June 4th, 2025 : We conducted regular inspection of the fire alarm and confirmed that everything was working properly.

On July 25, 2025 : we contacted the police due to a continuing pattern of guests stealing tissue boxes. This is a violation of the criminal code of Japan, so we will report any thefts to the police immediately.

On August 4, 2025, we changed the system so that we (the hosts) will cover the entire accommodation fee that guests pay to Airbnb.

On August 7th, a guest violated the house rules regarding smoking, and we took action as outlined in the rules.

On August 12, 2025, we removed the 10% discount for the "non-refundable option."

The ceiling of the entrance and the bathroom is low.
If you're taller than 175cm, please be careful.
The Japanese old room is almost small.

☆Notes☆

On June 4th, we conducted regular inspection of the fire alarm and confirmed that everything was working properly.

On July 25, we contacted the police due to a continuing pattern of guests stealing tissue boxes. This is a violation of the criminal code of Japan, so we will report any thefts to the police immediately.

On August 4, 2025, we changed the system so that we (the hosts) will cover the entire accommodation fee that guests pay to Airbnb.

On August 7th, a guest violated the house rules regarding smoking, and we took action as outlined in the rules.

On August 12, 2025, we removed the 10% discount for the "non-refundable option."


☆About cleaning up☆

When you stay for more than 2 days, I exchange bath towels for collection of rubbish after the 2nd day.
When need cleaning （Exchange of sheets is also included ）besides those, you inform me by a message, please.
Cost of cleaning up isn't charged additionally in that case.
However, if they were dirty or broken to the extent that restoration was impossible, I will charge you additional charge.


☆About parking lot☆ (Advance reservation required)

I have a parking lot on the first floor of the building.
If no one else uses this parking lot, I will allow you to park for 200 yen per day. (4:00pm ~10:00am)

If there is a reservation to use the parking lot on the same day, the guest who reserved earlier will have priority.
When you come by car, please tell me by a message.

If you can't use my parking lot, I will guide you to a nearby coin parking lot (300 yen coin parking lot is the cheapest from 5:00 pm to 8:00 am).

The space
Fondo Town Shopping Street has lanterns, all lights are warm colors, and it is the best place for a walk.At night, you'll find popular local taverns and Jamaican cuisine at the entrance to a deep atmosphere.

Rooms other than the common space (1st floor, 2nd floor kitchen, toilet, bath) are basically locked, but please do not enter.

Other things to note
There is also a guest room on the second floor, and you may be staying in the guest room on the second floor during your stay, or you may have already stayed.
Please note that it is not close to your room, but there is a possibility that the staff may enter and exit the facility.
We do the cleaning and maintenance of the facilities as much as possible, but there are deterioration of the building itself.Also, the toilet is on the 2nd floor and the stairs are very steep.We do not recommend it for the elderly.
There are many car streets nearby, so there may be noise when large cars pass by.

You will arrive at this room on foot from JR Okayama Station in 3 minutes.

There is Okayama station between Kyoto, Osaka and Hiroshima.
It is very convenient if you have JR pass to stay in this room.
Because you can go to those cities easily using the Shinkansen.

All my rooms have air conditioners.
You will probably have a comfortable stay.

★Notes★

June 4th, 2025 : We conducted regular inspection of the fire alarm and confirmed that everything was working properly.

June 20th, 2025 : we replaced indoor and outdoor insect repellents with new ones.

June 27th, 2025 : the Japan Meteorological Agency (JMA) announced the end of this year's rainy season in Okayama.

The hot season is about to start, but our room has air conditioner in every bedroom, so you can stay pleasantly.

As of July 25, 2025 : there have been zero violations of the smoking house rules for the past 10 months. Please read the additional house rules and make sure you do not violate them in the future.

On July 25, 2025 : we contacted the police due to a continuing pattern of guests stealing tissue boxes. This is a violation of the criminal code of Japan, so we will report any thefts to the police immediately.



★Attention★ 　

The ceiling of the entrance and the bathroom is low.
If you're taller than 175cm, please be careful.
The Japanese old room is almost small.

This building is old.
So the tone of the next room may be heard.
The late at night be quiet, please.
I changed the wall and the floor of the room for a new thing.

There is no washing machine in this room.
please use the laundromat on the 1st floor of the same building.

when 1 person is heavier than 100kg, a bunk bed may break.
So I want a person lighter in the weight than 100kg to stay overnight.

There is no toothbrush(paste), shaving things and nightwear in the room.
When being necessary, you bring those by yourself, please.

A table and a chair aren't in this room.
You can cook in this room, but I think it's inconvenient to eat.

There are chairs and tables in the common space on the first floor of this building, but it is not comfortable because it is in a laundromat.
If it is not unpleasant for you, you can eat there.

Guest access
You may enter everywhere in the room.
There are only a closet and a bathroom other than a bedroom.

☆About discount☆

If you stay consecutive nights, the accommodation fee will automatically be discounted.

3 nights = 5% discount
1 week = 10% discount
2 weeks = 15% discount
1 month = 20% discount

If you choose Airbnb's non-refundable option, you'll get an additional 10% off your accommodation.


☆About additional charges☆

If you break or lose any equipment in the room during your stay, we will charge you.

For example when losing the room key, it's 1000 yen.
All except for that depends on the situation.
When violating a house rule, it's charged expensively.


☆About cleaning up☆

When you stay for more than 2 days, I change bath towels for collection of rubbish after the 2nd day.
When need cleaning（Exchange of sheets is also included）besides those, you inform me by a message, please.
Cost of cleaning up isn't charged additionally in that case.
However, if they were dirty or broken to the extent that restoration was impossible, I will charge you additional charge.


☆About parking lot☆ (A reservation is necessary in advance)

I have a parking lot.
A guest can park 1 car.
The height of the car is to 2.2m.

You can use my parking lot for 200 yen per day (16:00 to 10:00 the next day).

If there is a reservation to use the parking lot on the same day, the guest who reserved earlier will have priority.

If you can't use my parking lot, I will guide you to a nearby coin parking lot. (300 yen coin parking lot is the cheapest from 5:00 pm to 8:00 am).


☆Regarding entry into rooms by non-guests☆

Your friends or relatives live in Okayama?
It's OK to invite your friend and relative to this room.
But, if those persons stay at this room, make a contact to me.
And if those persons lose and break something in the room, you have to pay compensation.
