This includes one set per your stay, should you require additional towelling or linen please request this or if you have opened a fresh pack even if you use only a few items there will be a charge of £30 per pack - each pack contains fresh linen, large and small towels.

Any sort of parties, gatherings or events are strictly not permitted, the property is for accommodation purposes only for the guests staying. This property is located in a residential area and guests are asked to refrain from excessive noise or any activity that would disturb

the neighbours. If it's been reported that there are any parties or events or noise disturbance then you may be required to leave the property immediately without the remaining nights being refunded. There is a charge of £500 if any evidence of a party, gathering or event at the property have been found exclusive of any charges relating to damages or additional cleaning costs to get the property in good order again. We trust you will respect the property and neighbours during your stay.

You are required to keep the place reasonably clean and tidy - no dirty dishes left over or excessive rubbish to be disposed of as this is not included in the cleaning charge. If the place is very messy or untidy or there is excessive rubbish to be disposed of then we will need to request an extra cleaning fee.

There is a strictly no smoking policy inside or in any outside spaces (which includes garden spaces, balconies, terraces or patios) belonging to the accommodation, if this policy is not adhered to a charge of GBP 150.00 will be applied

No pets are allowed unless shown on the listing as permitted or expressly agreed with the owner.

Lost keys, damaged keys or getting locked out will incur a charge starting from £100 for replacement depending on the type of key and time required or getting you back in the property if you have locked yourself out.

The property is a beautiful detached house in a rural and tranquil location set in 2/3 acre. Located in the central belt, it has excellent road links (M9/M8) to many destinations within Scotland making it a fantastic holiday base. The property has off road parking for multiple vehicles.

The house boasts a dedicated games room with pool table and table tennis top, large lounge with TV, DVD and Netflix streaming service, 4 ensuite bedrooms, kitchen/utility and dining area.

The property is spacious and benefits from 4 bedrooms all with ensuite bathrooms. The master room has a super king bed and sofa, two bedrooms have king beds and one double room with sofa.

The large 20ft lounge has ample seating including two cuddle chairs, a TV, DVD and Netflix so you can sit back and enjoy a film. With plenty of windows it is light and airy to sit and read. The double doors open into a beautiful dining area.

The pool table and table tennis top provide entertainment if you wish to stay in, along with a selection of board games.

The kitchen has a dishwasher, fridge freezer and is well equipped. This links to a separate utility for storing coats and shoes.

Please note that the garden is currently under construction with the surface still to be laid. There is ex agricultural grass/ground enclosed around the house but this can be soggy when there is heavy rain. It is suitable for pets however, not suitable for recreational activities in wet weather.

Also to be aware, the property does have Wi-fi but as with many rural locations signal strength can be variable (normally fine for general web surfing and watching Netflix etc).

- "We loved having all the rooms & bathrooms! We had so much room!! Plus the kitchen had a large fridge/freezer combo & another smaller freezer/fridge combo—perfect for storing the food to cook. Also, so nice to have a washer & dryer! The hand held hair dryers were also great! 7 of us stayed, my parents stayed in one of bedrooms, with the attached bathrooms on the main level, which was nice that they didn’t need to use the stairs. The rest of us stayed upstairs. We visited Stirling castle, Falkirk wheel, the Kelpies, Bannockburn, Glamis castle, also took the park & ride to Edinburgh. We walked around the beautiful countryside & the boys loved playing tennis & billiards with their grandpa. Hopefully we are back in Scotland soon so we can stay here again!"

The property which was built in 1920 is a second storey flat in a tenement block. There are shops on the ground floor and flats on 1st and 2nd floors. Unfortunately there is no elevator as the close is still more or less original. It is Set in falkirk town centre surrounded by restaurants, bars, cafes, shops and laundrettes. Only a short walk to grahamston station of falkirk with good links to glasgow and edinburgh. 30mins train to either.

The space
The communal area to the flat is dated and could be doing with upgrading. The flat is on the 2nd floor so there are 2 flights of stairs to reach the property.

Once inside the property it is all modern having been renovated in 2018. There is a large double room and a small room with a double bed and drawers. A small kitchen and lounge. The Bathroom has a shower cubicle, vanity unit and toilet. The property can comfortably keep 2 guests in separate rooms but maybe a bit cosy for 4 guests as the lounge area and eating area are more catered for 2 people.

We are only minute walk from the famous Airth Castle and Spa. And only ten minute drive from Falkirk and the Kelpies and also Falkirk Wheel. Ten minutes in the other direction and you have Stirling Castle, Wallace monument And the memorial center for the Battle of Bannockburn.

Our 2 bed, 1 bath place is great home away from home for visitors or corporate clients looking for all the comforts of home with stylish decor, fully equipped kitchen and contemporary bathroom. We are only 10 minutes walk from Polmont train station and 5 minutes drive from the M80 motorway giving guests easy access to Edinburgh, Glasgow and many of the sights in Scotland. Polmont is a well serviced village in Falkirk with great local places to eat, grocery shops and a charming local pub.

Our apartment is fully equipped with all the essentials you would have in your own home. Tastefully decorated living room with TV and free WiFi, modern kitchen with microwave, cooker, washing machine, fridge/freezer, toaster and kettle. Our contemporary bathroom is equipped with bat and shower over bath. We have 2 lovely bedrooms, 1 double and 1 single. The apartment is heated with a gas combo boiler that will heat the apartment and the water and keep you cosy in those winter visits.

I love all the animals and have provided a bed as well as food bowls for cats or dogs. Each bed has a blanket which can be used throughout the home.

A walk up the hill through the woods past historic battlegrounds will take you to a restaurant called Canada wood. Or walk up the hill and follow the canal to explore the peaceful nature. You can follow the canal all the way to Edinburgh if you’d like to take your bicycle. At the bottom of the road walk to the Falkirk wheel with a nearby restaurant called the boardwalk. Bus stops are to the front of the home and it’s just a short 6 to 7 minute drive into the town centre where you will find more restaurants and shops. Train station at Camelon is a 5 minute drive as well as the Falkirk Grahamston station is 7 minutes away. Both will take you to Edinburgh, Stirling or Glasgow. More shopping is 5 minutes from the home with Tesco or ALDI being right next to the bowling alley and Mariner sports/swimming centre. Recommend Express Taxi for those occasions you don’t feel like driving. Enjoy history and science at the Rosebank Distillery only 5 minutes away by car. Lots more to do at the Kelpies and don’t forget Callendar house for all you Outlander fans as it’s less than a 10 minute drive away. Enjoy!
