- "When my partner & I arrived, I was a bit embarrassed that I had booked this apartment. The outside of the building was dirty, messy and smelly. Luckily it did improve inside. The view of Ettalong Beach was amazing and the bed, carpet and fridge were clean. However, the floor upstairs was dirty and the bathroom tiles still covered in white powder. Also, lifting the blinds meant looking at a lot of mess on the back verandah. A word of warning about the external drawbacks and a quick sweep of the upstairs would have improved the experience."

The space

You will find during your stay that everything is so close. Wander down to Umina for breakfast at one of the many cafes and eateries. Umina Beach is serviced by all the major supermarkets including Coles, Woolworths and Aldi. Friday night live music at the Umina Surf Life Saving club is also highly recommended.

There really are options aplenty! For lunch you could take a small 15 minute drive to Patonga, a quant fishing village with its iconic boathouse restaurant. The evening meal could be catered for at Ettalong Beach Village where there is a range of fine dining restaurants such as the Box on the Water, with stunning views.

During the weekend, Ettalong is host to a bustling market with its many stores and food options. If you need some time out of the sun there is also a great movie complex with all the latest movies.

Within walking distance there is a bowling club, memorial club, two fine hotels, and two surf clubs. If you like golf, the Everglades Country Club is less than 10 minutes drive or drive up to Mangrove Mountain to a couple of excellent courses.

You might also wander down to the wharf and catch the ferry for a wonderful day trip over to Palm Beach, which is less than 30 minutes away.
To sum up, everything is at your fingertips – you can live as fast or as slow as you like – whether you want a day or swimming, fishing, surfing, kayaking, boating (a boat hire place is literally around the corner for exploring Brisbane Waters) or visit all that the central coast has to offer. You won’t want to go home!

Additionally, whilst you're more than welcome to enjoy music etc, please be mindful of noise levels, particularly after 8pm, to respect the privacy and comfort of everyone else in the building complex. We appreciate your cooperation in these guidelines.

1. Booking and Payment

1.1. A reservation is confirmed upon full payment or as per the payment schedule agreed upon at the time of booking.
1.2. All payments must be made via Airbnb’s secure payment system. We do not accept cash payments.
1.3. The person making the booking must be at least 18 years old (or as required by local regulations).

2. Check-in & Check-out

2.1. Check-in time: 3pm | Check-out time: 10am
2.2. Early check-in or late check-out requests must be approved in advance and may be subject to additional charges.
2.3. Guests must return the property in the same condition as they found it.

3.2. No parties or events unless explicitly approved.

4. Cancellations & Refunds

4.1. Cancellation and refund policies are subject to the Airbnb’s cancellation policy agreed to at the time of booking.
4.2. In case of a no-show, the guest will be charged the full booking amount.
4.3. If a guest chooses to leave earlier than their booking period, no refunds will be issued unless agreed upon.

FIRE SENSOR or FIRE ALARMS - In the event that the fire sensor or fire alarm installed in the premises is activated, triggered, or set off as a result of a failure to take reasonable steps, precautions, or otherwise, by negligent actions or omissions by myself of my guests, I agree that I will pay a false fire alarm fee of $2,076, which comprises of the false alarm charge levied by Fire and Rescue NSW, together with all reasonable legal and administrative costs of the Owners Corporation in responding to or dealing with the false alarm charge. If I pay the $2,076.00 fee at the checkout of my stay, a $300.00 discount will apply determining the total payable fee to be $1,776.
Should you lose your apartment key card or not returned to Accom Holidays on departure, a $25 replacement fee will be charged from your bond
