Please be aware of our Quiet Time between 10pm to 7 am. We are more than comfortable with social hangouts at the cabin, but please no events or situations that would cause alarm or a need for calling the authorities.

PET INFO
This is a pet friendly cabin (apologies, but it is not pet allegen friendly as we have a high frequency of pets stay with us). We do not charge pet fees to keep costs at a minimum so we kindly ask that you not allow pets on furniture (unless approved by owner with certain exceptions).
Please do not lay supplied bedding (sheets, throws, blankets, towels) in the cabin for your pets. Feel free to bring your own bedding for them!

PARKING
Park anywhere you like by the cabin area or on the side street. Please refrain from parking on the main driveway. Plenty of parking for a large moving van.

BEVERAGES
Water bottles in the fridge are complimentary. Coffee is available at the coffee bar.

PLUMBING
The cabin plumbing is delicate. Please refrain from flushing sanitary napkins, wipes or any other non organic matter other than TP down the toilet.

SUPPLIES
Should you need any more supplies such as trash bags, soap, toilet paper, paper towels, etc. let me know and I will gladly re-stock the cabin. 

ROKU
The TV has local channels through an HD antennae and a ROKU. You may log in to any of your personal subscription streaming accounts. Remember to log your accounts out before you check out!

BREAKER BOX
Breaker Box is behind the coffee bar if needed. The cabin has limited amperage so the breaker does trip on occasion if too many appliances & space heaters are in use. Resetting the breaker will solve the issue.

Our property lines are mostly defined by the tree and fence lines. Feel free to explore woods or neighborhood walks at your own risk. We will not be responsible for any injuries due to your own negligence during your stay.

The main house "Evergreen" was built in 1892 by Margaret Godfrey, a school teacher. The home passed through a few families and in 1991, Doug and Phillis Eastham purchased the home. The Eastham's have attempted to restore the house to its original condition removing many of the additions and partitions constructed during the early part of this century.


Doug and Phillis have been married for 59 years and live in the main Evergreen house. The Eastham's moved from Houston where they had a hardware and lumbar business for 30 years. After making the decision to retire, the Eastham's settled on Jefferson Texas wanting to restore an old home. They say their favorite thing about Jefferson is the people and unique community. We hope you have a great time in our home and Jefferson!

The Caddo Caboose was used at the Longhorn Ammunition Plant in Karnack, Texas. When the Army shut the plant down thirty or so years ago, the Caddo Caboose was created with the car being made it into a unique weekend getaway. The Caboose is fully furnished 1 bedroom lodge with living, dining & bathroom areas as well as WiFi, Cable & DVD amenities. All you have to bring is the food you want to cook & your toiletries. A charcoal grill is provided on a private deck overlooking the water.

The space
Guests can access the entire space when renting the Caboose. The private deck is a great way to take in the lake scenery at sunrise and sunset.

Guests can access the canoe and kayaks at the bottom of the dock right on the water. Life vests are provided in a storage compartment. Please dry off equipment before returning for storage.

Hidden Antler Cottage has 2 bedrooms each with a queen size bed. Both bedrooms have vanity’s for getting ready. Each bedroom has a full size closet and hangers for clothes.
There is also a 6” full size foam mattress in one of the closets for extra guests.

The cottage has a front and back porch. We also have a whiffle ball field to the right of the cottage that you are welcome to use. Off of the back porch to the right is a deer feeder where you will sometimes see deer in the evening.

We have a dog that roams freely and often barks when guests arrive. He is very sweet and his name is Blade. If you have any reservations about him please let me know and I will bring him inside.

Roseville is a charming Bed and Breakfast located on Highway 80, five miles west of Marshall, Texas. It has been voted Hometown Best Bed and Breakfast in Marshall for the years 2002 through 2019.

The house sits on a 10-acre estate and is beautifully landscaped with day lilies, roses, and perennials. Guests will enjoy the large porch furnished with swings and wicker that are ideal for meditation and relaxation. The original house was built in 1935. Renovations and additions were made in 2002. Roseville offers you a choice of three beautifully-appointed bedrooms, or a two-room cottage separate from the main house. The White Oak is located on the second floor at the front of the house with a bird’s eye view of the pretty new tree in the front yard.

The sitting area is home to large, comfortable chairs: pick up your favorite book and get lost in the story. At day’s end, unwind by slipping into the claw-foot tub for a relaxing bubble bath. Then climb into the cozy queen-size bed to watch a romantic movie or just fall asleep in each other’s arms.

The space
Evergreen Carriage House is located on the grounds of "Evergreen", a late 19th Century Victorian Home on a quiet street in Jefferson's Historical District. The Carriage House is surrounded by giant oak and pecan trees, and features a tranquil Victorian garden, complete with antique brick walkways, patio and statuary. In the spring, the garden is ablaze with Azalea blooms, while annual flowers abound during the entire year.

The main house "Evergreen" was built in 1892 by Margaret Godfrey, a school teacher. The home passed through a few families and in 1991, Doug and Phillis Eastham purchased the home. The Eastham's have attempted to restore the house to its original condition removing many of the additions and partitions constructed during the early part of this century.


Doug and Phillis have been married for 59 years and live in the main Evergreen house. The Eastham's moved from Houston where they had a hardware and lumbar business for 30 years. After making the decision to retire, the Eastham's settled on Jefferson Texas wanting to restore an old home. They say their favorite thing about Jefferson is the people and unique community. Breakfast is the most important meal of the day, right? We serve a gourmet two course breakfast at 9:00 each morning in our formal dining room. Our first course consists of fresh fruit or fruit pastries served with fresh juice and coffee. Our second course alternates between sweet and savory and is accompanied by a meat and potato side. Each morning you will be treated to a different breakfast during your stay with us.

Easy check-in instructions will be at gated entrance and on desk in suite and very simple to find. Pool, hot tub and grill areas are community property but possible to reserve entire area for an additional cost, depending on availability!

Other things to note
Folksy Joe's is a very pet friendly getaway and I've rescued many a dog over the last 20 yrs and I refuse to charge extra for a pet but after recent happenings, I am requiring a fully refundable 100 dollar cleaning deposit and If you are a responsible pet owner, your baby or babies stays free, 2 max. I require shot records and a leash but depending on the pet and situation, that leash may be taken off and I supply the pooper scooper. I have 2 fenced and gated acres my dogs and cats run on and if yours can mingle, we may let em run and play.

Roseville is a charming Bed and Breakfast located on Highway 80, five miles west of Marshall, Texas. It has been voted Hometown Best Bed and Breakfast in Marshall for the years 2002 through 2019.

Included in your stay is a home-cooked breakfast and complimentary home-baked cookies or other sweet delectables.

The space
The house sits on a 10-acre estate and is beautifully landscaped with day lilies, roses, and perennials. Guests will enjoy the large porch furnished with swings and wicker that are ideal for meditation and relaxation. The original house was built in 1935. Renovations and additions were made in 2002. Roseville offers you a choice of three beautifully-appointed bedrooms, or a two-room cottage separate from the main house. Roseville is furnished throughout with antiques imported from around the world.

Two miles from ETBU. This gated estate built in a hundred year old pecan orchard lined by a fern covered creek offers a unique guest house stay. A private entrance leads to beautiful French doors and a wall of windows looking upon pasture land, a pond and serene East Texas Piney Woods. The guest house is newly remodeled in a classic southern style complete with green velvet floor to ceiling curtains, new flooring, carpet, a totally remodeled kitchen and bathroom with an airy loft sleeping space.

The space
This two story guest house has a kitchen, bathroom and comfortable dining room down stairs and a loft bedroom space upstairs with a king bed, two twin beds, and two futons that fold into beds. Stunning serene views out every window, with reserved parking and a private entrance in a fully gated estate centrally located in Marshall, TX.

Guest access
Enter through the iron gate and follow the long driveway to the back of the property. Reserved parking is in front of the garage and a cobble stone walkway will lead you to the double French door entry of the guest house. Follow the signs posted for ‘The Guest House at Pecan Grove Estate’.

Other things to note
A small hobby farm is visible from the guest house including beautiful Nubian goats, free range chickens and seasonally there are cows in the pasture along side the pond. Please keep gates closed so that the animals do not go into the guest house patio space. You are welcome to pet the animals over the patio fence but the pasture areas are private.

The home was built in 1860 and is located in the historic district, just 1 block from downtown shopping and dining. Come relax and rock your worries away on the large wrap around front porch or unwind in the library. Or for our more musically inclined guests, enjoy the baby grand piano in the parlor. All of our guest will enjoy a full breakfast each morning in our main dining room at 9:00 am.
