queen bed and a set of twin bunk beds. There is a dresser and a small closet if you need to hang any items up. 2 windows face the backyard with views of the creek and the forest. A ceiling fan is there for your comfort.
Beside this bedroom is a full bathroom with a bathtub. The hot water and water pressure is very good. Travel through the living room that has an ‘L’ couch, bay window with more views of the backyard, forest and creek. A great place to birdwatch from. Enjoy the electric fireplace and the TV. There are lots of board games, books and movies to play. The 2nd bedroom has a double bed and a twin daybed. Enjoy the calm boho vibe of this room. The principle bedroom is very spacious with a king bed and more windows looking out to the backyard. Enjoy the full ensuite with a walk in shower and heated floors. The artwork of small towns and countryside will keep you feeling peaceful and calm.
Access to the backyard is through sliding doors at the back. Enjoy the view from the walk out deck and head over to the fire pit for a night of marshmallows and stargazing. At the front of the house is the porch enjoy your bbq dinner at the table with seats for 4. There are lots of Adirondack chairs to enjoy the large firepit and outdoor games to play in the summertime.

Our family chalet is comfy, cozy and a quiet spot. Everyone mentions how peaceful it is . Enjoy cooking, relaxing and having fun on our property. There are so many activities close by to experience. Bike into Allegany state park, hike Little Rock City or the Zoar valley. Adventure a little further to explore Letchworth state park 'The Grand Canyon of the East' 1 hr away. Spend a day at Sunset Bay Beach on the shores of Lake Erie.

Welcome to Deer Run Cabin. A comfortable two bedroom cabin set on three acres of beautiful wooded land situated just outside the town of Ellicottville. The cabin is a three minute drive to Hollimont Ski Club, four minutes into the town of Ellicottville, and a five minute drive to Holiday Valley Ski Club.
A perfect mix of privacy and convenience.

The space
After purchasing this tiny cabin (July 2017), we have spent countless hours fixing it up with still more plans(it seems never ending). This is a family cabin, not a full time rental. We are interested only in excellent renters who will treat our cabin and property with care and respect. It's an awesome little spot and we'd like to make sure it stays that way.
Our cabin is perfect for one or two couples or a family of four.
Both the bedrooms feature a queen size memory foam mattress for a super comfortable sleep.
Out side we have free parking and both a front and back patio, the back patio over looks the fire pit, and the fabulous outdoor bar area.
Enjoy a delicious home cooked meal in our well equipped kitchen featuring stainless steel appliances.
Gather around the dining table to eat or play games.

*for your safety this cabin follows strict COVID19 cleaning recommendations.

Guests will have full use of the cabin and the property, except our locked utility closet, in the main floor bedroom.(there is a no guest access sign on the door). Also guests will not have access to our locked utility shed, located in the driveway.

We ask that you use the back door, this is where the smart lock on the door will be.
Once you are booked, I will provide you with a code for the door. The code is valid for the length of your stay and changes for each guest.
Cell phone service is spotty at our cabin, make sure you know the entry code so you can check in and hook up to wifi quickly.

Other things to note
In case of allergies, guests should be aware that this a pet friendly home. We also use down filled duvets on the beds in the winter, and have cow hyde and lambskin rugs.

The steps going up to the loft bedroom are steep.

During winter, we have someone to plow the lane, you may have to shovel at the back door if snow accumulation. There is a bin of salt at the back door.

This one bedroom cabin comfortably sleeps four guests with one queen bed and a full bed upstairs. Downstairs has a trundle bed (twin bed with a twin bed that rolls out). After a day of fun exploring the area, take a dip in the brand new hot tub, then refresh with a hot shower in the updated bathroom.

Savor a delicious home-cooked meal in the well equipped kitchen featuring stainless steel appliances. Gather around the dining table to eat or play games.

Enjoy the warmth and ambiance of the cabin on chilly evenings in the spacious living room on brand new leather furniture. There is a trundle bed in the downstairs (a single bed with another single that rolls out from underneath).

Outside, we have free parking and both a back deck with a hot tub, brand new weber grill and a front deck which overlooks the fire pit and a yard with cornhole. Make s’mores and memories!

Yes, there is a hot tub, as shown.

Sheets, blankets and 8 towels are provided (4 for the hot tub and 4 for the shower).

There is usually one starter stack of firewood. If you use a lot of firewood, there is some available for purchase at the end of the street going into town and many times at tops.

There are occasionally lawn people and hot tub people that have to perform maintenance (outdoors only).

Note: Depending on your carrier cell service can be better in one area of the property than others. Wi-fi works great and is super high speed, make sure you know the entry code before arrival so you can check in and hook up to wi-fi.

The Pool Shown is the Pool at Holiday Valley and Is Only Available to the Public During the Summer. At Least One Day Advanced Reservation Required. $10-$20 Per Person Depending on Length of Stay. Not responsible for Pool Closings.

Other things to note
WiFi passwords are taped to the WiFi box in the living room to the left of the TV. (The WiFi isn’t always the best near the mountains.)

WINTER: Turn up heat when you arrive. It can take a little while to warm up. Turn it back down to 55 when you leave. There are heaters in each of the bedrooms downstairs that need to be turned on if you want. The rooms do get fairly warm without it, but it’s up to you!

You need to turn the water on when you arrive and off when you leave. The valve is above the washer and dryer on the lower level. Just switch to ON and OFF before you leave.

Please turn the hot water switch on and off when you arrive and leave. It’s in the electrical box on the lower level next to the bathroom.

Reminder, unfortunately pets are not allowed.

All the windows can be opened, just make sure they are closed when you leave.

Ceiling fan in the living room is controlled by remote on table in living room.

The downstairs bedrooms have heaters on the wall that need to be turned on if you want heat. Please turn off when you leave. Same with AC.

AT CHECKOUT: Garbage & recycling needs to be taken to the dumpster when you leave. You’ll pass it on your way out. When you leave the propety, it will be on your right hand side less than 1/2 mile down the road towards Holiday Valley. You can’t miss it.

The kitchen also has pots, pans, dishware, cutlery, baking sheets, wine glasses and most things you will need to enjoy lovely meals inside. We also provide BBQ utensils for grilling season.

We have both a Keurig and a regular drip coffee pot as well as an electric tea kettles. We provide ground coffee and tea bags to get your mornings started right! We also offer basic kitchen amenities such as olive oil, salt, pepper, aluminum foil and plastic wrap.

The adjacent dining area has a dining table that can fit up to 8 guests.

Other things to note
Only thing to be mindful is the walk up to the home depending on the condition/ age of yourself or group. The steps are metal grated creating the perfect non slip surface for winter conditions, however it is still a 12 step stair case from driveway to the Home.
