The cottage of Luffness Castle, which has been completely modernised, used to be the house of one of the gardeners at the castle of Luffness. The view from its windows is over a field where sheep graze, often accompanied by deer. Beyond the field is Aberlady Bay, its nature reserve and a path leading to beautiful beaches. The sunsets are particularly memorable.
Golf is the prime reason why many people come to East Lothian. There are eleven golf courses, all of whom welcome visitors, within five miles of Luffness with many more further afield. There are also many other attractions for the visitor. The beaches and dunes at Gullane are particularly attractive for children. The Ornithological Centre in Aberlady, the Museum of Flight at Athelstaneford and the Seabird Centre at North Berwick are only three of many others.
Excellent restaurants, takeaways and public houses are to be found, within two miles of Luffness, in both Aberlady and Gullane, with many more a bit further away in Haddington and North Berwick.
- "We traveled with two kids under four, my spouse, and her parents. The apartment had tons of space and a nice patio as well. This cottage is literally built within the wall of the castle grounds. The very windows you look out to see the ocean and the sheep are built right into the wall. The walk around the property is fantastic. Beautiful rose gardens, herbs everywhere, and more apple trees than you can count. There are many walking trails just outside the castle walls as well. You will definitely need to rent a car if you stay here. The nearest bus stop is a 12 minute walk. So it’s doable, but not ideal if the weather is rainy. The towns around the area are really fun to explore and the restaurants in Aberlady are great. You’ll want to take the train to Edinburgh from Longniddry. It’s only an 8 minute drive to the station and a 20 minute train ride from there to the city center. You’ll love everything about this cottage, the location, and the magic of the grounds."

St Margaret's Cottage offers cosy, self-catering accommodation in Edinburgh in an ideal location near Portobello on the east side. This detached cottage provides accommodation for up to four people, with open plan living/dining area fully fitted kitchen on the ground floor and two bedrooms (one double, one twin) and bathroom on the upper floor. This is perfect self-catering holiday accommodation in Edinburgh to explore the city, beach and countryside alike.
One well behaved dog is welcome by prior arrangement only at time of booking. Owners must provide dogs bedding and towels and they are not permitted on furniture or beds and must not be left unattended in the property for any amount of time. An additional fee applies of £25 per stay which is paid directly to the property owner. We have totally refurbished the kitchen and bathroom (now with a walk-in powerful shower rather than small bath). We've painted the front and put new furniture, fencing and taken down the large conifer trees in the back garden, so it's ALOT sunnier (we've also graveled over this area with Scottish pebbles).... There's also a new firepit for cosy outdoor lounging or BBQing. Disclaimer: Please note that your booking is subject to the cottage holding a Short Term Let Licence. The heart of the bothy features an open plan dining area with lovely oak floors and log burning stove, and separate open plan kitchen, well equipped with electric cooker, gas hob, microwave, dishwasher and fridge freezer, plus washing machine and tumble dryer.
Also on the ground floor is a 5' king bedroom (ziplock beds) and shower room with walk in shower.
A steep flight of stairs leads up to two further bedrooms with low sloping ceilings. There is one 6' superking bed (ziplock) and a small twin (two 3' singles beds), plus a bathroom with bath and separate shower enclosure. The beds are built into the eaves.
Outside there is an entirely private fenced courtyard with picnic table and comfortable seats, plus off road parking for up to two cars.
The bothy is connected to the main farmhouse, where your hosts live, by internal doors which are kept locked from both sides at all times.
The bothy is in a residential steading of four homes, and we are grateful to our guests for maintaining the peaceful atmosphere. Quiet time between 9pm and 8am.

Old Abbey Cottage is a cosy, three bedroom former railway cottage built in the 1800s. Secreted up a leafy pathway, OAC is just a few minutes' walk from North Berwick's West Beach, golf course and High Street. A former railway cottage, it is also just two minutes from the picturesque train station (which you can't see or hear) with regular trains to Edinburgh and beyond. There's a wood burning stove for cooler evenings and a sun trap both front and rear, it's the perfect antidote to a busy day on the beach.
The cottage sleeps up to five people in three bedrooms, with a super-king (can we twinned), twin and single bedrooms along with family bathroom with under-floor heating. The cosy, south-facing living room with wood burning stove, separate dining room and modern, newly refurbished kitchen have access to a west-facing porch and garden at the rear - a sunny evening spot, ideal for a glass of something after a busy day on the beach!

Old Abbey Cottage, so named after it's location on the historic Old Abbey Road, is set back from the main street along a pretty walkway revealing a row of five, 120 year old railway cottages with original street lamps and floral baskets. The property sits opposite the ruins of the 800-year-old North Berwick Priory.
Cottage facilities include 40 inch HD Smart TV (Netflix etc), wifi, lots of books and DVDs. There is a washer/dryer and fridge/freezer in the kitchen along with Nespresso coffee machine. New, very comfortable and high quality, ortho-support beds with Egyptian cotton bedding in each of the three bedrooms. Guests are welcomed with a few foodie treats and a bottle on wine on arrival.

This old Victorian railway cottage is one of five terraced villas set back off the street down a pretty, leafy walkway. The cottage is just a short five-minute walk from the West Beach, the starter's hut and the High Street. The floral, award-winning train station is just a minute walk away with regular trains direct into Edinburgh city centre. Trains terminate in this 'Toy Town style' station, so you can't hear them coming and going!

North Berwick, just 25 miles from Edinburgh is a pretty seaside town with numerous sandy beaches, two within short walking distance of the cottage. It's a thriving historic town with 12th-century harbour, the five star Seabird Centre and lots of quality restaurants, bars and shops. There's the annual Festival by the Sea every August which is a mini version of Edinburgh's Fringe Festival and attracts families and tourists alike. The area is easy to navigate and most things are available on foot (although a visit to the main supermarket will take around five minutes in the car from the cottage. However there are smaller convenience stores on the high street such as the Co-op)...

Perched above rolling farmland on the edge of the Pentland Hills Regional Park, this is a home to re-connect and enjoy a little together time. For some this will be the journey’s end for rest and relaxation, while for others it will be the start of some amazing outdoor adventures in the raw, natural beauty of the Pentland Hills – a hot-spot for walking, biking and nature lovers.
Inside, the cottage has a multi-level arrangement, leading down into a spacious sitting room and dining room with characterful beams painted white to bounce light, and original coach house doors opening out to the lawned garden and far reaching views. The overall look is soft and tranquil, with an impressive central wood burner the focal point of the room for hunkering down and enjoying those cosy ‘go-nowhere’ days.
The gentle colour palette continues into a shaker style kitchen with a small central island and side doors leading out to the side of the cottage which extends into the front lawned garden.
Head back to the main access hall to the rear, and there's a sun room to the rear of the property which can be used in warmer days. The inner hallway leads up to three charming bedrooms, each balanced with a gentle colour palette which are serene and restful. The main bedroom has the benefit of an en-suite shower room while the other two bedrooms share a large family bathroom with shower, and separate slipper bath for a seriously sumptuous soak.

Completely updated in 2022 the apartment is stylish, comfortable and will prove to be an excellent base for whatever the reason for your visit to Scotland’s capital city.
The living room will be enjoyed through your trip whether it be relaxing in front of a movie with a glass of your favourite beverage or simply enjoying the view of the ships or the scenery. The cleverly positioned, raised table and chairs means that the view can also be enjoyed while dining. The kitchen is well-appointed with branded appliances including a dishwasher, washing machine, dryer and fridge/freezer with the expected crockery, utensils and glassware for almost any occasion. The owners have designed the kitchen and the rest of the apartment for that matter with the guest experience at the forefront of their mission. Both bedrooms have been professionally interior designed and provide one double room with a kingsize bed and one with twin beds. Completing the accommodation is the shower room with a large walk-in shower.
The location of the property is just over two miles from Princes Street in the centre of town, around two and a half miles to the castle so for those who enjoy a walk, the architecture and sights you’ll stumble across, not to mention the shops, cafes, bars and restaurants will undoubtedly tempt you. There is a plethora of bars and restaurants within a 15-minute walk from the apartment. Around a mile and a half along the coast to the east is the Port of Leith where the formal Royal Yacht is moored. Again this is an enjoyable walk where you get a sense of how life used to be in this part of town. There are numeroius bars and restaurants including a few Michelin Star eateries which can be found in this part of the city. There are buses outside the apartment which is a direct line to Edinburgh airport also buses into the city centre.
When the tide is out and if the weather suits then just across the road and to the west, only a few hundred yards is Wardie Bay, regarded as one of Edinburgh’s best secret beaches. It is small, however it is perfect for sitting enjoying the sun on a summer’s day, maybe enjoying some fish ’n’ chips or an ice cream. Whatever the reason for your trip, whatever your styles and tastes, whatever it is that you may be into then this fabulous city has something for all and this beautiful apartment is no doubt a superb place to base yourself.

There are two further bedrooms downstairs, however the third bedroom with the bunk bed is probably better for two adults or three children as it is relatively small with only a curtain dividing it from the rest of the house. The living room is open plan with fabulous views out to open fields, and on a good day you can see Ben Ledi in the beautiful Trossachs mountains. This is truly a wonderful detached holiday home in which to thoroughly enjoy a relaxing holiday surrounded by the countryside and natural wildlife.
This stunning, modern lodge is not only pretty and interesting to look at but internally the property has many features added to enhance the experience of the guest on their stay. The open space in the living areas are simply superb and with the wood burner, this space will prove to be an enjoyable and comfy place to sit and relax after a day on the go. The prep of meals and being able to enjoy them will be nice for any family or group, since the kitchen has everything you’d expect to be there, whether it’s a case of throwing something quickly together for the children or putting in the time and effort to create something special. With that in mind, remember that Linlithgow and Falkirk are minutes away by car and have a whole host of bars, cafés and restaurants that cater for literally every taste.
Linlithgow is wonderfully close to Edinburgh (only 23 minutes by train to the city centre), and also only 30 minutes to Glasgow and historic Stirling. There is a rich variety of cultural activities, beautiful scenery and all the sporting entertainment you could wish for nearby. Our stay was for 4 nights and the convenience of the accommodation and public transport meant the car stayed where it was. All the facilities of Queensferry are within easy walking distance with a good choice of restaurants although the kitchen is well equipped for self-catering. Lorna, the host lives down below and thoughtfully provided a few basic items to start us off after our journey and before a shopping trip was made. The railway station is a 12-15 minute walk away with 2 trains per hour and a 15-20 minute journey into Edinburgh so convenient for visits to the capital. The description of the accommodation on this website is spot on and we wouldn’t hesitate to return if we get the chance!"

With spectacular views over the Firth of Forth, and an equally spectacular vista of The Pentland Hills from the front of the property, the holiday cottage is attached to Midkinleith Farm above Currie, 8kms from the centre of the city of Edinburgh. We have a twin bedroom, one large bathroom with shower, a second smaller bathroom, a lounge with sofa bed and a kitchen with all the facilities you would need. There is wi-fi and gas central heating, a large screen TV and box full of games. There is a large play barn with table tennis, snooker, darts and table football.

The Head Gardener's Cottage successfully combines the charms of a cottage with loads of style. The property can easily accommodate 8 people and is a lovely venue for a celebration or for family get-togethers.
The house has been decorated using largely Mulberry fabrics and furnishings which creates a sumptuous and cosy feeling. It is one of the most quaint cottages in East Lothian and has plenty of parking, large grounds and is situated next to a walled garden. It also boosts a wonderful 7 person hot tub which is kept at around 40C which is great fun all year round.
This beautiful cottage sleeps 8 people in four interior designed bedrooms.
There are 2 bathrooms, one shower room and one WC. One bathroom is decorated with Bisazza Mosaics and has a large spa bath. Another has a huge slipper bath with pebbles on the floor which is really lovely to walk on. The house is very private with a private entrance surrounded by mature trees. Within this secluded area is outdoor furniture and a hot tub which is really lovely to relax in.
On entering the cottage there is a beautiful handmade wooden kitchen which has under floor heating, a range cooker and seating. The dining room has luxurious silk drapes and comfortably seats 8 people. The sitting room is spacious with comfortable sofas (1 sofa bed), ideal for relaxing. There is a downstairs bedroom with double bed and a downstairs WC with a stone basin.
Upstairs are three bedrooms one king sized and one double each dressed with cushions and throws and two twin bedded rooms.

The cottage’s living spaces and bedrooms are all found on the ground floor and include a bright, open-plan living space with comfortable seating for four and a dining area, which leads into a newly fitted kitchen generously stocked with appliances and essentials. Two bedrooms, one with a king size bed and the other with twin beds, share a bathroom which features a bath with shower over.
Outdoors, the pretty enclosed lawned garden has a sunny, west-facing patio area for al fresco dining and soaking up the countryside views and sunsets. Fordel Cottage enjoys a very tranquil setting - beyond the occasional interruption from animals and vehicles from the neighbouring farm, the rural peace is complete. And actually, the sporadic distractions are invariably welcomely received by children, who particularly love watching the ponies trot around the field at the rear of the property.
For those with restless feet, Fordel Cottage is ideally located for enjoying walking or cycling in the Dalkeith Country Park and Pentland Hills Regional Park, heading to the beaches of East Lothian, playing golf in the nearby Kings Acre and Newbattle courses, or taking a day trip into Edinburgh (just 11 miles away).

All the accommodation is located on the ground floor.
The open-plan living area boasts a hand-crafted oak kitchen featuring a two-oven electric Aga with a hot plate, a fridge with a freezer compartment, a microwave, a half-size dishwasher, a Belfast sink, and cookery books.
The living area includes a seating area with a two-seater sofa, an armchair, a Chippendale-school Windsor chair, a hemlock log side table, and a Smart TV. The dining table, an antique feature piece, seats two guests. To enjoy some country air, French doors open onto a terrace from the living area.
The bedroom features a 3’ zip and link bed that can be set up as either a super king or twin beds upon request. A bespoke, handmade cupboard with hanging space, shelves, suitcase storage, and a full-length mirror provide everything you need to feel at home whilst you are staying at the Ploughman's Bothy.

Through the French doors to the rear of the Bothy, you can access a small terrace overlooking the paddock with a table, two chairs, and a small barbeque for the summer months. There is partial screening to separate the terrace from the neighbouring terrace for Shepherd's Bothy.
The grounds and amenities are shared with other guests.
At the back of the Steading, there is a paddock that is perfect for various outdoor activities such as football, rounders, picnics, or yoga. Next to this is a fire pit and seating area with log stools, located under the remains of Papple Convent, recorded in 1458. This is the perfect place for roasting marshmallows and singing around a campfire. In the cart shed, guests can enjoy playing table tennis and table football.
There is a woodland area with wooden follies that can be used as a playhouse, picnic shelter, or as a hiding spot for spotting wildlife. This area also features a picnic table, boardwalks, bridges, and swings for children to enjoy. There is plenty of wildlife to spot, including hares, badgers, rabbits, owls, bats, shrews, newts, and countless birds. Additionally, there is a fruit patch with strawberries, redcurrants, blackcurrants, gooseberries, and raspberries.
The wider grounds of Papple Steading encompass an additional 18 acres of woodland and a wildflower meadow, providing excellent opportunities for walking and fully soaking in the expansive and un-ruined countryside.
Ploughman's Bothy is the perfect base for exploring the local area. The local countryside is jaw-dropping, and boasts a renowned coastline, which attracts walkers, cyclists, runners, and water sports enthusiasts alike. The myriad of world-class golf courses nearby attract golfers and spectators alike. For the less outdoorsy, there is an array of museums, ancient churches, and picturesque villages close by. Furthermore, Edinburgh is only a 45-minute drive or 25-minute train journey from the nearby Drem Station (10 miles from the Ploughman's Bothy).

No smoking inside or outside.. This beautiful home away from home is ideal for couples or a small family looking to enjoy a superb accessible location just south of the city of Edinburgh. Just on the outskirts of Roslin, a place noted recently in Dan Brown’s ’The Da Vinci Code’, and at the start of the Pentland Hills, this is a great place to base yourselves for your time away. Being surrounded by attractions it’s expected that guests will be out exploring and enjoying themselves, however if there was a reason to want to stay and relax then Whitehouse Studio will give you a very good excuse to do just that.
There are two bedrooms on the upper floor. The larger of the two, the main principal bedroom, has the added luxury of an en-suite shower room. The main shower room is on the ground floor and has a three-piece suite, with a larger shower providing that luxury feel that this property offers. The living room is excellent and has been professionally dressed by interior designers. A very well-proportioned living and dining room enjoys patio doors to the garden, a fabulous feature on a warm sunny evening. Guests will also have their own private garden area when they can enjoy meals al fresco and a glass of something cold on summer nights.
The area is steeped in history, and Roslin Chapel is most certainly worth a visit. Scotland’s largest dry slope is just a few miles away at Hillend.
Just 7 miles north is Edinburgh, Scotland’s capital city. If looking to experience The Edinburgh Festival in the month of August, the property is well situated for the Straiton Park and Ride or a five-minute walk to a bus stop. The bus takes approximately half an hour into the city centre of Princes Street, where you can gain easy access to The Royal Mile, Edinburgh’s Old Town and the historic Grassmarket- which is towered by Edinburgh Castle. At the end of the festival there is normally spectacular fireworks display from the castle esplanade and the famous Tattoo is hosted there too. An easy drive would take you to Ingliston where there is another Park and Ride for you to leave your car and jump on the newly finished tram line-travelling through Princes Street-and which is now extended to the port of Leith.
The recently renovated St James Quarter located at the east end of Princes Street offers lots of shopping and plenty of eating places and at the west end you can experience many of Scotland’s famous Whiskies at Diageo’s Johnnie Walker Experience.
At one end of The Royal Mile is Holyrood Palace and Arthurs Seat giving fabulous views of Fife and beyond if you are energetic enough for a climb.
The area is ideal as a base given that places like St. Andrews, Loch Lomond, Stirling, and Glasgow are all reachable, either within an hour or just over. Within half an hour the Borders town of Peebles is another favourite place to visit for a walk. North Berwick to the east is an easy drive along the A1 where again there is lots to explore and offers a lovely day out. Beach 10 miles.

BASS ROCK AND BELHAVEN BAY PODS
Our two glamping pods are well appointed luxury spaces situated in deliberately slightly wild gardens with stunning views weather permitting. Made in wood, they have wall and underfloor heating ensuring a cosy warm space, a kitchenette, sitting/dining/sleeping areas - and an ensuite shower with flush toilet.
The living areas face out onto open countryside, with fantastic vistas over fields, hills, and the North Sea and Firth of Forth, including Bass Rock and the Isle of May. Outside is a patio area, a chimenea to sit around and keep warm whilst taking in one of the remarkable sunsets, and a BBQ.
THE KENNELS COTTAGE
The mid-Victorian era Kennels were renovated in the early 2020s, making them suitable for both humans and dogs. There are two bedrooms, one ensuite, as well as a kitchen/living room with a wood-burning stove. The underfloor heating keeps them cosy, like the Pods, and there are small garden areas to the front and sides, which were previously outside runs for the dogs. At some point, the Kennels were also a sheep pen - so you would be amongst the first humans ever to occupy this building. EPC rating C.
The Pods and The Kennels Cottage are about 150 metres apart (so a large family would be able to see each other easily, as well as having their own individual spaces), and there are walks into the lovely surrounding countryside immediately from the grounds.
We do have some home produce from our smallholding, which you are welcome to purchase when available - including eggs and chutneys and occasionally in-season vegetables, honey and meat.

This is a lovely, centrally-located flat with wooden flooring throughout and an open fireplace. In a stylish part of the City with local cafes, restaurants, bars and shops on your doorstep and excellent public transport.
The perfect base to explore the city as you are within walking distance of all the city’s main attractions. 10 min walk from Scottish Parliament and the historic Royal Mile, 20 min walk from Prince's Street and just a 10 min walk from Holyrood park and Arthur’s seat.
The space
Quiet, clean and comfortable. Open plan living room, dining and kitchen area. The flat also benefits from plenty of natural light. It can also be warm and cosy in the winter with the shutters closed and the fire on.
The flat has gas central heating, wifi, on-street parking and a private west facing garden to the front of the flat which is great for an evening barbeque.
Fresh bedding, towels and shampoo are provided.
Kitchen will be stocked with basic staples, including herbs, spices and oils. Breakfast foods also available including (bread, jam, marmalade, eggs, milk, porridge oats, tea, coffee etc.).

Guests have the use of my flat as their home for the duration of their stay. Double bedroom, living room, bathroom, kitchen. The flat also has a lovely garden which acts as a sun trap in the evening.

An ideal spot for couples,solo adventurers,business travellers, families and furry friends. The cottage is situated in acres of stunning countryside with a stream running through the garden. It is equipped with a super king sized bed and extra sofa bed. Come and enjoy the countryside with the wildlife on your doorstep as well as the huge range of activities available nearby. Relax and unwind in front of the open fire.For the sightseers its only a 30 minute drive into the centre of Edinburgh!
The space
An easy spot to unwind but also a great base for walking, golfing, cycling, sightseeing in Edinburgh and the Borders, fishing and is close to the East Lothian beaches.
The property is part of an old small holding farm which kept sheep up until recently. The cottage is next door to the main Keith Bridge House, a small 2 bedroom property Matt and Hannah live and will welcome you and be available to help if there is anything that you need. Both properties date back to the 1850s with the cottage undergoing a recent renovation. Well known ornithologist George Waterston lived here for a number of years documenting the abundance of bird life found around the property.
The stream has fish running through with herons, geese and ducks often patrolling up and down. Otters have been spotted but that is only if you are very lucky! We are pet friendly and have a large garden for dogs to safely run around in.

Take a walk around the extensive private garden and field in front of the cottage, sit and listen to the endless birdsong and running river. There is also lockable storage in the garage for bicycles, fishing gear, golf clubs and children’s gear.

With the nature of being rural and down in a glen beside a river there can be an issue with guaranteed signal for all mobile phone providers. This can be a blessing for some to have a break from their phone but frustrating for others who need to have guaranteed signal. Whilst the term bothy may evoke images of simple, spartan living, a quick peek through the moss green front door of Ploughman's Bothy will confirm that this quirky rural bolthole exudes understated luxury.
The space
The meticulously executed renovation includes sleek polished concrete floors and exposed stone and tulipwood walls alongside bold paint colours by Craig & Rose, William Morris wallpaper, Philippe Starck light fittings and bespoke light sculptures.
The full-height open-plan living area features local Chippendale-school Windsor chairs, artisanal hemlock log side tables, a hand-crafted Oak kitchen and quality appliances including an AGA oven. A fabulous welcome pack of local goodies awaits guests on arrival.
In the bedroom, a sumptuous Harrison Spinks bed is dressed with hypoallergenic vegan down duvets and pillows from the Fine Bedding Company along with high-quality cotton bed linen and towels. The bathroom has a powerful shower, heated mirror, underfloor heating and Heritage fittings. Guests are provided with vegan Moo & Yoo guest amenities.
Superfast broadband is delivered throughout the Steading via a direct dedicated fibre BT connection to ensure an excellent signal in every room.
In addition to the private terrace accessed from the living area with seating for two, guests have shared use of the wider grounds with others staying at The Steading. There’s a large paddock for rounders, football, picnics or a sunrise Yoga session taking in views to nearby Traprain Law, a volcanic intrusion and the site of a Stone Age fort. A firepit and log seating area sits beneath the mystical ruins of the ancient Papple Convent – recorded in 1458 - ideal for marshmallow toasting and campfire singalongs.
A woodland area comes complete with wooden follies – hand-crafted shelters which can be used as wildlife watching hides, playhouses or picnic shelters, there’s also boardwalks, bridges and swings for children in addition to another log picnic area. There is plenty to spot in terms of wildlife, including hares, badgers, rabbits, owls, bats, shrews, newts, and myriad birdlife.
The wider estate includes a wildflower meadow dissected by Papana Water and a further eighteen acres of ancient woodland perfect for walking. It’s said that the land was gifted to the nuns of Haddington.
Papple, within the old Whittingehame Estate, is an excellent base for exploring the local area. The outstanding local countryside and renowned coastline have much to offer keen walkers, runners, riders, cyclists and water sports enthusiasts. There are world-class golf courses on the doorstep, an array of museums, pretty villages and ancient churches to explore. Central Edinburgh is a 45-minute drive or a 25-minute train journey from Drem station (10 miles from Papple Steading).
For larger groups, Papple Steading comprises four adjacent properties (sleeping up to 20) - Papple Farmhouse, Grieve’s Cottage, Shepherd’s Bothy and Ploughman’s Bothy - making it ideal for large family get-togethers or groups of friends who want to holiday together without compromising on space.
GROUND FLOOR
The accommodation is all on the ground floor and is therefore suitable for less mobile guests.

OUTSIDE
Accessed from the living area to the rear of the Bothy, is a small terrace overlooking the paddock with a table and two chairs. There is partial screening to separate the terrace from the neighbouring terrace for Shepherd's Bothy.
Guests have shared use of the grounds and amenities with other guests at Papple Steading on a first-come, first-served basis.
To the rear of the Steading is a paddock which is ideal for outdoor activities such as football, rounders, picnics or yoga. There is a fire pit and log stool seating area to one side beneath the ruins of Papple Convent. The cart shed has a table tennis table and table football will be available from early October.
A woodland area features wooden follies which can be used as a playhouse, picnic shelter or as a hide for spotting wildlife, along with a picnic table, boardwalks, bridges and swings for children. Guests can also enjoy the fruit patch with strawberries, redcurrant, blackcurrants, gooseberries and raspberries.
The wider grounds include an additional 18 acres of woodland and wildflower meadow which provide excellent walking.
PARKING
There is parking for one car opposite the Bothy.
ELECTRIC VEHICLE CHARGING
For safety reasons, we do not permit electric vehicle or hybrid car charging at this property. If you’re travelling by EV, discover your nearest electric vehicle charging point here.
BABIES & CHILDREN
A travel cot and highchair is available on request.
DOGS
One dog is welcome. Dogs must be kept to ground-floor uncarpeted areas and are not allowed on the furniture or in the bedroom. Guests must clear up after their dogs.

Ploughman's Bothy is furnished and equipped to a very high standard. A Harrison Spinks’ bed and mattress are dressed with a hypoallergenic vegan down duvet and pillows from the Fine Bedding Company along with high-quality cotton bed linen and towels.
The bathroom has a powerful shower, heated towel rail, underfloor heating and Heritage fittings. Guests are provided with vegan Moo & Yoo hand wash, body wash and shampoo and a hairdryer is provided in the bedroom.
The owners of Papple Steading are eco-conscious and have equipped the kitchen with wooden utensils and eco-friendly equipment, where possible.

WI-FI & MOBILE COVERAGE
Superfast broadband is delivered on a direct dedicated fibre BT connection with excellent signal strength throughout allowing for streaming and Wi-Fi calls. The mobile coverage is adequate but patchy on most networks.
HEATING
In line with Papple Steading's ethos, the buildings are heated by heat transfer pump systems with both shallow and deep bore exchangers. There is underfloor heating throughout the property and there is a heated towel rail in the bathroom.
GUEST PRIVACY
Ploughman’s Bothy sits next door to Shepherd’s Bothy and is at the end of the row. There is partial screening between the external terraces for each property.
Guests at all four properties at Papple Steading have shared use of the wider grounds and amenities. Guests are asked to be respectful of others and keep dogs under control at all times.
The estate office is adjacent to The Farmhouse and the Papple team are on hand to assist all guests with queries during weekdays from 9am to 5pm, but also fully respect guest privacy.

Guests can book Papple Steading exclusively, sleeping up to 20 guests across all four properties.
IMPORTANT
The adjacent steading is currently undergoing redevelopment. This has been screened off and whilst no major works will take place when guests are in residence, there may be some minor noise from the site. Please contact us if you have any concerns.

There is a licensed farm shop on site including a huge range of local products, teas, coffee and cakes. A perfect location to relax and explore the local area.

The space
A cosy, rural cottage in East Lothian which is 1 mile from the village of Garvald and 3 miles from the village of Gifford (supermarket in this village). The location is on a farm at the foot of the Lammermuir Hills with lovely open views and lots of great nearby walks along the picturesque beaches, foothill paths & tracks. It's also a great area for cycling, the surrounding roads were used by Iron Man Triathlon in 2017 and 2018 as part of the cycling route! The cottage offers a truly relaxing stay in the quiet of the countryside although it is also only 40 minutes drive from Edinburgh and the local villages and towns are of course nearer.
The cottage is very well equipped, details of facilities are below as well as under amenities. If you are unsure about whether something is provided or would just like to check something in particular please feel free to message me.

The Kitchen:
Well equipped modern kitchen on the ground floor with wooden worktops for a country feel yet all the comforts of home with a Nespresso machine for coffee lovers and integrated appliances: electric oven, induction hob, microwave, fridge/freezer, washer/dryer, dishwasher.
The Bedroom on the ground floor:
This bedroom has a king size bed. We value a good nights sleep and the beds provided have this in mind, the frequent compliments about the beds gives us confidence we have got this correct. Deep pile sheepskin rugs either side of the bed add another sense of luxury. Other features include USB sockets both sides of the bed, wall mounted brass clothes hanging brackets, wall mounted smart TV, full length mirror and views out the front.
The Bedroom upstairs:
This bedroom can be prepared with either a super king size bed or 2 single beds. We value a good nights sleep and the beds provided have this in mind, the frequent compliments about the beds gives us confidence we have got this correct. There is a TV, chest of drawers, bedside tables, hanging space, mirrored dressing table area, USB sockets both sides of the bed, large velux windows with integrated black out blinds for a long, deep sleep and stunning views over the open countryside when you awake.
Our pillows are luxury hollow fibre and are in all bedrooms. We do have feather pillows available if requested prior to arrival. Please let us know if you have any specific requirements or allergies to allow us to have the cottage ready for your arrival.
The Bathroom:
Spacious, luxurious bathroom with large double-ended bath, big enough for 2 and a fixed overhead shower. Wash hand basin and WC. Wicker chair with soft sheepskin rug. Large velux window with stunning views over the countryside. Perfect space to relax and unwind with unlimited hot water, just add bubbles.
The Downstairs Toilet:
Toilet and washbasin on the ground floor just beside the back door. Complete with coat hooks above the radiator to dry out wet outdoor clothes.
The Gardens and parking:
There is an enclosed garden opposite the front door with free parking spaces for 2 cars and a rear garden accessed from the back door. There are 2 EV charging points for electric cars in the village of Garvald which is 1 mile away.
Private hot tub for guests to enjoy, situated at the front of the cottage with views of the garden and Lammermuir Hills. The hot tub is checked twice daily by the owners who live nearby to ensure the chemical levels in the tub are correct.
Guest access
A well equipped cottage and guests have private access to all areas in the cottage and the garden. Private parking.
Other things to note
This is a quiet and relaxing setting and a perfect location to simply escape for peace and quiet or to use as a base to explore Edinburgh and the East Lothian landscape from ocean to hills. Plenty of special places to discover without the crowd. What do you need to bring? Time to explore.
Ordnance survey maps and recommendations of walking routes from Carfrae Farm are provided in the cottage. These are waterproof and can be taken with you on day trips but please return them to the cottage after your stay. If you wish to take it home please let us know and we can arrange payment.
During your stay you can borrow a bike. We have 2 ladies and 3 men’s bikes available. Please note you must bring your own helmet. For more information or to use please ask in the farm shop.
We do not allow large groups for parties and loud music at our cottages.

A cute wee historic cottage in the Pentland Hills with magnificent views.
This home is one of the few properties inside the Pentland Hills regional park.
30 minutes outside of Edinburgh. Harperrig Reservoir is at your door where you can swim and paddle. Endless walks in the Pentlands. Surrounded by farmland.
Sit in the hot tub of an evening and watch the colours change in the hills as the sun sets. And wake in the morning to Nespresso coffee.
The space
The entire house and it’s garden space are solely yours throughout your stay.
The hot tub is for the sole use of the holiday let - nobody else has access to it.
We have 4 adult bikes for use by guests. They’re locked away until we get a covered bike store for the cottage. Until this time, just let us know if you want to use them and we will bring them to you. We don’t provide helmets for hygiene reasons so you would need to bring your own. They are also not good enough for off road and mountain biking in the Pentlands.
Other things to note
We endeavour to provide all that you will need for your stay. If anything is missing, we would love your feedback on how to improve.
Please note there is a bath with a hand held shower head and no shower in the property. Unfortunately, according to a number of plumbers, we don’t have the water pressure required for a shower so this can’t be added to the property.
