Australia is a tropical country, from time to time you may see bugs, spiders and insects, mostly harmless. We don't accept cancellations on the above but are at your disposal should you need any assistance. We regularly fumigate the property to prevent unwanted pests.
There is also a building boom going on through out Sydney we don't refund for construction noise if anything is going on in the neighbourhood however if there is works being done next door or in the same building we will have a note in our summary.

There is a strict NO smoking policy for this studio and building.
Guests cannot under any circumstances smoke in my apartment or in any common areas of the building. If the smoke alarm is activated by the guest by any means other than a bonafide emergency, the fire brigade will be automatically advised and will attend to the building. There is a fee of $1,375.00 from NSW Fire Brigades for each fire truck that attends the property. This fee will be payable by the guest should it be a false alarm.
NO PARTIES,
A new code of conduct from NSW Fair Trading says that if complaints are received from my neighbours about parties you can be banned for five years from Airbnb also fines of $550 can be issued. Please NO PARTIES.

The combined living/dining space has a ‘Smart’ flatscreen TV and stylish ‘click-clack’ sofa that converts to an extra bed if needed. A round glass top dining setting seats 4 people. This living space flows through to a renovated kitchen which can be seen via a connecting server, and comes fully equipped with a large fridge, 4-burner gas stove, electric under bench oven, microwave and Fisher & Paykel dishwasher.
The master bedroom has a double bed, built in wardrobes with lots of space for longer stays, and a sunny alcove with a desk that can be used as a work station. A second bedroom also has a double bed and its own built in wardrobes.

The "Seascape Apartment" is conveniently located 5 minutes walk to Bondi CBD and 15 minutes walk to Bondi Beach. You can say that you get the best of both worlds on Bondi with it's prime location.
It is beautifully designed with a Carrera marble bathroom and filled with oil on canvas seascapes of Bondi and hence the reason for it name 😊

This large 2-bedroom ground floor apartment is located just a 10-minute walk to Bondi Junction’s premier shopping area, 5 minute walk to the bus to Bondi Beach (12 minute ride) and 5-minute walk to Queen St, filled with boutiques, cafes, and fine dining. Public transport, like the 333 bus, provides easy access to the CBD and attractions.

The entire apartment is yours to enjoy. The garden and laundry (washing machine and dryer) are common areas. However it's only a block of 4 units so still very private.
Before booking please be aware:
- There is no air-conditioning in the apartment but there are fans (including Vornados) and the unit has double brick walls which means it doesn't get too hot. We enjoyed the apartment for over a decade and had no issues - but if you require conditioning this may not be the place for you.
- Typical of many parts of Sydney in Summer time, there could be mosquitos about - especially if you use the garden and back laneway.
- This is an Art Deco building and there is no lift. The entry from the main street has a flight of stairs (only 21 steps). There is a back laneway with less stairs which can be used (7 steps). The apartment is on the building's ground floor.
- The external laundry room is shared. Typically only one other unit uses it (others have private laundries).
- I am required to check your ID on arrival to ensure it matches the name on the booking.

Light-filled, beautifully furnished 3 bedroom apartment (3rd bedroom is used as a study). The original 1920 architectural details have been lovingly restored, while the kitchen and bathroom are completely modern and renovated to a high standard.

This spacious house-like apartment has an elevated, leafy outlook and a tranquil feel. Sun streams in through the big windows in the morning and the apartment is full of antiques and artwork. There is a jet master gas fireplace which is very cozy in winter. The apartment has 3 bedrooms but the 3rd is used as a study so there are only 2 beds, a King and a Queen. Good quality linen, pillows and blankets and soap and shampoo if you forget yours. My cleaner comes every fortnight to clean for no extra charge.
Sorry, but the apartment is not suitable for children under 8 years of age.
The apartment is in the safe and leafy Woollahra neighbourhood. Restaurants, pubs, and cafes are nearby, and Queen Street has a cute village feel. Edgecliff Rail/Bus Station is a 5 minute walk and Double Bay and Bondi Junction are a short drive. There is all day street parking around the building.

- There is no air-conditioning in the apartment but there are fans and the unit has double brick walls which means it doesn't get too hot. We enjoyed the apartment for over a decade - but if you are used to air conditioning this may not be the place for you.
- Typical of many parts of Sydney in Summer time, there could be mosquitos about - especially in the garden and back laneway.
- This is an Art Deco building and there is no lift. The entry from the main street has a flight of stairs (only 21 steps). There is a back laneway with less stairs which can be used (7 steps). The apartment is on the building's ground floor.
- The external laundry room is shared. Typically only one other unit uses it (others have private laundries).
- I am required to check your ID on arrival to ensure it matches the name on the booking.
