- "We had the most incredible stay at The Queen's View for so many reasons. On the way to the B&B, there was an accident in the middle of Linlithgow cutting off all traffic through the town and I had no idea how to get through to the B&B. Without needing to call, Catriona messaged us with directions helping us get around the traffic and saved an extended argument in the car! On arrival, we were greeted by Catriona and shown to our room (Superior Double Room w/ garden view), which was stunning and absolutely spotless. Everything in the room felt very high quality. We were very pleased to find that the room looked just as good in real life as it does in the photos. The view from the balcony was beautiful, looking out at the palace. Also, the bed had to be the most comfortable I’ve ever slept in! There was a great choice for breakfast in the morning that is ordered the night before. The Scottish breakfast was excellent! I’d be happy to recommend the Queen’s View to anyone. The room was fantastic but what really made our stay special was the extra care we received from Catriona, her family, and the staff. During our stay, it was my fiancée’s birthday. At breakfast, there were some lovely flowers waiting on the table with a card, and a further handmade card from Catriona’s daughter. There were a number of other times during our stay that the staff went above and beyond, and it was greatly appreciated. Thank you so much for a wonderful stay and we can’t wait to return!"

All of the rooms are well-proportioned and easily accessible from the main hallway. All rooms are ensuite.
The apartment is located on the top (3rd) floor of the building and is the last flat and is the last flat and is only accessibleby stairs. Its height and location offers excellent views of the castle and peace from the hustle and bustle nearby.

The kitchen and seating area are shared areas with the other guests staying in the other rooms. You will find these areas are comfortable and perfect for relaxing or socializing with friends and family.

The view overlooks the street featuring charming period architecture and the castle can be seen.

The location is fantastic, with easy and quick access to commute throughout Edinburgh and the surrounding area. The surrounding area is predominantly homely and residential, providing a warm and welcoming atmosphere during your stay.

Renting out our wee summerhouse in our South facing back garden.

It has wifi,underfloor heating , private entry, totally privacy and sleeps one. Desk to work from and a chair.
Bed is a small double bed 120cm ( according to IKEA )

Size is about 4.5m2 in total so a small and quaint place.

Breakfast is not included but there are some light refreshments included.

Bathroom is in main-house, so only in use when we are in/awake or you can use the portaloo under the bed.

No smoking /vaping anywhere

The space

The Summerhouse is heated with underfloor heating and can be adjusted on the wall with the thermostat to fit your needs.

Two of the windows open up and the French doors open up fully to let air and light in even more should one so wish to.

You also have a chair and table outside the summerhouse which you can use if you wish to sit right outside or come up and sit on the patio in the sun (if we are lucky) and bring your coffee/tea but we use this space too so as long as you are ok with that.

There is a little camping toilet for emergencies at night when the main house is closed/we sleep.

There is a little lamp for reading as well as the ceiling light .

Same if you forget a charger,need an adapter, hairdryer is in middle drawer in the guesthouse, etc just ask and I am sure I can lend you it.

Please note as per pictures this IS NOT handicap friendly, as have several steps down my patio onto grass , to get to it.

Thus not suitable for people that has issues bending knees or hip problems when walking down steps/slopes nor if you don’t wish to walk on grass.

You enter my property at your own risk and if you slip /fall , it is your responsibility to have travel insurance. By accepting a booking with me, l take no responsibility for you hurting yourself if you have an accident, the liability is all on you which you confirm in accepting my booking.

Guest access
You will have full access to your private Summerhouse, come and go totally a you please as the place is all yours.

You will have access to the garden and there are a wee table and chair right outside the house should you wish to sit and chill with a book etc.

🔥The bathroom is in the main house and you will have no key to that ,nor access to it ,if I am out or asleep but l work from home so AM around a lot🔥

Thus my communication with you, about my where about ,and your plans are very important to me, so that you can gain access when needed .
Likewise though, if you can let me know your thoughts and plans for the day ahead, I can try and work around your needs too and we will hopefully meet your needs regarding the bathroom access =D

I txt when I go out and when I get in, or will be back,likewise when I go to bed to give you a chance to us the facilities in the main house.

There is only one bathroom for my guests to use , thus taking a bath is not possible , but shower obviously is.

This as having the bathroom/toilet occupied for a very long time is very inconvenient with several guests about . Very sorry about this!!

Also after approx 10pm ( basically until the light in lounge are turned off and l send a text” l am going to bed”) there is no more access to the main house .
Thus I have the portable toilet which my guests can use at anytime during their stay, as will be down in the summerhouse. (I will empty this so please just leave it as it is made of recycle corn starch and will need to go into my garden waste,in an orderly manner and not just chucked into my waste bin where it might leak..)

I DO hope though you will use the main house toilet during daytime /evening hours as portaloo is really only for emergencies =D

Keep in mind that flies, bugs /spiders etc might come in when door /windows are left open ,just like in any other house . There is a bug spray (wasp&spider) you can use if worried that kills any mini trespasser!!

The Gallery of Modern Art and the Dean Gallery is next door though and serve breakfast ,lunch,dinner from 9am-5pm and they have toilets should there be an emergency.

I do work mainly for home though so am around a lot of the time during the week days albeit weekends might be different!

🔥Sat and Sun there is no access, until 8am unless pre arranged ( preferably before booking) and then of course l shall try to accommodate ,but never before 7am on a weekend EVER as weekend we all need our sleep! ( unless previously arranged) 🔥

This as we are all shattered after a long week, so please let me know before booking, if you need to check out very early on a Sat or Sun so we can talk about this.

Seeing using the shower at any time weeks day or weekend before 6.30am is never a possibility,l can always arrange that you have a shower the night before check out , if that is needed =D .

During school days the access to the bathroom is mainly 7.15-7.45am and I leave the house at 7.45 am, so my guests will have to be finished at no later than 7.45am in the bathroom.

I do however get back at 8.55am until 9.30 am and then the bathroom is yet again totally at my guests disposal .
9.30-11.30 l tend to run errands so often the bathroom is unavailable during these two hours but communication is key so if there is a day you need access as working from the guesthouse just say, and l will try to accommodate.

It is just during weekdays for school drop off that I have to be out and away for 1 hour, followed by my Pilates&errands , thus the limited usage early morning .

Should there be a need to wash clothes then I can help with that for a fee of £6/wash and then air dried on the line outside or in the house (or add an extra £7 if need to be tumble dried).£13 all in!

I would need the clothes in the evening to be picked up the following evening unless otherwise agreed.
I do not take responsibility for any damage done to the clothes, but put it all in the machine and it is your responsibility to check they can all be washed together as you give them to me =D
I do not iron them but am happy to lend you an iron for you to do yourself.

PARKING, l have free on street parking between 5.30pm-8.30am and free all weekend. Other times parking is pay and display on the next street along as my street is permit only.

I recycle plastic bottles and cardboard ( pizza boxes etc) so if you do too, please either leave for me in blue container-glass,
Red container cardboard.
OR feel free to put rubbish into my GRAY BIN BY MY ENTRY GATE 🙏🏻🤩

I tend to be very flexible, so please ask any questions before booking and I am sure we can work something out if you are having concerns bout anything at all.

Other things to note
As we are located in a small Cul de Sac with neighbours on either side,it is important to us that noise late at night is kept at a very minimum so as not to disturb them.

Also as my dog is only wee and her security is very important to us,please make sure all three gates are shut at all times and the middle one also locked,key sits in the lock all the time.Thank you!

I would appreciate if you can let us know when you will be arriving so I can be here and meet you and give you your key. If I am not here , (due to you arriving earlier than thought or later than planned) l may leave a key sitting in the door of the summerhouse itself so just use it to let yourself in.

Check in times are after 4 pm earlier check in is never possible as not home ..Please use “ use bounce” a cheap lock up for luggage around Haymarket should you arrive early.
Also check in ,no later than 9pm ( but can accept up to midnight as long as it is understood you will not have access to the main house and bathroom at this time,only the portaloo/camping toilet under the bed in the guest house)

Check out is before 10am .
You can though always leave your bags in the garden shed ( if I need to go out) or in house if l am going to be in that day, if you so wish.
Just so it gives me time to clean and wash the linen before anyone else arrives.

If we are not home when you leave, please just turn the heating off and make sure door is locked with key left in it 🙏🏻

The space
Quendale is a typically spacious Victorian Edinburgh townhouse.

Guest access
This listing is for a bedroom which contains a working area and seating area within the room. There is an en-suite shower room and toilet. It is accessed via a communal hallway and stair but there is no access to other rooms in the house.

Other things to note
Heating is provided by a central heating radiators in the room. This has an individual temperature control which can be adjusted. During the winter the central heating comes on in the morning for a few hours and for the evening (usually 6 to 11:30pm). During colder temperatures it may be on during the day and through the night. In summer it is not usual for central heating to be used. For environmental reasons in Scotland it is not usual to maintain room temperatures at 'shorts and T-shirts inside' temperatures.

You are located in the attic area of a 1890’s Georgian townhouse in the heart of Edinburgh so naturally stairs to reach your room. Our self check in serviced rooms are set over three floors, You will find us situated in "Hill Street" along the historic cobbled street in the New town of the city.

The space
This type of accommodation wouldn't suit anyone that is traveling with small children or any mobility issues due to the fact we have stairs to climb and there is no disabled access or lift within our accommodation.
We are super central and only about a 3 minute walk to Princes Street, 10 minute walk to Edinburgh Castle. The street parallel to "Hill street" is "George Street" here is where you will get a more cosmopolitan feel to the city with luxury shops, cocktails bars and plush restaurants. You couldn't get more central if you tried!

Guests are reminded to check their email prior to arrival as they will be sent a self check in access code, to enable you to gain access to the property and room.

We have a super easy check in/out system, great location, we love to keep our place immaculate at all times, quiet place to put your head down after a busy day in the city. The room is located in the attic area of the townhouse so there are stairs to climb.

This room is situated in the attic so some areas have coombed ceilings.

Other things to note
We don’t cater for any hen/stag party’s no children under 12 or pets and we like to keep our accommodation nice peaceful when possible so everyone can enjoy there time away. We would ask guests not to light any candles,Incense sticks in the rooms due to this being a major fire risk for themselves and for other guests staying here. No vaping and obviously our property is strictly non smoking. No cooking within the rooms, we do not provide adapters but can recommend where to buy them. We offer an extra service of a luggage store for after your stay, message us for more details on pricing.

Hi it is my Harley cozy garage . The garage offers a warm, inviting space with a fireplace.
It’s surrounded by patio very private and peaceful atmosphere. There’s also space to sleep and freshen up.
I’m available to provide tips about the area and local attractions.
I can also offer a transport to and from Edinburgh city centre as transfer to and from Edinburgh airport .
Citi tour on my Harley could be interesting way to discover Scottish capital.
There is possibility of breakfast/dinner.

The space
My Garage is live home for my bikes. So most likely You will spend a night with my bikes/s ther is option to park your bikes in so you could have complete family in the house.
On the patio you can find garden furniture and barbecue.
There is no kitchen in the garage but you’ll have a kettle, plates and cups, so you can have morning coffee/tee.
