The Studio is a charming property set on large acres, featuring its own cellar door and famous restaurant (The Deck Cafe for Breakfast and lunch) Park your car and explore on foot.
Relax and unwind in this Studio villa designed especially for couples. Our villa features a Queen sized bed with a separate bathroom. The living area has a dining setting and a well equipped kitchen.
The villa has air conditioning and outdoor setting. Maybe the best bit is that we are just a short distance to the concert venues at Roche Estate and Hope Estate.
The neighbouring Homestead (of which you share the backyard) has a pool which is not included. The Owner at his sole discretion may allow pool access.

Linen: 1 set of full bed linens and 1 bath towel per person are supplied. Guests may wish to bring extra towels depending on the length of their stay. Pool/Lake/Beach towels are BYO.
Guest Amenities: We are Eco-Friendly - to help reduce wastage, we supply a single bottle of 3in1 shampoo/conditioner/body wash in all showers. In addition, guests are advised to bring their own personal preferred bathroom products/amenities.
Pets: Pets are welcome at this property on completion of the below standard pet regulations in writing finalised prior to arrival:

Fires and Firewood: Internal wood fireplaces and outdoor fire pits only operate after the NSW Easter School Holidays up to before the NSW September School Holidays in line with NSW state fire restrictions. Please note: we will normally supply enough firewood, kindling & fire-starters for between 1-2 nights of your stay. For guests wishing to have additional fires, we suggest BYO Firewood, Kindling, and Starters which can be easily purchased from the local service stations.
No Party Policy: All reservations operate under a Strict No-Party & Non-Excessive Noise Policy as prescribed in the NSW Short-Term Letting Legislation and Local Council Laws. This property is in a Residential Area. Failure to comply can put the security bond into jeopardy and may lead to police-assisted eviction and/or extra charges being levied. We hate to have to note this but the reality is that so far this year we have had to evict 3 groups for overstacking/bad/anti-social behavior.
Extra Guests / Visitors: The number of people nominated on your booking is the maximum number of people that are allowed to be on the property at any one time, including visitors. Visitors may be requested and if approved must be approved in writing with Weekenda staff. Simply put, if Mum and Dad want to come over for a BBQ then we are likely to approve. If 10 extra people want to stop by we are unlikely to approve, which could put your booking at risk. We will always try to be reasonable with reasonable people within property constraints and House Rules.
Cameras and Noise Monitoring: There are external security cameras installed at this location presently but the owner reserves the right at any time to install additional external cameras at their discretion. Cameras are located on commercial buildings on site at the Deck areas for external monitoring only. All cameras are installed in line with local regulations. A noise monitoring device is installed - fines apply to guests found to have disconnected, removed or damaged the noise device. These devices are used to monitor and maintain ours and guests responsibilities under the NSW STR Code of Conduct.
Guest Registration / ID Check : Weekenda requires every guest to complete and sign an electronic guest registration prior to arrival which will ask for photo ID i.e. a copy of your Drivers Licence or Passport. The primary booker will also be required to complete a list with the guests names and actual mobile numbers. In the event we are unable to reach the primary booker, it is very important we can get a hold of other guests. These documents will be deleted after your departure. Access Codes are only released to Registered and Verified Guests.
Critical Update: Due to an unprecedented influx of fraudulent bookings, we are forced to impose a policy that protects our clients, industry and community against those attempting to commit fraud and theft. Any booking made within 5 days of arrival is required to provide a photo of a valid credit card in the same full name of the primary guest to match the supplied identification document. Failure of these documents matching will result in the booking being cancelled and all funds processed returned to the original card assumed as stolen and thus a fraudulent transaction. We trust we have our honest and genuine customers understanding this policy is in place to protect all parties.
Insurance: As always, but ever so more due to recent times, we strongly encourage any holidaymakers to obtain a very inexpensive 3rd Party Domestic Travel Insurance Policy to cover you for all manners of matters which may restrict travel. This is particularly helpful for things like Hunter Valley Concert cancellations, Covid or Medical and Other Emergencies for which we don't provide refunds, and anything which falls under our standard Terms & Conditions irrespective of the reason. Arrival Details:
Access to the property is made simple. You’ll receive an access code via SMS just before 3pm on your arrival day, which you’ll use for the duration of your stay. Standard check-in is at 3pm. While an earlier arrival may be possible, it cannot be confirmed until the afternoon prior to your arrival. If an earlier check-in is available, we will send you an SMS by 4pm the day before to confirm.
Where possible, we offer a complimentary early check in. There’s no need to reach out in advance to confirm if an early check in is available, our system will automatically check availability and send you a confirmation text if an early check in is possible. If you don’t receive a text, the standard check in time of 2pm applies.
Additionally, we’re delighted to offer you a complimentary late checkout, whenever possible, subject to availability. We’ll send a confirmation text the night before your departure to let you know if a late checkout is available. If you don’t receive a confirmation text, our standard check out time of 10am will apply.
Pricing:
Your booking price is based on a minimum number of guests. Any guests above this number are chargeable on a per person/per night rate. The booking system will automatically calculate the rate when you enter the number of guests for your booking. Reductions in guest numbers are non-refundable.
Guest Registration / ID Check:
Weekenda requires each guest to complete and sign an electronic guest registration prior to arrival which includes a request for photo ID and contact details for each guest.
Property access codes are only released to registered and verified guests, therefore it is important that correct contact details are provided so you can receive your access code. For your peace of mind and privacy, on completion of your stay, your ID and contact details will be deleted, and are not stored in Wekenda’s database.
To safeguard against fraudulent bookings, if your booking is made within 5 days of your arrival, you'll need to provide a photo of a valid credit card that matches the name on the supplied identification document you have provided to us. Failure to verify this information will result in your booking being cancelled and all funds will be returned to the original card.
Additional Guests Policy:
The number of people listed on your booking is the maximum number allowed on the property at any given time, including any visitors. We understand that you may wish to catch up with family or friends during your stay, therefore you can contact Weekenda to request approval in writing for visitors. Requests for a small number of visitors, such as parents visiting for a BBQ are likely to be approved, as opposed to visits from large groups of people. We aim to be flexible and accommodating while ensuring we adhere to property constraints and House Rules. Failure to disclose additional guests or visitors may result in additional fees or eviction from the property.
Excessive Noise Policy:
To ensure a pleasant experience for all guests, we maintain a strict no-party and noise restriction policy in line with NSW Short-Term Letting Legislation and Local Council Laws. We kindly ask you to respect the quiet enjoyment of other guests staying in nearby villas and the local residents. A noise monitoring device is installed in each villa and fines apply to guests found to have disconnected, removed and/or damaged the device, in line with the NSW Short Term Rental Accommodation Code of Conduct. Violation of this policy may result in additional charges or eviction from the property without a refund.
Security:
There are no external security cameras at this location presently. The owners of Molly Morgan Villas reserve the right to install security cameras in accordance with The Surveillance Devices Act 2007 (NSW).
Insurance:
We highly recommend obtaining a third-party domestic travel insurance
policy to cover any unexpected matters that may restrict your travel. This is
especially handy for things like Hunter Valley event cancellations, medical
emergencies, or anything else covered under our standard Terms &
Conditions. We suggest reviewing policies with 'Cover-More' or 'Travel
Insurance Direct' or 'Insureandgo'.

The Studio is a charming property set on large acres, featuring its own cellar door and famous restaurant (The Deck Cafe for Breakfast and lunch) Park your car and explore on foot.
Relax and unwind in this Studio villa designed especially for couples. Our villa features a Queen sized bed with separate bathroom. The living area has a dining setting and a well equipped kitchen.
The villa has air conditioning and outdoor setting. Maybe the best bit is that we are just a short distance to the concert venues at Roche Estate and Hope Estate.
The neighbouring Homestead (of which you share the backyard) has a pool which is not included. The Owner at his sole discretion may allow pool access.

Arrival Details: Access to the property is made easy for you. We will send you an access code just before 2pm on your arrival day via SMS and you will use this code for the duration of your stay.
Linen: 1 set of full bed linens and 1 bath towel per person are supplied. Guests may wish to bring extra towels depending on the length of their stay. Pool/Lake/Beach towels are BYO
Guest Amenities: We are Eco-Friendly - we do not supply Shampoo, Conditioner or Body Wash. Guests are reminded to prepare & bring their own personal bathroom products/amenities. We will continue to supply Anti-Bacterial hand soap in a pump pack + Kitchen Necessities/Basics.
Fires and Firewood: Internal wood fireplaces and outdoor fire pits only operate after the NSW Easter School Holidays up to before the NSW September School Holidays in line with NSW state fire restrictions. Please note: we will normally supply enough firewood, kindling & fire-starters for between 1-2 nights of your stay. For guests wishing to have additional fires, we suggest BYO Firewood, Kindling, and Starters which can be easily purchased from the local service stations.
No Party Policy: All reservations operate under a Strict No-Party & Non-Excessive Noise Policy as prescribed in the NSW Short-Term Letting Legislation and Local Council Laws. This property is in a Residential Area. Failure to comply can put the security bond into jeopardy and may lead to police-assisted eviction and/or extra charges being levied. We hate to have to note this but the reality is that so far this year we have had to evict 3 groups for overstacking/bad/anti-social behavior.
Extra Guests / Visitors: The number of people nominated on your booking is the maximum number of people that are allowed to be on the property at any one time, including visitors. Visitors may be requested and if approved must be approved in writing with Weekenda staff. Simply put, if Mum and Dad want to come over for a BBQ then we are likely to approve. If 10 extra people want to stop by we are unlikely to approve, which could put your booking at risk. We will always try to be reasonable with reasonable people within property constraints and House Rules.
Cameras and Noise Monitoring: Please note that it is highly likely that we have installed a Wi-Fi Security Camera at the Front Entrance (and sometimes rear of the property) We are progressively rolling these out through every property in 2022/2023
Guest Registration / ID Check : Weekenda requires every guest to complete and sign an electronic guest registration prior to arrival which will ask for photo ID i.e. a copy of your Drivers Licence or Passport. The primary booker will also be required to complete a list with the guests names and actual mobile numbers. In the event we are unable to reach the primary booker, it is very important we can get a hold of other guests. These documents will be deleted after your departure. Insurance: As always, but ever so more due to recent times, we strongly encourage any holidaymakers to obtain a very inexpensive 3rd Party Domestic Travel Insurance Policy to cover you for all manners of matters which may restrict travel. Large top floor apartment with a king size bed and an ensuite bathroom. There is a full sized kitchen has an induction cooktop and an oven with a microwave. the kitchen is open planned and looks onto the large lounge room that has 2x3 seater couches and one single tub chair. The apartment is fully air conditioned
The kitchen has pots pans and cooking utensils even a nutribullet for smoothies. A Nespresso coffee machine,
2 Smart TVs with Netflix. Unlimited NBN Wi-Fi is included. There is no view of the external grounds from this apartment.
However we do have an outdoor table, bbq and a small fire pit all set up for you to sit outside and enjoy the surroundings.

You are welcome to access the gymnasium and any public areas (unless COVID-19 regulations) require us to close off certain areas.
The horse paddocks are not to be entered.
You are most welcome to feed our horses carrots. Please do not enter any yards. All dogs must be on leads when walking outside for the safety of the dog and our horses.
