Plenty of pots, pans, skillets, plates and cups were available. An electric kettle and toaster were also there. Bedrooms had good mattresses, in my opinion. One bedroom has a king-sized bed and the other bedroom has 2 twins. Both bedrooms have mirrors, wardrobes, chests-of-drawers, and bedside lamps. One television was in the king-sized bedroom, and the other was downstairs in the sitting room. Bathrooms were pristine and have either new or nearly new appliances. Both also have exhaust fans and heaters. The drawbacks to the property are few. One was the lack of a dryer and the wifi is weak. However, those are not big deals to us. We would go back to Douglas's cottage in a heartbeat. "

Saddlery cottage is a stone built south-facing detached cottage with private parking, patio, garden furniture, BBQ and gardens. It has a large dining kitchen seating 6 with dishwasher, fridge, freezer, hob etc. It also features an ornamental Victorian cooking range. The lounge features high quality leather sofas and a large modern flat-screen digital TV with Blueray player. All terrestrial, Freeview and Sky channels provided. The Nest is a charming fully-equipped cottage in the heart of the picturesque town of Melrose. The town is home to the Melrose Rugby Sevens and the Borders Book Festival and also boasts many restaurants, cafes and independent shops. St. Cuthbert's Way, Melrose Abbey and the Eildon Hills are a short walk away from the cottage.

The open plan lounge/kitchen is well-equipped while the ensuite bedroom is cosy with a bright bathroom with bath/shower. There is also small private courtyard garden at the rear of the property and plenty of free on street parking at the front of the cottage.

The cottage is an ideal retreat for couples and ideally located for many dog walks. We offer pet friendly accommodation and accept well-behaved dogs at a maximum of two per stay. Entry is via secure keypad. Please note as the cottage is a Victorian property, it does have a steep staircase which may be unsuitable for some guests.

Living Space
Downstairs consists of a small entrance hall with understair storage for muddy walking boots and shoes. The cosy and bright lounge is open-plan and leads off to a fully-equipped kitchen. The lounge has a smart TV, comfortable sofas and soft furnishings as well as a fireplace with electric fire. Local information, reading materials and a basket of games are provided for guests. WiFi is included.

Kitchen
The kitchen diner forms part of the lounge area and is well equipped. It features a fridge freezer, microwave, kettle, Nesperesso coffee machine, toaster, dishwasher and washing machine. The kitchen has all the utensils and dinnerware you need to cook up a meal for a cosy night in. There is a small dining table in the kitchen area or why not dine alfresco in the garden.

Bathroom
Upstairs the ensuite bathroom is decorated in palette of calming greys and white has a bath with an overhead shower, toilet and large washhand basin. Towels, guests soaps and shampoo and shower gel are provided for guests.

Bedroom
The upstairs of the cottage is carpeted and has one bedroom with and en-suite bathroom. The bedroom has a king-sized bed with a new matress, bedside tables, dressing table and mirror, small walk-in wardrobe with hangers which is under the eaves of the roof and two chairs. The roman blind is blackout lined ensuring a good night's sleep.

Outdoor Space & Parking
The Nest also benefits from a small sunny private seating area to the rear of the property. The garden area is paved and is quite a suntrap, ideal for enjoying the late evening sun over a glass or two of wine. There is ample free, on-street parking right outside the front door. There is also a locked outdoor store for bottle recycling, muddy boots and it also cotnains a small freezer.

Location
The Nest is a 2 minute walk from the town centre and and 100 yards from the start of The Eildon Hills walk and St. Cuthbert's Way as well as a ten minute walk down to the river Tweed. The Nest is well located to explore further afield in the Scottish Borders, Edinburgh and the Lothians as well as Northumberland.

If you like walking, with or without a dog, you will love the fabulous walks from the doorstep and we have a handy hosepipe available to wash off muddy boots or dogs. The 3 peaks of the Eildon hills, right behind the holiday cottages, are an iconic landmark in the area and a good challenge for keen walkers and adventurers. Our holiday cottages are situated on a 2 acre site with an orchard, woods and open garden areas with picnic tables and BBQs. We are accessed via a private road with no passing traffic so children can play safely and dogs can be walked off the lead.

Melrose has a unique mix of independent shops and a superb eateries. For guests wanting to cook, there's a great butcher, two bakers, a greengrocer and a delicatessen all offering fantastic local produce. Or if you prefer a bit more convenience there's also a good Co-op supermarket in Melrose or several large supermarkets in Galashiels, around 5 miles away. For eating out there are several superb restaurants and cafes in Melrose and there's also several takeaway options too that will deliver delicious food to the holiday cottage. The cottage has three bedrooms - the downstairs bedroom can be made up as two single beds or they can be zipped together to make a luxurious super-king size double bed and this bedroom has an en-suite shower room. Upstairs, there are two twin bedrooms (each has two single beds) and a separate bathroom with a bath and an over-bath shower. All beds have deep, comfortable mattresses and cosy all seasons duvets and pillows made from luxury micro-fibre soft as down, there's no feather bedding.

Also on the ground floor there is an open plan kitchen / dining / sitting room and a sun porch at the front which is a lovely place to sit and watch the birds feeding on the bird feeder hanging in the tree opposite the cottage. It's also a handy place for letting dogs and wet boots dry off if needed.

The kitchen is fully equipped and has an oven, electric hob, microwave, dishwasher and refrigerator with small freezer compartment. The crockery is high quality Denby. There is a shared laundry facility which has a washing machine, a tumble dryer and a large chest freezer if you need extra space for any other frozen food such as ice creams. This room also serves as an information hub with pin boards and a leaflet rack giving lots of information on the best local attractions.

The cottage is kept cosy at all times by our state of the art eco-friendly biomass heating system which is on 24 hours a day with temperature control in the cottage.

Other equipment in the cottage includes: 43″ smart TV, iron and ironing board, wooden clothes hangers, toaster, kettle, vacuum cleaner, knife block, hair drier, torch, dustpan and brush.

Stables is a stone built detached cottage on a single level with private parking, patio, garden furniture, BBQ and sitting in stunning landscaped gardens. Stables has an open plan kitchen and dining area adjoining the lounge with seating for 4. It has a wide range of modern kitchen appliances including with fridge, hob, oven washing machine and dryer. The lounge features high quality leather sofas, solid oak flooring and a large modern digital TV and Blueray player. Free high speed WiFi is available throughout the cottage.

The lounge also has a good quality large sofa bed which is a available for the third person or any visitors. There is a small wash-room and wc just off the lounge. The master bed-room has a king sized bed and an en-suite bathroom with WC and shower. The cottage is fully centrally heated and double glazed. It enjoys a Visit Scotland 4 Star grading & is decorated, equipped & furnished to a very high standard. The cottage is south facing & is a real sun-trap. In addition to this there are two single bedrooms. There is space to accommodate an extra guest on a z-bed in one of the single bedrooms or in the master bedroom (small extra charge). All beds have deep, comfortable mattresses and cosy all seasons duvets and pillows made from luxury micro-fibre soft as down, there's no feather bedding.

There is a family bathroom which has a large bath and an over-bath shower plus wash basin and loo.

The living area has beautiful exposed stone walls and has a large open plan kitchen / dining / sitting room plus an additional loo. The kitchen is fully equipped and has an oven, electric hob, microwave, combi washing machine and tumble drier and refrigerator with small freezer compartment. The crockery is high quality Denby. There is a large chest freezer available in our information hub if you need extra space for any other frozen food such as ice creams. The cottage is kept cosy at all times by our eco-friendly biomass heating system which is on 24 hours a day with temperature control in the cottage.

The Granary has an interesting history - it used to be part of a Victorian mill where grain from the surrounding farms was ground to make flour and animal feed. All this was driven by an underground water wheel which is still here today! In the 1990's the mill was converted to provide the accommodation that you see now, hence the name, The Granary. The accommodation is all on the first floor, accessed via a private staircase.

The cottage has two bedrooms - one has a super-king size double bed and the other has two single beds. All beds have deep, comfortable mattresses and cosy all seasons duvets and pillows made from luxury micro-fibre soft as down, there's no feather bedding. There's room to sleep an additional person on a z-bed either in the living area or in one of the bedrooms (small additional charge).

We are thrilled to announce the launch of Dryburgh Steadings; four newly-renovated holiday homes that have been designed around an attractive courtyard. Created from lovingly restored, striking pink sandstone and weather-boarded farm steadings, the hamlet sits at the end of a no-through lane in a peaceful position beside the banks of the River Tweed.

This romantic pocket of the Borders has a fascinating tale to tell. The ancient Temple of the Muses overlooks the Steadings, with the legendary River Tweed below, punctuated by the charming Dryburgh Suspension Bridge which traverses the river below the Steadings. A five-minute walk along the lane leads to the evocative ruins of Dryburgh Abbey, the final resting place of Sir Walter Scott. The adjacent hotel is a good spot for meals or drinks. More distant views across open farmland take in the shapely summits of the triple-peaked Eildon Hills and the imposing statue of Sir William Wallace looking down onto the Steadings from atop a neighbouring hillside. Other highlights on the doorstep including the beguiling town of Melrose, Sir Walter Scott’s home at Abbotsford and Scott’s View, a celebrated spot from which to admire the magnificent undulating Borders’ countryside unfurl below.

Dryburgh Steading Three sits to one side of the hamlet and the immaculately-presented accommodation comprises a kitchen with dining area, sitting room with additional dining space, log burner and French doors to the garden and three bedrooms each with their own bathroom. The large lawned area which wraps around the Steading is also for the communal use of all guests.

The 3 peaks of the Eildon hills, right behind the holiday cottages, are an iconic landmark in the area and a good challenge for keen walkers and adventurers. Our holiday cottages are situated on a 2 acre site with an orchard, woods and open garden areas with picnic tables and BBQs. We are accessed via a private road with no passing traffic so children can play safely and dogs can be walked off the lead.

Melrose has a unique mix of independent shops and a superb eateries. For guests wanting to cook, there's a great butcher, two bakers, a greengrocer and a delicatessen all offering fantastic local produce. Or if you prefer a bit more convenience there's also a good Co-op supermarket in Melrose or several large supermarkets in Galashiels, around 5 miles away. For eating out there are several superb restaurants and cafes in Melrose and there's also several takeaway options too that will deliver delicious food to the holiday cottage. We have a list of recommended eateries in our cottage welcome folders to help guests find the best places.

The cottage has three bedrooms - the downstairs bedroom has a single bed and an en-suite shower room. Upstairs, there are two twin bedrooms (each has two single beds) and a separate bathroom with a bath and an over-bath shower. All beds have deep, comfortable mattresses and cosy all seasons duvets and pillows made from luxury micro-fibre soft as down, there's no feather bedding.

Also on the ground floor there is an open plan kitchen / dining / sitting room and a sun porch at the front which is a lovely place to sit and read with a coffee or to watch the birds feeding on the bird feeders hanging in the garden. It's also a handy place for letting dogs and wet boots dry off if needed.

The kitchen is fully equipped and has an oven, electric hob, microwave, dishwasher and refrigerator with small freezer compartment. The crockery is high quality Denby. There is a shared laundry facility which has a washing machine, a tumble dryer and a large chest freezer if you need extra space for any other frozen food such as ice creams. This room also serves as an information hub with pin boards and a leaflet rack giving lots of information on the best local attractions.

The cottage is kept cosy at all times by our eco-friendly biomass heating system which is on 24 hours a day with temperature control in the cottage.

Other equipment in the cottage includes: 43″ smart TV, iron and ironing board, wooden clothes hangers, toaster, kettle, vacuum cleaner, knife block, hair drier, torch, dustpan and brush.

Two well-behaved dogs are welcome, but they must be kept to the uncarpeted areas of the property and are not permitted in the bedrooms. There is a charge of £20 per dog. It is essential that owners clean up after their pets and respect the access requirements of the estate. The area surrounding the barn is farmland and dogs must be kept under control at all times, and particularly when there is livestock in the adjacent fields.

Grazing and stabling are available for guests wishing to bring their own horse or pony. A field next to Smiddy can be made available on request, or there are paddocks and stables available just a 10 minute walk from the property. There is a charge of £25 per horse for stays up to seven nights. Please enquire for a price for longer stays. The location of Smiddy on seven hundred acres of unspoilt estate land means that it is perfectly placed for exploring, and horseback guided tours of the local area can be arranged upon request.

There is private parking for two cars to the front of the cottage.

DOGS
Two well-behaved dogs are permitted but must be kept to the conservatory area of the property only. Owners are asked to ensure that dogs are clean and dry before access into the property. There is an outside tap and large outside kennel.

A lovely quiet double bedroom in a recently refurbished two bedroom cottage. The cottage is settled within a wild garden in the beautiful Border's village of Gattonside. 15 mins walk from Melrose and 25 mins walk from Tweedbank station with direct access to Edinburgh.

The space
This is our two bedroom cottage which we have spent the last 18 months renovating ourselves. We are thrilled to be able to share this with visitors. It's a good size and very bright for a cottage and surrounded by a lovely and rather wild garden. The birds are the soundtrack to our day!

Guest access
Guests will have their own private double bedroom with a large desk. There is only one bathroom so that will be shared with us during the stay. The bathroom has a great shower (amazing water pressure) and a good sized bath. Guests are welcome to use the kitchen for tea/coffee and breakfast, we would rather guests ate out for supper (there are some amazing local options and we are happy to recommend) but are happy to discuss this on a case by case basis. There is a good size sitting room you are also welcome to use, however keep in mind we will also be using this space.

The Nest is a charming fully equipped cottage in the heart of the picturesque town of Melrose. The town is home to the Melrose Rugby Sevens & the Borders Book Festival & boasts many restaurants, cafes & independent shops. St. Cuthbert’s Way, Melrose Abbey & the Eildon Hills are a short walk away. The open plan lounge/kitchen is well-equipped while the ensuite bedroom is cosy with a bright bathroom with bath/shower. There is also a small private courtyard garden at the rear of the cottage.

The space

Guests have access to the whole cottage which is accessed via a secure keypad lock with code. There is a small sunny courtyard garden to the rear of the cottage which is accessed through a stable door. Free parking is on-street at the front of the cottage.

Downstairs consists of a small entrance hall with understair storage for muddy walking boots and shoes. The cosy and bright lounge is open-plan and leads off to a fully equipped kitchen with washing machine, hob/oven microwave, toaster, kettle and coffee machine. Cooking oils, some spices and tea/coffee/sugar are provided as well as a welcome basket. The lounge has a Smart TV as well as local information/books, a basket of games for guests and a DAB radio. WiFi is included. Downstairs is carpeted throughout except for the kitchen area which has wooden flooring and the entrance hall which has vinyl.

The private courtyard garden has outdoor furniture as well as an outside store for bottle recycling, muddy boots and also contains a small freezer. Access to the garden is direct from the groundfloor via the backdoor.

The stairs to the bedroom are fairly steep and narrow, 15 steps with a railing on one side. Five steps in the stairs turn a corner consisting of four steps. Please make sure your this cottage is suited for your mobility needs before you book by reading the description and looking at all photos.

The upstairs of the cottage is carpeted and has one bedroom with an en-suite bathroom. The bedroom has a king-sized bed with a new mattress and topper which can be split into two single beds upon request, bedside tables, dressing table and full length mirror, small walk-in wardrobe with hangers which is under the eaves of the roof.

The bright bathroom has a toilet, sink and shower over the bath. Body wash, shampoo, hand soap and loo rolls are provided as well as all bedding and towels. Please note that the stairs lead straight off the upstairs bedroom with no door as this room is open-plan.

The Nest is situated on a small terrace of cottages with free parking out front. The cottage is ideally located for walking in the Eildon Hills or st. Cuthbert's Way which passes the front door as well as the shops and restaurants of Melrose. Please note that the cottage is on a road and is in a town so some light traffic noise is to be expected mainly during the day. The cottage is 0.1 miles from the Market Square in Melrose on Dingleton Road which is a hill.

Guest access
Driving into Melrose and locating the cottage is easy. We have free on street parking and we are located a short walk from the nearest bus stop as well as a 35-40 min walk from Tweedbank Railway Station. Buses from Melrose can take you locally or further afield to Edinburgh or Berwick-upon-Tweed. Tweedbank Station runs hourly direct trains to Edinburgh Waverley.

Other things to note
Please be aware that the staircase at The Nest is steep as this is an old Victorian cottage. The staircase is fairly steep and leads directly off the bedroom upstairs. Property is not suitable for those with mobility needs.

The Nest welcomes well-behaved dogs but please note they are not allowed on the furniture or bed. There is a dog bed/blanket in the cottage, feed/water bowls and poo bags. Pets should not be left unattended at the property. Any damages must be paid for. Please ensure you have added your pet to your initial booking otherwise you will be invoiced for the £10 per stay pet fee, thank you.

We can provide a travel cot on request for those who have a baby or small toddler as well as toddler tableware and a high chair.

Please do let us know beforehand if you are bringing a pet or baby to stay at the cottage so that we can prepare.

Osmond Cottage is pefectly located to explore the beautiful Scottish Borders by foot, bicyle, car or take train to Edinburgh

A utility room is accessed from the main door of the property and includes a sink, storage area, and washing machine with dryer.

Bedroom one has a super king bed, with side tables, console, and fitted wardrobe with shelving and hanging space.

There is a small lawned garden to the front of the house which can be accessed through large bi-folding doors from the living space. This area includes a raised decked patio with garden furniture and seating for four. The garden is fully enclosed for the safety of children and dogs.

A charcoal barbecue is available for guest use. A £20 fee must be paid to the owners.

There is an outside store for the secure storage of outdoor kit such as bikes, fishing gear and golf clubs.

DOGS
The decked patio and garden is fully enclosed. The gap in the fence you can see in the images has a clear perspex panel to take advantage of the view.

Two well-behaved dogs are welcome but they must be kept to the uncarpeted areas of the property and are not permitted in the bedrooms. There is a charge of £25 per dog. It is essential that owners clean-up after their pets and respect the access requirements of the estate. The area surrounding the barn is farmland and dogs must be kept under control at all times, and particularly when there is livestock in the adjacent fields.

GUEST AMENITIES
The beds are made up with high quality Egyptian Cotton bed linen. One hairdryer is supplied. Luxurious bath sheets and hand towels are provided for guests along with hand soaps and toiletries. Grab rails can be provided on request.

If you have any concerns, please call us to discuss. There are open fields to the front and rear of the development, however the views are predominantly to the side aspect of the property.

Originally the wash-house and laundry to the main house, it has been refurbished and turned into a warm and welcoming place to stay. With heating and hot-water available on demand, it makes a cosy and comfortable place to return to even in the coldest of winter months!

The ground floor caters for your practical needs, with the all-important boot room, providing plenty of hooks for your coats and a huge basket for your shoes, boots and wellies.

The separate laundry room has both a washer and tumble-dryer, and there is a ceiling "airer" for drying larger items. There is also a powerful shower.

The Kitchen Diner is the largest room, and has all mod cons - a large Siemens American-style fridge with ice machine, Neff induction hob and fan ovens (x2) as well as an integral microwave. There is heaps of storage and cupboard space as well as a large kitchen island for sociable meal prep - we've even provided some of our favourite recipe books for you to dip into! There is ample room to sit and eat at the kitchen table.

The Sitting Room is warm and cosy with 3 small sofas, a tv and also a handy large desk for working from home.

Upstairs are two double and one small twin bedroom as well as a bathroom with original cast-iron bath and loo.

Melrose is 4 mins drive from the property.
The Abbey, the small Roman Fort Museum, the National Trust gardens and the Eildon Hills draws tourists to Melrose all through the year. Especially busy during Common Ridings season, Melrose Sevens and the Borders Book Festival.
Edinburgh is 50mins by train from Tweedbank Station, a great day trip from Cobbleheugh if the weather is getting you down and you crave the shelter of a city. Tweedbank Station is a 15min walk or 3mins by car from the property.
