This cozy space, located above our detached garage, is perfect for traveling workers, families, or just passing through town.

We're centrally located, a quick drive to anywhere in Beaumont (including Lamar and both hospitals). The neighborhood is peaceful and is known for its historic homes and beautiful old trees.

The space
The main house (where we live) and this apartment (above our detached garage) were built in 1926, during the height of Beaumont's boom from the oil and lumber industry.

It boasts a full kitchen, 9-foot ceilings, original hardwood floor, and a full bathroom with a tall-person-friendly shower. It also opens up to a private deck overlooking the back yard and pool.

Other amenities include fast wifi, cable TV, driveway parking, and a dedicated washer/dryer. A number of great local restaurants are a quick stroll or drive away.

Please note that this is a "studio" apartment, so as you can see in the photos, the bedroom *is* the living room, and both beds (the full and the twin pull-out) are in that room.

Also, please note that this is a second-floor unit, so you will need to climb stairs to access it.

Guest access
You can come and go as you wish, and we provide self-checkin (the door uses a key code, so there are no keys to keep track of).

Guests have full use of the spacious saltwater pool anytime, 24/7. It's unheated, so it's only swim-ready during the warm months.

Guests also have a dedicated washer and dryer downstairs from the apartment.

Anything listed as "public" or "shared" means it is shared with our family, not anyone else.

The TV has cable channels (Sling), local channels, Netflix, Disney+, Apple+, Amazon Prime, and a selection of on-demand TV shows and movies from our personal collection. You can also log in with your own streaming accounts.

There is one *full* (double) bed, which is a cozy fit for two people if you're more accustomed to a queen or king. It has a medium-firm, two-layer hypoallergenic memory foam mattress. There is also a love seat that pulls out to a *twin* sized bed. With it pulled out, there is no additional floor space for another bed.

We allow up to three guests, since many guests have done so, but in practice, the room comfortably sleeps 1-2.

This is a second-floor unit, so climbing stairs is required to access it.

Our neighbors have a rooster and dogs. They are loud and can make noise late at night or early in the morning. Most guests aren't bothered, but if you're a light sleeper, please consider this *before* booking. We provide a noise machine next to the bed, and comfy disposable earplugs in the medicine cabinet.

One king bed and queen pull-out couch with linens and pillows. Living area includes two electric recliners for relaxing.

Front and side of building for parking. Front porch and studio apartment. If you need to wash out ice chests, kayaks etc.. there are multiple areas to use. We have ample parking for gooseneck and truck trailers.

The property is on 119 acres with trails—a map is in our pictures provided for you to ho exploring! We also have a pond for fishing if you’d like to toss a line.

The space
This is a private guest cottage on a large, historic property. The guest cottage has been recently renovated and decorated with an "extended stay" feel. The cottage has a living area, sitting/work area, bedroom, full kitchen, and full bath. At just over 500 s.f. there is ample space for you to relax and unwind. Pets are accepted but you MUST NOTIFY at the time of the booking request for the pet fee.

Other things to note
A few important things to note BEFORE YOU BOOK:

1. This is the historic district so there are some fabulous older houses in the area. There are also a number of areas of blight where properties have not been maintained. If you drive around you will see what I mean. Nevertheless, the property you are renting is maintained and offers you a very comfortable and affordable stay.

2. This is the port in Beaumont. There is intermittent noise from the trains at different hours. For the most part, they try not to blow the horns at night, but you may occasionally hear it. There is also street traffic nearby so you may get some car noise or street lights. For the most part, this is not a disturbance for most guests but something you should be made aware of.

3. This is an old property. There will be issues with things like the plumbing or a/c, etc. I have a repairman that stays on call for when these issues pop up. Please contact me when there is an issue so that I can address it immediately. I do not want to find out after a week or two that there was a leak at the toilet. This affects the quality of your stay and impacts my repair damage later. I can only address what I am made aware of.

4. You are a guest in my home. While Airbnb makes this kind of stay affordable--which also makes it attractive to someone looking to not spend a lot on lodging--you are still in fact a guest in someone's home. The nominal cleaning fee that is charged for each stay goes toward the work it takes to give you a clean place to stay in. When you arrive, you find a clean home. Please do not trash the place. Please clean up after yourself. Please do not take things that do not belong to you. Be respectful.

5. A bad review means that something was not properly communicated. I may not always cover everything upfront, but I am always available if something comes up. JUST ASK. I love making guests happy, but I don't know if something is an issue until you make me aware. Please remember that I have had hundreds of guests come through my home over the years. Most of my rules have been developed based on the average of what a guest might like. If there is room to make an adjustment for the comfort of your stay, I will likely accommodate it. Hospitality is an art that requires feedback. I would prefer that feedback to be ongoing and not at the end of the stay when I no longer have the chance to address an issue.

Enjoy country living at its best in our farmhouse themed guest house. Wake up to the sound of a rooster crowing while only being 15 min from the heart of Beaumont. Enjoy fishing in our private pond, looking at our farm animals and grilling. We are also 3 miles from the local boat ramp and the local golf course.

The space
Entire guest house which includes 1 bedroom, 1 bath, living room, dining area, kitchenette, pull out sofa bed/couch. The kitchenette includes mini fridge/freezer, microwave, toaster oven, electric 2 burner cooktop and small sink.

Guest have full access to the entire guest house, swing set, and pond for fishing.

Other things to note
The guest house is located on our property which is essentially a farmhouse, we have several different farm animals. Please do not attempt to touch any of the farm animals or enter the fenced in areas. We also have 2 small dog who loves attention and belly rubs we keep him indoors mostly but occasionally he does escape when we open our front door. The animals are not aggressive and very friendly towards guests.

Keep it simple at this peaceful and centrally-located guest studio. Completely free standing and private for quiet stay. Outfitted like a hotel room there is a queen bed, bathroom, living area and kitchenette with private driveway. There is a 12 and one miniature oven that includes an air fryer feature, a blender and hot plate as well as a complete plate and utensil set. Simple meals will be easy to prepare. If more is required, just ask.

The space
Newly constructed one room studio with comfortable queen bed, love seat, kitchenette and modern 42inch shower space. Guest has access to washer and dryer in the attached garage space shared with the front home tenant (also airbnb). front tenant and this studio each have their own yard area for privacy.

While there are two other Airbnb accommodations located on the property , the pond and its amenities are open for everyone to enjoy.

Other things to note
The property does have a few goats and a Great Pyrenees named Loki that protects the goats but they are in their own gated area. Loki will bark when you arrive but he is just welcoming you. If he becomes to unwelcoming please let us know.
