Everything you need is here with openplan lounge sitting area, work space, small food prep area, a cosy bed and ensuite with double shower. Open the double doors to a balcony with views overlooking the whole of the Forth Valley. There is also a large seating area and a heated pool (seasonal)
The space
Lounge, bedroom, food prep and workspace is all together in open plan style room creating a very cosy feel. Property is a new build so everything you see and have is brand new, modern and up to date.
The accommodation is most suitable and catered for adults and wouldn’t recommend this for families or young children.
Guest access
Property is located to the rear of the our family home in detached building. A Wellis Danube Swim Spa pool is located next to the property this is available for guests to use during summer months (May-Aug).
Other things to note
We can accommodate parking on our driveway however we do urge absolute caution if using this as we do have young children who can at anytime be on the driveway. We also ask for guests to keep driveway gate closed overnight
Please note kitchen facilities are limited there is no hob or oven and no washing machine. We tend to cater for short term stays where, the limited kitchen facilities are more suited (small fridge, kettle, toaster, microwave)
The accommodation is perfect for 2 adults max but wouldn’t recommend for families especially young children given the space and amenities on offer

Luxurious self contained 1 bed apartment with spectacular views over the forth valley . Central location between Edinburgh and Glasgow 5 mins from falkirk high train station.
One flight of stairs up to property but all rooms on that floor.
Cupboard at the top of stairs for storage can hang outdoor jackets also contains a freezer.

The pet friendly (two maximum), self contained unit is a detached annexe, internal dimensions are 6m x 4m. It has modern amenities having been completed in May 2021.
The guest house is ideally located in Central Scotland with motorway access to all areas North, South, East and West 5 minutes drive from the location.
The railway station at Falkirk High with a journey time of 20 minutes to both Glasgow and Edinburgh is a 10 minute drive.
The space
The property has independent access via the driveway gates leading to an area of artificial turf and seating area outside the guesthouse. The garden area is completely fenced around for your safety and security.
I do not store perishable foods, however there is a wide range of complimentary teas, coffee, biscuits, crisps, porridge sachets, pasta bakes etc.
Guest access
Guests are welcome to use the driveway and garden areas.
Other things to note
Fire extinguisher and fire blanket attached to the kitchen unit.
If the sofa bed is to be used, there is a topper mattress underneath the memory foam mattress on the main bed. Spare bedding will be stored under the bed in the drawers.
In winter months it would be appreciated if the heating was turned off whilst guests are absent from the guesthouse.
