A modern build, this well-set up studio apartment comes with a king bed that can also be split into two singles along with a sofa bed. There is heating/cooling fully fitted air conditioning, free wifi and a fully equipped kitchen with everything you need should you wish to cook during your stay.
A large smart internet-connected Tv, dvd player and Bluetooth stereo are in the living area for your entertainment.
There is no allocated parking with this studio however there is on-street parking in the area. Street parking is restricted to two hours at a time before having to move your car between the hours of 8am and 6pm Monday to Friday. We generally recommend guests do not come with cars. Some guests who have needed parking have been able to rent parking through short-term parking rental websites online.
There is a small garden at the front of the studio which is available for guest use but please note the walkway at the side is also used by the apartment above for occasional street access.
We will assume all bookings require the bed to be made up as a king bed unless we receive a request for it to be converted to two single beds. If you require two single beds then please advise us when booking.

All the apartments we manage come with a welcome letter and a full instruction manual so you know how everything works to ensure you can get the most out of your stay. The manual also contains many menus from local restaurants to give you some idea of what is available nearby and also information on tourist activities available in Sydney. There is also a local map with some highlights such as the local supermarket and train station plus maps of Sydney for those not familiar with the area. All bedding and towels (note one bath towel per person booked) are included along with beginner basics such as tea, coffee, sugar, milk, shampoo, bodywash and toilet paper to get you through the first few days.
Prior to arrival we ask all guests to quickly fill in some contact information and tell them a little bit more about how we hope they'll look after the apartment.
Please note as we continue to improve the property over time the furniture and furnishings may change from those shown in the photos.

This is a quiet building and we expect all guests to be considerate of the neighbours. Please treat the apartment as your own but please no wild parties. We kindly ask guests to wash and put away all used items from the kitchen and leave any rubbish in the external rubbish bins when they leave.
If you require use of the sofa bed for your stay please book for 3 people to ensure the small additional cost for the bedding is included in your booking. Occupancy of one or two people is understood to just use the main bed. If you need the main bed made up as two single beds instead of a king bed please tell us when booking otherwise we will provide a king bed as standard.
Bookings for Christmas and New Year's Eve require a minimum 4 night stay. Any instant-book booking that do not comply with this will need to be cancelled.
Prior to arrival, like staying in a hotel, we ask guests to fill in a registration form to ensure we have full contact details for them. This form also provides more information about the property and how to ensure you get a 5 star review.

The apartment is an open plan living, dining room and kitchen. We have a 6 seater dining table.
There are two bedrooms (queen and king size beds), a bathroom (with bath) and a separate toilet.
As we normally live in the property, the wardrobes and cupboards will not be available for use.
We have A LOT of plants, so enjoy their different shapes and sizes and the fresh air.
There is a worm farm that you're welcome to take a look at! But please don't add anything. We've got it covered while guests are staying.

Enjoy your relaxing stay in this tranquil retreat overlooking the bush. You'll have 2 large bedrooms, 2 modern bathrooms (main and ensuite), a living room and a kitchen with everything you need, all to yourself. Private entrance at the side of the house, and parking on site.
Enjoy the beautiful swimming pool at your doorstep, surrounded by gum trees, or roll out your yoga mat in the large yard to the sounds of kookaburras and cicadas.
The space
The main house is a very large split level design, and has been divided into two (upstairs and downstairs) sections. We will be upstairs so are able to help you out with anything you may need, or you can choose to have complete privacy during your stay.
You have your own entrance to your unit, a kitchen with cooktop, microwave, small fridge, dishwasher, kettle and toaster. There is also a washing machine and a dryer in the kitchen for you to do laundry.
There are two large bedrooms – the main bedroom has a queen bed, walk in wardrobe and ensuite. The second bedroom features a double bed, built in mirrored wardrobe, and a sofa bed (pulls out to create a second double bed if extra guests are staying).
The living room has a TV with Foxtel, and a very comfy couch where you can curl up with your favourite book.
The back yard and pool area are shared with the main house, but we are happy to accomodate your schedule if you'd like to have some alone time relaxing by the pool. The large yard is the perfect place to play with the dogs (we have three, but they can be kept seperate if you'd prefer not to have puppy play time). If you would like to bring a dog, please let us know and we can discuss options. Your dog will have to have a meet and greet with our dogs when you arrive to ensure a peaceful stay for all.
Other things to note
The glassware (including wine and champagne glasses) is acrylic because the unit opens out to the pool area. If you'd prefer some real glasses, eg for a romantic dinner, just let us know when booking and we will bring some down for you.
Please note that NO GLASS is allowed in the pool area. If it breaks, and the pool needs to be drained, you will be liable for this cost. Trust us, it's much easier to use the plastic glasses provided :)
Please also be aware that we are situated at the edge of a nature reserve. This means we get to enjoy all the natural flora and fauna you can imagine, including kookaburras, owls, lorikeets, possums, lizards, geckos, and yes... even spiders. Please be sensible and spider-aware, especially if you have small children. For example, don't leave your shoes outside overnight, don't walk around barefoot outside in the dark, etc. We've lived here 20 years and no one's ever had a spider bite, so we'd like to keep the record going :)
