This cozy space is perfect for traveling workers, families, or just passing through town.

We're centrally located, a quick drive to anywhere in Beaumont (including Lamar and both hospitals). The neighborhood is peaceful and is known for its historic homes and beautiful old trees. The main house (where we live) and this apartment (above our detached garage) were built in 1926, during the height of Beaumont's boom from the oil and lumber industry.

It boasts a full kitchen, 9-foot ceilings, original hardwood floor, and a full bathroom with a tall-person-friendly shower. It also opens up to a private deck overlooking the back yard and pool.

Other amenities include fast wifi and ethernet, driveway parking, and a dedicated washer/dryer. A number of great local restaurants are a quick stroll or drive away.

The TV has basic cable, local channels, Netflix, Disney+, Apple TV, and Amazon Prime. You can also log in with your own streaming accounts.

You can come and go as you wish, and we provide self-checkin (the door uses a key code, so there are no keys to keep track of).

Guests have full use of the spacious saltwater pool anytime, 24/7. It's unheated, so it's only swim-ready during the warm months (roughly April through September). This pool *is shared* with our family, who live on the property, but we do our best to give guests privacy when they're using the pool area.

Guests also have a dedicated washer and dryer downstairs from the apartment.

We work from home, so we're almost always a quick message or knock away if you have any questions. We're also happy to give tips for museums, galleries, restaurants, and other fun things to do in Beaumont!

There is a full-sized bed, and a love seat with a pull-out twin bed. We allow up to three guests, since that's theoretically possible and plenty of guests have done so, but in practice, the room comfortably sleeps 1-2.

This is a "studio" apartment, so as you can see in the photos, the bedroom *is* the living room, and both beds are in that room. Two other important notes about the beds:

• A "full" bed (aka "double") is a cozy fit for two people if you're more accustomed to a queen or king. It has a medium-firm, two-layer hypoallergenic memory foam mattress.
• With the twin pulled out of the love seat, there is no floor space for an additional inflatable bed.

Please note that our neighbors have LOUD DOGS who can BARK FOR HOURS and a ROOSTER with terrible time-keeping skills. Most guests aren't bothered, but if you're a light sleeper, please plan ahead and bring your white noise machine or whatever else you usually use to get your rest. We do provide comfy disposable earplugs in the medicine cabinet.

It’s a quiet place in a quiet neighborhood and was conveniently located right in the middle of all the places we had to be during our stay for my son’s baseball tournament. It’s 19 min from Nederland, 10 min from Ford Park and 17 min from Lumberton. The owners are very responsive and were there when we needed and gave us our privacy when not needed. I would definitely stay here again! Thank you for making our time in Beaumont such a success!"

Surveillances cameras on the out of property for safety.

- "The place was listed as 2 bedrooms. It is only a one room space. We need 2 bedrooms. I contacted the owner NOT asking for money back or even discount. All I wanted was for them list it properly as a 1 bedroom, so others don’t have a married couple and a single guy all sleeping feet from each other like we had to do. The owner was rude, and argumentative. I can not imagine if we had a problem and had needed assistance. The room was pretty clean and very useable. We rented for 3 nights, but we did leave after the 2nd night. I’m sure if you don’t need any privacy, this place will do, but I do not recommend for 3 people unless you don’t need any private space."

The Space:
This is a spacious studio apartment is upstairs over a luxury home's 3-car garage. It is accessed by a private (locked) stairwell and is furnished with a queen-sized bed. (Extra linens are in the side table and there is hanging and dresser storage for clothes as well as shoes.) The living area features a billiards table, and a small kitchenette with necessities...like COFFEE! Please note there are no cooking appliances in the kitchen other than the microwave, crockpot, and coffee pot. However, there are three outdoor grills available for your use. There is also no on-site laundry facility. I've provided info on the closest available laundry services in the House Manual. Please take special note that the full private bathroom is located DOWNSTAIRS and separate from the studio apartment, and is accessed through the garage, like the private stairwell. It is NOT accessible to guests of the main house, and is meant solely for your use with the studio apartment. However, there are stairs to traverse and you need to be aware of that when booking this studio.

Guest Access:
The studio is accessed by a private stairwell inside the garage. You will have courtesy use of the pool area and outdoor entertainment area (patio and TV and grills). The entire property is fenced and the driveway is secured by a wrought iron gate, which opens and closes manually.

The Neighborhood:
Located in a lovely high-end neighborhood of Beaumont, this property backs up to a greenbelt and borders the nearby Brentwood Country Club.

Getting Around:
This property is located inside a master-planned community and there is no access to public transportation. So having your own vehicle is necessary for getting around.

LATE CHECK OUT REQUESTS: Late check out requests up to 2pm can only be accommodated with prior notification so that I can book my professional cleaning team accordingly.
